I moved into The Equitable building this fall and I love it! It was an easy transition and the staff was extremely professional, helpful and accommodating. The building is beautiful and very clean and I love having a well-kept gym on site. The front-desk and maintenance staff is exceptionally friendly and professional! I definitely feel safe and at home.

I have only lived here for 2 months but I am thoroughly enjoying it. The location is perfect, close to all highways, plenty of restaurants, bars and stores. The office and maintenance staff have been very nice to work with and have taken care of things in a timely manner. The apartments are older and have all of the quirks that go with that but I believe Twin Ridge tries to do everything to keep them updated. I am very pleased with my decision to move here.

I love living at WPM Real Estate Management's property Union Flats. It's like daycation everyday with so many amenities (clubhouse, large fitness center, swimming pool, gas grills, fire pit, dog park, playground, etc.) and everything is done for you (no more shoveling or maintenance)

I moved to 101 Ellwood in June 2018 from Florida in order to start a new job. I didn't have time to come up to Baltimore to look at places before signing a lease, so I contacted Carolyn in the main office and she was nothing short of FANTASTIC. We talked about all of the different unit types that would be available around my desired move-in date, she even gave *** a FaceTime tour of the building and my now-apartment The community is so fantastic, I've made a bunch of friends in my short few months here, the gym is incredible, the parking garage is a godsend and it will be even more so when winter arrives . We are just steps from Patterson Park, and walking distance to Canton Square. For me, it's SUPER convenient because it's so close to I-895. Oh, and let *** tell you about the apartment itself. I'm in a unit with nearly floor to ceiling windows and an amazing view of the surrounding neighborhood. There's so much natural light, my electric bill is a fraction of what I was paying for less space in my old home. I love that it's a LEED certified building, and so does my wallet. Kenny is amazing, too My first day I had a bed and boxspring delivered from *** and he helped me move it up to my lofthe really went above and beyond then and he does every day for all of the residents. I can say without a doubt that it's the best apartment I've ever lived in, and I'd 100 recommend it without hesitation.

I live at WPM's Highland Haus and it is great. HH is clean and safe. The staff is lovely and genuine. They address everything in a very timely and caring fashion. I've lived in the area for the 30 years of my life, here for two months, and Canton for about 3 years. I am really happy to be here. It is right at that sweet spot of affordable and accommodating for city life. It can be a little noisy outside with the windows open, but when closed, the apartment's soundproofing is legit. You could always just go down and join the ruckus at Snake Hill. All in all, I'm glad I waited for a spot to open in the Highland Haus.

Clean, Quiet, Refreshing! My move was effortless and seamless! Maya provided me all the necessary information and kept me abreast on the steps I needed to do prior to my move! The community is spotless and the staff is friendly! I would highly recommend Twin Ridge to anyone looking for somewhere to call home

After repeated floods of raw sewage, my home's first floor is unlivable and WPM has been unable to bring the repair work to a conclusion.
In May, repeated floods of raw sewage damaged the first floor bathroom, kitchen, the wall joining the kitchen to the dining room, as well as the floor of the dining room itself. After repeated appointments with WPM's preferred plumber, they managed to determine that the issue arose with the development's sewage lines and invasive tree roots that became entwined over the years.

The repair work required multiple third parties to strip out the flooring from all of these rooms, tear down drywall, cabinetry, and rip up carpeting, not to mention their replacement. WPM, as the project manager responsible for the coordination of these tasks, has failed to maintain communication between all interested parties, leaving weeks between the various components of this project. Work did not begin for five months and only now has fresh drywall gone up.

In the meantime, all of my belongings from the first floor have been stored in a POD in the parking lot. So I am frequently required to make do without necessities as well as peace of mind.

The property manager, Troy *** is responsible for 7 properties throughout the state, leaving him little time to focus on any one job. Accordingly, whenever an issue arises in any of the hundreds of homes he manages, I am pushed to the back burner. More often than not, I can't even reach him just to find out the current state of play.

The contractors hired for the repair work did not begin work on returning my house to a livable condition for five months. Where I live on a day to day basis has been in complete disrepair, leaving me no choice but to go up and down the stairs to a working toilet and to a working telephone such that joint problems are beginning to develop. I am a senior citizen and this whole process has been very taxing on my hips, not to mention the anxiety of wondering if the scheduled team will show up that day or whether or not WPM will see fit to keep me up to speed on the status of work. Just last week, they broke off an appointment to lay fresh flooring to address what they said was an emergency elsewhere. As there always seems to be an emergency happening with 7 properties (mine only comprises 200 homes), there is no sense that, as a project left open for half a year, that my case has any priority. WPM simply has not demonstrated even the capacity to meet the needs of their customers, much less the stated service objectives of the company.

