Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and find that this resolution would be satisfactory to me I will wait until for the business to perform this action and, if it does, will consider this complaint resolved Regards, [redacted]

I have been leasing a home for two years with Waypoint/Invitation Homes and have nothing but a good experience with them. I have only had to call them once about changes I wanted to make to the lawn and they responded quickly with approval to make the changes (of course I kept the email for back up). I also work for a management company and most of these complaints like our company gets is the tenants that don't pay on time and leave the home dirty and disgusting saying it is normal wear and tear. So all in all Thank you Waypoint/Invitations Homes for making my experience a good one so far.

Good morning, We have followed up with the local office regarding your complaint The Property Manager has advised us that your request to have a new deck installed is beyond the scope of what we do for turns, and the cost would be greater than $ All of the other maintenance issues have been taken care of by our maintenance companyThanks, Waypoint Homes

Hello, I am very sorry to hear about your recent experienceTypically once you have reached our corporate office we do have an escalation process that we have to follow for ALL residents with no exceptionsAfter reviewing the phone call between you and [redacted] we have determined that she followed protocol and advised the correct time frameWe understand that there may have been need to "rush" things on your end but we have to treat all residents the same on our end and so we hope that you accept our apology and understand that it was not personal [redacted] your local property manager will be contacting you to discuss the matter of rental verification with you here shortly Thank you, CAH

Due to the terms in the signed and acknowledge lease agreement regardless of the individuals contribution to the security deposit we must abide by the terms, which indicate that all names listed on the lease must be on the security deposit refund Thank you, Waypoint Homes

Yes someone came out a FOURTH time and fixed almost everythingBut it does not fix the lack of respect or ethics Waypoint Homes has for the clients or how they make money to pay rentThe master bath shower head is still leaking(even more now.) I put it in the review of the maintenance call as soon as the system let me, but no one contacted meI am afraid of contacting anyone, because of how poorly I have been treated...I'm afraid I will be charged to have someone come back out because Waypoint waited until the very end of the day grace period to have someone come out to address all of our issuesOn top of that we were told that nothing could be done about the oven/fridge/drawer issue..." Had we been aware of all the pre-existing issues this house had and that it would take a full month and cost us $in lost wages, we would not have rushed out of our last homeAs you can see above the shower in the master bath is still leakingAnd no, the oven/fridge/drawer situation was not "fixable" because someone put in the wrong sized fridgeWe are still requesting compensation for our lost wages as it was Waypoints lies, manipulation of its' clientele and of work orders (of which I have proof), and lack of proper management (within the office and with the contractors) that lost us that money.Rebecca Sussman

If you come across ANYTHING Colony American, please RUN IN THE OTHER DIRECTIONThis company is deceitfulIn the lease that I signed, it states that Colony is responsible for roofing and plumbingI called Colony to enter a maintenance request for the water damage to one of the bathroomsAdditionally, the other bathroom has what appears to be mold or mildewThe first person Colony sent to the home looks at the damage for minutes and says “the water damage is because the gutters need to be cleaned”And of course, Colony doesn’t cover gutter cleaning, although gutters are a part of the roofing or plumbing systemIf not, what system is gutters a part of?? I cleaned the gutters, and guess what? The water damage and mildew/mold continued to accumulateI called a second time to have someone sent out to look at the damage the person NEVER SHOWED UPI waited all day and they never showed, never calledNothingThen when I called Amanda at the Lilburn, GA office, she assured me the person came to the houseIn fact, Amanda says he drove by and didn’t see any roof damageI’m sorry, I did not know roof damage could be assessed while operating moving vehicle! So I call FOR A THIRD TIMEThis gentleman looks at the water damage, goes on the roof and immediately sees the problemThe roof pipe flashing was cracked, which caused the leaksSo to recap, the first person said the gutters needed to be cleaned and that’s why there was water damage in the home, which was an incorrect assessmentThe second person never showedThe third person replaced the roof pipe flashing that was crackedI called Colony to request a reimbursement for the gutter cleaning, which was based on the information that the person they sent out to the home told meOf course, Amanda tells me that it’s not Colony’s problemIf you’re thinking about doing business with Colony American, don’tDon’t read itDon’t sign itJust run the other wayWithout question, the most dishonest company I’ve ever had the displeasure of dealing with

Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below No one by the name of "***" has contacted us?None of the repairs are done other than leak fixed so no running water in basement. But walls and carpet still torn out [redacted] ( ###-###-####) from local office called us on 4/9/and we put in separate maintenance requests with herBut have yet to be contacted by repair personnelI am not sure where this office is getting their information from ??? Regards, [redacted] ***

As a frequent renter, I have become quite selective when it comes to thoroughly vetting prospective landlords I think I may do as much of a background check on them as they do on me While the online reviews of Colony American Homes were not universally positive, the people I dealt with before I signed my lease were professional and accessible I fell in love with the property and signed my lease almost a year ago to the daySince then, I've been pleased that my ongoing interactions with the local management office (a Colony American Homes office, not outsourced) have been 100% satisfactory They answer the phone or - if I get a voicemail - they return calls in a reasonable amount of timeThe handful of times I have needed to report a maintenance need, their toll-free customer service center has taken a detailed account of what was needed and scheduled a contractor to come out in a time frame that has always been appropriate to the nature of the maintenance issueI mentioned that I am picky So, when a contractor has not lived up to my expectations, I have not hesitated to let Colony American Homes know about it And, without exception, they've stood behind the work and made it right Sending out someone new to get the work done properly It has never been a hassle dealing with CAHPerhaps, as they've grown and come into their own, things have improved from the situations I remember reading about Maybe there's a new team in place from a year ago? Whatever the reason, I can't think of any substantive complaint and felt that for anyone doing the same kind of online research into them like I did a year ago, I'd want them to see at least what my experience has beenThis week, I am renewing my lease, in fact If you have any questions, feel free to contact me Thanks and happy renting!

This account is in collections and the resident has agreed upon paying the charges Thank you, Waypoint Homes
