On 2/18/16 Ms. [redacted] had reported no hot water in her unit. Work Order 977646 was submitted and a maintenance technician was sent to the building to check the hot water system. The technician reset the system and ensured the unit had hot water. The week of 3/14/16, the hot water heater was...

inspected by the new maintenance manager at the building and a decision was made to replace the hot water heater.  After installing the new hot water heater, our maintenance team checked that every unit had hot water. This also included adjustments to water pressure for some units. Since installing the new hot water heater, there have been no issues with hot water in the building. Ms. [redacted]’s Property Manager apologized to Ms. [redacted] for the hot water issues, explained a new hot water heater was installed, and granted Ms. [redacted] a credit to her ledger for the inconvenience. The Maintenance Manager also spoke to Ms. [redacted] and reassured her there are no safety issues and to contact her Property Manager if there is anything else that needs to be handled at her unit. In March of 2016 the Windows at the building were also inspected by Ms. [redacted]’s Maintenance Manager and found 0 safety issues.  In September of 2014 a work order was submitted for bees entering the unit. The unit was inspected by the pest control team. The Pest control team inspected the unit as well as the interior for bee hives. The pest control team did not find any hives. Ms. [redacted]’s Property Manager as well as the Maintenance Manager will continue to monitor the building and ensure all residents are safe, secure and happy within their units.

Today is Monday December 5th, my family has been without heat in our apartment at Pangea Parkwest since Thursday December 1st. This is day 6 of my kids and I being cold at night, temps ranging in the low 30s. I've had problems with the gas furnace since the fall, it would work at times but sometimes it would not. I've called the apartment maintenance 3 separate occasions prior to 12/1 and each time they would come out and do a quick temporary fix instead of replacing it. Same thing would happen each time so the 3rd time, a week before 12/1 I complained to maintenance that this was a reoccurring issue and it would probably happen again. He assured me it was 'fixed', then approximately a week later it was broke again. Around 8pm I called emergency maintenance to come fix it again and no one showed up, it was so cold that night. I called again from work Friday 12/2 morning and she said someone would check it out. When I arrived home around 6pm I saw that maintenance had left me an old oil filled electric heater and my furnace was still not working. They left no note, nothing and the office was closed so I had no clue what to do. I assumed the 1 electric heater was their solution for my 2 bedroom apartment but from experience I'm terrified of the dangers and hazards related to those types of heaters. This has caused me tremendous anxiety and depression. I had no choice but to use it during the day while I could monitor it because I couldn't bear to see my kid shivering from the cold, however I refuse to fall asleep with that thing on, for fear of fire. So we slept in layers of clothes and bundled up to make it through the night. This has been a horrible devastating event for my entire family. I pay taxes, my rent and utilities to have the bear necessities to a company who could care less about it's tenants. I guarantee if it were their own families this issue would have been fixed a long time ago. They are collecting money from residents and living warm and comfortably while we're literally freezing in December. I don't know what else to do at this point I'm exhausted emotionally and physically. I've tried to get in contact with someone higher up, other than the apartment manager and have gotten the run around.

On 1/29, Ms. [redacted] applied for a 2 bedroom unit.  Pangea uses a in house underwriting model that incorporates multiple factors to make an approval decision. This model includes but not limited to criminal history, eviction...

history, income, credit & other credit factors. We inform all prospects of this whether declined or approved. Ms. [redacted] received an email to inform her she was approved, not declined. The email included her approval amount but did not include she was approved for the unit she applied for. When Ms. [redacted] contacted our leasing department after receiving the approval email, she was informed that her approval amount does not meet the minimum for the unit she was interested in. The leasing advisor looked for other units but could not find a match. Ms. [redacted] was also told to provide additional income or a cosigner to increase her approval amount. Ms. [redacted] is not declined, and if she is interested in the unit, she needs to provide additional income, or a cosigner.

Our Zone Leader and Maintenance staff reviewed the building and made the necessary repairs.

My boyfriend and I rented an apartment with Pangea about 2 years ago. My boyfriend lost his job and I had just started working a 2nd job,so I called the zone office to apply for a payment plan. We had set arrangements to pay biweekly according to pay schedules,that last only for a month!! I tried to make an EARLY online payment through our bank account on the site but it didn't take. When I spoke to someone from the zone office,they said I couldn't make a payment because I was behind! SERIOUSLY?!.. that's EXACTLY what a payment plan is for..HARDSHIPS &/or DEBTS! These people took us to eviction court and just today (11/12/15),we get ANOTHER court notice after paying over $1200 in court fees for over 2 years ago! Then to top it off,after paying that money & being told that everything was settled,a notice pops up 2 years later?! PANGEA IS HORRIBLE! We haven't heard anything from them since then about this foolery!I'm utterly and completely disgusted with this crooked company and for that to be my FIRST apartment, but my boyfriend's third,it was the worst experience of my life!!!!! Even after all this mess is over with,we will NEVER do business with Pangea. The employees just give the company a bad reputation and look!

Ms. [redacted] moved in 6/1/16. Ms. [redacted] paid June’s rent on 6/11/2016. Since that date, Ms. [redacted] has not made a rent payment. Ms. [redacted] stated she withheld rent after she found out her job was relocating. She stated this occurred on July 25th. She also stated she informed her property manager of this and that...

she would be moving out In August. Ms. [redacted] contacted us on 8/2/16 stating she would like to set up a payment arrangement and that she would like to terminate her lease due to a job relocation. Ms. [redacted] was informed by her property manager that she is responsible for her balance (at the time was 2 months of rent) and that she needs to provide proof that her job was relocating. A Payment plan was never set up with her property manager. On 8/9 Ms. [redacted] reported a break in to her unit. The front door frame was repaired as well as the deadbolt lock. None of the other units at this building occurred a break in in the month or July or August. There are no complaints or requests to repair the security gate from any residents at this building. Ms. [redacted] has not provided a police report as well the story regarding someone climbing 4 floors to gain access through a window seems highly unlikely. It’s unfortunate that Ms. [redacted] occurred a break in, but nonpayment of rent is why she was filed on for eviction.

Our representative followed our process of qualifying a prospect with a series of qualifier questions in order to better assist Ms. [redacted]. Ms. [redacted] informed us that she never submitted her information and wants to subpoena Pangea as to how her personal information was stolen. Pangea did not obtain this information illegally, but from the form submitted to us. We were able to provide Ms. [redacted] the information that was sent to us through our website but will not be able to provide the IP address that may be attached. If Ms. [redacted] would like to subpoena Pangea, she can send it to 'Pangea Real Estate, Attn: Legal Department, P.O. Box XXXXXX, [redacted] XXXXX-XXXX'.

Due to your lack of assistance with this matter over the phone, I feel your company also is playing a role in the fraud scheme to obtain PII from people. Not sure how your form ever had any of my information on it, but that should make you concerned at the very least and attempt to investigate the situation instead of having people complain and upset like myself as well as lots of others according to the Revdex.com site. It seems like a pattern that the head of your company should further investigate or maybe you don't care because its all a scheme that your company is involved in to begin with.

Pangea has fully cooperated with [redacted]'s investigation. [redacted] was misinformed as to what information we had collected. She believed that we had obtained personal information including date of birth, social security number, etc. which we do not collect. When [redacted] was informed of the actual information we had obtained (name and phone number) via an entry on our website, she was quite relieved. We forwarded to [redacted] the form that was submitted to us for her investigation. She acknowledges the mistake on the information we had, and emailed us to thank us for following up with her. We will continue to work with [redacted] on her investigation.
