[Review for 1901 S Charles St, Baltimore, MD 21230]
It's been 5 months and we have loved it so far. Very nice place, conveniently close to the expressway, and fed hill. People are friendly and management is very prompt in addressing most issues. The in-unit full size washer-dryer, granite counters and free garage parking (at every level) are some things we totally love!

Lived here for 12 years and it has gotten better and better. I have loved living here for the past 12 years or more. The new management has made it such a joy to continue to live here. The community is clean, friendly, and has a kid friendly atmosphere. I would recommend this community 100 times over

Love living here Great staff and neighbors, quiet and clean.

Great place to raise children I love living here. It is quiet, clean, no rodents in the homes. The new apartment manager Jessica is AWESOME I have peace of mind knowing my can go outside and play with the other children without being in harm's way. My neighbors are great...very respectful and courteous.wg

Union Flats is a brand new apartment complex, the appliances are up to date and high quality. There are granite counter tops in the kitchen and bathroom. I have lived in other apartment complexes but this by far the nicest and I feel with the security it provides I also feel more safer. The complex is in a great location, it is close to the Carlisle Pike which has endless amounts of grocery stores, restaurants, etc. When there is a maintenance issue Cameron is right on top of it getting it fixed. You couldn't ask for quicker service Perry and the ladies in the leasing office are superb They help in anyway they can, they are super nice and they truly care about their residents. I am very happy I decided to make Union flats my home

I LOVE EBONI she is right on time with all my needs and concerns I would say it is an excellent environment To start out on your own and excellent for growing toddlers.

I have lived at the butler ridge apartments for 12 years and am very pleased with the property. The maintenance issues are addressed immediately while I can always work with the property managers. The property is cleaned daily and it is in a great school district. My oldest son went to franklin high school which has been rated in newsweek constantly. it is a quiet and pleasant property

I've lived at WPM property for a year and have been happy with my apartment and the community. There is maintenance on site during the week, and the leasing agent, Lauren has been super helpful with any needs I've had. The warmer months tend to bring a lot more traffic to the area with Woodberry Kitchen and the glass gallery having weddings, but I've never had an issue with disturbances from it. This is apartment living, so I do hear my neighbors from time to time, but never anything intolerable, and certainly better than at other apartments I've lived. All in all, a great experience and I will most likely live here until I'm ready to buy.

I've been here for about 3 months, and I could not be happier! I love the loft layout. Lauren (Leasing Specialist) is super accommodating and kind. I haven't meet everyone in the complex, but everyone I have met so far has been very nice as well. It's a nice little gem that's kind of tucked away, but still close to EVERYTHING! I work at JHU and it only takes me about 7 minutes to get to work. I'm really looking forward to the summer because everyone tells me that the pool is the place to be. Last but not least, Harrison (the maintenance guy) is the man. He is always a pleasure to speak with and is very responsive to any needs you *** have. All in all... very happy here!

Simply the best. Everything you could possibly need and the most helpful staff that has ever existed. I have lived in numerous apartments and my two years at 520 Park were my favorite. I wouldn't be leaving if it wasn't for a new adventure taking me to Miami. The location is great, especially with the marketplace and Ceremony Coffee on the first floor. Parking is easy. You can purchase a spot or I actually got by with street parking for two years and never needed a permit, so if you can't scrap the extra money for a spot, it is probably one of the few places in the city that street parking is doable.
PET Friendly.. this place even has a dog washing station and poop bags hanging as you walk out the door... I haven't had to buy poop bags now for two years!! It really is the little things. And CLEAN, CLEAN CLEAN.. When I walked through the building's front door after a long day of work, I would take a deep breath and think to myself how clean and fresh the building feels/smells.
The WPM staff make themselves easily accessible for you with whatever you need. They put COMMUNITY as a top priority, for everything, in terms of safety and to the many free social gatherings they host. They even held a CPR certification training for residents for free!
Before I moved to 520 Park, I searched so many apartments, and while this location was at the tippy-top of my budget, I realized that what you get for the price is unmatched. As I look back, I wouldn't choose to live anywhere else and I'm truly going to miss it here.

