In addition, some parking customers even attempt to defraud the parking companies by creating false paid receipts and bank statements, false monthly parking permits, and sharing payment receipts and monthly permits.  This is a significant and substantial problem for ABM Parking, as it is for all parking companies who operate surface parking lots.  ABM Parking has retained our office's services to assist them with monitoring their parking lot and their collections. As you may also know, property owners have the right to protect their property from trespassers.   Specifically, private parking companies, as the owners/authorized managers of these private parking lots, have the right to establish terms and conditions under which a customer is permitted to park their vehicle or use the parking lot.  A customer is permitted to use the parking lot only if they fully comply with the terms and conditions established by the parking company.  If a parking customer does not fully comply with the terms and conditions, they are trespassing.  ABM Parking has signage posted at this parking lot detailing the terms and conditions of using their lots, including payment rates, rules and general guidelines (pre-paying for the space utilized, prepaying for the amount of time they will park, displaying paid receipt face up on dash, etc.)  Issuing parking notices is one way for ABM Parking to enforce their property rights.  Towing or booting vehicles would be alternative ways for a parking company to enforce their property rights On 7/15/17 you parked your vehicle at ABM's Florida lot.  This lot requires the user to prepay for this spot and display the receipt on the dash.  This is the only way the attendant can verify payment has been made.  When the attendant checked your vehicle, there was no receipt on the dash so a notice was issued for NO TICKET ON DASH.  We believe the notice is valid and cannot be dismissed.  You contacted our office on 7/31 with the same disputed information you have included here and you admitted you did not display a prepaid receipt on the dash.  Our agent offered you a reduced settlement of $40.00.  This amount remains open and due.

I issue the complaint with name, address, date , time, lot name and space parked in, copy of my citation, copy of my receipt, photographs of my car and reference a complaint I already made with their company. There was more than enough information to locate my file.
I have written confirmation from them that lots manager is dismissing the citation. Though- they have called me since to say they have received my dispute and it would be reviewed
Because of those gaps- I would like confirmed with/to the Revdex.com they are doing the same

This consumer has stated that he spoke with one of our agents and was rude however he had not stated specifically what she said or did so I am unable to address this. I do know that nobody in our office is authorized to threated to ruin anyone's credit and I will address this and make sure this did not happen and will not happen again.

for some reason the previous two messages are flip-flopped. The company responded first and I responded back (notes re: my conversation with their phone agent and their non-answer and me responding to them confirming they dismissed the ticket).
[redacted] and [redacted] were great to work with and sounded like pleasant people. I appreciate their efforts on acknowledging my concerns on the phone and in person when I stopped by. Overall, it was a forgettable experience but I am glad it is behind me. Thanks for dismissing the citation knowing I paid for the space.

As you also know, property owners have the right to protect their property from trespassers.   Specifically, LAZ Parking, as the authorized manager of these private parking lots, has the right to establish terms and conditions under which a customer is permitted to park their vehicle or use the parking lot.  A customer is permitted to use the parking lot only if they fully comply with the terms and conditions established by the parking company.  If a parking customer does not fully comply with the terms and conditions, they are trespassing.  Issuing parking notices is one way for the parking company to enforce their property rights. Towing or booting vehicles would be alternative ways for a parking company to enforce their property rights.  LAZ Parking has signage posted on their parking lots detailing the terms and conditions of using their lots, including payment rates, rules and general guidelines (pre-paying for the space utilized, displaying paid receipt face up on dash, etc.)    On 1/18/15, a vehicle registered to this consumer was parked at the LAZ parking lot located at State Street in downtown Chicago.  LAZ Parking has advised us that this particular parking lot is a pay and display lot which requires the user to prepay for the parking space their vehicle will occupy and to display the prepaid receipt FACEUP on the dash.  This is the only way the lot attendant will be able to verify that the parking space has been prepaid.  When LAZ's lot attendant checked the lot, there was no receipt on the dash, he was unable to verify payment so he issued a notice. LAZ Parking has numerous signage directing the user to prepay and display the receipt face up on the dash.  We  believe this notice is valid as the consumer has admitted that she did not display the receipt on the dash.  I have requested authorization from LAZ PArking to offer a reduced settlement of $30.00 if paid by 3/5/16.

