A great company that I highly recommend

Brewer and Stratton are definitely the experts in the business. They have a full team of property managers who are professional, courteous and very knowledgable. I can confidently say your property is in good hands and would recommend them to anyone.

There is no doubt that I would definitely employ the confident, honest, excellent and dependable staff at Brewer & Stratton to manage and maintain my home. ** always goes above and beyond to get the job done. I would recommend them to manage your home.

Review: When dealing with your company on a property, I was met with various frustrations that built up into one final decision: get out while you are still in the early stage. My first contact with an agent was via a phone call, to which the agent hung up on me when I mentioned their name. My first thought was that the debt collectors were after then, but the property looked interesting, so I proceeded to email saying that we were disconnected and informed them of my interest. I went to view the property, with no agent preset, with a small fee in order to gain access to the key. The property smelled of cat urine, with stained carpets, missing blinds on the windows, a calcified air conditioner, and piles of the former tenants still present in various locations. I contacted the agent asking if these issues would be taken care of (through email), to which they replied it was currently happening. I decided to go for it, and asked how to fill out an application and lease, which was all done electronically. Since it was done electronically, there was a lack of acknowledgement that their customers truly knew what they were getting into, as well as not being present to explain certain aspects of the forms literature. I sent in a deposit of $695, as well as the remainder of the move in costs, which were just below $1700, to which I had to do a cashiers check and leave in their deposit box since I wasn't able to make their business hours. I had to contact them the next day to confirm that my money was received. I was promised the lease in a digital format (again, with no one there to help explain the literature of the agreement) within the next day or two. I had not received anything, and had to reach out the agent again asking if something happened to the property or what was going on. I was met with a vague answer, and promised the lease on either Friday or Monday. At end of business hours Monday (5 pm for them), I had finally received the documents. At this time, I had lost trust that if anything happened to me while in this property, that they would not be able to accommodate any emergency repairs. I decided to back out of the agreement and went to get my money back at their offices directly. I arrived on a Tuesday, which their hours are 8am-5pm, and I arrived around 8:10am. The only person there was the front desk clerk. I told her a brief explanation of my situation, to which she replied, "they won't be in for another 20 minutes." To me, if the office is open at 8, that means that the agents should be there at 8, not 8:30. I then tried to ask for the owners contact so that I could dispel my grievances with them. I was met with run around, was not told who the owners were, how to contact them, or given any indication that the agency even had owners. Disgusted, I waited for an agent to come in to talk to. The first agent who came in was not, in my opinion, business professional. His demeanor was after I talked with him, however, he came into the business wearing a ballcap backwards, t-shirt, shorts, sandles, and looked that he had not taken care of his beard in a while. A weak handshake and a description of my situation was met with me at least being able to get my move in costs, but not the deposit of $695. The agent proceeded to tell me he would talk with the one who I was dealing with, and as I was about to leave, said agent parked just outside the door. Again, this is just my opinion, but a mud covered Jeep in the front of the office to me screams "tenant", not professional agent. I was met with the same rhetoric, explained what the money was for and was offended that my deposit was only being used to pay for the property being off of the market for 1 week. I proceeded to give them my address to send the check to, and since my faith had been lost at this time, I requested they email me when the check was sent. In short, I fell that I was robbed, through legal means, of my money. It is a hard lesson to learn what I require for my experience with this company.Desired Settlement: $695, as was taken from the deposit for the property only being off the market for 1 week.

First off I want to thank you for your feedback. In no waydo I, or Brewer & Stratton Property Management want potential renters orclients to feel that they are treated unfairly. Below are some responses toyour complaint.A lot of our process is done through email or phone calls.Just like you said we didn’t show you the property physically but we provided away for you to get in through our electronic lockbox system which put atemporary 99 cent charge on your debit or credit card. When you first viewedthe property it was in rough shape because the previous tenant had just movedout. The owner put a lot of money into the property, which is now in greatcondition. We do the lease agreement and any applicable forms through[redacted], which allows you to sign the form electronically. You did that withthe earnest deposit form without objection and we sent you the lease that wayas well almost a week before you moved in even though we aren’t required tosend it that early. If you had any questions you could of directed them to meor even came in and discussed them with me. I would of gladly sat down with youto review the lease if requested. I wasn’t aware of any of these issues that you have citeduntil you sent me the email in my response to why you backed out of the dealand obviously this complaint which you have filed. When you met with me yousaid it was all due to the condition of the property. Our inspector has beenthere since then and many other potential tenants as well, and we haven’t hadone complaint about smell or the condition.Through out the process I was always responsive to questionsor concerns that you had often responding within an hour or two to your emails.I don’t agree with all that has been said in your complaintbut I will take what you have said and learn from it myself. Unfortunately wewon’t be able to refund the $695 deposit as the terms of the earnest depositare clean that it is non refundable. Good Luck with everything.

