Bogus charges while vacating the house
Beware of this company and avoid it. They will add bogus made up charges in their final settlement notice or whatever they call it. They will charge you stupendous amounts of money for things that are not even broken. $500 for a fence gate that was not even broken. $250 for a missing key.
Please avoid this company and they have a very very bad rating on BBB.

Terrible company
They damaged private property of adjoining homes in a neighborhood and refuse to repair or make amends for the damages. Drove tractor through my yard damaging it I refusing to make preparations.

Dont do it!
they are so0000 bad and will not pick up the phone AND WHEN THEY DO ITS JUST HANGUP! I hate renting from them they will add $500 at the end of your lease even if all the paperwork is filled out just to see if they can sneak it by on you

Find another Lease Holder
I have been leasing a property with Tricon for less than 60 days and it has been nothing but trouble since I moved in. When I submitted my deposit via their online portal I was charged twice! They REFUSED to immediately refund my money for this overcharge; even though it was very apparent on my end and theirs. Their solution was to credit my account, yet this isn’t what I, the customer requested. MULTIPLE calls had to be made and it was a long unnecessary process. Adhere to the customer’s request, that’s what customer service consists of.

NEXT, keep in mind I’ve only been here less than 60 days, roughly 45days. The over the range microwave that came in the home stopped working. This was reported through the Tricon app to the maintenance department on 12/13/22, no response was ever received confirming an appointment for the repair. I contacted Tricon via the 844 number only to be told that the microwave that comes with the home that I’m paying for monthly would NOT be assessed by a technician until 12/29, YES you read correctly 13 days AFTER being reported in a newly leased home. This is what Tricon refers to as Superior customer service? I’d like to see worse I contact Kièr, who was supposedly assigned to me as a liaison to contact with issues within the home during the first 30 days, yes it’s over that timeframe, but no worries no assistance was received from him. I fully comprehend the microwave may not be considered an essential appliance like the heat or air conditioning; however it’s an important appliance that I utilize daily frequently multiple times per day. Not to mention I had holiday guests visiting so I can’t reiterate how much of an inconvenience this has been. Now if I wasn’t able to pay for living here for 13 days, would Tricon be understanding or could I anticipate my phone ringing nonstop along with the receipt of eviction orders to vacate?! But it’s fine for them not to repair issues within the home, NO it really isn’t. Find another property! This is SLUM Lords at a different level.

Save my son's home.
I lived at Tri-con home since my beautiful sons were born in 2012. I watched the company grow as my sons did. I was friends with a co-creator of the company. After all my families loyalty. I'm told I'm being sent a non-renewal. Right after I went threw a divorce. I was given the run-around everytime I tried to speak with someone about my renewal. I was told that I needed proof income and then that I wouldn't need it. I was told to "keep paying the rent and we'll test it out!" I was told that they were going to send me the renewal paperwork for a reasonable increase I might add. I was never late since my wife left me. I had to gather the pieces and figure out the next step. Now I went through all the effort and they are telling me to retain a lawyer. This is the way they do business. "Deception!" I was lead to believe they were helping me when their plans were to pull the rug out from underneath me. You may ask the reason. I believe it is because the rents have dramatically increased in my area and I'm still paying quite a bit less due to my longevity in this house. I now have my sons who attended a great school they their entire life in jeopardy of losing their childhood home so, a large company can make a little extra dough. When my wife left I also took in my handicapped mother to help with bills and the children, and come the 1st of the year, they are trying to throw us on the streets. attn: Christina Szy..."retention specialist"! "Zero stars!"

SCAM
First of all… one star is too much. The whole application process seems like a scam. They made it seem as if income was all that mattered. Quick to engage us just enough to want to apply fast. Did not mention anywhere how strict they are on credit. And they sure were quick to tell me how fast I was denied after ONE disqualifying charge on my credit report even though my husband has good credit. So they just made a quick $110 off us. It’s not right, taking a hit on our credit just to be denied but had they mentioned how “strict” they are on that we wouldn’t have even bothered. If you really want one of these homes just make sure the one with the better credit is the main applicant even though they say it doesn’t matter. Although, it might not… guess they couldn’t see I’ve been paying my car of $500 on time for over a year but yea it makes sense to punish ppl over one negative charge smh. Was just trying to start a new life but thanks for nothing TRICON. If I were you, I wouldn’t even apply here.

