They leased the property, signed by both parties, Waypoint Homes and myself and my wife, knowing that the property was still leased and occupied. They asked for no security deposit stating that a deposit would not be necessary until the property was viewed by us and it met our requirements. They have no other comparable properties in the same area to offer. They had us sign the lease and took it off the market so we turned in our lease termination at our apartment complex and our apartment leased immediately forcing us to find a property that was much higherI want them to pay the excess rent that I now have to pay and also the accelerated moving expense that I have incurred on top of the application feeRespectfully

It's really ridiculous that I have to go through such a hassle to get things done with This companyThe realtor is making this company look very badAnd I would not refer anyone to this company, Because of the hard time I had since my whole move in process began This is unsatisfactory and I am not happy about itNo one should ever go through this I paid on 8/28/for a App fee and background check for me and my husband with a money order
Now on 10/28/they're tell me I own a balance of that I paid and I gave to the realtorAlmost lose the house because she didn't communicate with us about the depositSo I had to rush to pay the deposit so I wouldn't lose it
I am so unhappy I had to also purchase a $gate key and the realtor told me I would be reimbursed for the gate key Didn't not happen I been leaving Messages for the supervisor , property manager and no call backIf the property manager not return calls now I understand this is how the company is being is being ran No Communication with the paying customers

My house is beautiful except for a roach problem when we first moved in
I live in a house that is not connected (Lavender Cloud Place) to any other house I complained to the office about smelling cigarette smoke in my bedroom at am with all windows and doors closed It is now 2:am and my room smells like cigarette smokeI called Waypoint and smoke to the property manager and she ultimately told me not to renew my lease Before this suggestion she asked me to talk to my neighbors about cigarette smoke throughout my house and we don't smoke and there is no one smoking outside the house
My one neighbor was wonderful and told me no one smokes in his house due to illness My other neighbor just basically okay'd me out the door
The cigarette smoke problem has gotten worse since speaking to my neighbors The manager also told me to contact HOA, which is next or contact the police
I feel like a prisoner in my home This is the whole reason you rent a house to avoid others dirty habits
Also make sure you will not be charged for any maintenance repairs being corrected You might get a surprise when it is time to pay rentAlso the area sewage smell through out the neighborhood is annoying
So my decision is to not renew my lease Consider this location and my experiences before you move to this location or other Waypoint Homes

I would absolutely not ever recommend renting from this businessI am a former renter of Colony American Homes, now known as Waypoint Homes or Starwood Colony, in the Tampa, Fl areaThey had a merger in early and are publicly traded companies who seek to only make profitThe customer service is horrible and you are regarded as a business transactionCalls are not answered, when they are the person you need is out to lunch, and when someone does address your issue it includes many mentions of "according to your rental contract" instead of there being natural dialogueMaintenance requests do not get attended to in a timely manner and they employ substandard contractorsIn my rental, the heat would not turn on in the winter and I was told it was not cold enough outside to make my request a priority, which was an inconvenience The heat was eventually fixed after a couple of different attempts by the same repairman, but in the summer the heat and the a/c would run simultaneously and one system would not shut off, which caused our electric bill to be 8x what it normally for two monthsThe same substandard repairman also came to fix this repairDespite all these challenges, I renewed my lease thorough e-signingBeware: Read your contract in its entirety, espthe early termination agreement whether you plan to break your lease or notSix month into the renewal, I had to break my lease because I had the opportunity to buy a homeWhen I have notice to Colony American Homes, I began to receive a barrage of communication that I viewed as hostileI began to receive emails and letters reminding me of my obligation to continue to pay my rent for remaining six months of my lease unless I could transfer my leaseIn the event of a transfer, I would still be responsible for any damage until my lease end dateI had to forfeit my deposit for "marketing purposes", pay rent until my move out date, pay a utility fee of $100, and rent for the remainder of my lease I considered not buying a house because of the financial burden of moving out early but made up my mind go ahead with my goal of home ownership and if the the situation became dire I would pay my mortgage over paying my supposed debt to Colony American and take the hit on my creditThe end result was that after moving out (all rent and utility fees paid), Colony American issued me a bill for "accelerated rent" for almost $in lieu of the six months of rent payments but it must be received days as of the date of the letter was printed or the notice would be sent to collectionI only found out about this because on my day off, I visited the office and was told a letter I never received was sent out two weeks beforeI was fortunate to have the funds because the seller at closing paid a large portion of my closing costsThe way I saw I paid almost $to never do business again with Colony American/Waypoint Homes/Colony Starwood and I would advise others to not make the same mistake I did

RUN the opposite direction from COLONY AMERICAN HOMES I wish we would have read the reviews on *** before renting from this RIPOFF companyOur time we spent in the house was okAt the time, only wished they wouldn't charge so much when paying with credit cardThe nightmare begun once we moved outWe gave them a day notice and gave them time to get our direct deposit check to usWell when we didn't hear anything we tried to contact them, left vm messagesHeard nothing backFinally talked to a live person and was told that we owed moneyI told them that they need to send me the notice of what in the world they are charging us forNever heard anything from them and thought maybe they realized that they were crazyWell, months later, received a letter from a collection agencyWTH! They are saying no day notice was givenIt was dropped off to themGoing tomorrow to try to get some answers

The company is really hard to work with and its not just sometimes that they don't answer there phonesIt is litrerly all the time and is very frustratingAnd I have phones record to show how many times I have tried contacting waypoint the only one that has ever helped was *** and I am thankful for that but it's still hard to get ahold of any one and my account is still locked and we didn't try to pay late we were trying to pay rent the on time like we always do, There options to pay for rent are very unpractical frustrating bec nothin seems to workWe have always used check free payit worked better then most of there ways to pay rent becaue other wise there charge to pay over line witch I tried paying over line but I'm locked out of my accountthe communication between WP employees seem to be slim to none bec I feel like we got harassed with this eviction notice and summons on R doorU no how embarrassing that is to happen to you to tape it on R door for every to seeThankU *** for helpingI think this is not ok N embarrassingWP harass us wth notices N summons N never 2call us N answer phones or call us back after voice mails is not ok That to me shows WPdon't care about there residents at all the only nice person there is *** that's itIt's sad when you hope to have a good experience with your renters but this has made me lirize after my lease is up I will never go back to waypoint pointI'm sorry WP should B doing something more us and let us knowI would hope some one from waypoint to contact me and talk to me about this issue and resolve every thing that has happenedAgain thank you *** I aporciate it what you have done thank you for being the only one there that cares about residents.Revdex.com:

I guess I would be ok with them calling me direct to discuss but this issue has been going on for a few months now and I never seem to get anyone who can resolve this to call me or return my call Currently we received a check for only $which we have not cashed as my boyfriend and I do not share a joint banking account and the check is made out to both of us We have called several times to not only resolve the issue or our deposit not being returned but also to let you know that we have not cashed this current check since it needs to be made out to just one of us or state Bryan Foster "OR" Sabrina Roberts not "AND." I need to understand why such a large company has taken this long to resolve this!

I have followed up with the local office that manages the property you rented. The property manager researched the work order submitted in May of 2015, that showed it was repaired in hours. The property manager has requested from you the water bill
statements that reflect the usage amounts for the time frame that the irrigation system was malfunctioning so she can see the elevated meter readings, however she has not received those documents from you, to move forward with a resolution. If you can respond and attach the information requested we can work towards a resolution based on the information we receive.Thank You,
