This letter is in response to the rebuttal correspondence dated, June 18, 2016, addressed to the Revdex.com, and received by Statebridge Company, LLC (“Statebridge”) on the same day, regarding Mr***’ mortgage loan. On July 5, a call was placed to Mr*** in an attempt to resolve his concerns however, we were unsuccessful in reaching him so a voicemail was left. According to our records Mr*** spoke with a representative on July 18, who addressed his issues with him. According to our records, during the call Mr*** advised he mailed in his June and July paymentWe apologize for the wait time for reaching a Customer Service representative, however, any time there is a large transfer of loans it creates unusually high call volume. Additionally, we experience very high call volume on and/or around the 1st and 15th of the month as this when payments are due and the grace periods expires. To avoid Statebridge reporting the account late to the credit reporting agencies, payment must be received within the grace period; Mr*** has a day grace period, and therefore, payments received after the 16th of the month are considered as late. Due to the delinquency on the account Mr*** is unable to make payments online. Once an account has reached days past due the online payment option is automatically disabled. Online payments will remain disabled until such time the account is brought current. Currently, Mr*** payment options are to mail in a check, complete a phone payment, or lastly via *** *** bill pay. This letter is in response to the correspondence addressed to the Revdex.com, and received by Statebridge Company, LLC (“Statebridge”) on November 18, 2016, regarding *** *** mortgage loan. Upon review of the above mentioned loan, it has been determined that *** ***
November 1, 2016, monthly mortgage payment was received and credited on November 23, due to an operational issue with Statebridge’s payment processing vendor. Due to this issue, which Statebridge determined to be outside the control of *** ***, the late fee assessed in the amount of $was waived from *** *** loan. Statebridge does not hold payments so that borrowers incur late fees, and credits payments to the loan on the date the payment is received. This letter is in response to the correspondence dated, June 29, 2016, addressed to the Revdex.com, and received by Statebridge Company, LLC (“Statebridge”) on the same day, regarding Mr***’ mortgage loan. In reviewing Mr***’ account we have we have been unable to
locate a payment which was received and returned. If Mr*** has additional information he can provide regarding the returned payment we request he provides it to Statebridge Company, LLC, *** *** *** *** *** *** ***, Greenwood Village, CO 8011, so that we may look into this matter further. Furthermore, we have not yet reported credit on Mr***’ account and if payment is received prior to July 16, 2016, there will be no negative reporting At this time the payment options available to Mr*** are mailing a check or certified check to the address listed above, a phone payment, or via *** *** Bill pay On July 5, a customer service representative attempted to reach Mr*** and left a message on his voicemail. Additionally, correspondence to Mr***’ mailing address on file is being returned to Statebridge as undeliverable due to “forwarding time expired”. Enclosed is a copy of the Welcome Letter issued April 29, 2016, which includes Mr***’ account number and other important information regarding the loan. Lastly, we apologize for the wait time for reaching a customer representative, however, any time there is a large transfer of loans it creates unusually high call volume. Unfortunately, this also applies to the customer representatives’ ability to follow up and make outbound calls. This letter is in response to the correspondence addressed to the Revdex.com, and received by Statebridge Company, LLC (“Statebridge”) on January 19, 2017, regarding Ms. [redacted]’s mortgage loan.    Upon review of the aforementioned loan, Statebridge has been determined on...

December 16, 2015, an escrow analysis was completed which contained an inaccuracy and lowered Ms. [redacted]’s escrow payment.  Once it was determined Statebridge was not collecting enough escrow funds a new escrow analysis was completed January 10, 2017, resulting in a payment increase.    However, as Ms. [redacted] had continued paying the original payment amount there were 6 payments in the amount of $266.16 applied to the unpaid principal balance.  During a telephone conversation with Ms. [redacted] on February 17, 2017, Statebridge advised those payments could be reversed and applied to the escrow account and a new escrow analysis could be completed to lower the monthly payment.  Ms. [redacted] advised this is what she wanted completed.  If this is not Ms. [redacted]’s understanding of the agreement made during the call Statebridge requests she contact our Customer Service number below prior to February 24, 2017.   Statebridge takes Customer Service seriously and will work internally to address the issues.   If Ms. [redacted] should happen to have any further questions or concerns, please contact us at [redacted], Monday thru Thursday 7:00 am to 8:00 pm MST., Friday 7:00 am to 6:00 pm MST., and Saturday 8:00 am to 12:00 pm MST.

