We appreciate the opportunity to respond to the concerns of this former client We can empathize the frustrations of anyone for whom the landlord experience does not go well Unfortunately, regardless of the use of a management company, the choice to be a landlord comes with inherent
risks which cannot be absolved or eliminated simply by hiring a third party to manage a property We never promise this and this is specifically why Section of all our management agreements provides indemnification in the event of tenant failures to perform; we, nor any management company can guarantee the performance of a third party and this is a risk generally and commonly acknowledged to accompany the decision to be a landlord Regarding the rental rate on said property, the contract specifically references that the market, not the client or their carrying costs, determines what true and actual rental rates are while also giving us autonomy to negotiate leases, which includes the establishment of rental rates This is neither a breach nor mismanagement; it is an unfortunate misunderstanding by our former client.Regarding a background screening, the assertion that we did not perform a background screening is, very respectfully but candidly, patently untrue Every tenant is screened and this tenant met our criteria at the time A tenants failure to perform and a background screening are mutually exclusive; one does not necessarily or summarily indicate a failure on the other.The issue(s) regarding utility transfers and payments are/were a failure on the part of the previous tenant to live up to their lease obligations; they are not a failing of the management company as we are neither the owner of the property nor the tenant.Regarding the tenant's failure to provide a working phone to the HOA or our company, this is not a reasonable expectation that we could force someone to provide this after the fact nor even have a working phone There was a working phone number present upon which dialogue was shared during the approval process and shortly into their tenancy; unfortunately, this is emblematic of their failures as tenants to uphold their contractual obligations However, holding the management company responsible for the tenant not having a working phone or refusing to provide third parties with said number is well beyond the purview of control our company or any company can exude.In summary, we are disappointed for this bad experience for this former client We do our best to insulate clients through sound management practices supported by experience and industry standard We would respectfully submit that, as a business, our rate of eviction for tenants placed by our company is nearly times better than the industry standard which attests to sound management practices Again, we feel bad as a business for this former client and the experience they had and truly wish that our rate of eviction and default for placed tenants was zero (0) Unfortunately, this is both an impossibility and well outside generally accepted expectations from landlords and for our business type At this time, the former client's account has been closed with a $0; we are neither seeking nor demanding any additional fees or otherwise.We appreciate the opportunity to respond to these concerns in writing and better illuminate the realities of the decision to be a landlord, the inherent risks of that decision, and the degree of action and/or control which can reasonably be exuded by any management company We surely wish these former clients the best

We respect the position of the complainant but, unfortunately, the perception of the leaseholder is not accurate as it pertains to the lease agreement The lease is clear as to who bears the responsibility of:- Paying rent- The sole responsibility to make payment without demand for all rent and all utilities - The responsibility to transfer utilities into their nameThe ability or inability to discuss, refute, or otherwise communicate about what is already in writing and has been carried out in accordance with the terms of the lease is immaterial That stated, we have communicated with the tenant and are working together to provide the greatest amount of latitude possible to provide the tenant the ability to get current on the balance owed and avoid eviction

We appreciate the opportunity to bring this matter to conclusion While we are of the belief that the former client's perception and/or accounting are in err, we do show that a final disbursement $(ALL remaining monies collected and available) was issued to the former client on May 24th with the close of the accounting month end and the issuance of the appropriate and due security deposit refund for the departed tenant The account was closed within standard process and time frame and we believe, respectfully, there never were any errors, from a procedural perspective or otherwise.At this time, there are no other matters in need of attention in this account and we would consider this matter closed; thank you for the opportunity to respond in writing and clarify that we did nothing wrong in this matter

