Pangea will accept rental payments from any source, but cannot sign any paperwork that requires the addition of new terms to a rental agreement, or that might restrict its legal rights as a landlord

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution is satisfactory to me.
Sincerely,
[redacted]

I am a resident at [redacted] st, Pangea. When I went to get a parking permit for a vehicle I was driving, I was told I didn't need one because they were not any cars until further notice. This was the week of Oct. 9. Oct. 16th( Sunday @ approximately 8:30pm )my vehicle was towed. I was not informed that they had started back towing so that I could get a permit for the car that I was driving. When trying to find answers as to who authorized the towing no one seems to know. Corporate says it's the property manager, the property manager says its corporate. I went to office and spoke with zone leader MARCUS. While in the office, I called the towing company. They say, they have a contract with Pangea but when I ask who is in charge of making this contract neither towing nor manager nor Zone Leader(MARCUS ) has a answer. In the mist of my frustration my voice became elevated. MARCUS The Zone Leader told me to get the *...... out of his office. I said if this is your office then you must be Pangea or represent Pangea, so explain to me how you can start towing back up and not inform and give resident a chance to get permits. He told me if I didn't have anything in writing I couldn't prove any wrong doings on their behalf. I told him I would be calling corporate and report this whole ordeal . Marcus became very agitated this time walking toward me screaming get the *..... Out of his office. The other young man, call his name and said, come down Marcus. His actions were very threatening . I am 59yrs. Old (with a broken foot) and Marcus is about 6'6 young man. YES I *ELT VERY THREATENED. I DO NOT WISH TO LIVE SOMEWHERE, WHERE THEY TREAT THEIR TENANTS IN SUCH A MANNER, WHERE WE ARE NOT INFORMED OF CHANGE AND HAVE TO PAY 217.00 to Start with, AND THEN BE TREATED WITH NO RESPECT.

Ms [redacted]. Believes Pangea collects personal information. Pangea has a strict policy not to sell any information collected. Pre-qualification questions are asked for every potential resident before setting up a showing appointment. This...

includes contact info, move date, income source, eviction & criminal history. On 8/26 Ms [redacted] responded to a text message regarding available apartments. She was asked: First & Last Name, Date of Birth, when she was looking to move, income source, and who would be moving in with her.The call was reviewed by the Quality Control Team and they found the representative that handled the call followed Pangea's processes properly.Available apartments can be reviewed anytime on our website (www.pangeare.com). Unfortunately the call was disoonnected by Ms. [redacted] before our representative had a chance to refer to the website.

[redacted] submitted 4 work
orders in October for heat related issues. On 10/16 Work Order [redacted] was
submitted and the maintenance tech performed general maintenance for the living
room and bathroom radiator vents. On 10/20 Work Order [redacted] was submitted and
a maintenance tech came to [redacted]...

unit where the temperature was 74 degrees.
On 10/22 Work  Order [redacted] was submitted and a maintenance tech returned
to check the heat. The unit temperature was 76 degrees. On 10/24 Work Order
[redacted] was submitted and the maintenance tech returned. The unit temperature
was 71 degrees.Per the Chicago Heat
Ordinance, which is effective 9/15 through 6/1, the temperature inside a rental
residence is required to be at least 68 degrees from 8:30 AM to 10:30 PM, and
at least 66 degrees from 10:30 PM to 8:30 AM.  When our maintenance tech
check [redacted] unit, the temperature was above the minimum. There was an issue with the
boiler upon initial startup in September. The issue was resolved within a day.
For the residents that did submit a heat related Work Order, the maintenance
tech confirmed the temperature in the unit was above the minimum. In [redacted]
building, our boilers are set to ensure buildings are adequately heated. Based
on building temperature the boiler turns on and off to maintain an average
temperature. Radiators will not always be hot to touch, the system adjusts its
warming based on sensors inside [redacted] unit and outdoors temperatures. Ms.
Banks Property Manager as well as the Maintenance Manager inspected [redacted] unit as well as other units in the building to ensure the heating system is
working.

This realty company is very very unprofessional.... They don't tell you important information UPFRONT... They lack respect its staffed with a bunch of GHETTO disrespectful creatures. Your waiting weeks for certain work orders. They have default in there kitchen appliances. It's took me months to get a new refrigerator smh all good rotten and I didn't get a reimbursement smh... They have parking and you have to pay 25$ for a radgedy parking area then they want that monthly all of a sudden WHAT why then they don't you tell you that you have MICE in your apartment [redacted] but there taken there rent every month... Some information the tenant needs to know cause I'm sure they knew they had a RAT problem... I'm just down right disgusted with this place..BEWARE BEWARE BEWARE...

