I have contacted Ms*** via email and apologized for the length of time it has taken to get her issues resolvedWe have a new warranty service manager in place for that area and that was a factor as well as our follow up with

We have proven with pictures that the areas in question by the homeowner are within the builder standardsWe have exhausted all of our resources to prove our original statements and there is no more information we can provide to further back up our position at this time.-Justin

We had our roofer go back and look at the roof again and believe that the portion of the roof in question is within accepted tolerances, which is an inch dip or rise within feetThanks

First of all, this is a builder issue.  Secondly, telling me to go through my insurance means I am spending money out of my pocket and raising my insurance rates to correct an issue that never should have been.  If Arbor had used proper materials and then installed them properly, my roof as well as others around me would not be falling off!  I expect Arbor to pay to fix not only my roof but all of the water damage that has resulted from their negligence.

We have a date set in January to have the house looked at during business hours.  The complaint will be complete when house is fixed

Again the exterior trim is warranted by the builder for the first year. Wood is a product that can not be warranted but we do understand that wood can bow and twist the first year as it goes through climate changes. Yearly maintenance of painting and caulking is required by the homeowner to up keep the exterior of the home. Failure to do so will result in the wood deteriorating early and other signs of neglect. The builder has parts of the home under warranty for the first two years after that period RWC has the warranty through the year structural period. Again we offered to fix the issue that the homeowner found even though the age was far past our warranty period but we can not pay for the lack of maintenance over the past 4years.

The superintendent has reached out to the homeowner in the plumbers have been back out

Homeowner has contacted RWC and a plumber has been out to the house. RWC told us that the homeowner was happy with the plumbers response.

Arbor Homes is covering any homes that were damaged from the recent storms that closed January 1, 2012 or later as a conscencion to our homeowners.  The issue that Brian mentions with the IKO shingles and them not sealing down will also be taken care of as part of this process.  He...

has to submit a warranty claim through our website at yourarborhome.com to initiate the process.Our roofing contractor will make repairs to affected areas that need any shingles replaced and then will return to hand seal the entire roof when the weather warms to an acceptable level for this procedure.  They will be notified via a door knob hanger when this process is complete. We would like the home owner to describe the damage this leak has caused in the master bathroom has caused.

We can not and nor are we required to warrant the home against extreme weather conditions. The damage was spread out across the Indianapolis area and new homes and older homes were all affected the same. Again what Arbor Homes has elected to do for their customers is to repair the shingles that were damaged from the most recent storm. We are offering to do this for homes that closed from 2012 to present. Since your home falls within that time period we will replace the damaged shingles for you just as we have offered to others that fall within the same time period. We are not replacing roofs, just repairing the damage caused by the wind storm.

for the issues you are having with your roof and like I said before we cannot warrant against mother nature because we cannot control it. You stated that the shingles should hold up to 60mph winds and you are right, they should. There were recorded wind gusts in your area that hit 57mph we can assume that there were isolated wind gusts that were much higher than that. We saw proof of that when we saw semi’s that were blown over, mature trees that were up rooted and privacy fences that were blown apart.  Joe was right in what he said, we are replacing the damage shingles out of the goodness of our own hearts. We are not required to in any way shape or form fix damage caused by extreme wind storms. The attached paperwork on page 2 and 3 shows that wind damage and acts of mother nature are exclusions from the warranty standards. You homeowners insurance will cover these types of items, that is why you have homeowners insurance is for situations just like this. We are not replacing any roofs due to the extreme winds we saw this year but thank you for reaching out to us and have a great week.     As Joe told them before, out of the goodness of our hearts we have made the decision to help out homeowners out with the damage from April 2ed wind storm. Homes that closed from January 2012 to present we will replace the blown off shingles for those homeowners. This is not a requirement as severe wind damage Per the RWC warranty book that I attached a section out of it states that exclusions to the warranty standards include wind storms and acts of mother nature along with may other items that are out of our control. This is not a builder issue and homeowners insurance will cover storm damage to a home.

However, when using the hot water in the master bathroom, we hear the sounds of dripping water within a few minutes of running it. I checked for leaks under the sink, check the downstairs ceiling and  looked for wall damage and have found none. The sound is similar to that of water dripping on plastic or another hard surface. It seems to be coming from either inside the wall or under the floor. We are simply  requesting that the builder have someone come out to inspect and determine where this sounds is coming from. Lately, we have not heard it, which concerns us even more because now, we don't know if there is a soft,damp area where there maybe mold. When the warranty coordinator was out, I was not able to recreate the sound however the next morning, my wife informed me she heard it again. All we want to be done is for you to honor the 2 year warranty and if it is determined that the issue isn't covered so be it.

We do have work order out for the repairs and will repair any damages caused by the leak. Our roofer said he was out at your home October 8th 2015 and looked at the roof and did not see any physical damage to the home owners roof. The roofer was going to schedule repairs for the week of the 12th....

Once roof repairs are complete our warranty manager will schedule repairs to the inside of your home.

Our framer has recently called and we have the repairs being scheduled. We apologize for the delay and lack of communication from the warranty manager.