Our records reflect that on January 22, 2016, [redacted] account was transferred to Statebridge for servicing. On February 12, 2016, Statebridge was advised that the policy was due for renewal. On February 25, 2016, Statebridge remitted payment to [redacted] in the amount of $1,512.32....

Statebridge has confirmed that the funds were received by [redacted] on March 7, 2016; however, [redacted] has advised that in order to reactivate the policy they are waiting for the [redacted] to call [redacted] back to authorize the activation. Once [redacted] calls them back the policy will be active.

This letter is in response to your correspondence dated June 14, 2016, addressed to the Revdex.com, and received on the same day, about credit reporting on the [redacted]’ mortgage loans.  Statebridge reviewed the payment histories and credit reporting on the [redacted]’ accounts....

 The [redacted] are being reported late on the [redacted] account for the March 15, 2016 through the May 15, 2016 payments.  The March 15, 2016 payment for [redacted] was not posted until June 21, 2016.  Please see the attached payment histories for confirmation.   If the [redacted] records do not agree with the enclosed payment histories, please have them provide our office with proof of payments by providing copies of deposited checks, bank statements or tracking information to any missing payments.  Regards, [redacted] Borrower Correspondence Team Attachments

(hereinafter "Statebridge") to your communication dated September 15, 2015, with respect to [redacted] mortgage loan account.
Our records reflect that this loan transferred to Statebridge on July 15, 2015 from Vertical Financial. Statebridge has researched the payment amount and confirmed that the wrong payment amount was provided at the time of transfer. Statebridge has updated the escrow payment to be $364.43 for a total monthly payment amount of $1,605.81. Additionally, our records reflect that the fee in the amount of $27.96 was assessed to the account on July 9, 2015 for legal fees. This is reflected on the attached payment history.
The July, 2015 payment was being held in a suspense account due to the payment amount being incorrect in the system. Now that the payment amount has been corrected, a task has been opened to apply the July payment accordingly. That will leave the above referenced account due for August 1, 2015.
Finally, Statebridge has been experiencing extremely high call volume due to a high volume of newly transferred loans. The call volume is starting to decrease and we do not anticipate this to be an ongoing issue.

I am rejecting this response because: This company has a History of charging late fees to others in my same situation and takes same attitude. Prove the mail came in on time as proposed by the Bank mailing the paper check to StateBridge. All I can say is in past 10 years using this method of payment, all paper checks have arrived on or before the day claimed by the Bank mailing the check. StateBridge in my opinion is just trying to make another $5 charging consumers for paying on line- while others do not charge at all. Also note StateBridge says they do not make loans but it appears they have 6 or 7 loan originators registered with the NMLS to write loans. And again, all ome has to do is [redacted] STATEBRIDGE to read other multiple complaints of same issue as mine. StateBridge claiming to receive the paper chech from the Bank 10 days plus after it was mailed and never having a issue before with the "Bill Pay" from there Bank until trying to mail to StateBridge. This Company either intentionally extorts money from it's customers or they have a serious problem accounting for PAYMENTS RECEIVED.

payoff was received on October 20, 2016, and therefore, the account is no longer active including the escrow account.  After the payoff of it was determined there was $59.52 in surplus escrow funds and $12.05 in excess payoff funds.  Therefore, a surplus check was issued on October 24, 2016.  Statebridge’s records indicate that taxes for the property are due between October 1, 2016 and December 31, 2016. Since the loan was paid in full and an escrow surplus and payoff surplus were provided after the loan was paid in full and before the last due date to pay taxes (December 31, 2016), Statebridge did not pay the taxes as Statebridge no longer services the loan. Statebridge stated and agrees that on January 22, 2016, [redacted] account was transferred to Statebridge for servicing. On February 25, 2016, Statebridge remitted payment to [redacted] in the amount of $1,512.32. Statebridge has confirmed that the funds were received by [redacted] on March 7, 2016; however, [redacted] has advised that in order to reactivate the policy they are waiting for the [redacted] to call [redacted] back to authorize the activation.
