Please note that Rushmore is the servicer of your loanand that the owner of the loan is Christiana Trust, A Division of Wilmington Savings FundSociety, FSB, as Trustee for Normandy Mortgage Loan Trust, Series 2013-15, 500 DelawareAvenue, 11th Floor, Wilmington, DE 19801.Rushmore posted the funds in question on March 22, 2017, and promptly requested that theinvestor prepare the lien release for your property. Rushmore mailed the cancelled/paid in fullnote and mortgage to you on April 5, 2017.On April 11, 2017, the release of lien request was rejected by Burlington County supposedly dueto an inaccurate chain of assignment. After verifying the chain of assignment and resubmittingthe request, it was rejected again on May 11, 2017. Rushmore has since been notified that thechain of assignment is not an issue but that a cover sheet that the county required was missing.Rushmore submitted the release of lien request a third time on June 5, 2017, and is currentlywaiting on Burlington County to approve and provide the release of lien to Rushmore.Rushmore acted promptly to resolve the issue, and any delay is a result of Burlington Countyrejecting the request and failing to provide the correct reason for the denial. Rushmore willcontinue to work in an expeditious manner to resolve the release of lien issue and provide therelease to you as soon as possible.

Rushmore conducted a thorough investigation into the matters asserted in your complaint, and we appreciate the opportunity to provide you with a written response. Rushmore does not feel that an error has been made on your account.
 
First, in regards to your escrow account, your loan was transferred to Rushmore effective on September 30", 2015 with a positive escrow balance in the amount of $1,212.24. The breakdown below shows all disbursement and payments on the escrow account since the transfer date, leaving an escrow balance of $1,833.40.
 
On December 29", 2015 an escrow analysis was processed effective with the March 2016 installment. This analysis was based on yearly taxes in the amount of $2,851.14, and yearly insurance premium of $1,554.00. The projected escrow balance at time of analysis was $1,399.37.
 
The shortage amount of $803.17 was the difference between the projected low point of -$68.97, from the analysis statement attached below, and the required amount of $734.20 (which consists of 2 monthly escrow payments).The escrow shortage was spread over 12 months. The new payment based on this analysis is $1,528.85, which amount may be broken down as follows:
 
> $1.094.82 Principal and Interest > $237.60 Monthly tax payment > $129.50 Monthly insurance payment > $66.93 Monthly shortage collection
 
Second, in regards to your request for copy of the Mortgage Note and Deed of Trust, our records show that the same were sent to you on March 16", 2016. Enclosed for your records again are copies of thesedocuments.

In October 2013, Citimortgage sold our mortgage to a group of investors that use Rushmore Loan Management as their servicer. We were never late on a payment to Citi, but ours is an adjustable rate, interest-only loan set to become full principal and interest payment at the end of this year. Citi must have thought we'd default or something when the interest-only period expires. But who knows? We have never been late on a payment to Rushmore since they began servicing our loan last fall. They misapplied funds once using some kind of strange accounting system that involved their not applying funds we sent in to our payment due! But that got straightened out after a series of annoying phone calls. I was hoping that was just a fluke. We've been getting regular monthly statements and always paying more than the amount due on time, with nothing shown as past due. And then today, we received a notice that our account is in default due to nonpayment of an installment that was due on 2/1/14. They want us to pay $4,713.30. I faxed evidence of our monthly payments, including our February payment, and am considering contacting a lawyer. What kind of business does things like this? It is so upsetting. We aren't quite in a position where we can refinance, but we're getting close, and as soon as we're able to we'll get away from this company as fast as possible. Enclosed is a copy of the responses sent to you June 2, 2016, and June 24, 2016, stating that before any more funds could be released 100% of the repairs had to be completed, an inspection had to take place, and all documentation such as contractor bids, license, W9 forms, paid receipts/material invoices, and an Affidavit of Waivers of Lien from all contractors that performed repairs on the property would need to be sent to Rushmore. However, in a good will gesture, an exception was made and a check for $10,000.00 was sent with Fed Ex tracking number [redacted]. Per the Fed Ex website, the check was delivered June 27, 2016.
