Nice place to live, friendly office staff, maintained well, maintenance men work very hard to make repairs in timely fashion, and make grounds safe most especially during winter months, would recommend to anyone

Awesome updated apartments-granite countertops, big closets, etc. Great location...close to restaurants, bars and shops! Staff is great and always planning events to get everyone involved. Maintenance is fantastic and super quick to fix any issues you may have. The gym, parking garage and courtyard with grills are so nice to have!! One huge perk is having the lockers where packages are delivered, especially with all the recent issues with packages being stolen off people's front porches. The whole apartment building is pet friendly and right by Riverside Park which is just an added bonus. Love it!

I've been a resident of 520 Park Ave since April 2017. The apartments are clean and modern. The staff is incredibly friendly and helpful. The maintenance crew is top-notch. I have no complaints; this is a great apartment complex!

The HOA fixed a improperly installed ventilation pipe.I found damage damage todays after I moved in. The paid contactors then billed me.
On May 30, 2017 I purchased a condo. ***. The previous owner moved out on June 5,2017. I moved in on June 10,2017 after my pod arrived on June 9,2017. Upon moving in My daughter discovered her carpert was wet in one corner of the room. After further investigtion it was found that the condesation pipe was not properly installed by the company *** who was hired to install the HVAC by *** who contracted the company according to the previous owner *** in Februray 2017. *** sent their maintenance staff who confirmed the damage and proceeded to repair the damage. the purchased piping to connect the pipe properly and did so, then *** contracted ***(*** is contact person) for the clean up. I have pictures of all damage and material purchased. At first *** from *** told me that I had to file a insurance claim and pay for damage it was my fault. I asked how could it be my fault and I have only been here for 2 days? Also I can't see behind a wall to know that a pipe is not connected properly. I told them *** should pay them for the repairs because they did a poor job. They contacted *** who denied the damage and once again said I had to pay, I asked *** from *** for estimate and was told by *** that after I email *** the pictures of damage that *** said send all bills to her and for *** to go ahead and make me whole( mak repairs). At this point *** has assumed responsiblity of the fees. I never saw an estimate or agreed to pay for damage. On more than one occassion I told Ms. this as well as I wasn't going to file an insurance claim. Approximately a month later July 12, 2017 I recieved a bill from *** for $3,886.36. My realtor wrote a letter on my behalf and I again spoke with *** stating I am not responsible and never agreed to pay for damage. I have since been harrased by *** as well as the day after Thanksgiving recieving a bill from *** threating to put a lien on my property if I don't pay $4,225.67 in 30 days. On November 25, 2017 to continue to harrassment *** printed out the same letter from the attorney and type an envelope with lawyer info placing the letter inside then taped it to my door for my neighbors to see.I have proof and pictures stamped with damage as well as pictures of the previous owners set up of the room showing no damage.

Desired Outcome

I would like them to stop harrassing me about the bill they excepted responsibiity for when they paid for the damages. Make sure no more bills are sent to me in reference to this matter. No more harrassment or threats from WPM or the law firm and to make sure this does not effect my credit or my property i.e Lien. Pay their own attorney fees.

WPM Real Estate Management manages the Condominium Association for this resident's condominium property. The Condominium Association's responsibility covers common areas & systems, exterior, grounds, etc. WPM also provides paid services to homeowners at their request when issues arise that require repair or remediation. Sometimes emergency issues arise inside a condominium that are not immediately identifiable as homeowner or association responsibility. Once the repairs were complete in this particular issue, it was determined that the leak was caused by a condensation pipe associated with the unit's hot water heater, which is the responsibility of the homeowner. A letter informing the resident of this determination was sent on 7/12/17.

Condominium homeowners are informed when they purchase their condominium that they are responsible for any damage or repairs necessary due to issues that arise from systems that are specific to their condominium. Per Maryland Condominium Act, 11-114(2)(iii) ...If the cause of any damage to or the destruction of any portion of the condominium originates from a unit, the owner of the unit where the cause of the damage or destruction originated is responsible.

In this particular instance, the costs associated with repair and remediation were paid by the Condominium Association on the homeowner's behalf and the homeowner is responsible for reimbursing the Condominium Association. In the course of attempting to collect a debt, which to date, the homeowner has refused to pay, the Condominium Association has submitted the account to an attorney for collection proceedings. There may be recourse for the current homeowner to seek reimbursement from their Homeowner's Insurance or the previous owner which we also informed the resident of in the letter sent on 7/12/17.