I am a resident at a property and a repair that is of no fault of mine has not been complete in a timely manner causing stress and health problems.
I would like to start by saying that when I initially moved to *** I really liked the apartment and my property. For this reason, when I was offered to post reviews for them for a small incentive I jumped at it. What I am experiencing now is the complete opposite!

On November 2, 2017, I had to call the emergency maintenance line because the apartment above mine had flooded and it came into my home in my bathroom in the master bedroom. It sounded like it was raining in my apartment with large water bubbles forming in the ceiling that eventually burst and ruined the ceiling. I don't know the exact date but within two weeks of that maintenance came and repaired the roof and apparently the pipes that burst to cause the flood. After the repairs were finished, I began to hear a very loud screeching noise that is loud enough to wake me and my daughter out of our sleep. My neighbor gets up in the morning anywhere between 5-6 am to prepare for work. I know that because every time he showers/bath I hear that very loud noise. My work schedule is from 11 am - 8 pm. I am not due to get up until around 8 am. However, I am not allowed to get the amount of rest that I require to function properly. Along with that, I am getting phone calls from my daughter's school stating that she is falling asleep in class.

I have put in a total of 3 maintenance request, spoke with the maintenance manager *** who is very nice and the property manager *** whom is very dismissive and has no empathy to the inconveniences that I am experiencing and this unique situation. I will also attach the email chain that *** and I spoke on. Every maintenance request that was submitted has been closed and marked complete although the problem has not been solved minus that last one. I was told that that the noise was minimized and that the noise "returned". The truth is that the noise never left which prompted me to submit another request and email ***. I was told by ***, the maintenance manager that he has never encountered this situation before and requested my patience while he resolves the issue. I agreed and have been nothing short of patience. Considering that it sounds like a factory in my apartment, which I do have audio to prove, I can only be but so patent when this issue is having a downward spiraling effect on my personal life and overall health. Maintenance and *** have heard the noise in person and via my recordings. My original request was submitted on January 30, 2018. I hesitated to submit my request prior to this date because I was unsure of what could actually be done.

Fast forward to today, after countless conversations with management and maintenance, being told that its "apartment living" and being completely brushed off by management in my opinion and no solution in sight this entire situation has taken a physical and mental toll on me. I get anywhere between 2-4 hours of sleep a day, I am having an extremely hard time focusing at work, arriving late to work. My stress and anxiety are at an all-time high, I have a headache every day and I now have to take sleeping pills just to go to sleep because my anxiety keeps me up knowing that my sleep will be disturbed within a few hours. The kind of stress that I am feeling is very unhealthy and very much unappreciated. I have developed bags under my eyes that are noticeable to my family friends and co-workers along with my mood and energy being completely drained.

Considering that I have been very patient and cooperative through the entire process and that what is occurring is no fault, neglect or omission of anyone in my home the simple request that I have made is not asking for too much and should not go unacknowledged by the property manager which happened in our emails. I decided to not respond to her latest email due to the dismissiveness to what is going on and my request. Rather reach out with hopes that someone can help me get my life back to normal.

Desired Outcome

To suspend rent until repair is made or to be moved to another unit at no expense to me.

To whom it may concern:

This letter is being written as a response to the complaint case number ***. On behalf of ***, I want to inform you that we are aware of the issues being reported by this resident and are actively working to resolve. On January 30th a service request was entered with the concern that a loud noise was coming from the water pipes after a repair was made in the home above. On January 30th a service ticket was submitted and our Service team was not able to detect a noise other than water running through the pipe. A second request came in on February 19th. We then scheduled a walkthrough with the resident on February 22nd to inspect for the noise. The resident returned around March 5th to readdress the concerns that she was having with the noise. The property Manager and our Service Manager went to the resident's home to listen to the sounds that were being heard. From that visit, we scheduled a Plumbing contractor, *** to come out and see what other options could be done to address the noise. We attempted to remedy the noise by replacing the diverter in the home above on March 7th. Upon inspection after the installation, the noise had subsided but the resident reported that the noise returned later that night.