Extremely Angry and Frustrated with Tricon
I rented a home in Rockwall, TX in March 2022. I was asked to submit a an email with a move in checklist of maintenance items that need to be addressed to my Maintenance Supervisor/Tech, Fred M. Mr. M. didn't respond so I sent another email asking if he received my email to which he replied he did but didn't have a chance to review it and would call me back as soon as he got back into the office in about an hour. I never heard from Mr. M. again. I continued to email and call him; however, to no avail.
To date, I have submitted my requests over and over and they either get cancelled by Tricon or they misteriously disappear. Tricon maintenance call taker have put in my request over the phine, and guess what, they weren able to find them either time! How convient. A few of my issues have been taken care of after repeatedly calling Tricon, holding for as long as an hour and a half many times. However, the some of the "repaired" issues are still an issue...like the leak under my bathroom sink...two different technicians have came out and the second technician said there wasn't a gasket to keep the p-trap from leaking. Well, guess what...it's still leaking!
The call taker this evening, Eliset, said the plantation blinds were my responsibility to repair and I said no, they were on my original move-in repair list and you guessed it, she couldn't find them on any of my requests either. I have all my emails and text messages to Mr. M. with the complete list of items that needed to be addressed!
I am so tired of calling, and holding, to get original move in items repaired it's not even funny anymore. I am so angry. You can bet if I didn't pay my rent, they would be hounding me for payment or give me an eviction notice. Maybe that's what they want so they can keep my deposit.
I will continue calling until I receive a satisfactory resolution to all my move in issues.
I will not recommend Tricon Residential to anyone. Tricon is tied with my worst ever rental experience. I am a single female and rent because I cannot adequately perform home maintenance and I have always loved the fact I could submit a request, and someone fixes the issue.

Terrible company
They have been terrible from the start. Once you sign the lease they no longer support you or care really. I have around 10 maintenance requests open and have only had someone out one time to make any repairs. He repaired a sprinkler head and a door knob. From the beginning the communication was terrible. You are placed on hold and no one ever pics up and when they do they have no idea what is going on. When I turn on my dishwasher water pours out from underneath not that I would use it because the inside is nasty and all rusted out. Last week an under mount sink fell out of the opening crushing everything underneath the vanity. The next day one of the under mount sinks in the master started separating as well. We now have 5 people all using one sink in the master bath. Do yourself a favor and stay clear of this company to avoid headaches. Corporate slum lords.

Refund scam for home
We were renting a home with tricon they denied us less than 24 hours we qualify income verified job
have not received our refundable deposit fee.
Been waiting for over 2 weeks to receive our refundable deposit base on them saying we don't qualify.
This company shall be zero compliance with the BBB we are filing a strong liable suit against tricon

AWFUL Company!
When repairs need to be done the send out the cheapest option possible. Our roof needs replacing and they patched a hole and left the rest. Window screen are warping, fencing is starting to fall apart. We take excellent care of this home but I refuse to pay for things like fencing when I do not own the place. You call and call and they promise maintenance will get back to you and they dont and they say because they are working from home that they dont have a supervisor to escalate the situation to. Bogus, bogus company!

Broken Promises
I was promised a house power washing each year with the renewal of the lease. Now they are saying that it my responabilty to have the house power washed. I do not own the home and I keep it up to my best abiliaty. They can go up on my rent but refuse to take care of their property. It's a shame they way they treat good paying costomers. Once this lease is up I will not be renewing it. Tricon Homes is a BIG LIER

Refund not issued yet
I am writing on behalf of an elderly parent who mistakenly paid this company for the possibility of renting a home. He was told that there was an application fee and a refundable deposit that needed to be paid. He paid both but was denied due to income but the refund has yet to be issued. I will call on Monday but am appalled at the way this company seems to conduct business. My parent needs that money as he lives on a fixed income and had no food due to this injustice. I expect the refund soon or I will seek legal counsel and believe me when I say that I will. I also have connections with media so do the right thing and refund his money. Sad that in times like these that companies take advantage of those most vulnerable. You should be ashamed.

Poor service
I could go on and on about why they are horrible. I don't feel like writing 10 paragraphs. I will just say this, They have less than a 1.5 star rating on the BBB. Don't rent from them.

