If I could give a zero I wouldWe have had issues ever since Tricon took over for SilverbayNow the biggest issue is the moldI wish I could upload the videos I have of water bubbles leaking from our walls in our living with mild on the walls coming throughBut I cannotThey have had contractors come out and clearly state in the estimate there IS WATER DAMAGE TO THE CEILING AND THE WALL, yet only are fixing the roof and chimneySo needless to say, I continue to call and try to make sense of this situationI’ve complained about the water leaking and damages beforeThey said the wall wasn’t wetOf course it’s not wet, it hasn’t rained in a week! I really really wouldn’t recommend this rental company for anyoneThere is so much damage that when the water fills up in bubbles on the wall on the inside that’s a problem!!!!!! The wall on the inside of the house, swells up when it rainsThere is an outlet and a fireplace and a light switch all where the water comes down fromI’ve heard crackling noises come from the socket plenty of times as wellFor the amount of money we pay for rent, you would think they would try to Handle this better and much faster considering I have three small children! All three are sick at the momentMaybe that’s from the moldMaybe notI will be bringing them to the doctors today to find outThis company has taken our ulitlies bill out of our name, even though they were collecting our rent monthly, and stated they did so because they thought the house was vacant! How when you’re collecting and cashing out checks!?

Since my property management switched over to TRICON it's been a MIGRAINE every month My a/c wasn't working towards the end of May blowing warmer air I called numerous times and someone would eventually come out I called the EMERGENCY MAINTline days in a row...no air conditioning in AZ...SERIOUSLY????!!!! I had to keep taking time off work or wait for someone to have the time to come out It was a faulty unit ...finally replaced in AUGUST....smh I had to run the a/c and my fans and I was still sitting in hot airThey didn't care..they went home to a working unit Why did it take months to fix??? Then of course with all of that my electric bill shot through the roof...common sense would tell you that...why is it almost NOV and I'm still fighting to get a credit on my rent for their faulty equipment and they need proof...they need more proofI have sent them EVERYTHING they asked for and on top of that they don't like to call me back leaving emails/lots of messages have to call in and get seriously pissed off to get anything moving I am so incredibly over this ratchet *** company I see why they have an "F" Revdex.com rating I am seconds from obtaining an attorney and filing suit against them They posted my rent online in Oct for an amount...I paid itThe next month they are trying to tack an amount for the difference what it should have been and wasDo you think I got any contact from them....NO!!!! This company is a fraud and if you see them leasing or selling houses runI'm going to be relocating to Georgia an was there this past weekend looking for housing I applied before the *** *** *** *** ** house and towards the end was the application fee of $and something I had never seen before was $holding fee I immediately got on the phone and spoke with a customer service at 1-844-874-and it was explained that the holding fee is just to process my application and it would be (refunded back) there was no additional information providedI was also told I would be given the approval by SundayI didn't hear from this company until Tuesday which I had been approved for another house and went with itI immediately called and asked my application to be cancelled an when I would get my $holding fee I was told it was forfeited at no time that was shown or explained to me when I spoke to customer serviceI want my money backThis company is a fra

In January we wanted to extent our lease , we tried to get in touch with them using the phone they have on their website ***, with no luckWe always were paying our rent on time using rentcafe and when we saw that in January ( beyond our lease) we were changed our regular month rent,we paid it.In February 2016, the same thing, regular month rent, we paid itToday I wanted to pay March rent and what a surprise, now we have been changed 250$ extra (month to month fee) with no notices or anythingI tried to call them again and same no luck to reach themI even tried to call to request the emergency maintenance, nobody picks up ( we do have actually roof lick during heavy rains too, but I guess I will need to open maintenance request online since apparently nobody picks u

