If any owner want to use [redacted] for exchange they must purchase a membership to
II by calling the membership department.
We will pay any exchange fees for an owner that want to exchange with [redacted] or [redacted]
The Summerwinds Travel offer the extra weeks that can be purchased for [redacted] to [redacted]
just by calling X-XXX-XXX-XXXX, but they do not offer exchanges.
In closing we see a lot of confusion in the owner understanding of how to use the purchase and we will be more than happy to help her understand how to use the program by calling us at X-XXX-XXX-XXXX.

The purchase was made in 2012 with the first year of use set for 2014, Mr. [redacted] never paid his 2014 maintenance fees and they are now outstanding for 2014 and 2017 in the amount of $1867.00. that have not paid the maintenance fees are locked out of being able to travel and not allow to use any of the resorts until the account is current. In December of 2017 Mr. [redacted] call to see how to sell the unit, we explained to him how to go about selling the unit and also informed him that the maintenance fees must be current before he can sell it. He has never called back to make the payment. If Mr. [redacted] would like to bring the account current, he may contact us at [redacted] and we will be happy to set up a payment plan if needed. 11/27/2017   Well, we have been in a Travel Club for years and have always had a good experience with it. When we went to a Summerwinds sales meeting in 2015, they asked if anyone was a member of a Travel Club and they told us what they had to offer was an upgrade to the Travel Club. I thought I was getting a normal time share but got suckered into getting a partial (use it every 3 years; a Triennial) and paid $10,000.00 for it (plus we pay maintenance fees of about $500.00 every 3 years (due by January 1 of the year we get to use it). When we signed up in September 2015 (I believe it was) we wanted to use the promised stay, if we signed up then, during Christmas time of 2015 for our 51st anniversary. When we asked for that after getting the paperwork back, they said it was too late, but, that was because it took them until the first of December to get us back the paperwork.  We did stay there this year in the end of April/first of May. They pulled us into a meeting with rude and pushy salespersons who tried to get us to upgrade to a full timeshare (every year). They showed us something at [redacted]. I told him I wanted to think about it. He said if do not upgrade to a full, all we can do is give you 1/2 of your money back. They of course are now denying there was a promise to give us back 1/2 of our money.  I would like to get all of our money back, but, I would be happy with 1/2, $5000.00.  I believe I will look into selling this. I've heard of a company that has attorneys that work on getting these timeshares sold, fighting scams, etc.  I think Summerwinds has a right of first refusal if we do find a buyer.12/07/2017 {left vm that business would not pay any refund; would provide 3 day/2 night stay this Christmas season at no charge starting Christmas Eve}12/08/2017 Well, I am not surprised he would not offer any refund. As far as using the place for free this Christmas, I have other plans. O.K, perhaps I may call him and try to do that some other time. I think I will try to get out of this contract. I've gotten the name of some attorneys who get these contracts cancelled so there is no further liability on the owner's part. Perhaps I'll just call the business myself and offer him this time share back without them paying me anything just so it is out of my name and I am done with it.  Thanks for explaining about most complaints being on the Revdex.com website for three  years and that my complaint will be closed. First and foremost as with many larger companies involved in the hospitality industry and more specifically vacation ownership, current owners who look to exchange or purchase a better product may interpret what they heard versus what was told in a manner than may better suit their specific scenario. In all of our contracts for sale we clearly state the ‘precautions’ and disclosures that every purchaser should read and fully understand before they agree to purchase. Like any company whom sells a product or service we do not discriminate against age or gender. If a person(s) is interested in our products and services and attends a presentation then eventually purchases a vacation ownership they are obligated to the agreement. This is no different than purchasing furniture, a vehicle, or any other equipment.  As an example if you or I were to purchase a vehicle solely on a sales representative telling us that this vehicle would get 25 – 40 miles per gallon and for us we only get 10 miles per gallon does this entitle us to get out of the purchase agreement and return the vehicle. I don’t think so. At Sumer Winds Resorts we do pride ourselves on assisting the more than 19,000 current owners and those perspective Owners, even the ones whom may have had second thoughts after the purchase. Thus, we are willing to reimburse Mr. [redacted] his ‘listing’ fee. However we are not in a position to fully refund Mr. [redacted] his purchase price. If Mr. [redacted] has written evidence of statements made or inferred by our sales representative, or can provide written evidence of any stipulations to his purchase wherein we were obligated to ‘buy back’ or purchase his other vacation ownership(s) we would honor it to the fullest extent.  While we do recognize certain sales representatives will from time-to-time embellish the story no different than those in any market where products are sold competitively, we like wise recognize our obligations pursuant to a legal purchase agreement.  In closing every new buyer is provided a ‘rescission’ period should they have second thoughts of the purchase. 12/06/2017 Our position is still the same as mentioned in our response: there was nothing wrong with this contract. We do not make "buy back" promises. They were here in April. We sent them a bill in November for 1/3 of the $600.00 maintenance fees (since they are triennial, they can pay 1/3 every year, or all at once the year they use). No, I do not want to accept his offer to resolve this for 1/2 of this investment which would be $5,000.00 as I see nothing to indicate a reason to do so.  OK, with respect to their having been disappointed not being able to use the facilities one year around Christmas for their anniversary, checking the reservations, we could do a 3 day/2 night this Christmas checking in the 24th and we would provide that free of charge.

