I absolutely love living here, the staff is amazing across the board. I have never had an issue with calling for any request and it being completed in a timely fashion. I highly recommend Allyson 1 or 2 for your living experience.

This was the best decision we could have ever made. The community is nice and quiet, we have an on-site gym that
my husband and I use daily. We simply love the staff, Jessica is so helpful and all the maintenance people are really
nice and helpful as well. The grounds are kept impeccable and anything we have needed has been handled.

I live in Fountainview Apartments and it's a wonderful place to live the grounds are beautiful and well kept...My apartment is very spacious with ample room for storage. Eileen in the rental office is very professional and helpful

My girlfriend and I moved in a few months ago and couldn't be happier This is our first apartment and we really enjoy the place. The staff has been excellent as well, responding to emails quickly and having great face-to-face interaction. As we are new to the area, Brad and Metrea did a great job recommending places for a night out or a good breakfast. The apartment itself has proved to be very comfortable, the design is modern, simple, and laid out well. The entire grounds along with the fitness center, rooftop terrace, and outdoor yard are very well kept. No doubt this was the best choice in Federal Hill

meadow creek apartment staff are awesome . when I first moved here with my family they made us feel right at home this being *** second year I still feel the same way .and when the maintenance guys come around there always on time I would like to say keep up the good work meadow creek apartment staff

I have been living at Ellwood for about a year now and I have really been enjoying my time here. This is one of the few apartment complexes in the city with a secure parking garage and it's something that I really appreciate since I work late hours. I love how clean, calm and mostly quiet the apartment is. Maintenance isn't needed too often but when needed, they are prompt and do a great job. The apartment is right next to Patterson park which is great when the weather is nice! The amenities and apt. appliances are a huge plus as well. I love the location and I would recommend Ellwood to anyone looking for a safe, lively, accessible, location in the city!

From the first time I met Chris, the former leasing agent at 520 Park, I was bowled over by his friendliness and professionalism. I also loved the apartment he showed me a beautiful top-floor unit with incredibly high ceilings, hardwood floors, and an in-unit washer dryer. As a tenant, 520 Park continued to impress me, from the accessibility of their concierge team to the free food and drinks at regular tenant happy hours and holiday parties. I also loved how close 520 Park was to everything! Mt Vernon is truly one of the best neighborhoods in Baltimore. I left for a job opportunity out of state, but honestly would have been thrilled to stay much, much longer. Five stars!

The property is amazing to raise a family in
I would tell them this is a great place to live. The neighborhood is quiet and safe they have an amazing maintenance crew also the homes are spacious and well designed and the fact that you can pick a color for your accent wall is wonderful. Last but not least the leasing property manager is very professional and always answer your questions in a timely manner Jessica *** is the best rental manager I seen in a long time. I have been working with them in the new apartment complex where I live. The staff is amazing and always go above and beyond for you. The property is clean and safe. Couldn't be happier.

I have been part of the 101 Ellwood community (a complex managed by WPM) for almost three years and it has been a great experience. The complex is very safe and clean, and the staff is incredibly friendly. I have never had problems in my apartment unit, and when I have requested maintenance for minor normal wear and tear matters (e.g., a light fixture), they immediately resolve it. I strongly recommend to rent at any place managed by WPM.

I can't say enough about one of WPM's properties, 520 Park! From the very first time I visited the property, it felt like home. The WPM team was incredibly friendly and welcoming! Touring the property, I was blown away by the amenities, the attention to detail, and cleanliness. Having lived previously in a similar style property in DC, I can tell you this is a superior property at a much better price. And let me just say this about our unit: from the super HIGH ceilings to the beautiful hard wood floors and a HUGE closet with a washer/dryer, there is no place you would rather be. And if something ever needed maintenance? NO problem. All I had to do was request service through the Resident Portal App and someone was there the next day to fix it. To sum it up, 520 Park is where you want to call HOME in Baltimore's beautiful Mt Vernon neighborhood, and frankly, if it wasn't for a relocation back home to CA, I have no doubt I would been stayed at 520 Park for the foreseeable future. Rent from WPM! I guarantee you'll love it as much I did.

WPM was taken over from previous HOA company and did not notify tenant/owners of how to ensure prompt Condo payments
WPM took over in 2018 and never fully transferred over the auto-debit for the condo fee collection. They never sent late notices to me or anyone for literally 6 months. Of course, the condo fee's went into collections without prior notification and/late fee's

Now I am responsible for legal fees, late fees and other fees to make this correct where I never had issues with the previous management company. They never told me that the auto debit will not transfer over and now I am dealing with lawyers because their M&A did not have a process which was seemless to home owners.

Desired Outcome

WPM needs to allow me to pay the fee's in full without the extra fees that they tacked on as they are a untrustworthy management company that seems to want kick their tenants out of their homes.

