After looking into the concerns of this customer here are our findings:1. The refrigerator was replaced for the customer shortly after closing, don't know of any other issues2. We had the owner of the original roofing company visit that home to ensure that there were no issues with the
roof. He contends that the roof has been installed properly. To double check his analysis, we had a second roofing company inspect the roof. The second roofer came to the same conclusion that there are not issues with the roof

We can not and nor are we required to warrant the home against extreme weather conditionsThe damage was spread out across the Indianapolis area and new homes and older homes were all affected the sameAgain what Arbor Homes has elected to do for their customers is to repair the shingles that were damaged from the most recent stormWe are offering to do this for homes that closed from to presentSince your home falls within that time period we will replace the damaged shingles for you just as we have offered to others that fall within the same time periodWe are not replacing roofs, just repairing the damage caused by the wind storm.

Arbor Homes can not control how the carpet is maintained and how it is cared forIf there are questions or concerns about how the carpet held up you can ask *** to send out a rep from the manufacture to inspect their product.

*** *** I total disagree with this so called resolution, let me reinerate, the issue with these cheap shingles are not only with the Adhesive seal on them, the shingles themselves are very very poor quality and bt adding a " Bandaide" on this issue will only repeat itself in the future during winds that exceeds mph, therefore the only resolution would be to replace the entire roof with a better quality shingle which can withstand wind speed well over mph .Thank You***

Our warranty for the plumbing was submitted in August which is within the two year period of the original builders warrantyThis item should still be covered under the original warrantyI can screenshot the auto-generated response emails if need be but Arbor should be able to find request submitted on August and August that will show the request for the plumbing leak

We can not in anyway control how much lent comes off of your clothes in your dryerIt is homeowner maintenance to clean the dryer vent and to make sure the vent is not clogged with the excessive lent you are seeing from your clothesIt’s is very easy to do and is something that should be checked
regularly Having a unclogged dryer vent will also help your dryer work as it was intended.The air conditioner unit does not have water in itIt will however it will produce condensation inside the unit when it is being used When condensation builds up it exits through the condensation tube to the drain in the floorThe only way the condensation will leak into the unit causing Water to pool up on the floor is if the condensation line is cloggedWhen the furnace filter is not being changed the excessive dust and dirt particles with mix with the condensation and exit through the condensation tube to the drain If the system continues to do this because of a dirty filter the dust will build up and clog the condensation tube causing the condensation to back up and leak out of the bottom of the unit as the homeowner describedIt clearly states in the Warranty book that condensation clogs are not warrantable because they can be prevented by regular maintenance of the furnace filter.We will get with *** to determine what was the cause of the issue so we can respond with accurate informationIf it is a Condensation line clogged the above information should help explain how that is not a warrantable issue since we can not control how often a homeowner changes their filter.I understand that we caulked the countertop for you when it pulled away from the wallThat is and to be expected in new constructionThe house will continue to settle and shrink and expand due to climate changes in our areaSome of the more noticeable issues are when a interior door becomes hard to shut or no longer latches because the doorframe has either expanded or contracted due to the climate changesCountertops are not secured to the wall they are secured to the cabinet and the cabinet is secured to the wall so as the wall goes through these changes it is common to see a gap between the countertop in the wall at certain times during the yearIn the summertime house will swell back up and the gaps will closeEven after they have been recaulked you can expect that they may do the same thing next year due to Indiana’s climate changes

This siding on the home is covered by the builder for the first yearThe south side of Indiana was heavily affected by the storms from this past AprilWe are still seeing reports of storm damage months after these strong windsThe builder also covers the plumbing in the home for the first two
yearsSince both of these requests are outside of the builders warranty all warranty claims can be made through the RWC as they cover the home from this point forwardThe RWC information was given to the homeowner at time of closing any the homeowners signed a paper stating they have read and understand the RWC warranty and its procedures.

