Intelliloan

My overall experience with Intelliloan was extremely positive.

I completed a refinance with Intelliloan that closed on July 28, 2020. The refinance was a cash out refi for a conforming loan, for my primary residence in California with a duration of 15 years. My credit score is 820+ and the loan was just under 37% of the home value. I was fortunate on the timing of this loan and my selection to go with Intelliloan and got a rate, APR of 2.3% for 15 years.

Speed – the refi was completed in just over 6 weeks; from the time I made this initial call to Intelliloan until the time the Notary showed up at my home with all the final docs.

Rate – The rate was absolutely the best out there at the time the time I locked the rate. Most large banks and those other big nationally advertised mortgage lenders, like the one that owns TurboTax, were 0.5% to 0.75% higher than Intelliloan for the same type of loan.

Professionalism – Justin F. my home loan specialist from Intelliloan was AWSOME. He was highly professional, courteous, sincere, honest, and responsive. When he didn’t have an answer to my question, he would say so, and he would check and get right back to me with an answer. He always did what he said he would do. I realize I’m not an easy customer. It is my nature to question everything and read and understand anything that I am asked to sign. My wife teases me all the time about this, since I tend to research everything to death, before I make my decision. Justin F. was very patient with me, and he worked to answer all my question and address any concern that I had throughout the entire process. After the loan closed and the deal was finalized, I had a few questions and even then, he was very responsive and professional. Best of all I only dealt with two employees at Intelliloan, Justin F. and the loan processor. Other big bank and mortgage lenders use the “Team” approach, where you talk to someone different every time.

Fees – Zero, nada, nothing. I was highly skeptical when I was told this, since nearly all other lenders will charge $1,000 to $2,500. That is what I have paid in the past for other mortgage loans, but not Intelliloan. They cover ALL FEES, everything, from title insurance, wire fees, recording fees, escrow fees, document preparation fees, etc. Sometimes they do require lenders to pay for an appraisal, but for my loan the appraisal fee was waived.

Trust – If your home is held in a Trust the property will be taken out of the Trust with the county recorder and after the loan is funded it will be put back into the Trust. Intelliloan will handle all the paperwork and filing with the county recorders office to make this happen. I was concerned and skeptical when Justin F. first told me this was their process. I contacted the attorney that wrote our trust and he said it wasn’t uncommon for lenders to do this and it would be fine to allow them to do this. Intelliloan did exactly what they said, and everything with the property being taken out of the trust and put back into the trust with the county recorder, went perfectly. Intelliloan was true to their word.

Cons – Really, I can’t think of anything negative about his experience.

Final note – I went to Intelliloan after dealing with another nationwide lender for several months that just couldn’t seem to get anything done quickly or accurately. They used the “Team” concept and each person I spoke to was like a robot. If the robot was trained in the area of my issue, they could answer my question or handle my request, but far too often, it was not their area and I was left without a response. They were unresponsive and did not get back to me with answers or do what they said they would do. Their documents were full of mistakes and it took them forever to get them to correct their mistakes. Their total fees were approximately $1,750 for the same type of loan I got with Intelliloan. While I won’t say their name, they completed their IPO and began trading on the NYSE on August 6, 2020. As Boehner said about getting involved in the presidential election, “I would rather set myself on fire” before I would ever use them for a mortgage or buy their stock. They are a complete disaster.

I want to begin by saying that I am perhaps the biggest skeptic with regards to online mortgage companies and offers... if it's too good to be true, IT IS!

Having said that, I requested refinance rates from a third party mortgage marketing company and literally within the first 10 seconds after hitting submit, I got a call from Daniel (Dani). I was in complete disbelief and was not ready to answer questions related to refinancing my loan. I told Dani I could speak at a specific time/date due to work and he said that would be fine. Long story short, we began to talk and he provided information on loan rates that I could qualify for. I researched other companies and finally decided to take a leap of faith with Dani.

I can't praise him enough for his his work ethics. He proved me wrong every step of the way. He continuously demonstrated a level of professionalism that most customers can only dream of; he was prompt, professional, courteous, respectful, patient, understanding, and more.

Dani walked me through, literally every step of the way and made this process as painless as possible. I would definitely recommend Dani to anyone looking to refinance their home mortgages. As an added, and quite honestly, unexpected plus, loan rates change in my favor literally a day before we were to sign and Dani managed to have my rate lowered, significantly, and then loan documents were re-drawn and we signed. A very happy ending to this refinance!!!

I had shopped a Re-Finance on my home for almost 3 months with 2 companies who dropped the ball and couldn't seem to find paperwork I had submitted, or just complete incompetence on their part. My Loan rep. was Larry Honn and he is so on top of everything at every moment...that is what counts when you want to do a loan. No feet dragging or excuses for not getting the paperwork done. The whole company is run efficiently...what a concept. Who thought companies like this still existed??? Well, Intelliloan Does!

I switched from another mortgage loan company last minute to Intelliloan. What took the previous company several months to do, which included me jumping through hoops even though my present loan was with them, Intelliloan did in record time. The people there were extremely professional and helpful. And the rate is great! No hidden fees. I would highly recommend Justin.
