Dear Ms***, Thank you for the opportunity to look into the Revdex.com ID ***. Ryan Homes has review this concern. The consumer (who resides at lot ***) did not supply the fence company with a boundary drawing for the installation of his privacy fenceThe fence company found
what they presumed were the stakes marking the boundary but mistakenly, ran to the point in turn for the rear property of lot *** (please see the attached photo)Their presumption was to follow the new sod to the stake in the corner instead of finding the iron pin located at the actual property corner. As a result Ryan Homes will not reimburse for the moving of the fence as we provided accurate documentation of the property boundaries. Dear *** *** - Thank you for the opportunity to look into the Revdex.com ID ***. We have reviewed the complaint by the consumer regarding the damage to her chimney that occurred during the Noreaster storm. The Ryan Homes limited warranty coverage does not extend to storm
damage. It is also noteworthy that original settlement date on the Ryan Home belonging to the consumer is May 2001. The warranty for the chimney is limited to the first year. The consumer’s home is more than years outside of a warrantable timeframe. Dear Ms*** - Thank you for the opportunity to look into the Revdex.com ID ***. NVHomes offers a one year warranty on the drywall, which expired in March 2015. The one-year drywall inspection as outlined in the home warranty was requested and conducted by the original
owner of the home during that period. There is a year structural warranty that has not expired, however, NVHomes does not believe that the current settlement cracks in the drywall are based on any structural defects. In an effort to resolve the current concern of the consumer, NVHomes will offer to have a third party Delaware Licensed Engineer inspect the crack. In the event that they find the cracks are caused by a structural deficiency, NVHomes will make the necessary repairs. If the inspection reveals that these are a cosmetic condition, there will be no further action.NVHomes appreciates the efforts of the Revdex.com in bringing closure to this concern. must be kept moist until the sod is well established (roots have grown into soil)This will usuallytake 3-weeksAfter turf begins to grow, reduce watering to 2-times a weekLeave sprinkler in thesame spot for hour or until the ground is fully saturatedThen cut, water, and fertilize as you wouldan established lawn.Your lawn will need to be fertilized and/or limedDo not fertilize in hot weather, and always waterafter applying fertilizerThe most important item your new lawn will need is water, water, and morewaterThe Warranty does not include the replacement of seeding, or sod.The survival of the sod is 100% dependent of the care and maintenance the consumer provides. Dear Ms*** - Thank you for the opportunity to look into the Revdex.com ID ***. Our warranty team met with the consumer to review his concerns with his concrete driveway and cracks in the garage concrete slab. The garage slab cracks were extremely minor and our warranty manager
informed the consumer that they were well within tolerance. With regard to the driveway, the warranty team has committed to do some research on the consumer's behalf to gain more information on why his driveway has deteriorated. The consumer understands he is out of warranty and he also confirmed that he used salt to de-ice as well as did not seal his driveway. Our warranty team will contact the consumer directly regarding if any corrective action will be taken once our research has been done. The consumer has requested that our team provide him that response by May as he is contracted to replace the driveway in May. *** *** appreciates the efforts of the Revdex.com in bringing closure to this matter. I am rejecting this response because:We had our home built in and closed on December 18, Over the next year we struggled to get anyone over to fix all the problems that are supposed to be done at the day markWhen someone would finally come they would "fix" the problem, only it wouldn't actually be fixedAs of right now I have not had any communication from Ryan homes to complete their fixesThe outside of the house still has sloppy trim, nail holes, gouges, scratches and needs pair in some of the trimOur floors upstairs were done completely wrong and they creak and crunch super loudI was told once that floors will sound that wayyeah right.so they finally sent someone to"fix" itWhich all they did was pop random nails through the carpetThe problem is obviously still thereI am very disappointed in the craftsmanship on our house and in the customer service thereafterI should not have to constantly hound them to get them to do their jobThis is the second complaint to the Revdex.com because we still have the problems after the first one.I want my floors to be fixed and done correctly, no matter how it needs to be fixed! The problems outside to be fixed so the exterior looks niceTouch up pens for the hardy board and shake that I never received

Thank you for forwarding the second rejection from the consumer of our response to the Revdex.com assigned ID *** In his original complaint, the consumer noted the noise issue he was experiencing in his home with the flooring In our response, we outlined the numerous actions that we have taken to reduce the sound the consumer was referring to We also noted in that response that these noises are nonstructural in nature and should be expected as the wood construction in his home continues to dry, settle and age Ryan Homes will not take further action on this matter and we stand behind our original response
With regard to the second portion on the second rejection, the consumer can contact the structural engineer of his choice to have the structural integrity of his home evaluated if he so chooses

As previously stated, when additional lumber is added to a home to correct a design flaw, the drywall warranty should, at the very least, begin from the date of the installation of the additional lumber, not the date of settlementPotential home buyers should be aware of NV's refusal to stand behind its workmanship.
