Wind and storm damage is not a unwarrantable itemWe do not reimburse deductibles for non unwarrantable itemsThe shingle manufacture has a 20yr warranty on their productHomeowner should reach out to them if she feels that the shingles did not hold up to the windsThe April storm of last year caused damage through out central Indiana over 10,homes were affected by the storms

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that the response would not resolve my complaint For your reference, details of the offer I reviewed appear below.We have yet to see damageHowever, when using the hot water in the master bathroom, we hear the sounds of dripping water within a few minutes of running itI checked for leaks under the sink, check the downstairs ceiling and looked for wall damage and have found noneThe sound is similar to that of water dripping on plastic or another hard surfaceIt seems to be coming from either inside the wall or under the floorWe are simply requesting that the builder have someone come out to inspect and determine where this sounds is coming fromLately, we have not heard it, which concerns us even more because now, we don't know if there is a soft,damp area where there maybe moldWhen the warranty coordinator was out, I was not able to recreate the sound however the next morning, my wife informed me she heard it againAll we want to be done is for you to honor the year warranty and if it is determined that the issue isn't covered so be it Regards, [redacted] ***

We are in the process of contacting the homeowner to set up a meeting to listen to all of their concernsWe will resolve any issues that are warrantable per the BAGI standards

The superintendent has reached out to the homeowner to look into this issue moreWe do not warrant garage doors that have been damaged by the homeowner

Again the exterior trim is warranted by the builder for the first yearWood is a product that can not be warranted but we do understand that wood can bow and twist the first year as it goes through climate changesYearly maintenance of painting and caulking is required by the homeowner to up keep the exterior of the homeFailure to do so will result in the wood deteriorating early and other signs of neglectThe builder has parts of the home under warranty for the first two years after that period RWC has the warranty through the year structural periodAgain we offered to fix the issue that the homeowner found even though the age was far past our warranty period but we can not pay for the lack of maintenance over the past 4years

We have included the portion of the Purchase agreement that clearly states that the default fee is $after the point of Purchase agreementAs proof that this is covered during the signing of the purchase agreement our Sales Manager even circled the header of the default clause as well as had the buyers initial this section agreeing that we covered this with them.I would like to agree with many points this buyer has brought up and this is the very reason we have this default clause in place.The buyer mentions going into our sales office times and spending a lot of time with the Sales Manger so that alone shows Arbor has invested much time with the buyer.The buyer also mentions making many changes that they requestedEvery time there is a change our Sales Manger is taking time to do so, then creating new paperwork that is sent into the office that is then processed by our contract coordinators and spending more time on their end of the projectThe new paperwork is then sent to the lenders that invest their time in updating the fileWith every change multiple people are now spending additional time in the process of moving this house forwardThere is a lot of time and multiple people spending hours on this project before the house actually starts on the home siteThis is why we include the default fee in our purchase agreement to cover all parties that invest hours into the initial process of building a homeThe buyer also mentions being rushed through the process to choose selections and a floor plan The buyer signed the purchase agreement on Feb13th and looking at the buyers file we allowed many changes for the buyer up until March 19th where they again signed a new commitment addendum saying they wanted to move forwardThey have been allowed over a month to make any changes so we believe they were anything but rushed when allowed to choose and change anything within our selections and floor plans.Arbor Homes

I spoke with [redacted] today 9/9/at 1:45pmWe are going to send Eric, the warranty manager in that area out to meet with [redacted] to get a fresh set of eyes on the outstanding issues [redacted] with work with Eric to get the warrantable issues resolved

Spoke to the framer that is making the repairHe is to call the homeowner by Friday to scheduleHe will call the homeowner to schedule a time to come out and make a repairIf there is any damage caused from the repair we will take care of that as well

We have reached out to the homeowner and explained that the builder can not control acts of god or Mother NatureThat being said we can not control that the sun is reflecting off of neighbors window and damaging the homeowners houseAll builders in the area are required to use the "low e" windows to meet the energy standardsIf a neighbors home is damaging another home it is up to the homeowners to relieve the issue

[redacted] had the concrete repair hand chiseled instead of using power tools to minimize the dustShortly after the repair was made the customer let us know that dust had covered everything downstairs and in their closetWe talked to [redacted] and they agree there was no way that that much dust was made from that type of repairWe did end up paying to have the home professionally cleanedThe home owner said they had clothes that were not machine washable that needed to be dry cleaned, but when they gave us the bill and we saw it was almost $1,we felt like the customer was taking avantage of the situationHomeowner provided pictures and there was some light dust on some of the shoulders of the items that were hung upAll of which looked like it was able to bush off and was not in the need of a professional cleaningNever the less the homeowner turned in a large amount of clothes to the dry cleaners and did not pay the billNow the dry cleaner is holding some of their items until the bill is paid in fullWe paid the cleaning bill to clean the home as requested but do not feel that the work warranted so many items to be cleaned by professionals

We are in the process of setting up an appointment with the homeownerAll of the home owners concerns will be looked at to see if they are a warrantable or non-warrantable itemAny warrantable items will be fixed by the BAGI standards

Glad to hear the garage door company took care of the problem

The garage door has a one year workmanship warranty on it and the plumbing which covers the water heater has a two year warranty on thatThe other issues sound like HOA issues probably from the lack of up keep on the outside of your home which is a non Arbor Homes issueMedical issues and divorce are not a reason to file a Revdex.com complaint as they are not Arbor Homes related

I just spoke with Ms [redacted] and informed her that I had spoken to the owner of our siding company and that he was personally going to do the repair on Monday.I apologized for the issues that she has been having with the siding and assured her that we would get this situation rectified! I do believe that the issues have been separate isolated issues per our conversation and have asked our siding contractor to inspect the entire house while he was there on MondayThank you for your time in this matterTony K [redacted]