WPM Real Estate Group Response • Jan 25, 2019

Upon taking over management of the Association for this homeowner's condominium community, WPM Real Estate Management notified all homeowners in writing that the Board of Directors has selected WPM as the new management agent. On 5/15/18, a letter was sent to each of the homeowners. (See Attached PDF). This document included all of the information that each homeowner needed to navigate the change in management including but not limited to, payment coupons with the address where future payments should be mailed, an emergency contact form requesting homeowner information, and instructions on how to make payments electronically. The document also explained that electronic funds transfers set up with previous management were not transferrable. This document also included contact information for WPM Real Estate Management. WPM mails correspondence to any and all addresses provided by previous management. If the homeowner does not live at the property, it is their responsibility to ensure mail is forwarded to them.

Several other pieces of correspondence were sent to the homeowner's address on file in reference to the outstanding balance on their account.

It wasn't until 1/14/19, that we were finally contacted by this homeowner and were informed that their primary residence is somewhere other than the address that we were provided by previous management. At that point, the account was in arrears by more than 6 months of payments and had been sent to collections. Since a simple reconciliation of this homeowner's bank account would have indicated that payments were not being withdrawn, we inquired with the homeowner as to whether they reconcile their bank account and were informed that they do not.

While we empathize with this homeowner's situation, we took all of the necessary steps to properly inform the homeowners at this community of the change in management and the resulting changes in payment processing. It is the responsibility of the homeowner to ensure that mail addressed to them is forwarded properly and that association fee payments are made in a timely fashion.

The attachment was provided to me via email on 01/22/2019 and from speaking with other tenants many folks did not receive the attachment provided by WPM.

My concern is that most businesses typically provide a certified letter when they are either late after 2/3 months however WPM never exercised that nor did they make attempts to contact the tenants and/or the lawful owners which can be easily found using Maryland SDAT system which reflects the current address on-file and the proper (valid) mailing address.

For months, WPM "seemed" to send late notices but never fully attempted to contact the rightful owner that the previous management company had on-file which to me tells me that their transition from the previous HOA management company was poorly executed. In turn, the tenants have pain and suffering due to a lack of management where lawyers are involved to make the account current which I am willing to do so long the late-fees, interest and legal fees are removed.

There's so much I could say about how much we love living at the WPM property of Union Flats. The apartments have an open floorplan with lots of modern touches. There are a lot of top-notch amenities (clubhouse, pool, firepit, fitness center, business center, dog park, playground, and social events throughout the year). The staff are friendly and responsive. It's a pet friendly community. Everything is well taken care of. It's in a great location, close to everything yet it feels like it's off the beaten path.

We liked Union Flats community very much. Nice apartments with friendly management and staff.

This company failed to send us the bill for a pool fee for the condo we rent out. We received neither a bill nor a late payment notice. We only found out several months later when we were served with court documents. We are not allowed to file a complaint since they got lawyers involved. We couldn't find out why we never received any communication from them, because they would never answer their phones. We were forced to pay hundreds in legal fees due to their complete ineptitude with no recourse on our part. Horrible company with rude staff.

We found everyone here to be friendly and the area to be a peaceful and quiet environment. Eileen is a great help and goes out of her way to make everyone comfortable. She sees to all our needs and makes sure that we've adjusted to our new surroundings. I think our success here is due in part to her dedication to her job. Moving from the house in which we lived for almost 30 years to an apartment could have been a terrifying project. Instead Fountainview made it a pleasant and easy transition. Thank you to all who work so hard at keeping Fountainview a great place to live!

I've been here for about 11 months, and I could not be happier I love the loft layout. Lauren Leasing Specialist is super accommodating and kind. I haven't meet everyone in the complex, but everyone I have met so far has been very nice as well. It's a nice little gem that's kind of tucked away, but still close to EVERYTHING I work at JHU and it only takes me about 7 minutes to get to work. I'm really looking forward to the summer because everyone tells me that the pool is the place to be. Last but not least, Harrison the maintenance guy is the man. He is always a pleasure to speak with and is very responsive to any needs you may have. All in all... very happy here

Have been living in 1111 Light Street for 6 months. The staff has been friendly and helpful any time I need their assistance. Maintenance has responded to my requests within few days. The location and price is unbeatable for the quality of the rooms and building.

WPM also has a very handy app for easy rent payments and maintenance requests.

The staff here have gone above and beyond in making my dog feel welcomed & loved. I am so thankful for their generosity & kindness and feel very lucky to be a part of such a great community. They are consistently making improvements to cater to their residents & it doesn't go unnoticed.

Lovely Layout, Nicely Kept Grounds, Friendly and Mature Neighbors & Staff

We immediately fell in love with the layout of the apartment; there is a good flow to it. It is spacious with lots of smartly designed storage spaces. The grounds are kept nicely all the time and the lobby has a hotel-like feel to it with a coffee bar and sitting areas. There is a nice swimming pool in the back. The staff is friendly and professionalincluding our life-guard! Overall, it is quiet here thanks to the maturity of the neighbors.
