On the chimney after the trim is installed there is a section that is left loose so the roofer can install the roof without that piece interferingAfter the roof is installed the roofer is supposed to reattach that piece of trimThe roofer did not do that and it was missed through the construction
process and by the building inspector4years later we make a roof repair for him and after we leave the homeonwer finds this piece of trim in his back yardWe apologize for so many people missing it though the construction process and offer to have our guys reattach it for himHe said he does not want it attached and wants all of his trim replacedWe told him judging by the picture it was apparent that there had been zero maintenance to the trim on the exterior of the homePainting and caulking touch ups is required almost yearly and failure to do so will lead to premature deterioration of the trim as he saw first handWe did offer to fix the trim multiple times prior to the homeonwer paying someone to do the job for himAll of this is covered in the warranty book that the homeowner signed at closing stating that they read and understoodWe will not pay for the homeowners neglect on the exterior of a 1/year old home

An Arbor Representative met with *** and *** on December 30th to discuss and address the remaining issues that they had and we are working toward resolving the concerns that they haveI also agreed to replace sections of concrete that they were concerned about as well in the spring,

We have been in direct communication with this customer multiple times today We have a signed purchase agreement, a release to start building his home and multiple addendums, all of which are very clear on not only what they have purchased, but what the penalty is for not proceeding with the agreement This process started on February 13th when they signed their original purchase agreement and was finalized in mid March Ample time for decisions to be made without being rushed through the process as the customer claims We are a business and our models are our showrooms, we cannot expect others who stop by to view the models to not be allowed in our homes when we are working with others This is a standard in the industry.We were informed by the buyer today that they would comply with the default clause The appropriate paperwork was sent to them for their execution.Best Regards,Arbor Homes

Arbor homes is simply following through with the contract that was signed by both parties that the buyer and their agent agreed with and signed off on. The buyers also had their own agent with them at the time of contract so the age of the buyer should not mean anything as they had a
professional Realtor to consult them with anything they would have wanted to ask or did not understand.The Sales Manger is very diligent and would of explained the contract very well, the buyers also initialed the specific paragraph that details how the default process would work in regards to the 3k they are mentioning so that was covered with them.Arbor homes does not Cancel a contract because a buyer changes their mind or decides to make another purchase that would affect their debt ratio's after they sign the purchase agreement

We did file a claim with our home owners insurance, we even patched the parts of the roofIts a bad job done bybthe roofers or the manufacturer comoany they usedI want the $deductible we had to pay to repair a year old roofIf the wind speeds were and the shingles should stay intact for uo to soeeds of mph we shouldn't have issuesThis was not due to wind damag6as already explainedWill take this to the Attorney general.

The roof was damaged by the severe storms we had in central Indiana at the beginning of the yearPer the RWC warranty book the siding is covered for one year and with the 57mph winds that we saw and the extreme amount of damage in that area it is safe to assume the siding was affected by these
storms as there were homes across central Indiana with siding damageWe are not responsible for fixing damage caused by storms or other acts of Mother NatureThis is the second request this homeowner has done related to storm and weather damage and our stance still remains the same.- Justin

It is outlined in our warranty manual that flooring is only warranted for the first yearWe stand behind ***'s decision

I have attached a copy of the final inspection report that shows that a final grade and seed was NOT done at the time of closing as you just statedIt also states there were large stones left in the yard and it was not completed at the time due to "weather conditions." Also attached, is a letter from my mortgage company saying that when final landscaping is complete they will release funds to Arbor homesThese were all docs signed at the time of my closing This is not negligence on my part the work was never doneI also have estimates and statements from landscapers who also agree that my yard never had the final grading done and I'm prepared to release those as wellYou told me several times you would be out to complete it and now all of a sudden the work has been completed after I report you to the Revdex.comThis is infuriating that you would blatantly lie like this to save a dollar. All I wanted was the work completed nothing more nothing less I also have every right to leave a review about your company on social media that is what the review option is forIf you want positive reviews then do right by your customersNow that I know that you are now saying the work was already done and you got paid for it fraudulently I will be taking further actionRevdex.com:

We are looking into the situation and will do our best to get the issues taken care of in a timely manorOnce the issues are addressed we will have the warranty manager do a walk through with the homeowner

The Arbor Home construction manager scheduled two separate times to come out and did not make either appointmentThe issue is still unresolvedWe still have not signed off on our completed construction and we have now been in the home for over two months.

MrK***,As my records indicate, a change agreement and option addendum was printed by Michelle W*** then approved and signed with the following on 3/8/2015:"DESCRIPTION AMENDMENTS:OK - JWRPrice includes a 300amp meter base with a 100amp sub-panel and main panel located in basement."I do recall this now that you mention it, however, I do not have a record of this rejection. If you could please forward or mail me a signed copy of this change agreement that will resolve the first issue. Secondly, I would like to see where you have referenced "...there are of an available circuits used..." I request that be forwarded as well so I can see in print that is how this was supposed to be done or that this is what your records indicate.This was not submitted through a warranty channel as it was not a warranty item, but more of a contractual oversight. I did reach out and leave voicemails on 317-842-as is listed on my change agreement seller information. It might be suggested that someone investigates as to why my messages were not relayed.Lastly, while communicating with Arbor I have found the level of professionalism to be less than satisfactory. May I sugg*** not using "???" in business emails? I took this matter to the Revdex.com because this has been the only way to get Arbor to respond to any qu***ions. Your exaggerated punctuations and lack of professionalism leave much to be desired in an "Area Manager." I'm offended that my genuine concern and qu***ion was met in a terrible manner. It seems unreasonable that you would treat me as a burden rather than a customer. I would hope for a different tone in our next communication.Mrs*** ***

The A coil in the system will form condensation when the air conditioner is usedAs the condensation or water builds up with the unit continually running the excess condensation is directed to the condensation line to discharge away from the systemWhen the furnace is not properly maintained it
can pick up dust, dirt and debris as it travels out the condensation lineEnough dirt and dust can cause the condensation line to form a temporary clog causing the water to build up and back up in to the unitThe unit will then start to leak from the base as the backed up condensation has nowhere else to goWith proper maintenance and service this type of issue can be preventedSince Arbor Homes does not schedule or service the HVAC units it is up to the homeowner to properly maintain the units themselves and for this reason we can not warrant this type of issue due to the fact that we do not know how the unit was maintainedI attached a section out of the BAGI book that backs up our position on this matter This is a homeowner maintenance item and the homeowner needs to contact their insurance company to have the repairs fixed
