Thank you, After researching the concerns listed, It appears the roofing tile concern was inspected and addressed on 1-30-thru work order # [redacted] all broken tiles were replaced by [redacted] .The siding concern was also addressed thru work order # [redacted] on1-23-thru the same trade partner, I have a Home Owners signature verifying completion of these concernsI do not show any history of a cabinet issue noted within the first year material and workmanship warranty, the home closed on 9-6-and the one year material and workmanship warranty expired on 9-6-2014.Regards,

Oakwood was able to complete a number of items on a work day of 8/ Oakwood and the homeowenr are working on finding one more work day to address final items

Since the original meeting with the customer in May 2017, the [redacted] has undergone renovations which began on August 1st 2017. This change has required us to limit buyers meetings to our standard of two, three hour appointments. The customer contracted early September 2017 after... the new process was established and was therefore subject to the change. Due to the renovation we are meeting with buyers by appointment only, during normal business hours. (Monday through Saturday 8-5) To the customer’s point we do charge a $500 fee, but only after selections are finalized. This policy has not changed for any home buyer. For customer convince we typically offer buyers only one Saturday appointment and one weekday. We have accommodated this customer with two Saturday appointments. We also offered the customer the opportunity to make an additional weekday appointment prior to her designer appointments, but the offer was declined

Complaint: [redacted] I am rejecting this response because: Oakwood specifically states in the documents that you sign when you close on your home with them that they are responsible for the first year of your warranty protection on all products in the house While I understand the ability to control a 3rd party inspector is impossible, a month wait, and deception that it would be done before closing on the home is unacceptable This complaint will remain open until the issue is completely resolved and we the homeowners are satisfied with the outcome Oakwood is more engaged in closing new business than helping clients that have already closed on their house with issues that arise Again the reason for this complaint doesn't have anything to do with the 3rd party inspector, it is that we were basically lied to in order to get us to sign our closing papers, and then nothing was done for over months and it is yet to be resolved Sincerely, [redacted]

Thank you for the concern, After reviewing the history in our systemThis was inspected previously and determined that the homeowner had pitting on their front porch possibly from the use of salts or De icing chemicalsUnder the warranty guidelines, surface deficiencies such as pitting or scaling would not be covered due to exposure to the elements and required maintenanceThe homeowner was made aware of this previously and is not accepting of the answerAn Oakwood representative will look into alternative solutions in an attempt to resolve the concern and we will notify the home owner once we have any further updates

Thank you for your correspondence,We apologize for the delay and any convenience the Home owner has experiencedAn Oakwood representative was waiting for additional information in regards to the billing reimbursement issue, we have the information needed for water bill reimbursement for the affected time frame , the water surcharge for excessive usage was 49.97, Oakwood will issue a check reimbursement to cover the affected time frame and following month in the amount of This will be processed today and the Home owner can expect a check delivered in the next two weeks once it clears our accounting departmentthere is no reimbursement approved for loss of heat as the venting was determined to be correct and specific cost for loss of heat in that area cannot be quantified, Oakwood has installed a flapper to help with this condition as a courtesy to the Home owner to resolve the issueRest assured we will be implementing policy and procedures to correct these delays going forward.Regards,

Complaint: [redacted] I am rejecting this response because:We have yet to have any substantial amount of these problems fixedPeople keep coming including Oakwood warranty people to look at what's wrong but nothing is getting doneWe have had scheduled fix days come and go with nothing being fixedSince May, we have had or days that were supposed to be "the day" that everything would be fixed with nobody showing upThe last day that was supposed to be a whole day of people working on the house was last Friday and again, nothing got doneWe had a toupainter here for about minutes but he didn't want to do any more because as I stated before, it makes no sense to have painters here before drywall fixes all the problemsPeople came and looked at the work and said they would have to re-schedule because of the amount of work to be doneThis has happened to us twice nowEach time people don't show up, we have to schedule two weeks down again.The drywall person showed up on Friday and said our entire upstairs would need to have the ceiling re-done and they want us to move our furnitureThis includes my work from home office and our bedroomDo you plan on providing us with a place to stay and help with moving all our furniture? Mr***,I've had the opportunity to review your concerns There are a few outstanding service request claims Although they have not all been completed, we have reviewed each and every one of them that is current [redacted] has been involved in making sure we are responding in a timely manner to each one of them I understand the interest for urgency on each and every item, but unless there is an emergency, we schedule the work to be completed for the soonest and most reasonable time frame we can for all parties involved Although the hardware protruding form the deck structure seems to be a safety issue, it is not a code issue, and is, at times a result of the deck structure We will, however, ensure that the screws and nails are cut off by May 31st, as that is clearly a concern for you As far as the other items go, [redacted] will continue to work with you to determine the appropriate course of action and timing for making corrections on the existing and any future work Please continue to work with him for any and all legitimate requests that arise Please reference your Homeowner Guidebook for performance standards and expectations on how the home should perform We will always be available for further help and questions beyond that.Respectfully, [redacted] ***
