We regret that Ms [redacted] did not like the choices and pricing of upgrades at the Design Center and has chosen to terminate her purchase agreement The earnest money requirements and standard features of the community are documented and signed by the customer as part of the purchase agreement Earnest money is refundable only in the event the buyer performs according to the contract and cannot secure a loan qualification, or in the event that the seller defaults Since neither of these situations existed, Gehan Homes acted in good faith and began the process of preparing the home for start of construction; the earnest money will be retained by Gehan Homes according to the contract

We do appreciate the customers input, but to reiterate all information used by an appraiser is collected through themGehan Homes are not appraisers but are almost certain that an appraiser would not use features or conditions for a property that do not exist at the time of appraisalAnd the community does not have a members only gateAgain, thank you for your inquiry

Complaint: [redacted] I am rejecting this response because: While Mr [redacted] was supposed to be an independent appraiser, he received his information about the gate from Gehan and delivered the appraiser to Gehan's financial company The language was in several appraisals within the community--not just ours--even a year later If the appraiser was truly independent, the language would not have repeated itself Providing funds to the HOA to determine whether or not we should have a gate is acceptable, but it is disheartening to hear that Gehan accepts no responsibility in the misinformation provided to the appraiser and to us as buyersAt least three other homes were sold with this information includedThis feels deceptive and inconsistent with the values we thought Gehan stood onWe will file a complaint on the appraiser, too, we hoped Gehan would step up to the plate and honor the information they provided Regards, [redacted]

Good Morning [redacted] ***.In regards to the cabinets please understand this home is over years complete and is well past any warranty timeline for cosmetic cabinets concernsIn speaking with our team and our cabinet installer we verified your cabinets that were installed and signed off by you at close are of the correct, color, material and specification installed in our homesAs a courtesy Our Area Manager had a few doors replaced as goodwill and there are some screws at the venthood that our warranty team is going to replace as a courtesyWe are also changing your cracked floor tile as a courtesyAny dents or other cosmetic marks on the doors are not warrantable.Thank You

Complaint: [redacted] I am rejecting this response because:Hi,I totally understand that after years warranty does not cover.I have explained this many times but let me do that again.My final walk through was just one hour before the closing the house, When I complaint about these issues (Cosmetic, cleaning ) [redacted] (my builder) told me that don't worry we will take care of anything since you have days and year warrantyI had to pay for cleaning before I moved in to my house (I suppose to receive clean house) [redacted] washed my garage floor and driveway after I signed off and when I went for closing.On days *** said he can't do any cosmetic issues so I had to contact Warranty department and they sent Adonay to take care of days warranty issuesFor cabinets and tiles he suggested to wait until months but for months another person (Ron) came to take care warranty issuesRon also stopped responding so I had to email and make phone calls to warranty department againThen, [redacted] started communicating, since then we are going back and forth without any resolution.I can provide emails of communication or [redacted] can too if you have any doubt.Builder installed broken cabinet over vent hood, I would never know until Jared (area manager) visited and when we ask why it is misalignedHe said it was broken while installingI am not getting why would you install broken cabinet.My point is, this is not after two years issue, this is from beginningThe only reason it is been this long is because it is not being taken care in first place Regards, [redacted] ***

Information mentioned in response is not trueGehan Homes is exactly in the business of keeping buyer’s earnest moneyThere was no communication barriers between realtor, us and Gehan Homes [redacted] was playing his game on both sidesHe was telling us that our realtor is giving us bad advise and at the same time was trying to push our realtor (by texting her) to sell his houseHe was offering her bigger commissions on the next home she will sell from Gehan HomesGehan Homes mentioned in response that sales consultant was willing to give 100% of her commission towards our closing cost which is total lieShe was giving us $3,which is not 100%Sales consultant was also pushing our realtor to sell her house, so she can get commissions, not someone elseOn the end Gehan Homes blaming our realtor for everything which is not professional at all! [redacted] didn’t have guts to admit that his team in Alamo Ranch community messed up in the house and didn’t install correct itemsI advise all buyers to check Selection Sheet on inventory home, or they will be short-cut and will pay for things that not in the house! This is how Gehan Homes make there money! Little-by-little they make thousands of dollars by lying! When you ask Gehan Homes to provide particular papers on the house to see what you are paying for, there answer will be: “This is an internal paperwork and not for buyers eyesYou shouldn’t have Selection Sheet in your hands.” Any other builder in town provides Selection Sheet with all details before you even think about signing contractObviously, this is not the case with Gehan Homes, you have to constantly ask for papersPlease, customers pay attention to Gehan Homes preferred lender - Brook Hollow MortgageThis company will twist anything to approve for the loan to make money from youThey cleverly play with numbers and eventually you will pay all there feesThey also get in to the system and broke your confidentiality by getting into your businessThat is true that Gehan Homes is long away from been perfect companyThere response twisted all factsObviously, company not learning from previous mistakes (you can see complains on Revdex.com site)Complains are pretty similar, all pointing to companies dishonestyThis response is unacceptableI want Gehan Homes to take responsibility for there actions! I want my earnest money back! Why company thinks after all this disrespect from there employees I will be having business with them? We appreciate the customers candid feedbackWhen warranty service requests are received through our online portal, they are logged in for tracking and follow up purposes.This customers warranty history is as follows:2/27/- move post move in service request - miscellaneous punch items, none of
them grading related.3/17/- Warranty request with photo to address standing water at fence line common with adjacent houseIt was determined the adjacent house was watering too frequently and that was adjusted.4/17/- Request to adjust front door hardware handleset.10/19/- Inquiry regarding cabinet shelving.On October 30th of this year, portions of Buda and various areas throughout Hays County experienced up to inches of rainfall in a hour period, causing significant flooding in those areas affectedUnfortunately, this customers home is in an area that experienced significant rainfall, causing many homes in the area to floodThe flooding, and subsequent damages, was not a result in any construction defect in their home but in fact caused by the significant rainfall, which is an act of god and not covered under Gehan Homes, or any homebuilders, warrantyWe have conveyed to this homeowner to review their homeowners insurance policy to ascertain their level of coverage for this incidentUnfortunately, Gehan Homes is not in a position to address their flood related damagesWe hope this answers any questions related to this issue

I am rejecting this response because: Gehan has not strived to make this process smoothGehan does not work quickly to repair their mistakesThey lied about closing date, Gehan would have set the incorrect brick on the entire house had I not brought that to their attentionIn fact as of 5/7/they still had not removed the incorrect brickOn April 25, I was offered my whole refund of 12,by *** ***, when I called back May 1, to let him know I was not moving forward with the house all of a sudden the offer was not thereGehan's lack of integrity and their business practice has been based on deceitful acts, lying to customers and withholding their money

As stated previously, any damages to the customer's home were a result of the flooding caused by massive rainfall amounts experienced in various locations throughout Hays County on October 30, It was no way caused by the addition, or no addition, of topsoil to a low spot in the yardGehan Homes regrets any damage caused by an act of god such as this, but is not in a position to address any issues caused by this incident. Gehan Homes will continue to address any warrantable issues not related to this flooding for the remainder of the warranty periodThank you for your inquiry
