We have looked into this Revdex.com and found that while the loan was being processed, the consumer sent in proof of his homeowners insurance and the premium was very high.? Our team explained that the debt ratio with that insurance would be too high to qualify for the loan and we recommended that they try [redacted] ? for a lower premium.? The consumer reached out to [redacted] received a policy and let the consumer know that they will now qualify for the loan due to the lower insurance premium.? [redacted] does not send a policy unless the borrower approves it.? The Closing Disclosure that the consumer received prior to closing that was signed by the borrower shows the Homeowners Insurance Company as [redacted] ? The Final Closing Disclosure that the borrower received prior to closing that was signed by the consumer also shows the Homeowners Insurance Company as [redacted] ? While our team was surprised to learn this was an issue, our team has explained to the consumer that they can change homeowners insurance companies at any time during the repayment of their loan.? The consumer will need to activate the new policy and cancel the old one.? The prior insurance company will refund any unused portion of the premium.? The warranty coverage the consumer purchased with his home has a year warranty on the driveway.? Certain cracks in concrete are covered in the warranty however, the cracks in the consumer’s driveway do not meet the criteria for repair given the age of the home and the tolerances set forth in the warranty (see below)? aService & Maintenance TipsMost exterior concrete cracking is caused by frost or uneven sub-grade settlement at sewers, drains, and utility line crossingsMinor cracks are a expectation and are best left aloneIf cracks exceeding established performance standards occur, we will inspect them.? Possible ConditionSurface cracks.? Performance StandardSurface cracks in driveways and leadwalks no greater than 1/inch in displacement and/orseparation.? On January 22nd? (seven months after the warranty period) the customer contacted [redacted] with concerns about the cracks in the driveway.? As a courtesy, our warranty team offered to apply concrete caulking to the cracks in the drivewayThe consumer declined our offer to perform this work.? [redacted] re-inspected the crack on 4/3/and the cracks have not changed in size or disposition, in fact they remain at the widest 1/8”It should be noted that while on site we did see some minor spalling at the concrete weather lip of the driveway [redacted] is willing to apply a concrete topping agent (***) or similar product to this area as well as perform the original offer to apply concrete caulking to the cracks in the driveway and apply a topping agent to the garage weather lip.? ? The consumer relayed to our Customer Care that she experienced an issue with the refrigerator that came with the home.? The consumer opted to replace their refrigerator vsrequest repair to the refrigerator that came with the purchase of their Ryan Home.? At installation of the new refrigerator, the plumbing assembly needed to be changed to ensure full manufacturer’s warranty coverage of the new appliance.? Changing plumbing to accommodate a replacement appliance is not a service that Ryan Homes performs.? Ryan Homes offered the contact of a vendor that the consumer could employ to complete the action of changing the plumbing assembly.? Ryan Homes stands behind our original response to the consumer.? April - was the final completion of all damage, repairs, construction, and warranty issues either? their subcontractors caused due to their negligence or the warranty issued caused by the homes settling issues (most of the issues for the construction was subcontractors errors or damage.)? I personally have given more than? a month of leave time from my job and commandThe? April deadline was even extended while I changed my schedule to accommodate Ryan Homes (April 25-May 2016) and even explained they could come on the weeks which I was told they don't do thatI? have asked and was denied for them to be able to complete? the damage and repair? work on a weekend and? they refused and advised that their guys don't work on weekends and we need to be more accommodating to their schedule if we want the construction to be completedWe have? bent over backwards, stressed, have had mental and physical anguish and? have even needed to seek medical care? for our anxiety because of this issue.? The opportunity has been there and they have either refused to complete the work or were unable to do? so? due to their negligenceMy leave time is? supposed to be for my wife and two kids before I am to go on a deployment or workups, but Ryan Homes/NVR Inchave taken those? weeks and months away.? ? ?
