A couple of months ago, Pangea took over my buildingI learned this by arriving home to a notice on the front door with instructions for me to provide information to them and notification that the locks would be changed on a specific dateI knew this was not the way a professional company handles transitionsThe communication was inadequate and unprofessionalI had to go out of my way to speak to someone; the call center is the only number we and is woefully not helpfulI survived this drama; made my complaints know via phone and in person (when I could find someone)My locks were changed at my convenience, as opposed to my neighbors who returned home to new locks - and no way to get the keys until the next dayAwful planning Last Friday, 8/12/16, water poured through my ceiling and windows ALL NIGHT long! This was due to a contractor opening the roof, removing the gutters and not securing the place - negligence by the contractor and Pangea managementWhile capturing and bailing water, I requested a gallon trash can to help - it NEVER arrivedWhile maintenance came by twice, they WERE NOT helpfulI was left to my own devices to prevent even more water going through the floor to my neighborsMy requests fro a call from the property managers were not honored, while I had filthy water on my head and in my apartment all weekendMonday, I did receive a visit from two guys claiming to be head of maintenance (one having seen videos of my apartment taken two days earlier - he saw the videos, but did not come or send anyone not come right away)I finally got a call from the 'manager' of the property managerI was asked to be at home - as they do not have permission to enter when I am not present - Tues and Wed for the repairsThe roof was repaired on MondayTuesday the property manager came by with the rug shampooersI called repeatedly for confirmation that the other repairs would be handled as THEY saidI am fortunate that I could work from homeI have been here all weekNo response from anyonePangea is unprofessional; the workers are also unprofessional and clueless - I blame not just the peons who have been poorly trained, or the knucklehead boot-leg contractor who left the roof OPEN, but Pangea management There is no excuse, but incompetence and unprofessionalism to explain how the transition to manage my building and these HUGE maintenance issues that they caused have been handled(Oh BTW, one tenant had the ceiling fall on his head due to the roof) I do not recommend these slum landlords or their staffPangea is HORRIBLE! I had planned to move before they took over, and will do so as soon as I am able

Initial Business Response / [redacted] (1000, 5, 2015/08/17) */ Mr[redacted] 1st showing was scheduled for 6/23/After the showing, Mr [redacted] completed an application for a unit he was interested inAfter review of the application, Mr [redacted] didn't qualify for the unit he was interested inOn 6/27, Mr [redacted] added a co applicant and they were approvedOn 6/, a call was made to Mr [redacted] to set up a lease signing appointmentA voicemail was left to call backMr [redacted] called us back on 6/and a lease signing appointment was set for 7/On June 30th the unit Mr [redacted] was interested in was leased to another prospectOn 7/1, another called was made to alert Mr [redacted] and to find a new unit of interestA voicemail was left to call us backMr [redacted] called us back on 7/and a new showing at a new unit of interest was set7/This unit was leased to another prospect approximately hours laterOn 7/2, a call was made to Mr [redacted] to inform him of the change, and schedule another showingMr [redacted] called back on 7/and another showing was set for 7/at a new unit of interestUnfortunately the new unit of interest was leased to another prospect hours before the showingA call was made on 7/to set a new showing at a unit of interestA showing was scheduled for 7/Mr [redacted] saw the unit but a lease was not signedAnother prospect signed a lease on 7/After this occurrence, showings where set up for 7/at one unit and 8/In both instances, the units where leased by other prospects before Mr [redacted] could view and sign a lease Whenever a prospect is interested in a unit, we encourage them to submit an application, and set a lease signing appointment as soon as possibleOur units are on a first come, first serve basis and they are leased very quicklyWe contact prospects whenever a unit of interest is leased by another prospect to find a new unit of interest, set up a showing, and lease signingAlthough the quality of units are the same regardless of the building/area, we want prospects to view the new unit of interest before signing a leaseIn Mr[redacted] case, we called every time a unit he was interested in was leased by another prospectWe encouraged Mr [redacted] to set up a lease signing as soon as possible so he can sign a lease for a unit he is interested inMr[redacted] is not common but it does happen from time to timePangea creates around new leases a monthOur leasing advisors have tried contacting Mr [redacted] as new units become availableHis last showing was on 8/We have not heard back from Mr [redacted] since the showingWe will continue to provide Mr [redacted] new units to view as they become available

