This letter is in response to the correspondence dated, June 17, 2016, addressed to the Revdex.com, and received by Statebridge Company, LLC (“Statebridge”) on June 21, 2016, regarding Ms. [redacted]’s mortgage loan.    Statebridge has conducted a thorough review of Ms. [redacted]’s...

account and our records indicate a customer service representative attempted to complete a Welcome Call on June 11, 2016, at 11:03 am and was unable to reach Ms. [redacted], additionally, the representative was unable to leave a voicemail as the mailbox was full.  On June 17, 2016, Ms. [redacted] spoke to a representative and a payment was made on June 17, 2016, which brought account current.  Ms. [redacted] was unable to make an online payment due to the delinquency of the account.  Once an account hits 31 days delinquency they are no longer able to use the online payment option.  Therefore, a payment must be made via check, phone payment or by using Western Union bill pay.  As the account is now current Ms. [redacted] may begin making payments via the online option.     Lastly, we apologize for the wait time for reaching a customer representative, however, any time there is a large transfer of loans it creates unusually high call volume.  Unfortunately, this also applies to the customer representatives’ ability to follow up and make outbound calls.    If you and/or Ms. [redacted] should happen to have any further questions or concerns, please contact us at [redacted], Monday thru Thursday 7:00 am to 8:00 pm mst., Friday 7:00 am to 6:00 pm mst., and Saturday 8:00 am to 12:00 pm mst.   Regards,   [redacted] Borrower Correspondence Team

To Whom It May Concern:
Thank you for your recent letter of communication to Statebridge...

Company LLC ("Statebridge") dated September 23, 2015, with respects to Ms. [redacted]'s mortgage loan account.
Your error assertions are overbroad as they are regarding substantially all aspects of the loan, including potential errors related to origination, servicing, sale or securitization, and foreclosure as well as to the credibility of substantially every borrower payment and escrow account transaction. These vague assertions are not reasonably understandable and are included with a voluminous tangential discussion and request of information such that we cannot identify any specific error that requires a response. You have not asserted a dispute as to any specific amount due on your loan nor have you made any specific allegations of an identifiable error as to the loan. As a result, Statebridge will not take any corrective action and will seek enforcement of the loan document according to their terms and applicable law. Should you wish for us to investigate your concerns, please provide additional correspondence identifying the specific error you believe has occurred on the account.
For purposes of debt verification, please be advised that the above referenced account is due for the March 1, 2015, payment. The following figures accurate as of September 28, 2015. Due to the potential daily variation in interest, accumulation of late charges and other charges, the amount actually due on the date you make payment may be greater.
Outstanding Principal Balance:
Delinquent Payments: $ 104,432.89
$ 8,620.43
Late Fees:
Non-sufficient Funds Fees:
Recoverable Corporate Advances: $ 390.34
$ 0.00
$ 24.00
Suspense Balance: ($900.20)
Further, our records reflect that the above referenced loan was transferred to Statebridge on July 15, 2015 from Vertical Capital Income Fund (Vertical). The loan transferred to Statebridge with a due date of March 1, 2015, which was also verified by the Vertical loan history enclosed. The last payment received by Vertical was on June 26, 2015 and was applied to the February 1, 2015 payment.

was determined [redacted] was not provided the most accurate information during his telephone call on August 18, 2016, with a Statebridge Servicing Specialist.  We apologize for the inaccurate information provided during [redacted]s telephone call. Payments are posted to the account with an effective date which reflects the date the payment was received by Statebridge and not based on when a payment is processed.  Statebridge did not assess a late fee as the payment was received within the grace period allowed. This  is reflected on the mortgage statement dated August 19, 2016.  We advise borrowers to allow 7-10 business days for delivery when mailing a payment via the United State Postal Service (“USPS”) to allow for delays in delivery.  If you and/or [redacted] should happen to have any further questions or concerns, please contact us at [redacted], Monday thru Thursday 7:00 am to 8:00 pm mst., Friday 7:00 am to 6:00 pm mst., and Saturday 8:00 am to 12:00 pm mst.

determined Statebridge is currently in the process of completing the lien release.  The delay in completing the lien release is due to the timing of the service transfer and receiving the entire loan file from Chase.   Once the loan file was received Statebridge needed to complete our due diligence in reviewing the file and completing the appropriate steps to release the lien.  At this time the appropriate department is in the process of getting this completed and recorded.   Additionally, as the loan was paid in full as of May 13, 2016, Statebridge will no longer be responsible for issuing tax and insurance payments.  Due to the remaining balance on the account after the payoff funds were disburse, Statebridge issued a refund check in the amount of $1,781.26 on May 13, 2016. Lastly, we apologize for the wait time for reaching a customer representative, however, any time there is a large transfer of loans it creates unusually high call volume.  Unfortunately, this also applies to the customer representatives’ ability to follow up and make outbound calls.