12/18/2017  I wanted to get out of the [redacted] resort as the maintenance fees are high, $1500.00 per year.  I was told at the meeting by the salesperson [redacted], and a sales manager, [redacted], and a former [redacted] salesperson that if I bought at [redacted] I would not have to pay the 2017 [redacted] maintenance fees and Mr. [redacted] also told me that if I placed my [redacted] ownership with a broker he worked with, if it did not sale within a year, Summerwinds would purchase the [redacted] ownership for $22,900.00. (it was indicated my [redacted] could bring as much as $35,000.00 but I could take less of course).  Now, they are not doing any of this. I had to pay the [redacted] maintenance fees to avoid legal action, I don't think anyone has tried to sale my [redacted], and they now claim there was no promise Summerwinds would purchase my [redacted] for $22,900.00 if it did not sale within a year of Jan 19, 2017.  Yes, I did sign that document Mr. [redacted] mentioned. There was a lot going on and being presented. I believe some of this meeting was tape recorded or videotaped. I'll send you more documents that were signed or presented. I understand what I am claiming about them buying my [redacted] after one year from Jan 19, 2017 if not sold, conflicts with what is in that Acknowledgement I signed (mainly paragraphs 15 and 4) and it could be hard to get them to offer any settlement. I can't find a copy of any correspondence asking to have the contract annulled with no refund. To date we have spent $6,347.28 I accept responsibility for the purchase and feel a refund of 50%, plus $589.00 is equitable. Otherwise there will be no incentive to review questionable sales practices and the same thing could happen to someone else. You really do need to spend time with someone permanently disabled to appreciate the challenges presented. It is my belief that without significant increases in cost, ALL showers in [redacted] modified units could be made roll-in. We were told repeatedly in the first sales presentation that every 13th unit was 'handicap accessible'. I continued to use the reference 'roll-in-shower' because handicap accessible doesn't help our situation. Can you tell me exactly how many roll-in shower units exist in your development?
I was told by the second salesman that we still had to pay 2015 maintenance fees ($589.00) which I did - however when I spoke later with our concierge, I was told the timing of our second purchase meant we did not have to pay that fee. I paid Interval for 2016 and I understand the first year on a new contract is free.

I contacted the Customer Service Manager on June 11, 2015, requesting we be released from our contract, giving him the reasons (unavailable roll-in shower units and 2 day stays). His response was to book early and 'call the 1-800 number and they would be happy to help me there.'
I made a HUGE mistake in believing what was verbally presented to me and should have taken all the documents to be reviewed by an attorney before signing.

I sincerely appreciate the Revdex.com's help in this matter. I want at least half my money plus $589 returned and wish I had the power to require truth in advertising!