I have a property I wanted to rent , so I decided to get a third party ( REAL STATE PROS) to handle that for me When I signed the agreement the guarantee that the property will be rented within days maybe a little more They asked me for dollars for what they call funding money that is going to be exclusively used if any emergency with the house happens like a broken pipe, toilet issues etci told her ( the agent) that we have 24/emergency service in my condo complex I wanted to save that moneyShe said I need to have the funding because is case my condo does not respondso I decide to send the check for the dollar that they cashed immediately! After three months they could no find any tenants for I called several times to check statusthey never responde my emails or phone callsso I decided to hunt for tenants my self After days I got to rent my condo to a family of threethis was back in DecemberSo I sent other email to let them know I found

Emails are not getting the client portal banking issue resolvedVerbal communication would be appreciated, however, at this point I know that will not happenI did not request a copy of the lease agreement, I have thatI am requesting copies of all maintenance requests, results and resolutions.And according to the Business Response to this complaint, there is a call log where Ms*** returned my phone callsI would like to have a copy of that phone log.Until the documents requested are provided, I will continue to Reject the Business Responses

I have many investment homes and had one that was being managed by Real Estate Pros of *** ***I have been doing this for a long time so have many years of experience working with Property Management companies in five different statesI have never experienced the disorganization, dishonesty, and astounding lack of professionalism and integrity as I have recently gone through with this CompanyThey told my tenant the lease amount was $less than the actual amount signed in the lease and I have been trying since December of to get the money owed to meI have an e-mail by one of the employees from Real Estate Pros of *** *** admitting they made a mistake but to no avail, they refuse to correct the problem and credit the monies owed to meI have escalated my complaint through the ranks with this so called company and no one takes my calls or responds to me by text, e-mail or phone callWe hired a lawyer to represent us and Real Estate Pros of Columbus/Cleveland Ohio did not respond to her call, e-mails and certified registered mailPlease do not let this company look after your properties or your tenants, they are unethical and dishonestThey owe my business over $….I am still waiting for payment!

These allegations are falseWhere did it on any document say that it was non refundable? If you can find any information relating to the security deposit being held for any reason it says "may not fully be refunded." I am currently a tenant at a duplex in Columbus, Ohio covered by this company They are absolutely the worse there isThey refused to mow the grass even though it is part of the rent The grass gets overgrown it is hard to believe that tenant live in the duplexWe have an abandoned house next door that has better grounds-keeping than this real estate companyWhen we call to ask them to come and fix repairs in the house, they are absolutely rude on the phone and send us to a voicemailThey take up to a month to come and fix simple things such as the dishwasher The tile in the kitchen has been coming apart but they still refuse to come by and fix it Most unprofessional company I have ever had to dealt with

We appreciate the views outlined by our former client and, while we may not agree in total, we surely respect their views Regarding any expression of a guarantee of rental within days, the company average was merely shared with the client as to what our typical performance is; this

We lasted months as clients of Columbus Property Management ProsThe reason for the termination is their material breach of the contract agreement by failing to make all necessary repairs and required maintenance to the property, misrepresenting that repairs and maintenance were made when they were not, charging for repairs and maintenance that were not performed, withholding disbursements without explanation, and generally failing to communicate pertinent issues related to the propertyThese matters are at a minimum intentional gross negligence and at worst just plain fraud.We repeatedly attempted to contact Property management Pros with regard to these matters to attempt to resolve them amicablyAt a March 16, meeting with the Director of Operations, she pledged to take over the account personally, take immediate action on all outstanding maintenance issues, provide explanation and reimbursement for expenses incurred as a result of mismanagement of the property, an

I was previously a tenant in a Dublin, Ohio condo leased by Real Estate Pros On October 5, I notified them in writing via email sent to the support email address that the previous owner of the condo had sold the property effective September 29, thus ending their ability to act as an agent for the previous owner In the email I requested a full return of my Security Deposit of $1,as I had no outstanding balance I received no response

I have been disputing a claim from them for over a year with little to no response on their part they are claiming I owe them money on top of my deposit I never got back I have had no correspondence with them other than one email jan saying they were having technical issues with ITlast week I received a call and a letter from a debt collector
