I am not satisfied, because my complaint is that is has not been done, and they will not tell me when. I have multiple warranty requests, and their response only addresses the roof. I would like all of my concerns addressed, and I am requesting my roof be repaired this month or be provided the funds to do so. I have also requested to Arbor several times that I be home with the work is being done.

We have reviewed your complaint and looked over your history. On your final walkthrough sheet there is no mention of dents on the garage door. On the list you made for your one year walkthrough there is no mention of dents on your door. It was not until two months AFTER your one year walkthrough did...

we receive something from you stating there were dents on the garage door. Arbor Homes did not install the garage door opener for this homeowner either. There is a one year warranty on the garage door and workmanship that is 4 months expired but it also states in the RWC warranty book that "If owner installs a garage door opener Builder is not responsible for operation of door."

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that the response would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.[I just do not believe an emailed is sufficient documentation of extension of the warranty.  The warranty after the first yr is provided by a third party.  I am asking that the third party or arbor provide a signed letter indicating the warrantor -- with signatures and not just an email. Arbor has also not agreed to replace the cabinet and flooring in the flooded half bath, where the doors are being replaced.  As is evident in the reply, only one cabinet was mentioned.  There are other water damaged and construction damaged cabinets (Partial) that they have promised to replace- but are yet to complete in the last 5 months.   I am afraid they are not going to follow through with their repairs.  So I am hesitant to take an email message as documentation of the extension of a warranty, when Arbor is not the primary carrier of the warranty.Thank you. ]Regards,[redacted]

Homeowner reached out to us back in December about her yard never being graded. We thought that was odd especially with a summer closing the mortgage company requires the final grade and landscaping to be completed to pass the mortgage inspection. We told her since it was never done that we could do...

it in the spring for her. As soon as spring came she called the office to follow up with the yard work. We told her that the landscaping company was still doing all of the other yards from winter and with the wet month we had last month that it may take some time to get complete. Over the weekend the homeowner reached out to social media along with other places telling others not to buy an Arbor Home. We looked into this more and her yard was final graded and she did get the landscaping done at time of closing. The homeowner has neglected her yard and this can be seen by the large erosion spots by her gutter down spouts. The rocks they are seeing in their yard is from the rain washing away their topsoil because they did not establish their yard after ownership. I attached paperwork where it states we do not warrant the hydroseeding because it requires additional effort from the homeowner. This is also outlined in the warranty book as well. We will not be doing any additional yard work on this homeowners yard due to it being neglect on their end.

This siding on the home is covered by the builder for the first year. The south side of Indiana was heavily affected by the storms from this past April. We are still seeing reports of storm damage 6 months after these strong winds. The builder also covers the plumbing in the home for the first two...

years. Since both of these requests are outside of the builders warranty all warranty claims can be made through the RWC as they cover the home from this point forward. The RWC information was given to the homeowner at time of closing any the homeowners signed a paper stating they have read and understand the RWC warranty and its procedures.

We have reached out to the homeowner and explained that the builder can not control acts of god or Mother Nature. That being said we can not control that the sun is reflecting off of neighbors window and damaging the homeowners house. All builders in the area are required to use the "low e" windows...

to meet the energy standards. If a neighbors home is damaging another home it is up to the homeowners to relieve the issue.

want to close the complaint until the roof has either been repaired or found to be within legal code limits (as determined by a proper inspection). The roofer has not been out to the house yet, nor has Arbor Homes gotten back to me with a potential date and time for the roofer to come out.

We have issued a service order to have the gutters looked at.

The garage door has a one year workmanship warranty on it and the plumbing which covers the water heater has a two year warranty on that. The other issues sound like HOA issues probably from the lack of up keep on the outside of your home which is a non Arbor Homes issue. Medical issues and divorce...

are not a reason to file a Revdex.com complaint as they are not Arbor Homes related.

Spoke to the framer that is making the repair. He is to call the homeowner by Friday to schedule. He will call the homeowner to schedule a time to come out and make a repair. If there is any damage caused from the repair we will take care of that as well.

[redacted] We did not damage the garage door.  The door fell down without anyone around it.  I have call the garage door company [redacted] Doors,  they gladly came out inspected the garage door and did fix it.We were told by [redacted] Doors, this does rarely happen when two garage doors are on the same frequency.  So proof we did not damage the door.  But, Arbor Homes did not even try to find out what happened or how to fix the problem.  Once they get your signature on the line they are done with you. Thank you,[redacted]

I would first like to address the issue of the change request agreement that Ms. [redacted] is referring to regarding the 300 amp meter base and the 100 amp sub panel and main panel located in basement. This custom option was denied by Ms. [redacted] on March 11, 2013 when she received the price for the...

option of 2,290 dollars!  This would of taken care of her complaint about not having any additional circuits to finish the basement but as I stated denied the price request when given the amount???On March 11, 2013 a custom option price requ[redacted] was submitted asking to move the breaker panel location from the garage to the basement.  This option request was accepted by Ms. [redacted] on March 15, 2013.  This was completed as purchased and agreed upon during construction of the home.Secondly,  there are 32 of an available 40 circuits currently used in the breaker panel in her home.  This leaves an additional 8 circuits available to them to finish the basement.  They just need to talk to a qualified electrician about adding piggyback breakers to their current electrical panel to accomplish this task.I am not sure with whom or where the 3 detailed messages that she has left with our office have ended up but I can assure Ms. [redacted] that I nor my director of  warranty have received them??I would like to point out at this time that should she need assistance on a warranty issue in the future the proper submittal process is to log onto our website at yourarborhome.com.  Then simple navigate to our warranty section.Sincerely,Tony K[redacted]Area ManagerArbor Homes LLC?

We are trying to setup a inspection for the roof. The concern from the homeowners side is from a visual inspection of the exterior of the home. The Revdex.com is not the proper procedure to submit a warranty request. Homeowner is still covered by the RWC warranty as well as the builder warranty.

Arbor Homes can not control how the carpet is maintained and how it is cared for. If there are questions or concerns about how the carpet held up you can ask [redacted] to send out a rep from the manufacture to inspect their product.

The superintendent has reached out to the homeowner to look into this issue more. We do not warrant garage doors that have been damaged by the homeowner.

I was called on Thursday of last week by Danny, the Warranty contact for our subdivision and he said that a new painter would call us that day or the next (at the latest) to schedule an appointment to get this issue resolved. We were hopeful, but similar to our previous experiences, we have not heard anything yet. I do not feel comfortable accepting this response until we actually hear from painters to get this scheduled and the work is completed. We have heard several times before that someone will contact us and it is never followed up on.

This is outside of ANY warranty issue or anything the homeowner (myself) could have done.  The trim was not installed properly nor was the step flashing.  Even if I was to climb on the roof and touch-up the trim with caulk, that doesn't even come close to fixing the step flashing/wrapping issue, nor the wetness of the plywood.  Yes, you offered to hammer the trim back in, but the damage was already done and the trim was already rotted from the original construction.  This is SOLELY a workmanship issue, and should be taken care of outside any warranty claims.  Did you see how many nails were in that ONE piece of trim??  Clearly poor workmanship that should not be blamed on the homeowner.  SEVERAL people missed this during the final phases of construction of our home, including when people were on the roof several times after that.  How can an item even be warrantied if it is constructed incorrectly?