We moved into a townhome on April 7th, 2014, that is managed by this company.From the moment I picked up the keys, there was trouble...
Ego seems to be the #1 priority of this firm, and they are "hell-bent" to have it stay that way.
The place was literally filthy when we walked in. The sliding glass door unit was broken, along with the screen door, that lay in pieces on the encrusted patio floor.
The two shower heads, I had to take off with plyers because of the corrosion that had sealed them to the fixtures. The caulking was non-existent around the tub area and the sink fixtures were rusted out and had hair stuck to them.
There were nails from old wall hangings, everywhere...everywhere.
The ceiling fans had "black" dirt at least a 1/2" thick and many of the light bulbs burnt out...It took three of us a full day to clean in order to be able to move our things in.
I took photos and sent it to Brewer and Stratton. [redacted] is the representative that I dealt with...as I understand, one of the "managers" of the company. He assured me on the day I picked up the keys that the property had been thoroughly cleaned and checked out. So when I sent the photos and called to have this matter rectified, it quickly became a very "unfriendly" situation. I eventually wrote to one of the owners, who without hesitaiton stood up for **...So it was very clear that everyone in this company runs the same course and holds hands all the way through...The way they do business is truly unethical,greedy, thoughtless,greedy,disrespectful,greedy,self-­centered,greedy,un-caring,cold,gr... and unkind.
They love to send out threatening e-mails...make their own hours...make their own rules...play illiterate games...as though people have time to get involved with their "INSANITY"...
Harassment is illegal...A company such as this is on limited time.

AWESOME Customer Service!!! Would highly recommend to anyone and everyone sir their services!

Nothing but excellent service with this rental company! AJ was my property manager and if there was any issue he took care of everything right away. I have rented with other companies in the past and Brewer and Stratton is a five star company!

When searching for a rental my husband and I sent emails constantly for more information. Brewer and Stratton were quick to email us back that day and provide information and help immediately. I have been nothing but impressed with their staff and the quality that is there.

I love Brewer Stratton! They were awesome to work with :)

Overall very good experience with Brewer & Stratton as they provide excellent service in managing my property and finding tenants in minimal time.

Review: We worked with [redacted] on renting a townhouse that Brewer & Stratton Property Management had listed for rent. He collected the applications and application fees between July 9th and July 11th. We were never notified additional information was needed to complete our applications. Upon inquiring about the status of our application, we were told of additional information needed. All information requested was submitted on July 15th. The following day, July 16th, we were told all documentation was in order and that we would have an answer if the application was accepted to rent the property before end of the business day on July 17th. We were then told every day until July 22nd that we would have an answer by the end of each day. Finally, on July 22nd, [redacted] informed us that they accepted an application from a different renter on the property and they would not be renting to us. We asked for a refund of our application fees, but the request we denied. I would normally consider the fees as a cost of doing business, but in this case ** continually promised an approval or denial and never fulfilled any of his commitments therefore we should be refunded our application fee. It is a poor business practice to string along customers with continued broken commitments. I can only assume they were collecting as many applications and fees as they could over that period of time and pick the application they liked the best. Retaining all the other applicants fees as unearned income.Desired Settlement: Refund the $160 application fees charges

Although we regret having a dissatisfied customer, we take these complaints very seriously, and that in this case and any other case that we are advertising property, there are multiple agents also advertising the same properties who are also presenting applications to me to present to the owner. Although it was my intention to get them approved for the home and or at least present their application to the owner, there were other agents that had received all necessary paperwork and applications prior to me receiving theirs so the other prospective tenants were able to catch up in the process of presenting the applications to the owner, even though they submitted theirs earlier. We would love to help them find another property as their application fees are good for 30 days from the date they originally applied. Time is of the essence with these applications and any rental home in general. We hope to be of further assistance.

I cant be sure that this wasn't told to you since I was in contact with you mother [redacted] mostly regarding this matter. She never suggested you my be interested in any other homes we have available. We would be happy to show you a list of available homes on our website. Please logon to [redacted] for all available homes. We are willing to extend your app fee deadline from 30 to 45 days. This means your app fees will be good until 8/26/2014 for all of our homes we have available. Thank you and let us know if we can be of further assistance

We left AZ Elite to try Brewer Stratton and AZ Elite said they would switch managers and to stick with them, and Brewer Stratton released us without any problems from our agreement. We went back and accepted the promises the AZ Elite made to us - but are very sorry for trusting AZ Elite for all their promises were just lies. Brewer Stratton we tried out for only 4 months - but were always VERY PROFESSIONAL, returned emails and phone calls. It was night and day between the two companies. If you want a professional company - go to Brewer Stratton - Trust them with your properties, they are honest individuals. I do property management in CA and have nothing but RESPECT for Brewer Stratton and would go back to them in a minute. I am still trying to get the bad taste out of my mouth from AZ Elite Properties. They took over 3 weeks to return phone calls to tenants and as Owners we experienced the same. Read the comments of both companies - Night and Day. Go with the Professionals - Brewer Stratton!!

Brewer & Stratton property Mngt, LLC is a good company to rent from. The employees are very friendly and helpful. They made sure that our move went smoothly and timely. AJ S[redacted], our property manager, and the office staff were friendly and easy to connect with. I'm glad to have received their services and would recommend them to others in search of a home.

