We have been working with the homeowner and the manufacturer of the siding to get this issue corrected A regionlal manager is taking over the oversight of this project If there issue is not fixable there might have to be a color change If we do that we will have to repaint garage door so we will complete the warping glass in the garage door when scope of work is determined on rest of house The entire house is wrspped underneath the siding to protect the house from the elements

Oakwood will send out a representative to look at the concrete again we will follow the guidelines laid out in the homeowners guide book

The field Representative has reached out to the homeowner to inspect the electrical and see if there is any more action needed The bathroom fan is a continuously running fan, this way the house can keep the air pressure needed to have the house run as efficiently as possible This plan of house did not require a door to the basement and it should not have affected a radon test

The homeowner has hairline cracks on the surface of their concrete It has nothing to do with the install Hairline Cracks are considered homeowner maintenance as a courtesy Oakwood has offered to seal those hairline fissures but the homeowner refused The grade on this house was certified and it is very clear that the homeowner is to maintain grade after closing Homeowner has installed a fences and has a dog run on that side of the house there has been no attempt by homeowner to maintain or correct from these issues There is no indication that the grade was maintained from closing to the install of the fence either As a courtesy Oakwood sent back the landscaping company to add some more rock and clean up the area that was left "muddy"

Complaint: [redacted] I am rejecting this response because: concerning the total lack of response in regards to several e-mails that have been sent to Oakwood Homes Customer Care deptThe following items are not completed from the original walk thru done shortly after the April 19, closing on my home located at [redacted] **.- Replace broken glass on South basement window Service request number assigned is [redacted] #2- Small concrete patch at edge of front porch stoop, #3- Clean off spilled concrete on front sidewalk#4- Pack dirt under stoop extension to ensure that no further or settling will occurA crack has started in placesThe concern here is that they stated at closing that their is no warranty on concrete workIf this was not done correctly when poured, how can they say their is no warranty on this? If it continues to crack due to no dirt under it, what is my recourse then? Their response in September was that they would send someone out to look at thisAs of this date, no one has responded to me with any comments or response.#5- The final item is a cosmetic fix they had their foundation Company do to my front foundation wallThey have denied any responsibility as to approval of this repair and therefore will not complete any more cosmetic repairs that I have requestedDuring the course of several e-mails to [redacted] at the customer care dept., he finally replied to me in September telling me to start using his personal e-mail address to reach him directlyI have with no response except one time he did respondI am deeply saddened, offended and disappointed that this is how I would be treated after spending my hard earned money on their new homeWhat a lack of respect to a good customer.That is all of the itemsPlease stay in touch with me as to the response and outcome to this e-mailCell# [redacted] Thank you, [redacted] Sincerely, [redacted] ***

Oakwood Homes has responded to Mr [redacted] 's concerns over his displacement of the porch several times, offering our help Attached is the Drainage Certificate that we provided him, showing how he changed his grade while installing his backyard landscaping, therefore directly causing his grade erosion at the porch, as well as his tip outs being up, allowing extra water damage to occur [redacted] also came out to offer advice and help Mr [redacted] , understand what he needs to do Oakwood offer to help Mr [redacted] with his porch still stands, as long as he corrects his grade and landscaping issues, and provides a Certified Letter stating his grade has been corrected

Thank you for your concern, I have reached out to the installer and service representative as well as the manufacturer of the product for the history regarding this concern and once reviewed will respond back with a resolution to the issue

If this was supposedly not covered under warranty then why would they waste my time for months and make it seem like it was getting fixedLee did not tell me that they don't reimburse for outside vendors when I asked .So once again no information given I find it really funny that Oakwood is trying to cover up what they did and can't even reimburse me my money that I spent on a leak from contrition parts in my pipeline I will purse legal action and my lawyer will be in touch Thank you

Oakwood Homes has met with [redacted] and have come to a mutual resolution to his concerns We are currently working on completing work at the residence and appreciate the homeowner's patience as we finish up the final items

Complaint: [redacted] I am rejecting this response because: The "repairs" that were attempted this last week on the drywall will all need to be re-done as they didn't correct the problem which was with visible seams on the ceilingAfter being kicked out of our house for the last week and having to stay in a hotel, the seams in the ceiling drywall are still highly visibleThis is in addition to the list of items that have yet to be addressed Sincerely, [redacted] ***

Complaint: [redacted] I am rejecting this response because: Any significant fixes have yet to be completedWe are currently in the process of having to move out of our house for a second time for an entire week and live in a hotel with a year old and a puppy because Oakwood first attempted to cover up all of their construction mistakes in our ceiling with paint and texture instead of having the issue fixed which is hopefully what they will be doing this time.Deplorable paint work has yet to be fixedCrooked fixtures and crooked holes behind fixtures that show through around bad installs still need to be fixed as well as cleaning the paint off all the fixturesThe company that was here to fix the ceiling last time washed all of their tools in our backyard and stained all of our siding with whatever it is they use on the ceiling so that is now a ticket itemThe last dry wallers took the texture off of areas of our walls and now we have areas with no textureAll wall switches still need to be switched out to bigger plates since Oakwood claims they cannot fix the extra large holes that their contractors made that stick out around our wall plates and outletsOur bubbling siding still has not been addressed as well as the torn flashing on our back patio and the flashing on our front patio roof.The pace of work is unacceptable and the fact that we are again being forced out of our house and had to spend the weekend packing up all our belongings because of your mistakes is unacceptableI also work from home where I have my office in the upstairs that is now all moved so I have to find somewhere else to run my businessThese are the things that Oakwood isn't concerned with.Again, when ALL items are completed to our satisfaction and we have been compensated for the money we have spent on these moves, this case will be closed Sincerely, [redacted] ***

Complaint: [redacted] I am rejecting this response because: We asked for a copy of the sales contract because it had redacted pricing and we could not determine how much we have been charged and paid for with regards to the "upgrades" on the home, especially since we did not select ANYTHING that went into the home, we feel we were over charged and the only way to determine if we paid for what we thought we paid for is to obtain a contract where the builder isn't hiding the pricing, I have attached what they sent to me, after you requested them to send the correct informationWe again reject the response as Oakwood did not provide what was requested Sincerely, [redacted]

Thank you, Oakwood will issue a new work order to the landscaper to revisit and complete repairs to the landscaping as agreed in the first year, Oakwood will schedule for an HVAC trade to reinspect at the line set and condensate lines and determine what needs to be done under the warranty Oakwood has reached out to the trade and manufacturer for the siding as it would fall under a manufacturers defect in regards to the siding and will forward their response to the Homeowner and complete anything under the warranty as quickly as possibleWe hope to resolve as soon as possible and apologize to this home owner for any lack of service.Best Regards,