Complaint: [redacted]
I am rejecting this...

response because: I am not in total agreeance with the decision of Pangea to only credit my account for $219 which covered the tow.  I lost a day of pay from work having to deal with a miscommunication between management and the tow company totaling $262.56.  I still don’t have parking stickers to park my 2nd vehicle.  Pangea states there is one per unit when I have picture of resident vehicles that have multiple stickers.  I feel if this is available for one resident it should be available for all.
Sincerely,
Shenita Starks-garrett

Rent is due on the 1st of the month. Any payment made after the 5th is considered late. In July, Ms.[redacted] paid on 7/8. In June, Ms.[redacted] paid on 6/22. In [redacted], Ms.[redacted] made a partial payment on 5/5. In April, Ms.[redacted] paid on...

4/4. Although she paid late in June, her entire balance was paid. On 8/5 Ms.[redacted] paid her rent on time and was not charged a late fee. She received a chargeback for excessive tripping of circuit breakers in [redacted] of 2015. As stated in her lease, Pangea will bill tenant's for excessive work. On the 8/5 phone call, Ms.[redacted] mentioned she had already requested a chargeback dispute. The resident care rep did not see a dispute on her account so she created one for Ms.[redacted]. The Property Manager reviewed the dispute and decided to waive the chargeback. Ms.[redacted] now has a $0 balance. A Work Order was placed for a leak in the bathroom on 7/27. On the phone call Ms.[redacted] stated it wasn't leaking at the time of the phone call but she has seen leaks. A work order was created (Work Order [redacted] ) and our maintenance tech came to the unit on 7/28 to check for leaks. The maintenance tech did a thorough check of the bathroom and didn't find any leaks. A work order was created on 7/27 regarding the bathtub (Work Order #XXXXXX). The maintenance team sanded and repainted the tub for Ms.[redacted] on 7/28. Work order XXXXXX was created in 1/2014 regarding the door. Our Maintenance tech adjusted the door, lock & hinges so Ms.[redacted] would have no problems opening the door. Since 2014, there have been 0 work orders logged for her door. We will send Ms.[redacted]'s Property Manager to her unit to check for any outstanding issues.

(The consumer indicated he/she DID NOT accept the response from the business.)
An apology is not good enough for the mental abuse in endure from a rude employee futhermore the money order was made out in marker Not a pen so the company continues to lie,and on top off that my personal information was filled out on her personal phone not a company tablet and I want my information deleted from her personal phone and I want records of that or I will pursue criminal charges.against the company and the agent.I ask for my money back, and I believed she put false information.I want to be contacted by the person in charge of pangea.thank you.
Final Business Response /* (4000, 9, 2015/10/23) */
On September 24th, a manager called Mr. [redacted] as he contacted our leasing department earlier in the day and requested to speak to a manager. The manager confirmed all of Mr. [redacted]'s application information was correct. His application was reprocessed to reassure Mr. [redacted] that everything was entered correctly. After reprocessing the application, it was still declined. The phone call was recorded and reviewed to ensure accuracy.
At the initial showing, Mr. [redacted]'s application was processed via our online application. The information is stored in a secured "https" environment. The information is securely accessible in our system and was verified by our approvals department. None of Mr. [redacted]'s information was stored in the leasing agent's phone. Pangea cannot give details of a declined application over the phone or through this complaint. We ask that Mr. [redacted] submit a request in writing to [redacted]
Final Consumer Response /* (4200, 11, 2015/10/24) */

This is unacceptable this company is based on lies and deception because I contacted the company they never contacted me I made the call and my information wasn't confirmed they didn't have the correct address or my whole name this company is trying to protect an employee that was rude and unprofessional I would like a record of my first meeting with the agent my information was stored on her personal phone not a work tablet or nothing there's nothing secured when someone using the personal phone.I want my money back and someone to personally call me.I want to see my information erased out of her phone that she wasn't supposed to be using.this company is base on fraudulent claims and don't want to take ownership of their employees doing procedure unlawfully. I don't accept nothing but a refund and my application processed the correct way by me showing my identification proving I'm that person matter of fact I don't want to rent from a company that take people money.scam people...

Complaint: [redacted]
I am rejecting this response because:  The Property manager [redacted] only came to my house one time with a maintenance supervisor when the weather was above normal and they tstated that the boiler was broken those days I was without heat and that my downstairs neighbor puts the heating sensor off balance due to her heating her apartment with a gas stove.  No one came and registered a heat temperature of 76 in my apartment at no time.  The heating sensors are in need of repair and I have went as far as to buy a heating laser sensor so that I can take pictures of the temperature in my apartment.  I have text messages from the property manager stating the heat was being worked on for over 30 days and they replied on the 33rd day by fixing the heat.  Maintenance stated that he would bring me personal heaters also.  I have a small heater that I was using to heat my room up I am aware that the radiators will not dictate the current temperature of my home.  All I want is for a credit to be added for the days I had to heat my home per text messages and work orders and city complaints that I filed due to non heat for 33 days.
Sincerely,
Cherise Banks
