On 19FEB2020 I applied for a 30 year mortgage refinance with no closing costs as advertised on Intelliloan.com and in their TV commercials. I was told that I was approved (after a full credit check) and that the interest rate for my new $257,000 loan with no closing costs was locked at 3.25% giving me 30 days to finish the loan process with the aforementioned loan terms. Then once I received the email for e-signature I tried to log in to their website to e-sign the loan documents and continue the refinancing process, but it would take me to a web-page saying that a verification email was sent to my email address that contains instructions to finish creating my account. The problem is that I never received that email, neither in my inbox nor in my spam folder, what happened is that I was practically locked out of my account at Intelliloan.com. Then I called Intelliloan at *** to find out what the issue was, and was connected with the loan specialist (Kelvin B Jr., NMLS ***) who told me that they could not honor the previously approved loan terms that we had agreed to, instead suggesting to incur closing costs of more than $5000 (including 1 point). I consider this a classic bait-and-switch tactic that is deployed by Intelliloan.
Unfortunately,
the consumer’s loan amount of $258,000 did not meet the minimum loan amount
required for the advertised rate. The
advertised rate was for a rate and term refinance and based on certain criteria. It required a minimum loan amount of $300,000
which was disclosed. The loan officer
correctly informed the consumer that the advertised rate required a minimum
loan amount of $300,000. It appears
there may have been a misunderstanding as the consumer had not been approved. The consumer’s loan application must first go
through processing and underwriting before a determination can be made. The
Sales Manager had reached out to the consumer and spoken to him a couple times
to address his concerns. The consumer submitted his loan application, and
Intelliloan disclosed a low rate of 3.5% on 2/21/2020. The consumer has not been responsive. We apologize for any misunderstanding but disagree
that there was bait and switch. We request
this matter to be closed.
This is a false statements by Intelliloan yet again, they knew the loan amount from the very beginning and they were advertising 3.25% interest rate with no closing costs even after they proceeded with credit check and announced that the rate was locked at 3.25% (I repeatedly asked them to verify the interest rate and amount of closing costs over the phone). To verify my statement I suggest reviewing the phone conversation that were recorded by Intelliloan's phone # *** on 19FEB2020 (7:44PM to 9PM PST). I also, request that Intelliloan immediately remove the fraudulent hard inquiry that they put on my credit reports.

credit inquiry cannot be removed as the consumer had authorized the credit
inquiry. The advertisement disclosure states
the minimum loan amount is $300,000 as well as other criteria of the
advertisement, which is provided below. It clearly states that if these factors are
not met, the consumer may still qualify for a loan, but higher rates and
closing costs may apply.
Loan based on $300,000 loan amount
at a fixed rate of 3.25% APR, with 40% in equity, it is estimated that there
will be 360 payments of $1305.62 per month. Payments excludes taxes
and insurance. Rates subject to change without notice.
Certain restrictions apply. Rate and
term refinance on an owner-occupied single-family residence, minimum
loan amount of $300,000, minimum 740 FICO credit
score, 60% loan to value (based on an electronic valuation or
appraisal of your property) with no subordinate debt. If these factors are
not met, you may still qualify for a loan, but higher rates and closing costs
may apply. Subject to credit approval. Not all applicants will qualify. Intelliloan
will only pay the borrower’s non-recurring closing costs.
The latest response from Intelliloan has no logical relation to what my request has been. Intelliloan can have whatever advertisement disclosure it wants and written with the font size of its choosing, but in this specific case (as described in my previous statements) I gave the authorization for credit check over the phone only after (and because of) having the Intelliloan agent verify the essential terms of the loan (as described in my previous statements) based on the information (loan amount needed, etc.) that I provided to the agent over the phone. Therefore, any attempt by Intelliloan to "hide" behind some disclosures that were not provided to me during the credit check authorization process is not valid. I again respectfully ask to have the fraudulent credit inquiry removed from my credit reports.

I am so blessed to have found Intelliloan. I previously tried to refinance with another company and they gave me the run-around about some document I had never heard of and stressed me out way more than I had to be. They were also offering me a significantly higher rate. Morgan and Rachel from Intelliloan did the opposite - they made my entire experience fast and easy. In addition, my rate was much better than I ever expected to have with my credit rating. I am a very satisfied customer and will be recommending them to anyone looking to refinance.

Did a FHA Streamline Refi with Intelliloan. I knew the FHA Streamline was what I wanted prior to calling & there was no attempt to up-sell or "Let's find something better" tactics. Process took about 3.5 weeks -- paperwork was minimal, was able to upload all docs same day. Got a fair rate & no closing costs.
Working with Samuel C was beyond great -- Knowledgeable, smart & very responsive to e-mails/calls. I felt my business was respected & no question was too small to ask.
A Notary appointment was set-up on the closing date at the location I chose, and everything overnighted back to their office. Very convenient.
The experience was far better than the so-called "National" lenders advertising on television.

It was great working with Todd H. I had never done a refi with an agency that I did not interact with face to face and was skeptical at first but Todd made me feel that I had nothing to worry about and handled the entire process smoothly. From the beginning he reviewed my options and provided me with everything I needed to know with timelines to make sure the loan got processed asap. I really like that he always kept me in the loop of where we were in the process by email and follow up phone calls. He was with me through the entire process and was there to answer any question. So glad I made that first inquiry call ??

I just want to start by giving praise to Todd H. He provided the best customer service experience I have ever had when working on a home loan. I refinanced a rental property in Feb 18 and bought a property the same year in May and I have to say it was the worst experience of my life. I was very skeptical of refinancing my home, but after speaking with Todd from a referral I felt confident again. The communication was superb and everything Todd said was the whole truth and nothing but the truth making me feel like I wasn't just another number. The turn around time to close was almost of unheard of during the holiday season (I started working with Todd on 12/20) and he got everything done within 18 days. I started off with NKBC bank and it was a horrible experience, thank goodness I found Todd because he was professional and most importantly got me a lower rate than the original bank I was working with (money saver :) for sure).