[After reviewing the documents provided by Tricon american homes the company contradicts the lease I signed with themI spoke with *** *** on March a representative for Tricon american homes I asked her why my rent was denied when I tryed to pay on august I knew I wasn't able to move out in two week time frame I was given by Tricon american homes*** told me that my payment was denied because I was consider a " Hold Over " resident and the company cannot accept any form of payment from hold over residentsThe documents Tricon provided shows that Tricon american homes accepted payment on my behalf after July 31, So on the the charges they are claiming outside of the rental paymentsWhy am I being charged for an eviction when Ticon did not have to evict me and was accepting payments on my behalf for both of the months I stayed past my lease? Why am I being charged a late fee when Tricon Refused my payment? Im currently working with housing to get the supporting documents Taji surpervisor is putting the case under investigation because Tricon was not suppose to receive that letter and should have never received any rental payment on my behalf because there was no contract between tricon and me or tricon and housingTricon provided the lease that states the end of my lease and also provided the invoice of the payments they acceptedI was unaware that housing my still making payments on my behalf because I withdrew from the housing program on 8/1/I was blessed with a good job and no longer needed it or the hastle that comes with it After reviewing the documents provided for the charges tricon is claiming I owe they also contradict each otherthe move out inspection states for trash removal but the document that has the pictures states trash removal was in the pictures its shows a tire and a metal outdoor tableThe tire is at the end of the driveway and the metal table is next to the neighbors fence(this table is the neighbors thats why its next to their fence I spoke with the neighbor and he is willing to tesify if I have go to court on this matter)both items I did not leave the neighborhood is in a bad area and the city has issues with people dumping across the streetI should not be charged for things that are put in the yard after I leave the premisesThe landlord is responsible for the upkeep of the yard it is also stated in the lease tricon providedanother example to prove thar Tricon homes is taking advantage of the situation and maliciously making chargesItem on the break down list is a charge for pressure wash driveway and sidewalk for dollarsTricon is the reason the driveway and sidewalk is dirty and needed to be pressure washedThe city cited them to clean the roofTricon had the roof cleaned but never cleaned the run off from the roof that it caused to the sidewalk and drivewayI complained the same day I was home when they cleaned the roof, nothing ever happenedAnother example is the charge Item removal of wasp nest dollarsThe contract Tricon provided to the Revdex.com states clearly states landlord pays for pest controlItem install two exterior door locks and lock box Do they charge every tenant for new locks? Tricon was given all the keys to the home the day I moved out and the locks were never changedThere is no reason I should be charged for locks when the lanlord had keys for them and also had the keys I gave back to themAnother good example is Item install fridge handle Tricon replaced my fridgemonth later the handle broke and I contacted tricon to inform them of the broken fridge door handle came offThe fridge is covered under a warranty tricon has with the supplier of the fridgeI cannot be charged for malfuntioning applanices that are covered under a warranty with the supplierThe amount for painting is another outragoues chargedo they charge all their tenants to paint when they move out? Tricon again contradicts these amounts on two separate documentsone says the other says this is for the same work why is there two different amounts? but this paperwork that contradicts itelf is suppose to prove to validity of their claimswhich amount is correct? which amount was I actually charged? There are countless inperfections with the information they providedMy deposit was enough to cover any issues with the homeWhy did Tricon wait months before telling me of these chargesTricon had my forwarding address, my phone number, and my email address along with my place of workWhy am I getting calls from a collection agency when you never gave me information saying I owed you anythingwe never went to courtthis is another was for *** *** to continue harassing me why else would you wait months and than attemp to collect a debt I never knew I had. ]

On December 29, my house caught fire and my family had to move to an hotel until the repairs were done and we were permitted to move back into the home Fortunately I had renters insurance so they put my family in a hotel and they stated that I would have $of living expenses it is now February and the home is just now getting worked on since the fire , however the funds have run out and the rental company required that I pay the rent even if I wasn’t in the homeI reached out via Google and left a review about how they require me to pay the rent even though I wasn’t living in the home the company reached back out to me and stated that I wouldn’t have to pay rent until I move back into the home if I would remove the bad review but now I don’t have anywhere to stay and where I’m staying it cost a lot more than my rent I ask would I be able to