I am a resident at [redacted] st, PangeaWhen I went to get a parking permit for a vehicle I was driving, I was told I didn't need one because they were not any cars until further noticeThis was the week of OctOct16th( Sunday @ approximately 8:30pm )my vehicle was towedI was not informed that they had started back towing so that I could get a permit for the car that I was driving When trying to find answers as to who authorized the towing no one seems to knowCorporate says it's the property manager, the property manager says its corporateI went to office and spoke with zone leader MARCUSWhile in the office, I called the towing companyThey say, they have a contract with Pangea but when I ask who is in charge of making this contract neither towing nor manager nor Zone Leader(MARCUS ) has a answerIn the mist of my frustration my voice became elevatedMARCUS The Zone Leader told me to get the * out of his officeI said if this is your office then you must be Pangea or represent Pangea, so explain to me how you can start towing back up and not inform and give resident a chance to get permitsHe told me if I didn't have anything in writing I couldn't prove any wrong doings on their behalfI told him I would be calling corporate and report this whole ordeal Marcus became very agitated this time walking toward me screaming get the *Out of his officeThe other young man, call his name and said, come down MarcusHis actions were very threatening I am 59yrsOld (with a broken foot) and Marcus is about 6'young manYES I *ELT VERY THREATENEDI DO NOT WISH TO LIVE SOMEWHERE, WHERE THEY TREAT THEIR TENANTS IN SUCH A MANNER, WHERE WE ARE NOT INFORMED OF CHANGE AND HAVE TO PAY to Start with, AND THEN BE TREATED WITH NO RESPECT

There are various reasons why an application is declined, Pangea does several verifications up until a lease is signed Anyone who has been declined can submit a written request to the following addressApprovals Manager [redacted] , Chicago, IL 60680-We have refunded Ms [redacted] application fee

I scheduled a viewing with Pangea Real Estate for a properly on 62nd and Rockwell on the south side of the cityMy fiancé and myself both filled out an application onsite and paid the application feeThe leasing agent told us to call the approval hotline in 48hrsI had already filled out an application with Pangea and was approved but didn't like the unit I viewed and applications only remain active for days More than 48hrs had passed and I called the hotline to see if we were approvedMy application wasn't on file, nor was my application paymentMy fiancé received an email stating she was denied without any explanation but someone my application didn't show in the systemI called customer service and they didn't give me any information and were useless When we got inside of the unit the agent says "you all can look around"She never showed us the rooms, explained the cable service available, gas provider, what was included with the rent, or engage in any conversation at all It was terrible experience but I guess with their properties being in struggling neighborhoods, you get what you pay forThe low move in fee was tempting but you're better off going to a better quality managed group

The Quality Assurance Manager spoke to Ms [redacted] the week of the 22nd and we came to a resolution for this issueMs [redacted] was satisfied with our resolution

On 2/18/Ms [redacted] had reported no hot water in her unitWork Order was submitted and a maintenance technician was sent to the building to check the hot water systemThe technician reset the system and ensured the unit had hot waterThe week of 3/14/16, the hot water heater was inspected by the new maintenance manager at the building and a decision was made to replace the hot water heater After installing the new hot water heater, our maintenance team checked that every unit had hot waterThis also included adjustments to water pressure for some unitsSince installing the new hot water heater, there have been no issues with hot water in the buildingMs [redacted] ’s Property Manager apologized to Ms [redacted] for the hot water issues, explained a new hot water heater was installed, and granted Ms [redacted] a credit to her ledger for the inconvenienceThe Maintenance Manager also spoke to Ms [redacted] and reassured her there are no safety issues and to contact her Property Manager if there is anything else that needs to be handled at her unitIn March of the Windows at the building were also inspected by Ms [redacted] ’s Maintenance Manager and found safety issues In September of a work order was submitted for bees entering the unitThe unit was inspected by the pest control teamThe Pest control team inspected the unit as well as the interior for bee hivesThe pest control team did not find any hivesMs [redacted] ’s Property Manager as well as the Maintenance Manager will continue to monitor the building and ensure all residents are safe, secure and happy within their units