Scam
I found the perfect home to rent and applied. I was denied in less than 24 hours of my application processing. I was not able to reach a representative over the weekend which is understandable. I called early Monday morning to find out my application was denied due to an active landlord collections. I was completely shocked. This was baffling because I've been in my current unit since 01/01/2019 and have never been late on a rent payment. Per Tricon, this occurred 4/28/2019 and to contact Experian for further details. I contacted Experian and Credco / Corelogic which ran my Experian credit report. Both stated there was no active landlord collections for myself of my spouse. I called Tricon 3 times to resolve this issue and was told there was nothing they could do. This was clearly an error entered by the "specialist" that denied my application. So to sum it up. I paid $100, they ran my credit which was a hard pull, lied about the Active Landlord Collections, denied my application, and won't refund me due to policy. I'm not sure what type of business they're running but this seems to go along with the rest of the reviews of them collecting application fees with no intent to rent properties. Truly disappointed in my experience with Tricon Residential.
After the denial I also received an email regarding a walk in payment system with an account number.I spoke with Gelsey and now Tricon states this is just an open collections effecting my denial (which is in dispute with the original creditor) . This business is all over the place and honestly a godsend that I was not approved. I should have went with the reviews and not applied.

Many problems
We rented the house we are currently in. I guess there was a cockroach problem prior to us moving in. They said it was like a new house because they replaced everything. Perhaps they did replace some things, but putting cheap carpet in over old padding doesn't work. Not only are there cockroaches still, but bugs non stop. The front door they haven't fixed. There is no weather strip on it. We are to take care of the yard, but there is NO water in the backyard and it's about a quater acre. There are cracks that go atleast a foot deep all over. I guess they just cut the pipe that runs to the back faucet. The second bathroom was redone, but it couldn't be any less shotty. The glass shower door fell off the track and broke over my 5 year old daughters head and cut her up. That was aweful. I have to run and walk over the glass barefoot and carry her to the master bathroom to rinse her off and get the glass out of her. Then it took them two week to replace the shower door then charged us $600.00+ for the door. We had many little issues like the handyman who couldn't fix the gate properly. The thermostat broke and I just forked out the money for that. The bugs&roaches are the worst. I must spent a few hundred dollars a month, which I can't afford. I spend most of my days cleaning and doing yardwork and still it's a problem. I also have to run two hoses that go around each side of the house to have water. Ridiculous.

Air Conditioning & Pool Problems
I had a problem with my AC on really hot days and pool water circulation system compromised due to bad timer and water leak! I discussed possibilities with Wendy and Jose to find they went out of their way to solve my problems and help me to feel they were right there anytime problems occur in the future! OUR EXPERIENCE WITH THE MAINTENANCE TEAM HAS BEEN SUPERB. YOU PUT IN A REQUEST, AND THE TEAM IS CALLING YOU WITHIN A COUPLE OF HOURS. JANET IS AMAZING. WE HAVE TRIED SUBMITTING THE SURVEYS THAT ARE SENT TO PRAISE THE TEAM, BUT WE ARE NOT ABLE TO SUBMIT THOSE THROUGH. WE WANTED TO MAKE SURE TO GIVE PRAISE WHERE PRAISE IS DUE, AND WANT TO MAKE SURE THAT THE EFFORTS OF THE MAINTENANCE STAFF DO NOT GO UN NOTICED. WE HAVE BEEN WITH TRICON FOR 5 YEARS NOW, AND JANET HAS BEEN TAKING CARE OF US, ALONG WITH HER TEAM OF EXPERTS SINCE THEN. KUDOS TO JANET AND HER STAFF.

Horrible service and communicatiion
we rented a home from tricon in concord, NC. We have had a horrible experience with tricon staff. They aren't knowledgeable of things offered by their company. Terrible communication from staff. We had problems with a few things when we were checking the home out and were told it would be taken care of. One major issue was the landscape. The hoa here requires the yards to be kept a certain way which is fine. The home had been empty a couple months and the yard was not up to code. We were told it would be brought up to where it should be. After many emails and having signed the lease since we were assured it would be handled all communication stopped. I finally got in touch with an employee of tricon who informed me that tricon was not putting money back into homes right now. The yard would be our problem since we had signed the lease. Avoid this company if at all possible. They are pocketing the money and sticking the renters with the problems of the homes.

Tricon Homes
I rented a house in Florida.. it had a pool.. we paid our rent on time every month. We signed an 18 th lease to get the free month rent. Now being told they don’t see that on my account. Of course they don’t but what they don’t realize is I worked with a licensed realtor to rent this home and I’m glad I did.. I have all the proof of the free rent. I’m awaiting a call back now if they don’t credit my account I will take this to the attorney general. And hire an attorney. This has been a disaster. They won’t fix things properly. We spent more time trying to keep our pool clear of run off drainage water due to poor landscaping than we did using our pool. What a waste of money and they will take advantage of the next person too I’m sure. They had HOA violations and thank goodness I had pictures from the day we did walk through because they were planning on making us pay for their sod issues that were reported during our walk through and were never handled.