Very bad " fresh start" experience here in Stockbridge Georgia for my children and IThe process to move is was costly and efficient! However, moving into this home has been the most stressful thing my family has endured! We moved into this home mid-july and about weeks after that the issues that apparently had been ongoing resurfaced! A downstairs toilet overflowed and it just would not flush for whatever reason a plumber was sent out twice but he just couldn't get it right and actually he wasn't a plumber he was someone apart of the maintenance team with tricon, the same day Pest Control came out because I have been hearing sounds in the attic and apparently there was scores or some type of wildlife that was crawling through trying to scratch and get through so they were called out to do the adjustments and to see what was you know going to take place next they came back about two weeks later after I had to contact everyone to see what had happened with that to repair those holes Pest Control told me that there were several entryways in the upstairs roof that were allowing the animals to get in so I took him about an hour and a half to repair those and that was completed he also told me that the roof of the home was very very soft he said in his entire years of doing his job he had never walks on the roof that soft so I'm dealing with a soft roof and that has not been addressed the same day water had been good showing out apparently for a couple days since we moved here but we never hooked up the washer so we didn't know and went in the laundry room but water leaked into the downstairs bedroom that my young son lives in destroyed his shoes destroyed other things in his room created mildew or mold on the wall and there's an additional Closet in there so the wall just stinks Creative Carpet came out to clean it pull up the padding and the funny thing about it is that when the carpet company arrive they already knew where to go and what to do and I asked him how was he so aware of what was going on and he said because he's worked on this home several times with these issues! Also that same day someone had to come out to look at the refrigerator because since we moved here all the food was going bad and it just will not stay cold or frozen so when the guy came in he looked at the refrigerator he immediately said I'm going to go and get another refrigerator he came back he brought a brand new refrigerator the very next day Creative Carpet came back and they put a camera underground because the house has a private septic tank and he told us that the septic tank was full and it needed to be emptied immediately about two weeks later someone came out dug a hole in the backyard to do whatever he needed to do with the septic tank so after completing that there is a hole in my backyard a mud sinkhole maybe about ft deep and about to ft wide with just dirt on the top of it the guy that repair the septic tank took out ladders from under the ground and all kind of other the metal debree from out of the ground that were on top of it he just tossed that trash alongside the backyard in the woods that I'm sure I'll be responsible for removing once I move from the homeThis past Friday on the 31st of August we return home and there was more water damage coming from a different area apparently there's a leak behind the water heater that has been leaking and this is an ongoing problem because there was tape placed over it so water is constantly leaking out of the pipe the carpet company was called do tricon and they came out that Friday to pull up the padding and do whatever they did but all he does is pull up the padding so on Tuesday at 11:a.mthere's a sour rug downstairs in my son's room as long as water is still dripping I'm having to go behind the water heater and turn the water on and off so that my family and I can just live no one has yet contacted me about a plumber or anything else so I'm just still waiting around I was also told that I would be responsible for the water bill that has apparently been leaking for all of these days! Yes it was a holiday weekend but emergencies are emergencies I didn't know that a holiday took priority over your family being with or without water and having those kind of issues which sleeping with that kind of water damage and just having to go through that much especially with this costly as the rent is here those are just some of the issues but not far from being the only one because there are several and I've been trying to make maintenance request online since I moved here but for whatever reason or unable to for whatever reason you have to just call and just make one with an actual operator which this doesn't work because you always need something on paper to go back and look at so this has how my experience has been with tricon American Homes I'm not even two good months into being in this home and I actually hate it

