We have received the notice of a complaint filed by Paul P [redacted] Thank you for the opportunity to address the consumers concernsI have interviewed the parties involved in communication with MrP [redacted] What I have ascertained is that the initial feedback provided was general and based on FHA insuring requirementsThe consumer initially requested information regarding available terms of financing for a 96.5% LTV purchaseAt the time of the initial feedback his stated terms would have indicated he would qualify for FHA financing however this feedback was based on general guidelines of the FHA insuring requirementsThe feedback was not unique to the complainants’ eligibility or the credit underwriting of Alliance Home LoansAdditional information was requested from MrP [redacted] and it was clearly communicated that this was not yet a full applicationThis is considered an inquiry for credit under the Equal Credit Opportunity ActUpon receipt of information specific to the consumer’s eligibility we did have to notify MrP [redacted] that the terms he is requesting would not be eligible under this programUnder the Equal Credit Opportunity Act this is inquiry is now being treated as an application and requires written notification of the adverse actionAlliance Home Loans is delivering this notice within the required thirty daysAs of the date of this letter, MrP [redacted] has not provided sufficient information to constitute an application under Alliance Home Loans implementation of Reg B We understand MrP [redacted] ’s desire for the maximum financing however the request for us to provide financing terms outside the insuring guidelines of the Federal Home Administration is not a reasonable request of Alliance Home LoansAt Mrp [redacted] ’s request we would appreciate the opportunity to complete an application for MrP [redacted] to determine if a counter offer would be available

Alliance nor it's employees did anything improper and did everything legitimately, legally and in accordance with State and Federal laws and did not in any way do anything misleading. The following were the amounts that were collected into escrow for *** ***. At Closing Alliance paid yr flood insurance = $At Closing Alliance paid yr homeowner’s ins = $At Closing Alliance paid mos property taxes per the current tax cert = $At Closing Alliance paid supplemental taxes = $2, The tax certification indicates that the taxes are $per months which is what the monthly tax payment was upon the amount due on the tax certAdditionally we placed months of homeowners insurance, months of flood insurance and months of property taxes in the new impound account for future disbursements. We indicated through our mailer as wells as conversations with *** *** that we would pay the VA funding and the lender closing costs and fees. Additionally, we offered that any additional monies from the lock rebate available after these items were paid would be applied to help offset the new impound account, property taxes and insurance due at closing which is exactly what occurred. In this case; in addition to paying all lender fees, the VA funding fee equaling $1,and the title fees equaling $1,we were able to pay an additional $1,of the property taxes and insurance due. MsSalazar also received her previous escrow account balance equaling approximately $3,from *** Lending after closing. It appears the property was REASSESSED and the taxes increased at a later date, which we cannot control*** *** would need to contact her County Tax Assessor to find out more about why her taxes where increasedWe must rely upon the information available at the time of closing in terms of establishing a new impound account Please contact me if you need anything further regarding this matter

We must rely upon the information available at the time of closing in terms of establishing a new impound account What we advertised is exactly what we did and we did collect the correct escrow amounts per county and insurance documents

This complaint was answer by Alliance Home Loans on 9/3/This complaint was also logged by the consumer on 6/8/under complaint number *** and was answered by Alliance Home Loans on 6/9/The responses and all supporting documentation is again attached here. We take our business and timeliness as well as any complaints very seriouslyThere are many issues that may pose potential delays in the initial agreed upon closing time frame for a loanDuring the process of this loan, there was an extension that was requested by our borrower (who was our client; Mrs***k, who has logged this compliant, is not our client)When an extension is needed, it is required that the seller of the property agree contractually to the buyer's request for an extension. The seller (Mrs***k and her husband) contractually agreed to an extension. Please see a copy of the extension attached whereby both parties agreed to close the loan on 4/15/Also, attached is the final HUD one showing the settlement date (date we sent the funds to the title company) of 4/15/and also the disbursement date (date the title company provides funds to the appropriate parties) of 4/15/Please note that the settlement statement is marked “final” at the top right corner which means there are no changes after thisPlease also note that the settlement statement is prepared by the Title Agent and the final settlement statement is stamped certified and signed by the title agent that they are verify to us that funds were received and disbursed on the dates statedLastly, attached is correspondence from our Closing Department and the Title company regarding when funds were sent and that funds were authorized to be disbursed the same dayThis is the last correspondence received from the Title company to our Closing Department

I have gotten an email from the [redacted] saying  The papers they received did not calculate for the supplemental taxes even though they had gotten them from me sounds like alliance was trying to give me a lower payment based on just my old Texas knowing that they would go up and my payments instead of being 1343 should have been 1443  I do not feel like they're being honest and I am very upset because it it was a EEERL from  My va loan I do not think theyhandled my paperwork correctly and gave me a false estimate since it was their mistake I hope they are professional enough to accept it and help me pay the escrow shortage

I also did not receive ANY correspondence from my prior complaint, which is why I submitted a new complaint. I reviewed the documentation provided by the company, and yes, we agreed to move the closing back; however, I am attaching documentation that indicates the significant difficulties we encountered during the closing process. Please see the enclosed documentation, including emails to/from Alliance, a letter from my realtor and phone records documenting my conversation with Mr. A[redacted].

This complaint has already been lodged under complaint #[redacted] on 6/8/2016 and was responded to by Alliance on 6/9/2016. Attached to this message is the original response to this same complaint, along with supporting documentation. Alliance has never received a response from Mrs. [redacted]k to our...

We are sorry that the borrower no longer sees an advantage to pursing a reverse mortgage. Any loan offerings that we make are legitimate reserve mortgage loans that are offered through the [redacted] and [redacted] and are not in any way predatory nor illegal. As...

requested, we have cancelled Mr. [redacted]'s loan request and removed him from any mailing or calling lists.

I would like to recommend Alliance Home Loans as they have exceeded my expatations they have gone over backwards doing this loan for me including fixing my Va records. Victoria was real patient even when things didn't seem right she is an example to all on how to treat people and become friends. Victoria was so much the professional and I am proud to have worked with her in this loan process..

We are still working with Mr. [redacted] on a refinance of his mortgage.  The Loan Officer has been in contact with Mr. [redacted] as recently as Tuesday of this week.  We will continue to process his loan and try to provide him with the service that he has asked us for. Thank you.

I have been working with Alliance on my home loan and I have The Best LO. Ryan S. in Tempe, AZ has been an absolute joy to work with. He continues to answer all of my questions no matter how many times I ask and has erased all concerns that I had about the home buying process. Ryan has been available to me at all times of the day and has gone above and beyond to aid me in this extreamly stressful process. I would recommend Alliance Home Loans to anyone who does not want to deal with a company that will lie to you to get you in the door and leave you confused and finanically strapped. Alliance's paperwork is easy to understand and everything is explained upfront add in a LO to answer all of your questions and concerns you have an A++ Home loan company!

Alliance Home Loans made our dreams of buying a home come true! We worked with Mitch P[redacted], Anthony P[redacted], Scott P[redacted], and a few other members of Mitch P[redacted]s team through the entire process. Buying a home can be so very stressful but these guys made it happen!!! We have worked on 're-establishing our credit for 4 years after a bankruptcy and never thought that the day would come that we would own our own home!!!
