We have reviewed your complaint and looked over your historyOn your final walkthrough sheet there is no mention of dents on the garage doorOn the list you made for your one year walkthrough there is no mention of dents on your doorIt was not until two months AFTER your one year walkthrough did we receive something from you stating there were dents on the garage doorArbor Homes did not install the garage door opener for this homeowner eitherThere is a one year warranty on the garage door and workmanship that is months expired but it also states in the RWC warranty book that "If owner installs a garage door opener Builder is not responsible for operation of door."

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that the response would not resolve my complaint For your reference, details of the offer I reviewed appear below The iissue at hand is completely separate from our roof issue The siding was NOT damaged during the wind storms The siding was installed improperly and instead of actually fixing it during our year, Arbor chose to simply nail it in and caulk it Of course, this did not last nor fix the problem so now we have the exact same issue we had within our first year Arbor's lack of concern for its customers as well as their poor construction practices are the problem at hand Again, this is separate from the roof issue and in no way, shape, or form related to wind in April I have attached pictures showing the nail holes and caulking that Arbor did a little over years ago to "fix" the issue Also, rotting wood and mushrooms growing from our house have nothing to do with wind either Arbor is simply trying to avoid taking responsibility for it's actions by attempting to connect dots that simply do not exist Regards, [redacted]

We offered to fix the trim piece on the chimneyHomeowner never had a leak but he contracted a contractor and ended up replacing the chimney We are not reimbursing the customer for the chimney replacement

We do have work order out for the repairs and will repair any damages caused by the leakOur roofer said he was out at your home October 8th and looked at the roof and did not see any physical damage to the home owners roofThe roofer was going to schedule repairs for the week of the 12th Once roof repairs are complete our warranty manager will schedule repairs to the inside of your home

Arbor Homes can not control how the carpet is maintained and how it is cared forIf there are questions or concerns about how the carpet held up you can ask [redacted] to send out a rep from the manufacture to inspect their product

Revdex.com: My husband and I were on vacation on 8/26/2016, but neither one of us received phone calls or voicemails from Justin trying to resolve this issueWe have not received an email yet eitherWe did receive a phone call from the painters and were able to set up a meeting with them to come today (08/31/2016) at 2:00PM (when the last message on this Revdex.com compliant from Justin was received)Maybe he didn't know the painters were getting in contact with us directly? Regards, [redacted] I total disagree with this so called resolution, let me reinerate, the issue with these cheap shingles are not only with the Adhesive seal on them, the shingles themselves are very very poor quality and bt adding a " Bandaide" on this issue will only repeat itself in the future during winds that exceeds 30 mph, therefore the only resolution would be to replace the entire roof with a better quality shingle which can withstand wind speed well over 35 mph .Thank You***

We can not and nor are we required to warrant the home against extreme weather conditions. The damage was spread out across the Indianapolis area and new homes and older homes were all affected the same. Again what Arbor Homes has elected to do for their customers is to repair the shingles that were damaged from the most recent storm. We are offering to do this for homes that closed from 2012 to present. Since your home falls within that time period we will replace the damaged shingles for you just as we have offered to others that fall within the same time period. We are not replacing roofs, just repairing the damage caused by the wind storm.

Our framer has recently called and we have the repairs being scheduledWe apologize for the delay and lack of communication from the warranty manager

This siding on the home is covered by the builder for the first yearThe south side of Indiana was heavily affected by the storms from this past AprilWe are still seeing reports of storm damage months after these strong windsThe builder also covers the plumbing in the home for the first two yearsSince both of these requests are outside of the builders warranty all warranty claims can be made through the RWC as they cover the home from this point forwardThe RWC information was given to the homeowner at time of closing any the homeowners signed a paper stating they have read and understand the RWC warranty and its procedures

If the trim is not even hammered into the chimney properly from the beginning, how is that even considered a warranty item?! In order for something to be warrantied, it first has to be installed...correct? Even if I did get on the roof to inspect the trim after the first year, the damage would have already been done because it wasn't initially hammered in The wood product itself is not to blame for twisting or bowing, nor are climate changes This is purely a laziness/workmanship issue and I have several pictures to prove it Again, yearly maintenance of painting and caulking would not have prevented the incorrect installation of the wrap, step flashing or trim I just would have noticed it sooner, but the workmanship was poor from day Attached are the pictures I was referencing Regards, [redacted]

Arbor Homes has no affiliation with the new section that is being developed that is in question.Arbor homes did reach out to the developer questiong what would be happenning in the future to this area and we have included the email from the developer below.The developer did have a meeting
this year and gave a chance for all buyers to attend to talk about the situation so that buyers affected would have a chnace to ask questions and understand what the developer was doing.Arbor Homes is strictly just a lot buyer and has no control or involvement of any development involved in complaint.Here is the email from the Developer that was sent to an Arbor representative describing what there plans were at the timeThis complaint should be filed with the developer and not with Arbor Homes.Mike, The vegetated area to the north is part of the Maple Knoll PUD;and to my knowledge most of that area is slated to be common area. Again there were reported wind gusts of 57mph in your area on April 2edWe can assume that there were isolated wind gusts that exceed the recorded wind speedsThat is proven by the vast damage the wind storm causedPer the RWC book, it states that damage caused by Mother nature and wind storms are not covered by the warranty standardsWe are more then happy to repair the damages shingles on your roof as we have offered to do so with other homeownersIf you believe your shingles did not perform to the manufacture specifications then you are more than welcome to reach out to the manufacture of the shingles ***They do hold a 20yr warranty on their product***.The manufacture installs a tar strip on the back of the shingleAfter the shingle is installed the sun causes that tar strip to bond to the shingles below itOur roofers do not have any part of the sealing processPlease let us know if you would like for us to repair your blown off shingles

We met with the homeowner last week and are addressing the warrantable issues