I love living at 500 Park for a number of reasons! The contemporary architecture lends itself to my minimalist but chic style. The proximity of the apartments to my job and to local downtown hotspots makes it convenient for my work and personal life. In addition, security is reliable which is a blessing in downtown Baltimore. Not to mention, as a foodie, I live next to my favorite coffee roasters and above Mt Vernon Marketplace... enough said!

500 Park represented a great value in a revitalizing neighborhood with immediate vicinity to a coffee shop and the Mt Vernon Marketplace. The rest of the immediate area definitely could use improvement but with the recent apartment influx, development is all but assured. The building construction is solid with quality counters, cabinets and appliances. Space is generous and is a value steal. While, as expected, there were hiccups in moving into a new building while it was under construction, the management office was very responsive. Very happy to live here!

I have been living here for a little over a month. I have a one bedroom and I find that it is perfect for my needs. For a one bedroom apartment there is ample storage, and the walk in closet is huge.The location of Union Flats is convenient to all of life's needs but is located far enough away from the main road so that you don't hear the traffic. The fitness center is open all of the time and I'm able to access whenever I like. The staff is wonderful. They will assist you in finding an apartment that you love.

I've been having a wonderful experience living at Union Flats so far. Between the exquisite clubhouse, outdoor pool, and fitness center, the property offers a delightful living environment with a convenient location.

My wife and I just moved to Greenbriar in April, and we love it. The maintenance requests are answered promptly and the grounds are great. Everyone is very friendly and we love it. We've been told we're hard to please, and Greenbriar has done a great job of pleasing us.

I just recently moved into this apartment complex in westminster. The staff here are fantastic and the neighbors are all very friendly! There is a community center near by, laundry on site, and a fitness center that is 24/7. These are great apartments for any type of person. The lot is clean, plenty of parking, and not noisey. The apartments themselves are clean and spacious. We love our new apartment!

Just a lovely place to live. peaceful, quiet, safe and a charming courtyard to walk your pet or yourself. Management is helpful and in close contact to alleviate any problems that may arise. Eileen informs me of various resources in the community which is greatly appreciated. You can't go wrong with Fountainview!

I have lived at Union Flats in Harrisburg, Pa for a little over three months now. I am very *** with my decision to move here. The buildings are secure, there is very little foot traffic through the building, and even if there was, I wouldn't hear it because the walls are very thick. The apartment is well made and the kitchen is my favorite. The countertops offer a lot of space and make it a joy to cook. I would really recommend checking out this apartment for your next choice, and if you decide to come, you will not be disappointed.

This is the best apartment I've ever lived in. The insulation is great, water pressure, outlet placing etc.. Everything was well thought out when they built the place. *** only complaint is that the air conditioning too loud when it kicks on, but if you turn up the TV a little, it usually is fine. Appliances are beautiful and top quality. Super easy to keep clean. Really a quiet place to live, and the residents are super friendly. Summer by the pool is relaxing, and the gym is never packed. Occasionally you hear dogs barking, but it is a pet friendly community so that is perfectly okay with me.

We love living in Union Flats! The apartment is beautiful & the people in the front office are super nice!

Just moved into *** Apartments and love it here. Excellent rental office staff and rental experience. Very clean and well maintained property, excellent location. We love our one bedroom one bath. Has dishwasher, on site laundry, dog park, playground, and fitness center. Highly recommended.

Amazing Rental Experience

It's wonderful, the rent is very affordable and you get more than what you're paying for. The three bedroom unit I live in is spacious and offers plenty of room to entertain my friends and family and the amenities included are wonderful. The staff that works for the property are kind and very attentive to your needs or concerns. The up-keep on the property is A plus. The maintenance team is absolutely outstanding and quality of work and response time are suburb I would recommend to anyone who's looking for a nice 2 or 3 bedroom home that wants to live in quiet neighborhood and believes customer service is as important as I do.

An outstanding real estate company, would highly recommend this company to anyone looking for a helpful hand in finding a place.

My boyfriend and I just moved in to *** apt and we love it here I lived here years ago and they have upgrade the place a lot I couldn't be more happier here and everyone here is so nice from the people who work here and the people who live here

I love living here. All of the residents and staff are always friendly and helpful. Maintenance requests can but entered through the online resident portal and are completed by the time I get home from work. The layout of my apartment (1 bedroom The Center) is really spacious. Hardwood floors, a spacious bedroom, a balcony, and a great kitchen. I wish the closet had more space, but the bedroom is large enough to put a portable closet. The amenities are wonderful. I love having a gym in the building when I don't feel like leaving the building and the coffee in the resident lounge is so tasty. The courtyard is a great place to relax. During the weekends I can sometimes hear all the fun in my apartment, but honestly it just makes me want to go down and join. Parking is included in rent and certain rent discounts are available. I highly recommend living here!