As you may also know, property owners have the right to protect their property from trespassers.   Specifically, private parking companies, as the owners/authorized managers of these private parking lots, have the right to establish terms and conditions under which a customer is permitted to park their vehicle or use the parking lot.  A customer is permitted to use the parking lot only if they fully comply with the terms and conditions established by the parking company.  If a parking customer does not fully comply with the terms and conditions, they are trespassing. On 3/12/16, a this consumers vehicle was parked at the [redacted] parking lot.  This particular parking  lot requires the user to prepay for their parking space at a marked pay station for the amount of time they will have their vehicle parked, retrieve their receipt and place it on their dash face up.  This is the only way a lot attendant is able to verify that the parking space has been pre-paid.  When the lot attendant checked this vehicle, the receipt showed an expiration time of 12noon.  Since it was after 3p, the receipt was expired and a notice was issued.  We do not know why this consumer did not know what time her receipt expired since when you are walking through the steps at the pay station, there is a screen that displays the expiration date and time and the user has to press OK to accept this agreement.  We believe this notice was validly written and due.  I have attached a copy of a photo of this consumer's dash taken by the lot attendant on 3/12 showing the receipt in large font clearly showing the expiration date and time.The consumer states in her complaint that she would be willing to pay the additional parking fee now, however she claims to have known how long she was going to be parked and could have pre=purchased a longer parking session before she left the lot.  We do not know what this consumer is insinuating by stating that the lot attendant waved at her when she was leaving and that she did not see the notice envelope until 2.5 hours after she drove away.  Our envelope is a standard size and bright yellow.   Our attendants are instructed to place the envelopes under the driver side wiper.We do not believe this complaint should have been filed against us as our company has not done anything wrong. The hotel does not own or operate this parking lot and should not be giving out any information.  Perhaps this consumer should have filed her complaint against the hotel and it's employees and not our office.  She is not taking responsibility for not looking at her receipt and blaming everyone else but herself.As a one time courtesy I have requested and received authorization to reduce this notice to $40.00.

Our office does not have anything to do with the signage that is on the parking lot, we do not own or manage this property. I have contacted the consumer directly and resolved the issue with her today.

I have reviewed this complaint and was able to locate the account.  There are notes that our office did receive a fax from this consumer and we have submitted this for approval to void.  The problem is that the notice was issued at 9:14 and the consumer says he paid the app at 9:17. ...

The lot attendant took some photos of the vehicle and the consumer is nowhere to be found.  Per the pay app, the user is not to leave his vehicle until they have received payment confirmations.  As a onetime courtesy I have dismissed this notice.  I am checking into the email box he has commented on and will check the notices to make sure the correct information is present.  We have not had any other complaints regarding this issue.

This consumer has made some serious allegations.  Since there is very little information provided, I am unable to do any research on which the specific situation is with this consumer.  What I can assure you is that we have no way of obtaining this consumer's credit card information unless...

someone called our office and gave it to us.  We do some payment processing in our office,  maybe a handful of transactions each month.  Virtually all payments made to our office are made online through a 3rd party service.  In addition, we would never process a payment that was not preapproved.   If this consumer can provide us with a license plate number, parking notice number, credit card account number or some type of further information we would be happy to follow up to resolve this issue.

I am rejecting this response because: I did purchases the parking ticket like I was suppose to. And I did places the parking ticket on the dash board, and in the message it states that they took 6 pics and only show 2. That is unacceptable and if you did tool 6 they want to see all of the pictures that were taken. I still disputed the ticket!

Platinum has clear and prominent signage posted at this parking lot detailing the terms and conditions of using their lots, including payment rates, rules and general guidelines (pre-paying for the space utilized, prepaying for the amount of time they will park, displaying paid receipt face up on dash, etc.)  In addition they have a large pay station where you pay to park and we believe it is hard to miss this pay station.  Issuing parking notices is one way for Platinum Parking to enforce their property rights.  Towing or booting vehicles would be alternative ways for a parking company to enforce their property rights.On 5/3/17 this consumer parked his rental car at the stockyards.  There is a large pay station and several signs stating there is no free parking and where to pay.  When our attendant checked this vehicle there was no paid receipt on the dash so a notice was issued.  We believe the  notice is valid and cannot be dismissed.This consumer has accused our company of discriminating against his vehicle because he was a fight crew from out of town.  This is completely outrageous and untrue.  He did not pay to park, there was no paid receipt on his dash and he has admitted twice that he did not pay to park.  Any vehicle that does not have a prepaid receipt on their vehicle's dash would be issued a notice for nonpayment.This consumer claims he sent in a dispute which we never receive which is why we did not respond.  He says he called and left a voicemail which we do have a record of but he did not leave a phone number so we could not contact him back.  THis notice remains open and due in the full amount.

