I tried to call the homeowner to follow up with the complaint and left a message 8/26/at about 2:30pmI will follow up with an email to try to resolve this as soon as possible? -Justin

Arbor homes is simply following through with the contract that was signed by both parties that the buyer and their agent agreed with and signed off on.? The buyers also had their own agent? with them at the time of contract so the age of the buyer should not mean anything as they had a
professional Realtor to consult them with anything they would have wanted to ask or did not understand.The Sales Manger is very diligent and would of explained the contract very well, the buyers also initialed the specific paragraph that details how the default process would work in regards to the 3k they are mentioning so that was covered with them.Arbor homes does not Cancel a contract because? a buyer changes their mind or decides to make another purchase that would affect their debt ratio's after they sign the purchase agreement

The agreement has been reviewed by a paralegal and is missing key information and we will let the attorney? sort it out over the coming weeks.? We have agreed to pay the 3,to move on from this ridiculous companyThey are more worried about money than treating customers fairly, making someone pay 3,for paperwork!? They talk about what is "common in the industry" and charging someone 3,000$ when the home hasn't been started, prints created, or permits pulled is absolutely ridiculous and horrible business practices and is not common among any central Indiana buildersAlso as they say this is common, with our current builder, we do not have kids playing and training going on in the same location as the purchase of the new home!!? They might be a business but it is one that screws customers, we should have listened to friends and the many many negative reviews from the Revdex.comDo not do business with Arbor Homes if you are seeking a new home

Our Warranty manager Cheri is out until Wednesday but I will have her contact you Wednesday and get your items addressed so you do not have to deal with the superintendent any more

On the chimney after the trim is installed there is a section that is left loose so the roofer can install the roof without that piece interferingAfter the roof is installed the roofer is supposed to reattach that piece of trimThe roofer did not do that and it was missed through the construction
process and by the building inspector4years later we make a roof repair for him and after we leave the homeonwer finds this piece of trim in his back yardWe apologize for so many people missing it though the construction process and offer to have our guys reattach it for himHe said he does not want it attached and wants all of his trim replacedWe told him judging by the picture it was apparent that there had been zero maintenance to the trim on the exterior of the homePainting and caulking touch ups is required almost yearly and failure to do so will lead to premature deterioration of the trim as he saw first handWe did offer to fix the trim multiple times prior to the homeonwer paying someone to do the job for himAll of this is covered in the warranty book that the homeowner signed at closing stating that they read and understoodWe will not pay for the homeowners neglect on the exterior of a 1/year old home

We are trying to setup a inspection for the roofThe concern from the homeowners side is from a visual inspection of the exterior of the homeThe Revdex.com is not the proper procedure to submit a warranty requestHomeowner is still covered by the RWC warranty as well as the builder warranty.?

We would like the home owner to describe the damage this leak has caused in the master bathroom has caused

*** had the concrete repair hand chiseled instead of using power tools to minimize the dustShortly after the repair was made the customer let us know that dust had covered everything downstairs and in their closetWe talked to *** and they agree there was no way that that much dust was made from
that type of repairWe did end up paying to have the home professionally cleanedThe home owner said they had clothes that were not machine washable that needed to be dry cleaned, but when they gave us the bill and we saw it was almost $1,we felt like the customer was taking avantage of the situationHomeowner provided pictures and there was some light dust on some of the shoulders of the items that were hung upAll of which looked like it was able to bush off and was not in the need of a professional cleaningNever the less the homeowner turned in a large amount of clothes to the dry cleaners and did not pay the billNow the dry cleaner is holding some of their items until the bill is paid in fullWe paid the cleaning bill to clean the home as requested but do not feel that the work warranted so many items to be cleaned by professionals

Arbor Homes? is covering any homes that were damaged from the recent storms that closed January 1, or later as a conscencion to our homeowners.? The issue that Brian mentions with the IKO shingles and them not sealing down will also be taken care of as part of this process.? He
has to submit a warranty claim through our website at yourarborhome.com to initiate the process.Our roofing contractor will make repairs to affected areas that need any shingles replaced and then will return to hand seal the entire roof when the weather warms to an acceptable level for this procedure.? Spoke to the framer that is making the repairHe is to call the homeowner by Friday to scheduleHe will call the homeowner to schedule a time to come out and make a repairIf there is any damage caused from the repair we will take care of that as well

Your company's fix was to hammer in the trim that fell off the house and landed in my backyard.? This "fix" does not have anything to do with the incorrect construction of the house wrap, nor does it have anything to do with the incorrect construction of the step flashing.? So, you are saying that the trim is warranted for the first year?? If the trim is not even hammered into the chimney properly from the beginning, how is that even considered a warranty item?!? In order for something to be warrantied, it first has to be installed...correct?? Even if I did get on the roof to inspect the trim after the first year, the damage would have already been done because it wasn't initially hammered in.? The wood product itself is not to blame for twisting or bowing, nor are climate changes.? This is purely a laziness/workmanship issue and I have several pictures to prove it.? Again, yearly maintenance of painting and caulking would not have prevented the incorrect installation of the wrap, step flashing or trim.? I just would have noticed it sooner, but the workmanship was poor from day 1.? Attached are the pictures I was referencing?

We have issued a service order to have the gutters looked at

We are looking in to the issues and get the issues resolved as soon as possible

We have included the portion of the Purchase agreement that clearly states that the default fee is $after the point of Purchase agreementAs proof that this is covered during the signing of the purchase agreement? our Sales Manager even circled the header of the default clause as well as
had the buyers initial this? section agreeing that we covered this with them.I would like to agree with many points this buyer has brought up and this is the very reason we have this default clause? in place.The buyer mentions going into our sales office times and spending a lot of time with the Sales Manger so that alone shows Arbor has invested much time with the buyer.The buyer also mentions? making? many changes that they requestedEvery time there is a change? our Sales Manger? is taking time to do so, then creating new paperwork that is sent into the office that is then processed by our contract coordinators and spending more time on their end of the project.? The? new paperwork is then sent? to the lenders? that invest their time in updating the file.? With every change multiple people are now spending additional time in the process of moving this house forwardThere is a lot of time and multiple people spending hours on this project before the house actually starts on the home site.? This is why we include the default fee in our purchase agreement to cover all parties that invest hours into the initial process of building a homeThe buyer also mentions being rushed through the process to choose selections and a floor plan.? The buyer signed the purchase agreement on Feb13th and looking at the buyers file we allowed many changes for the buyer up until March 19th where they again signed a new commitment addendum saying they wanted to move forward.? They have been allowed over a month to make any changes so we believe they were anything but rushed when allowed to choose and change anything within our selections and floor plans.Arbor Homes

Arbor Homes has no affiliation with the new section that is being developed that is in question.Arbor homes did reach out to the developer questiong what would be happenning in the future to this area and we have included the email from the developer below.The developer did have a meeting
this? year? and gave a chance for all buyers to attend to talk about the situation so that buyers affected would have a chnace to ask questions and understand what the developer was doing.Arbor Homes? is strictly just a lot buyer and has no control or involvement? of any development involved in complaint.Here is the email from the Developer that was sent to an Arbor representative describing what there plans were at the timeThis complaint? should be filed with the developer and not with Arbor Homes.Mike,? The vegetated area to the north is part of the Maple Knoll PUD;and to my knowledge most of that area is slated to be common area.? Thearea to the north and east of *** is the Mixed-Use District (which willinclude mostly multi-family pods (apartments and/or townhomes) similar to theSheehan’s apartments.? Our current marketing data shows the westernmostboundary of Parcel B (for the Mixed-Use District) running due north from thecommon boundary of Lot #and #of ***.?
