I am rejecting this response because: please provide pictures; Manager for Houston location has refused to provide pictures showing stain in dining room as well as walls. Touch up paint used was provided by management company, left in garage and physically pointed out to be used upon move in. Please verify number of screens damaged. There were only TWO damaged - these are the lower panels of two exterior window screens in living room. The Houston Manager also verified with us via phone that only two screens were damaged yet they are duplicated on check list by charging them as 2 living room screens and 2 exterior screens yet they are the same screens.
Again, please provide pictures to show 4 separate screens damaged if this is the case, though I believe it should only be two and there seems to be a duplication on the checklist. Please also provide pictures of red stains on window sill in dining room.

I have nothing but POSITIVE things to say about Main Street Renewal. From the showing of their properties, to the signing of the lease, to the maintaining of my rental home...everything has been a very pleasant experience! Every person/contractor who I have come in contact with who represents MSR have exhibited positive attitudes and have been a pleasure to work with. They have always been VERY quick to respond (usually within 24 hours)to any of my maintenance requests and have often gone above and beyond to rectify any issues.
I live in your property .My Air Conditioning has been out for almost a week everytime I call someone says that I will have to wait t for 24 hours to get someone out .been having to stay in a hotel with my family very disappointed and Main Street Renewal so ready to move. 90 degrees plus in my home.
I have reached out to [redacted] to discuss the issues cited in the Complaint.

After review of the residents complaint we were able to assist her with getting her notice turned into our local branch for documentation, as well as addressing her maintenance issues. After deliberation with the resident she was satisfied with our assistance in resolving her complaint. There are...

I am rejecting this response because:I have the email correspondences between my husband, myself, and the company that contradicts the email that was just sent by the company. I also have over 15 phone calls between the company and myself trying to resolve the paint issue. We still never received the correct paint color and sheen color until after we moved out.

Content within your "additional comment" section is spot on. MS Renewal does not provide timely response to repair issue and take the "cheaper" route instead of the correct route. In addition to poor service response and horrible communication between the actual home owner, service provider and tenant, the property manage acts as a buffer decided which service tickets are valid or not. Often times ignoring service requests without providing a reason why. I have a letter requesting response from a senior official as a sign of good faith to my complaint. We will see how they respond. Can't believe there are organizations of this size that can continue on with such horrible management.

I am rejecting this response because it's been more than enough time to get my minor repairs completed. The maintenance guys with Main Street Renewal have come into my home and complete one of the several issues such as swapping the faucet temperature from hot on the right to the left and visa versa for cold. Knowing that other repairs on the same billed work order the restrooms needed repairs and the guys aren't prepared for said work having to reschedule. I can't continue to take off to meet the needs of my home related maintenance request. This has to be completed according to the original scheduled dates. Instead when I submit repeat work order corporate goes into the system and deletes my updated work order claiming it's a duplicate. For example my a.c. unit still needs to keep my home cool with the permitted temperatures and Main Street Renewal states they have proof of my home cooling and won't send anyone else out to check. The request has been denied now over three times ever since we noticed these issues. Again they sent A.C Experts out three or four times and the contractors told Main Street Renewal a newer unit needs to be installed. The bid was denied!! Another contracted company came out since the problem persisted and they suggested the same as well as filled it with Freon and suggested blowing the attic with insulation. As that claim was put in for the the insulation the contracted company IFM Restoration stated they were told not to spray the property with any insulation in the attic was not needed and the bid was denied!! Again my request has been submitted and we are continually being denied!! As the pictures clearly prove and show that we have a cooling default and it's not being handled as requested. The company is in breach of their contract not handling our tenant needs as noted on our contract as well as advertised on their websites and Facebook page. I will be expecting our needs to be resolved here soon so I do not have to pursue our maintenance problems in an escalating manner. Please be advised that we have sent out a certified letter explaining our dilemmas and Main Street Renewal has received those documents. As tenants I am aware of our rights and we will keep requesting our home a.c. unit to get repaired or replaced knowing that our rental company has stated they will not follow up with our request. Our last a.c. unit maintenance work order request was submitted during the second week of August. Furthermore we need to have our flooding problem in front of our home addressed once again because the problem still exists and the first attempt to fix the problem was not the solution!! I will follow up with more documents or pictures in the future if need be. Please understand that there are obligations that needs to be met and we are not satisfied tenants at this juncture.

I am rejecting this response because: the items are normal wear and tear items that all Landlords do when a tenant leaves and before a new tenant leases. Main Street Renewal was deceptive in that I asked on several occasions what was considered "normal wear and tear" as stated in the lease and they never responded, except to say "do what you think is right". I asked for a list of what would cause a deduction, one was purposefully never provided. So, I can only go by previous experiences with renting and all prior Landlords painted and cleaned (although we cleaned) and they certainly did not charge for pressure washing the exterior. Majority of the pictures show the holes where pictures and tv were hung, items on the back porch and the refrigerator was not cleaned properly but in good faith, I deducted the latter amounts from my refund request. They have not acted in good faith whatsoever. Not sure how they stay in business. All Revdex.com claims are for the same bogus charges to their tenants. Apparently some of us do not do our homework properly. I am still processing whether I am going to formally sue them.

I am rejecting this response because: as you can see how long they took to respond to Revdex.com, it took 7 months. No one returned my phone call to request any information. I called them back after they left me a voice mail advising to call tem, no information on voice mail was requesting information. Also know we're on the website showed the money was not refundable due to their negligence. Also I was never provided an itemized receipt, which I requested and still want.

Spoke with resident to clarify the settlement agreement that was signed. Due to domestic issues we are allowing the resident Ms [redacted] to have the lease terminated and not be charged the early termination fee as she provided paperwork from law enforcement showing her claims were legitimate. The lease is being terminated however we have to give a reasonable time frame to all parties to vacate the premises (30 days) After 30 days the lease will be terminated and the walkthrough of the property will be completed to determine if any damages were done to the property to deduct from the deposit per the lease agreement. After the move out calculations are done the deposit will be sent to the forwarding address within 30 days however the refund check has to be in both names listed on the lease. How do I start? First off, Main Street Renewal is a cash cow that buys up foreclosed properties and halfway patches them up. I started renting a house in Cordova, Tn in Dec. 2015, and I soon found out that my backyard completely floods. There isn't a square foot of my backyard without water after a good rain. The day I noticed the flooding, I sent a maintenance request for MSR to fix the problem with their property. After three months of contacting MSR and trying to get them to fix my property, nothing has been done about it. I've had to miss work for random contractors looking at the yard, boarding my dog because of the flooding, and going to their main office to plee with them. MSR keeps denying all bids from the contractors to fix the issue. They are a cheap company that doesn't want to pay for the repair, and I assume they are just pushing the situation to the side until it disappears. Trust me, do not make the same mistake as me. Steer clear as far as you can from Main Street Renewal.