Over the last month their preferred contractor has been unreliable in when they would show up to work and have never been able to maintain reliable communication so that I might know when I need to be in the house or not. Therefore, I have sat in the house waiting for hours at a time for contractors who never arrived and have had to call them to get any information about their location or ETA, only to be told that they are at some other emergency of which they have told me nothing.

Not only have my physical well-being and my mental well-being been impacted by their lack of professionalism, the shoddy worksmanship has led to unsatisfactory work that does not even live up to WPM's own stated standards. For example, their contractors have painted over dirty baseboard trim and walls without cleaning first. This will protract the job further and meanwhile, my house is a complete mess.

WPM has not demonstrated the empathy or urgency to follow up with their contractors to make sure that they are remaining on schedule and helping to push the project to completion. I have even had to cancel my own vacations to make myself available while several interested parties, Mr. included, have taken vacations, thus delaying the work schedule further.

Desired Outcome

1) Complete my unit before taking on any further jobs. 2) Revdex.com rating of A- with 10 complaints is unacceptable. They definitely should be downgraded further.

We apologize if this resident feels she has not received the level of service she is entitled to, however respectfully, we would like to remind the resident of the following. We have been in constant communication with the resident since the incident was first reported in July. (It is important to note that there was an issue that was reported by this resident in May, but this was a minor issue that was addressed immediately and did not indicate a larger problem at the time or require further investigation.)

The Property Manager visited the resident's home along with the plumber and performed immediate actions to determine what was causing the issue. Invasive tree roots had infiltrated the sewer pipes and cause raw sewage to back up into the resident's home. It was determined that the sewer pipes needed to be jetted to alleviate the problem. Due to the fact that raw sewage backed up into the resident's home, it was going to be necessary to remove cabinets, carpeting, tile flooring, drywall, etc. to remediate the raw sewage damage. Upon inspection of the resident's tile, it was determined that there were asbestos tiles present in the resident's home in the area in which the tiles needed to be removed. Because of this, it was necessary to follow asbestos removal protocols which greatly extended the time frame for correcting the damage.

As of today, the work on this resident's home is complete. While we completely understand that this issue has been disruptive and has made the resident's normal living conditions difficult, the cause of this issue was not the fault of the Association. As the community management company, our goal when maintenance or service requests are received is to respond as quickly as possible and to correct any issues as quickly as possible. Under the authority granted by the Board of Director's, with the presence of asbestos, the timeline for repair of this particular issue was extended beyond our control to ensure this hazardous material was handled per the proper protocols.

Again, we completely understand the frustration with having the resident's home and life be disrupted by such an incident, but we feel we have done everything in our power to provide the highest level of customer service during this repair process. This includes visiting the resident's home for this issue on multiple occasions, as well as many others. In some cases for situations that would normally not require a home visit including a visit to simply instruct the resident on how to operate a newly installed gate on an unrelated issue. Over the last 3 years, the Property Manager has worked directly with this resident to address numerous overgrown trees and planted a Japanese Maple tree per this resident's request in addition to new turf around the resident's sidewalk and home. To say we have gone above and beyond the call of duty would be an understatement.

Our goal is to make our resident's living experience as pleasant and convenient as possible. We have made every attempt to work with this resident and have gone above and beyond normal expectations to accommodate her needs. We have included pictures of the work that was done and feel that it was exceptionally well done. The finished product is an upgrade of the materials that were present prior to the work being done. We have also included the timeline for the repairs provided by the contractor that performed the work.

Once all is reviewed, it should be apparent that WPM handled this issue with the utmost care and consideration. While it is understood that the resident's home and life were disrupted and we empathize with that frustration, the repairs were done completely, thoroughly, and in a manner which was necessary to handle the hazardous materials found to be present in the resident's home.

My husband and I have lived at The Riverside Apartments in Aberdeen MD for 6 years and it has been a wonderful experience. This was our first time renting from WPM Real Estate and they have been excellent. We have a townhouse and love to sit on our balcony and soak up the ambience. The pool in the summertime is alway clean and beautifully well kept, the walking trails are beautiful and the fitness room is open 24 hours a day, we love drinking the complimentary coffee in the clubhouse after our workouts.The office staff and maintenance stafff are alway very professional, but at the same time friendly and helpful. We especially enjoy the activities organized by the staff, for the residents in the clubhouse, we get to meet new neighbors and tell them what a wonderfully well run apartment complex this is. We would highly recommend these apartments and townhouses, to anyone who is thinking of moving here.

