Dear *** *** - Thank you for the opportunity to look into the Revdex.com assigned ID ***. The original settlement date of the consumer's home is March 26, 2014. In August 2014, it was determined that the condensate line had been improperly run to their drain tile. This was
corrected that same month and run thru the foundation wall in order to drain to the exterior of the home. Our Ryan Homes service team has made a site visit and confirmed the condensate line is installed correctly per the local building codes at the time of construction. The service team has discuss the concerns outlined in the complaint with the consumer and made some recommendations to help alleviate the issue experienced. Ryan Homes appreciates the efforts of the Revdex.com in bringing closure to this issue. *** *** *** * Thank you for the opportunity to look into the Revdex.com ID ***. Ryan Homes has looked into the this concern. The HVAC system has a limited year warranty. The consumer settled on her home in June of 2014. There is no existing warranty on the HVAC through
Ryan Homes. Having said that, our Ryan Homes service team has made multiple attempts to contact the homeowner to discuss the concerns outlined in this complaint. The voicemail box is full and the consumer has not returned any of the missed calls. I am rejecting this response because: The installation of the carpet is not completely flushed to the baseboard and in some places throughout the house it was cut short and not noticeable unless an incident occurs that exposes the damage The wet bar floor tiles, it was discovered after dropping a nail on the tile that the tile is hollow and not glued to the floor In the original complaint it was also written that the house has popping nails from the ceiling or walls was is not on the written response from NVR Homes It was mention to the Area General Manager of Sales, Danny Faulkner that a one year period is not sufficient time to discover all imperfections of the material that was installed during the construction of the home I feel the hired contractor was hiding their mistakes hoping no one will notice until after the one year warranty is over I also feel that NVR will not cover the defective material due to the cost leaving the homeowner to bear the cost/expense of their mistakes.

I am rejecting this response because: although I appreciate the offer of discounted walkway this walkway was not listed as being not included or included in the contractNowhere in the contract does it state anything about it and I have documentation to prove this and admitted from both the sales rep and project managerI would maybe understand if Ryan never used to include this in the homes in this neighborhood but a year or so ago I have neighbors behind me that all received this for freeIf something is not included it should state this clearly like for example the drivewayIt states it does not include with purchaseSome neighborhoods get a drivewayThe right thing to do is to cover this very small walkway for free and start putting it in the contract so everyone is awareI spent over 100k in upgrades and didn't expect to get walkway stones that are very cheap looking in front of my houseI would've either paid this or negotiated it in the price of the homeFor something so minuscule - 5'x2.5' rough size of a walkway it's not worth fighting overEspecially when Ryan homes admits it's nowhere in the contract.

provided by the community Homeowner's Association and is currently pending approval and therefore not available. I am rejecting this response because: Good afternoon and thank you for the opportunity to allow a rebuttalNVR Inc./ Ryan Homes was given multiple Weeks and months to correct the negligence, and warranty issues from December to the presentMrA***, Mr***, and Mr*** all agreed that April - was the final completion of all damage, repairs, construction, and warranty issues either their subcontractors caused due to their negligence or the warranty issued caused by the homes settling issues (most of the issues for the construction was subcontractors errors or damage.) I personally have given more than a month of leave time from my job and commandThe April deadline was even extended while I changed my schedule to accommodate Ryan Homes (April 25-May 2016) and even explained they could come on the weeks which I was told they don't do thatI have asked and was denied for them to be able to complete the damage and repair work on a weekend and they refused and advised that their guys don't work on weekends and we need to be more accommodating to their schedule if we want the construction to be completedWe have bent over backwards, stressed, have had mental and physical anguish and have even needed to seek medical care for our anxiety because of this issue. The opportunity has been there and they have either refused to complete the work or were unable to do so due to their negligenceMy leave time is supposed to be for my wife and two kids before I am to go on a deployment or workups, but Ryan Homes/NVR Inchave taken those weeks and months away.

Thank you for the opportunity to look into the Revdex.com ID ***. Our service team met with the consumer this week and agreed the issue outlined in the complaint was a workmanship issue. The shower pan flange was broken approximately 6" from the font and there
was no signs of a caulk dam ever being installed. Ryan Homes has agreed to remove the tile, pull and replace the shower pan and replace backer board and tile as needed as well as replace the vinyl on the bathroom floor. With regards to the grass installation; there in no warranty on grass or landscaping. The consumer also mentioned an issue with tunneling in the yard. Yard settlement is covered for a period of one year. The consumer settled on their home in May of 2015. At this time, addressing the tunneling would be a homeowner maintenance issue.