I have been renting a house in [redacted] for 3 years and I just wanted to share my experience with BSPM, especially AJ S[redacted].

I have had a couple of issues with the A/C and plumbing in the past and with no hiccup, someone was out to repair and make the changes needed promptly and professionally. I credit that to AJ. I email him and he responds within a couple of hours. Something I can't say for the my previous PM company. I also had a family emergency one month and he helped with my situation. I have lost credibility in PMs because of their lack of "relational service" but I can't say that for AJ and his company. It's been a pleasure that's for sure.

It's just that most PM companies get a bad wrap but I wanted to share a different one for once.

Review: A coworker and myself applied for a listed home with Brewer Sstratton. They took my application processing fee and emailed me letting me know the house was unavailable due to already having an approved applicant. Over the course of 2 weeks we inquired about numerous properties, all of which weren't available. We were informed by one of the leasing agents that she would purge the applications and submit a refund. We have not heard from them in well over a month. Upon calling and requesting the refund, we were treated like is and told our applications were rejected by the owner of the first house, impossible since we were told that house was unavailable. All we are requesting is a refund of our application fee. A simple request but the lack of professionalism has carried through from their poor advertising and customer service to their refund and blame game. Badically, we paid them to do absolutely nothing. Not a good company at all.Desired Settlement: Refund our application fees

This is disappointing to see a complaint on a matter that we were trying diligently to resolve through direct communication. [redacted] the complainant wanted her 80.00 application fees back that are 100% non-refundable no matter the situation. I agreed refund 40.00 initially and she wasnt happy, we then agreed to refund the 80.00 application fee to resolve this as quickly as possible. We feel wronged in this situation as the fees were refunded yet a complaint was still filed, even though we agreed to her terms. Please let us know if you have any questions regarding this matter. [redacted] hasn't responded to any of the mails we sent to try to resolve this matter.

My wife and I have had nothing but trouble from this management company. Rudest and least helpful customer service we have ever had. they should be avoided at all costs!
First the house that we were interested in renting was listed at one price then later we find out that it was actually 105 dollars more and when asked about the discrepancy we were told that they only use the site to let customers see the house(without an agent) and that the pricing issues were not their responsibility. Despite this we still decided that the house was worth the extra money and proceeded with the rental process. After a few days we put a deposit down and they very briefly went over the actual cost with tax etc... At this time we asked if they would ask the owner of the home some questions about prepayment possibilities and some additions to the home. They said that they would and never contacted us back about it.at the lease signing we learned that the deposit was only 75% refundable which was never mentioned before during any of our conversations. At this point we asked about backing out of the deal and were informed in that case the deposit was entirely forfeit which also was never mentioned before. As we could not afford to lose 1000+ dollars we continued anyway. at this point we again asked them to ask the owner about the prepayment and additions to the home to which we were told that they already done so and left me a voice mail with the info. The problem with this is that I have no record of any phone call or voice mail from them that week. Which got no reply from them at all also we asked that the large amount of cigarettes in the backyard to be cleaned up because we have toddlers in the house. the reply was that's probably not going to happen. At this point we were so frustrated that we asked to speak to the manager who told us that the agent we had been working with he had personally trained and thus would have told us about the deposit rules.He completely ignored the issues we had about not calling us back and the price discrepancy told us that sometimes you have to do things your self in a rental home in regards to our cleaning requests. I can promise that when the lease is up we shall be moving and never again will we do business with Brewer and Stratton.

I have had the pleasure of having Matt S[redacted] (BREWER & STRATTON) as my property manager for the past 2 years in Phoenix. Matt has always conducted himself in a highly professional and friendly manner. His customer service skills are exceptional and he has carried out all request asked of him in a timely and proficient manner.

Matt's communication skills are excellent and well utilized as he has at time deal with some difficult property management situations for me but has always risen to the challenge, found solutions and initiated action to my satisfaction

Matt is always polite, courteous and friendly and has never me a cause to question his skills.

Living in Australia I have bee able to trust Matt with the day to day management of my properties without concern and valued his expert knowledge in the property management industry

I've only been with Brewer & Stratton for a short time, but Janna has been managing my property since 2008. Since that time, she has proven herself to be responsive, helpful and willing to go the extra mile to help me out. It's a huge relief to have someone like Janna to take care of my property, since I reside in Canada. Without her, it wouldn't be possible. So I'm looking forward to continuing with her, as she begins her new role with a new team.

Brewer and Stratton and specifically AJ have been an answer to my prayers.

After my previous property management company went out of business with no notice and kept all of my money in the property account, I was stuck looking for a new property manager. I looked online and found Brewer and Stratton. I called and explained my situation to AJ and he told me that they would be able to manage my property. I have since changed tenants without any problems and gone through one lease renewal. AJ has always made sure I receive an update on whats going on with my property every 6 months and it great about contacting me anytime an issue arises.

On top of the great communication and management that Brewer and Stratton has been doing, their prices are great. With their prices, I expected a company that would handle the basics and that is it. That hasn't been true at all. They have exceeded my expectations while keeping a low price that allows me to make a profit on my house each month.
