*** *** *** * Thank you for the opportunity to look into the Revdex.com assigned ID *** We have looked into this Revdex.com and found that while the loan was being processed, the consumer sent in proof of his homeowners insurance and the premium was very high. Our team explained that the
debt ratio with that insurance would be too high to qualify for the loan and we recommended that they try *** *** *** *** for a lower premium. The consumer reached out to *** *** *** *** received a policy and let the consumer know that they will now qualify for the loan due to the lower insurance premium. *** does not send a policy unless the borrower approves it. The Closing Disclosure that the consumer received prior to closing that was signed by the borrower shows the Homeowners Insurance Company as *** The Final Closing Disclosure that the borrower received prior to closing that was signed by the consumer also shows the Homeowners Insurance Company as *** While our team was surprised to learn this was an issue, our team has explained to the consumer that they can change homeowners insurance companies at any time during the repayment of their loan. The consumer will need to activate the new policy and cancel the old one. The prior insurance company will refund any unused portion of the premium. Dear *** *** - Thank you for the opportunity to look into the Revdex.com ID ***. We have reviewed the complaint by the consumer regarding leaks in the foundation wall. The consumer settled on their home in August 2015. The Ryan Homes limited warranty coverage for this type of
issue is one year. There is no documented history of this issue occurring in the first years of ownership. The water intrusion is a result of altered or raised landscaping (see photos) and is not covered by the Ryan Homes warranty or the manufacturer’s warranty. Ryan Homes did not install the small retaining wall in the front yard or the raised patio along the back of the home. The small retaining wall has raised the original mulch bed along the front wall over the waterproofing and thus voicing the manufacturer’s warranty. There is one area of concern related to the front corner of the home where the house wall and garage wall meet. While the concern is outside of the warranty, our team has reached out to the homeowner to see if we can assist with resolving the issue.This complaint also makes mention of the year warrant. Ryan Homes does provide a year structural warranty, but this refers to any part of the foundation or framing that has a structural failure. The issue outlined in the complaint is not a compromise to the structural integrity of the foundationRyan Homes appreciates the efforts of the Revdex.com in bringing closure to this concern. I would also like to state that I am very impressed with the way this was handled The Productuon manager I spoke to handled my concerns with great interest and was very sincere in wanting what was best for my family This is the biggest purchase I may ever make in my life and at times I got difficult with the production manager yet he still continued to follow up and be very cordial and helpful and wanting to help resolve my issues I fee the production manager came up with a very nice remedy to my situation and I feel really good about this purchase and knowing that I'm dealing with a first class organization who truly sees to it they make sure their customers are taken care ofThank you Ryan Homes for doing the right things

Dear *** *** - Thank you for the opportunity to look into the Revdex.com assigned ID ***. Our NVHomes service manager met our professional plumbing vendor with a consumer representative at the home of the consumer. The sump pump that was installed at the home is a 1/horsepower per
our specifications. The sump pump operated correctly and did have a battery backup system installed. The sump pit was filled with drywall and a grey hard concrete product which appeared to match the residue on the concrete floor. The consumer stated that the debris got into the pit when the basement was cleaned. The reduced capacity of the pit would cause the sump pit to fill up faster and possibly overflow. The consumer has no record of a service issue with the sump pimp while under warranty and up to the date of the water damage. The only thing that has changed is the consumer hired their own contractor to finish their basement after they settled. NVHomes will not be taking any additional action on this matter and we suggest the consumer contact their insurance company for any damages to the basement. I am rejecting this response because:To-date, we have not received a "Formal" letter of DENIAL from NVR stating their reason(s) for Denial, which is business practiceAlso, NVR rejection was NOT based on my spouses income but on the FACT that my Business income [1099] did not have enough years of equity BUT DID have enough incomeThis is what was told to me by the NVR underwriting team as well as another Mortgage Company, well before NVR denial occurred Granted we have received our refund, the lesson learned is, NVR process to take a customer deposit and not honor a DENIAL from another company lacks ethics in their practice

Dear *** *** - Thank you for the opportunity to look into the Revdex.com ID ***. Our Ryan Homes service and management team have reviewed the concerns outlined in the Revdex.com complaint. The warranty purchased with the consumer's home does not cover issues regarding insect
infestation To date the consumer has contacted us several times in regards to the source of insect issue being a moisture problem in their homeWe understand that they have also contacted the City of AvonRecently, the consumer provided us with two exterminators receipts and a diagnostic report from *** *** UniversityAll documentation indicated the bugs in their home are not a physical threat Even though this concern is not covered with the limited warranty, Ryan Homes has responded to try and identify a problem with the home To remove any excess post-construction moisture, we installed commercial dehumidifiers in the basementTo remove any post construction insects, we employed *** to spray the basement and garageAdditionally, we installed a sump pump with a different float switch Recently, we have visited the property on several occasions to inspect the garage and basementDuring our inspections we have viewed the drain tile and connecting downspouts with a camera, performed moisture readings and have found no construction defects or excessive moisture We did find the presence of moisture in the area below the slab by the future basement bath rough in plumbingThis is not uncommon and does not indicate a problem as the slab has been sealed with a vapor barrierThe area below the vapor barrier is connected to the sump pump through a system of gravel and holes that are located in the sump pump crock The consumer has modified the sump pump float switch and crock from the original design causing the flow of water to slow down prior to being removed from the homeRyan Homes strongly suggests the removal of the screws installed and adjust the float switch back to its original settingThis should remove moisture from under the slab at a faster rate Other items we noticed while inspecting the property are as follows: Common area to the left of the garage is overgrown and is showing past signs of standing waterRyan Homes has been in contact with both the city and the developer about thisIn the interest of our customers, Ryan Homes has agreed to complete the walking trail for the developerAfter this work is complete, we suggest that the consumer monitor this area to ensure it drains properlyThe presence of standing water could be a source of unwanted insects. The stairs to the concrete patio have been installed incorrectlyAs we previously brought to the consumer's attention, the contractor who installed the patio has not properly flashed the area where the stairs meet the homeEven though it is pitched properly it could still cause water infiltration and other issues to the structure and sidingWe also question whether or not a footer has been installed below the stairsIf not the weight of the stairs could separate from the wall causing more issues over timeThe landscaping and grass have not been installedCurrently there is nothing stopping the water from being absorbed into the groundWe suggest the consumer complete the installation of grass and landscape bedsRyan Homes has been responsive and has taken the consumer's concerns seriously and have verified through various reading and tests, that we cannot find a construction defect with the homeWe will address the common area as this may have a positive effect on the amount of moisture related insects for the consumers and their neighbors Ryan Homes appreciates the efforts of the Revdex.com in bringing closure to this concern. fronts homes Ryan Homes did not violate any building codes by not placing stone behind the consumers shutters There is a one year limited warranty on the shutter material and installation The consumer settled on his home in Ryan Homes has offered to locate stone product and vendor contact information, however the consumer did not accept this offer Ryan Homes will take no further action on this matter