They are the worst company I have ever encountered! I had a deadline to moveI wanted to see one of the homes but an agent was not available for two weeks but they said any agent can show me the homeThey said the home was available and no applicantions have been submittedThe next day my agent showed me the home and I immediately put in an application on itThe lady called me back and said she needed two forms of IDSo I said I will email my second form first thing in the morningNot sure how many people have a drivers license and a passport or government issued secondary form but luckily I have a passport I explain to her I had to move out my apartment in days because they rented out to another tenantShe said she would do her best to get the application completedSo I went out my way to ensure they had all the documentation they neeeded and submitted the next dayI called and followed up days later and no responseI check the status and my applicantion was cancelledI called customer service and they said the place may have been rented to someone elseHow is that possible when there was no applications on it? So basically they took my $She transfer me to the person that did the application and I left a message no responseHere it was move day and I had no where to goThey didn't even pull my credit because I get alerts everytime it's pulled and never called me backI am glad I didn't get the place because if they are this bad to get in the place I can only image how they are as a landlordThey took my and probably doing the same to othersTo make matters worse the place was still showing available weeks later

Tricon American homes is billing me for the month of April when my lease was already done, I moved out on March 31st,( Spoke to Morgan *** and told her I will not be renewing the leasethey are lying about the deposit I gave to the original company I was leasing the rental property from( Click Realty 3000, dollar deposit) saying I only gave deposit, not to mention I was without AC for an entire month during the summer and it was until I called the health department that the company decided to fix the AC, during fixing the AC the contractor busted a pipe in the attic and flooded the bedroom and hallway, fixed the leak but didn't do anything about the flooded carpet, the carpet grew mold causing the entire family specially my daughter to become very ill, she now suffer from severe asthma, My wife and daughter moved out since the begging of march due to the toxic mold in the house, my daughter had to be moved to a different school and move in with my wife's parentsMor

I applied for a property on 11/and called in Monday and the property already had a approvalThat was fine so they never processed my application and agreed to refund me when I called that MondayAssistant property manager *** says it will take up to 7-days since coming from CaliforniaI don't understand why a rental company would not able to refund back to card that made purchase was kind of fishy to me cause other place I tried to rent from and who had good faith returned to my cardSo a few days later I called back to see if they could speed up process and they stated now it was going to take daysI went off cause I have to move by 12/and I could use that money for those expenses I got ahold of property manager *** *** who was stating this who says said he had not direct numberWhat leasing manager does not have a numberI wanted a few weeks contacted again during business hours and failed to get called me back after I left voicemail for assistant property

I have been with Silver Bay 1yr before the name changed over to tricon American homes I have been with this company 4yr and 7mo me and my family is on the Section program and now I have received a letter stating that I have to vacate or they're taking me to court because they did not participate anymore in the Section program I feel so depressed and disappointed me and my family have no money to move or deposit I feel tricon American Homes is throwing me and my family in the Street that have to relocate and that is far too me or my family the letter that I received stating that if me and my family is not out May 30th of we will be taking to court and I do not understand why I will be taking to court if I never did anything wrong

Very poor customer service and they set you up to not qualify due to it being decided by a computerThey take your money then say try again in daysThis place is fraud and poorly managed

I gave a full deposit for rental agreement When I left the property I followed the list of what needed to be done to the home and they charged me bogus items I contacted *** *** with the company several times and she stated she would look over the discrepancies and get back to me and I never heard from her again I called and emailed several times without a response They kept almost $of the deposit for items that were either not stated in the move out agreement or were charged without reason

Never again Tricon American in Sacramento! They act like residents are a nuisance when they call in a maintenance request. Now I'm having to retain an attorney because they are threatening me about roof repairs and gutter cleaning when I have only lived here six months. They are trying to get me to pay for gutter cleaning claiming it's my responsibility on a house where the roof needs replacing and gutters are in bad shape or missing. I'm reasonably certain the gutters haven't been cleaned out in years - but they are trying to get the $$ out of me - which is illegal. Thank goodness I know a good attorney that I've used before. I don't see why Tricon acts like I am pestering them when I call about 2 leaks in the roof! I told them I was very concerned about the damage to the house more than the leaks. So now, they are trying to get money out of me - evidently my maintenance request really annoyed them. Portions of the roof need to be replaced - they asked me if perhaps it was just the damper! Tricon in Sacramento gets so annoyed when you call for maintenance. Poor home owners - if only they knew Tricon regards maintenance of their home as a pain in the neck. Wait - shock - isn't it their job and part of their contract agreement?