In addition, some parking customers even attempt to defraud the parking companies by creating false monthly parking permits.  This is a significant and substantial problem for Republic ABM Parking, as it is for all parking companies who operate surface parking lots.  ABM Parking has retained our office's services to assist them with monitoring their parking lots, dispute resolution and their collections. As you may also know, property owners have the right to protect their property from trespassers.   Specifically, private parking companies, as the owners/authorized managers of these private parking lots, have the right to establish terms and conditions under which a customer is permitted to park their vehicle or use the parking lot.  A customer is permitted to use the parking lot only if they fully comply with the terms and conditions established by the parking company.  If a parking customer does not fully comply with the terms and conditions, they are trespassing. ABM Parking has clear and prominent signage posted at this parking lot detailing the terms and conditions of using their lots, including payment rates, rules and general guidelines (pre-paying for the space utilized, prepaying for the amount of time they will park). Issuing parking notices is one way for ABM Parking to enforce their property rights.  Towing or booting vehicles would be alternative ways for a parking company to enforce their property rights. I have carefully read the consumers complaint.  I have reviewed the parking notice written by our attendant and I have reviewed his photos taken on the day in question.  First of all I would like to say that Parking Revenue Recovery does not own this parking lot, it is operated and managed by ABM Parking.  We do not believe this consumer is forced to park anywhere and specifically not this lot.  She is choosing to park in this lot and is free to find parking at alternate lots of her choosing.  Due to the outrageous claims she has made regarding the parking lot, we have forwarded this information on to ABM Parking for their review.   On 4/26/2018 at 2:02pm this consumer’s vehicle was parked at ABM’s parking lot located at 201 Van Buren.  This parking lot is unmanned and has a large metal honor box in which the consumer needs to pay for their parking.  When the lot attendant enters the lot, they immediately go to the box and unlock it.  Two auditors have a form where they record all the number of the spaces that have paid to park for the day.  They then check the parking lot, each vehicle and verify payment has been made for each vehicle parked in the lot.  When they got to space 61, there was no recorded payment for that space so a notice was issued for no payment to park.  We believe the notice was valid in being issued and is due. Once the lot attendant has finished checking the lot, they return to the honor box to double check the notices they have written to ensure there is no payment in the box for all notices issued. Parking enforcement is a very expensive endeavor.  If this consumer wishes to have security cameras and the other items she has requested, we suggest she find parking services in a fancy parking garage in downtown Phoenix and she will be paying anywhere from $35 and up per day.   We do not appreciate the accusations this consumer has made regarding our employees.  The lot attendant that issued this notice, she has never once had a complaint about her from another parker.   Also, the way the honor boxes are set up it is impossible for a lot attendant or anyone to steal money from the payment boxes.  Perhaps instead of going around accusing everyone else of wrong doing, she should just pay for her parking space from ABM Parking.  This consumer has stated that she does park in this lot everyday Mon – Fri, which does make her a good customer.  In our documentation from our lot attendant it showed no payment for any parking spaces in the 60’s, this consumer parked in space 61 and we were unable to verify she paid.  We believe the notice was issued valid, however, in the interest of customer service; we are willing to drop this to a $5 fee to cover the parking for the day. why here...

I am glad the the company has seen the fault of running the business without clear instructions to the consumer and have agreed to void the fine. Admitting to not being able to refund the original fee seems that the company has admitted that the original payment was received for the parking spot by the consumer. The whole ordeal seems extremely fraudulent from a consumers perspective. In the future I hope the company can invest in a more modern way of sharing photos with the Revdex.com, as printing and scanning of a digital photo to create a poor image is a poor business practice. Providing unclear photos when clearly there are high quality photos taken and and provided to the consumer, but not the Revdex.com.