Brand new community! Safe, clean, dog friendly with onsite dog park. They even have a secure place within your building for your packages. The staff are wonderful - helpful, friendly, attentive and efficient. The community of tenants seem to be wonderful. Everybody is respectful and polite. The location of the community is perfect. I can't think of any complaints whatsoever. By far, one of the best places to rent in the local area! I would highly recommend this community to anyone

Both me and my wife are very happy with Fountainview. It is such a wonderful place with wonderful staff. The first time I heard Fountainview is from my friend. He said I just found a place that satisfies all your need. With curious I called fountainview and scheduled a visit to the office. Eileen at the leasing office led me a tour to see exactly what I will have if I live here. I was absolutely satisfied with the apartment, the sunlight, the balcony, the large closet and so on. I had visited more than 10 other apartments before Fountainview, but none of them was as good as Fountainview. So I decide to move to Fountainview immediately at that time. However, my moving date was in 5 months, and the leasing office cannot see available apratments from that time. I was worried at that time, but Eileen told me that she could keep me on file and call me as soon as they have available apartment for my date. That was amazing, I do need to worry any more. I want to mention in special that Eileen is a kind, helpful, responsible, and amazing leasing manager. She will help you with everything before and after your move in. During the time when I was waiting for an available apartment, Eileen called me occasionally to give me update information. And finally, three months before *** moving date, Eileen told me that they had available one for me. I was so happy at that time and signed the contract at once. The staff at fountainview continued to be extremely helpful even after we moved in.There has never been an issue they didn't immediately take care of and then follow up on. I have been here a month and so far have not heard any noise at all. My story is long, but I could go on. But to sum up, I am just really so happy to decide to live here.

From the day I called inquiring about an apartment (Fountainview location) the staff have been extremely helpful and continued to be even after we moved in. Maintenance will come within 24 hours of being called but in my experience it's usually the same day service - sometimes within a few hours. The hallways are regularly cleaned and the grounds are very well kept - such a pleasure to walk through. The regular and efficient service is appreciated!

Big shout out to the 1212 East Maintenance & Management Team!! Another super responsive handling of HVAC issue. Above & beyond responses to maintenance requests! Placed a request on Saturday afternoon for Monday; however less than ONE hour afterward, Gamel (maintenance super) was on the spot working on AC. Never expected a weekend response. Gamel is totally on top of things, always courteous, patient, & professional. Really appreciate his excellent and knowledgeable service. Have to add kudos for Shannon (property manager) that saw the request before leaving the office, thought it should not wait, & sent it on to Gamel. What a team!! Glad to know and experience the 1212 team are all on the same page! All I can say is WOW!! Really happy and confident if issues arise in my home or around 1212, they will be addressed & resolved. Thanks to both of them for making my Sunday chill!

Hard to give a good review in a short amount of time, but seems like a good living environment. Options for social gatherings to get to know people who live in the building, pleasant neighbor's.

Best Place in the City to Call Homeâ?? (101 S Ellwood)
I love this apartments! It is conveniently located and the surrounding environment is amazing including the the amazing park across the street. The staff is great and maintenance is always available. The apartment complex is always clean everywhere very "homie". Apartments are up to date and pretty spacious. The only reason I'm leaving is because of my job relocating to another state.-

I have had a very positive experience with the WPM Management Company. I live at the Equitable in downtown Baltimore, and it is a great place to call home! Since the first day I moved in, the building and the management team have been wonderful. Everyone on the staff greets you with a huge smile and is willing to help with anything you need. I would highly recommend The Equitable building, if you are looking in the downtown Baltimore area.

Just wanted to say Thank You for operating such a great and awesome Management Team at Union Flats Mechanicsburg! Here is my review of your property.... I moved into Union Flats with my girlfriend, and our cat, rats, and guinea pigs at the end of May 2018. The apartments, facilities, and amenities are all top notch. It is so refreshing to have a pool, workout area, and a common place to utilize during the week and weekends. The ascetics inside and outside the apartments are awesome and functional. In addition, pets certainly are made to feel comfortable and welcome as well. It certainly feels as though all people in this community enjoy talking, sharing life stories, and feeling at home at the end of a long work day or week.

Pleasant Ridge lives up to its name. It is a pleasant place to live in..I have been here 20 years and feel very safe. It is very quiet and clean. Service is very good. Staff is very helpful and aim to please. Coffee served in the lobby makes a pleasant and warm atmosphere. You feel welcomed. Neighbors are very nice. Fitness center is great with two bicycles...TV makes exercising less boring. Keep up the great work Joan and Joe.

I have lived at *** for over 3 years now. I started in a 1 bedroom apartment, but recently moved into a 2 bedroom for some additional office space. I love this building. The apartments are spacious and modern. I rarely have to call for maintenance but when I do any issue is corrected within 24 hours. The management is great. They are really responsive. They are always planning events for the residents. I have met some great friends as these events over the years. There is a full gym, storage in the basement, a courtyard and a roof deck. There is also a secured parking garage. The building is right on Patterson Park and within walking distance to the Square. I really have no negative things to say about my experience at *** The building is great, I love the people, and I would recommend it to anyone I know.

As a new resident at Union Flats, I have been incredibly happy and have loved every minute of staying here. I would recommend living here to anyone planning on staying near the Harrisburg area