We discussed the option for the resident to transfer to another home based on her concerns of not being able to rest. The resident stated she preferred not to move and would prefer if we could get the noise resolved. We proceeded to get a second opinion from another plumber which occurred on March 12. The plumber determined that the noise is not one that he has heard before in his years of experience and doesn't believe that it is related to the pipes. This contractor suggested additional insulation. The insulation was scheduled to be done on March 13, 2018. I also spoke with the resident on March 13th and provided an update on where we were with the situation. We also discussed the option of transferring apartments again due to the fact we have not been able to remedy the situation to her satisfaction. The resident stated she felt it was too expensive to transfer apartments and would let us know if her financial situation changed. I let her know that during this time we will continue to work to resolve the issue and when she determines she is ready to transfer we will find her a home as soon as possible based on availability. Understanding her financial situation, we are willing to offer the resident the option to transfer and a 1 month rent credit to assist with transferring apartments.

WPM's properties are brand new and look amazing. They have vibrant communities in the heart of Mount Vernon and offer everything that I was looking for. Management goes above and beyond to make these apartments a place to call home, and the maintenance teams are top notchthey are honestly one of the highlights. WPM would be the first company I'd recommend to anyone thinking of moving to Mount Vernon.

Am loving my first apartment so far! Pet friend and just genuinely nice people all around! Apartments are very clean and spacious, and also have large windows to let in a lot of natural light! Highly recommend the Westminster, MD apartment complex!

Wonderful Place to live!!!
I have lived in Fountainview Apartments for 11yrs now and I absolutely love it here. It has a nice courtyard view that is very relaxing.
Wonderful Experience!!!

Recently out of college and I found my perfect home away from home. Excellent fitness facility and pool area where you meet friendly faces. From retired to just starting their careers, everyone is pleasant and happy. The staff has the utmost respect for all their residents and are quick to help in any way they can. In terms of apartment, I don't know what I'd change. It comes with a huge kitchen with lots of storage, in unit washer and dryer, and spacious bedrooms. It's all brand new, kept well and you feel safe and cozy as soon as you enter the community driveway. Very happy to have found this place.

This is a brand new apartment complex that is very near to the Carlisle pike. It has great amenities like the clubhouse, pool, gym etc. The staff here is the best. The only issue I have is with the building construction. You can hear neighbors walking easily. Apart from that, it is a nice place to go to.

The townhomes are well maintained, both inside and out. The office and maintenance staff are knowledgeable, courteous, and responsive. The communication from the lessor to the lessees is outstanding. The trash and recycling subcontractors performance is excellent. The grounds maintenance subcontractor is outstanding. There was an event this winter where the snow removal subcontractor was not adequately staffed with employees and equipment to perform during an eventful snow. Although there was a delay in the removal of the snow, management quickly subcontracted with another vendor. The tenants were notified immediately and provided timely status updates. While waiting for the new contractor to mobilize, the onsite maintenance staff for Greenbriar worked diligently to help with the snow removal effort. The community is quiet with respectable neighbors.

Great location, facilities, and staff. I love it here. The location is great for restaurants, bars and access to the highway for work. Shannon in the leasing office is so helpful and nice. As a young adult living alone I feel safe and secure in this building. Couldn't have asked for a better apartment building!

I moved here for a temporary work assignment, originally from Minnesota, and Union Flats could not have done a better job at making me feel right at home. Their service and amenities are incredible, and the location is really good as well. The friendliness of the staff and neighbors is the winning factor for this place. A great place to live at any stage in life."

"I have been here 10 months and I can't wait to renew my lease. The apartments are beautiful and the staff are always kind and courteous. Any problems I have had are handled quickly and without issue. I have rated everything 5 stars except for the noise. I can hear all of my neighbors around me but then it is an apartment. I don't expect to NOT hear them."