We install the landscape package (tress, shrubs and mulch) after the final grade has been performedIt is up to the homeowner to maintain the yardYou can see in the second picture the home owner has not maintained the yard or even mowed the yardAfter the house was final graded the yard gets hydroseed sprayed on itThere is no warranty on hydroseed because it requires the homeowner to water, overseed and for best results add strawEven after a full year it is not uncommon to see a yard not become established as it is hard to establish a yard in Indiana high clay content soilIt is not the builders responsibility to establish the yard, only to provide the final grade to the homeThis is the perfect example of what happens when the homeowners do not maintain the yard.

you are correct we have met several times and changed numerous options due to we would find out more and more options that were never presented to us, many of the options were skipped through or never clicked upon to see our options, we had to ask for things daily, including simple home warranty issues!! I had a former co-worker of mine tell me that dimensional shingles were an option, this among many other items were never presented or offeredOn several of these 'meetings' including the selection meeting we constantly had other customers coming and going, kids playing in the model home that we were in, also including when much of the paperwork has been done including the purchase agreement, and most of it was sign here, sign here, sign here, thanks for your time(while others were waiting) We ran into customers that were building in Pendleton, a former friend of family, all while doing paperwork in the same office
I find it irritating that Arbor Homes makes 'exceptions' on your end when they are convenient and benefit Arbor Homes, however right now when the customer would like to make an 'exception', it can't be done
Once looking at options against other comparable builders, we have come to realize just how many items/options are considerably overpriced, unavailable, or lack quality compared to the market competitionAlso the actual cost of labor/materials is much higher than what is justified The home that we were going to build will not hold the value of the home in that neighborhood and area as wellThese are many of the reasons we will not be building with Arbor Homes
As far as the 3,000$ that we are being told we must pay - you already have our earnest money which covers the time and our prior commitment, many of the changes that are said to be sent to the mortgage company, we discussed prior to making changes
There has NOT been a permit pulled, shovel in the ground, foundation started, blueprints created, appraisal done, materials purchased, or pre construction meetings done For these reasons I will fight the 3,000$ as there is absolutely no reason this lot cannot be released and sold to another buyer with the model and options of their choice
I would like to think that the *** and I, as well as Arbor Homes would like to dismiss from this with the hope that we both have respect towards one another and move on as we are all in the same industry and both are focused on treating the customers rightI will continue the complaint with the Revdex.com, as well as get our attorney involved and we can go from there if neededThis is ridiculous

I have contacted Ms*** via email and apologized for the length of time it has taken to get her issues resolvedWe have a new warranty service manager in place for that area and that was a factor as well as our follow up with

I have confirmed that the roofing portion of the warranty concern has been corrected within the last week. Our warranty manager has been in contact with Ms*** and has addressed the remaining or 4 concerns that she has presented and we have issued work orders through our warranty system procedures to correct. The items should be taken care of with in the next 2-weeks barring any backorder situation items.I apologize for the initial confusion in getting this matter resolved! We have spoke to the homeowner recently through emailsThe homeowner described to to us what sounded like a manufacture defect where the tar strip did not adhere correctly or they experienced winds that broke that strip looseI looked up the wind history for the homeowners zip code and it shows in
there were reported winds of 54mph in that areaThat being said that means that there probably isolated wind gusts that exceed those speedsThe shingles are rated for 60mph so the shingles were probably compromised early onExclusions from the warranty are stated in the warranty book and it states: "Wind storms and acts of mother nature" are exceptions to the warrantyThe homeowners insurance starts the day of closing so for the insurance company to say the house is not old enough is a statement and they need to contact their insurance company to discuss thatIF the roof went damaged for the past years then they may deny the claim do to homeowner neglect.

We are continuing to work with the roofer to set a date that he can walk and inspect the roof

We have been working with Western Union to validate the cashiers check was not cashed by someone outside of the company which took longer to get processed than we had hoped for. At this time, we have finally heard back from them that they are mailing us a new check and we have
processed the mutual release (releasing the buyers from the contract) and will be issuing a check to the buyers on the 15th of December that they are picking up in our office.

We have reached out to the homeowner and explained that the builder can not control acts of god or Mother NatureThat being said we can not control that the sun is reflecting off of neighbors window and damaging the homeowners houseAll builders in the area are required to use the "low e" windows
to meet the energy standardsIf a neighbors home is damaging another home it is up to the homeowners to relieve the issue