I am disappointed with Summer Winds on this decision. I feel they are VERY unethical about their sales process. We asked them very specific questions about our purchase & they flat out lied & told us what they thought we "Wanted to hear" in order to get the sale.
I hope that the Revdex.com sends out a Secret Shopper to one of their presentations so they can see what they are doing & how they manipulate and lie to people.
I do hope this gets publicly posted on the Revdex.com web site. If someone out there is reading this I highly suggest that RUN not walk away from any presentation by Summer Winds. They will look you in the eye & lie straight to you and tell you what you want to hear even though it is NOT the truth in order to get you to buy. By the time you get you ID number to try to use their web site & book a trip you are past your "5 day cancellation period". When you catch them in their lies they will tell you there is nothing they can do for you.
Make sure to do your homework on them before you buy. Check out the internet & you will see there are MANY others besides me that have been taken advantage of & lied to.

We have all talked to Mr. [redacted] on this matter and he flat out refuses to listen to anything we have to say. The sales person told him the purchase was an every three year ownership and that he can purchase extra weeks every year and have as many as they wish.
Yes the maintenance fees can be refunded in the amount of $499.00 as he was told for his use year.
Mr. [redacted] also states he wanted to travel for Christmas, but he didn't call our office until December 28,2015 to check on any travel.
The Interval International membership was active on December 31,2015 as it takes a little time to get the information to them and have the owners placed into that system, but this would not have stopped them from traveling for Christmas.
Everything Mr. [redacted] has stated as a concern he can do. We feel that Mr. [redacted] also had a responsibility to look over his contract and call with any questions or concerns he may have had within the five day right to cancel the contract. He has made no effort to use the program so he is not able to determine if the ownership works.
In effort to resolve this matter we will offer a refund of $8000.00 the remaining amount will cover the administrative cost of the sale. We feel this is a fare offer due to the fact that Mr. [redacted] was so unwilling to listen to anything we had to say and that he a responsibility to review his contract and cancel within the five days allowed by law.
If Mr. [redacted] would like to accept the above offer he may contact meat XXX-XXX-XXXX and I will get the cancellation process started.

I cannot refute the statement of Mr [redacted] regarding the fact that the VSI sale was not guaranteed and it gives him a good place to hide. The fact remains, from our perspective, that the sales agent adamantly proclaimed that the sale of the HI timeshare through VSI was a no brainer and would occur very easily in 4-6 months; leading us to believe that it was a good deal to purchase a Branson timeshare from Summerwinds. Mr. [redacted] completely discounts this falsehood and does not answer the claim satisfactorily. Summerwinds hides behind a contract that protects the falsehoods. "It ain't right, but it's legal"!
I have little faith that VSI will sell the Hi timeshare, but will accept the listing until the unit is sold as Mr. [redacted] has offered.

Not until I have the deed. I paid in full in Sept. Was told that they did not have the paperwork until Nov. and should have my deed in 3 or 4 months. I keep getting put off and months later I get told 6 months. I will be able to accept the resolution when they have followed through. I can not trust what they say.

Dear Sir, We have looked into this matter and I do not find any letter that we received, I am not sure who it was addressed to, so I will address the issues in this complaint.   The purchase made in 2016 is for an Even year use, so the first year of use is for 2018. The maintenance fees are...

billed very year for 1/2 of the next use years fees. At this time the 2018 maintenance fees are outstanding in the amount of $365.21, once they are paid you can set a date for your week at [redacted] or exchange the week and travel to some other location.   We do offer a first right of refusal in our contract and yes at some point in time we will buy back units owned by our owners. It is hard to say just when that will be as we are still building at the resort. The buyback program is for owners at this time [redacted] is still paying on the contract to the lender so he is not the owner until it is paid in full and deeded.   [redacted] states he was rushed into signing the contract, he did not state that he had five days with no one looking over his shoulder to read the contract and cancel with a full refund. He also did a trade in on one of his other contract and it was done with no problems as he was told.   We will not cancel or refund this contract based on this complaint.
