Review: It was discovered on January 8, 2014 that failure to remove a screen from the clothes dryer ventilation system was preventing our dryer (installed by DR Horton) from operating properly. This resulted in numerous re-runs of our laundry (as many as 5 re-runs at approximately 90 minutes each). Not only did the screen result in dryer malfunction, we had to have the drywall removed (in the bedroom sharing a wall with the laundry room) due to water leak damage and mold accumulation. The drywall has yet to be replaced since the drywall was removed.Desired Settlement: I am seeking monetary compensation totalling $83.54 for the increased electricity costs in December and January. Review: Constant failure to get reported problems addressed on a timely manner.

I have spent the last 10 months I have been at my new home, submitting warranty requests to address several issues around my home. To date, I have submitted over 19 warranty requests for problems regarding: yard drainage, irrigation, gutters, HVAC, plumbing, flooring, doors/windows, slabs, and electrical.

I am nearing my 1 yr anniversary, and I am not looking forward to submitting my list of new defects that need to be address. I fear that at the end of the 12 months, I will have made no progress on the list.

I need to get a 3rd party involve to help me get problems addressed. I refuse to be yet another victim of this company.Desired Settlement: I plan on going after the company to be refunded for the parts/labor cost associated with any previously and newly reported issues, that they do not address - 30 days after 1 yr. anniversary.

Please revise all attached documents. As you can see, the issue on the side yard drainage was brought up after I moved in in Sept 2013 - and it was resurfaced in April 2014. The wall was not installed until July 2014 - and the issue (low spot is away from the wall and has nothing to do with it.Please note that the work quoted was not done - instead they came by and replaced the sod in a 6x8 area (pointless). Anyone with any common sense can tell you by looking that there is a hole - and that is the lowest spot on the side yard. It simply takes a few yards of dirt and a little sod (as quoted) to make it right.I am honestly exhausted with having to deal with the constant lack of response and professionalism from this company.Let me know if you have any question regarding the attached documents.

Review: First off the sales rep told us that our water drainage/easement was half the size that it turned out to be. As well as the punch list that was agreed upon with my family and the superintendent still has not been completed and we moved in over about 6 weeks ago. The super himself told us it had to be done within seven days of moving in. Also in the time that we have been living here I have put in multiple warranty items on the DR. Horton web site and have had no responses to my issues and the few that have been addressed I had to bug the super until he finally sent someone over. I just want my home items to be fixed so I don't have to keep going down paths that get me know where and that me and my family can just be done with it.Desired Settlement: I would like the things that were promised to be fixed and the new items that were brought up since we have lived there to be fixed. and maybe for a company to actually do what they say they will do.

Review: We purchased a New Home in Bryson Village, Raleigh NC back in August 2014. At the time of our second walk through it was noted that the tree in the front yard and the Sod in a few areas of the property were dead or dying. We were informed by the builder that the Tree and Sod were in a dormant state due to just being planted and with proper watering and fertilization that they would both recover in the Spring. We had them note both issues on the final walk through document and we were insured that if we still had issues in the spring that they would be corrected. It is now May we have watered and fertilized on a regular bases and the tree and yard have not recovered. They are now says they want to prune the tree. The issue is that some of the main branches are dead and when pruned the tree will never recover to its potential size and shape. As for the yard they have committed to take care of some of it. I have tried for two weeks now to meet with the developer to understand what parts of the yard they are willing to replace. I want to make sure we are in agreement as to the dead areas. So far they have not responded favorably to meeting with me. They also don't want to Re-Sod until the finish construction the the lot next door even though they Sod in the neighborhood on a regular basis. The lot next door is not going to be finished for at least another month maybe two so that means I go most of the summer with a brown yard.Desired Settlement: I want the tree replaced as promised and I want the Sod replaced in a timely fashion.

Good Morning Mrs. [redacted] I apologize for this response being a day late, we first understood that we had until the 5th to make a response but then realized it was due on the 2nd. I went by the property [redacted] yesterday to observe the 2 areas of concern, being the tree in the front yard, and also the sod that has been installed. Regarding the tree in the front yard, I do agree that there are a few small branches that are dead, but for the most part I would say that the tree is Ok as it is, but to satisfy and move on with this customer I will agree to replace existing tree with a new tree, but from the day that we install the new tree it will the customers responsibility to maintain, it will not be covered by warranty after that, we will assure it is alive when planted and then it will be the homeowners responsibility to maintain. Then regarding the sod, as shown in the attached picture I see one fairly small area at the front left corner of the home while facing the home, and about 1/3rd of the way down the side, that is currently brown while all the other sod appears to be green and alive, so the area mentioned is what I will agree to replace, I will offer to either replace now as time allows or would really rather replace when the home next door is sodded which will be 30-40 days, but either way once the sod is laid we will assure it is alive and green and from that time on it will be the customers responsibility to maintain. Review: Purchased DR Horton home in December of 2012, had complained about floors upstairs squeaking (placed multiple warranty work request), as well as dampness behind master shower that has caused DR Horton to try and replace shower tiles (still damp to this day making the new grout crack and change color), nor has the baseboards been replaced that had mold on them just outside of the master shower. The latest attempt to repair on the flooring upstairs (8 attempts) ended up screwing the carpet into the wood beneath it (also has a dip in the floor), the shower still has excess moisture that was never explained nor did DR Horton ever figure out the reason why (just ripped down tile and covered it up). All issues were brought to the builders attention within six months of purchase. All we have asked of DR. Horton (Melbourne, FL division) is to complete the warranty request where the issues are resolved, nothing more.Desired Settlement: To replace the sub floors that continue to squeak while walking upstairs, figure out the actual problem with the shower and repair the shower, replace baseboards in master bathroom.

Review: I have made several attempts to get my home warranty work done and there is still not done. My garage floor hold almost an inch of water and a few of my shingles on the roof are popping up. They say they will come out to look at it and nothing happens. There are several nail pops that have not been looked at.Desired Settlement: I want my garage floor replaced. I am not sure if it will take 2 sections (out of 4) or if all 4 will need to be replaced so the fall will send the water out of the garage and not hold it. I also want my shingles fixed and the nail pops fixed.

Please accept this correspondence as DR Horton’s Inc.’s (“Horton”) reply to the Revdex.com (Revdex.com) with regards to the above referenced complaint.

The construction area manager of the Charlotte Division met with Mr[redacted] at his home. Mr[redacted] opened the hose and ran water on the garage floor. Water proceeded to flow out of the garage and down the driveway as pitch intended. The garage floor is pitched correctly there are no defects. The small puddle he complained about was swept out with a push scraper out of the garage opening. This is a finished garage, and was not designed to be filled with water or wash cars inside. The garage in not equipped with a drain and the walls are dry walled, the humps/depressions on that wide of a span is within building tolerance. The one raised shingle on the left rear of the home at the side gable is scheduled to be tacked back down.

I have owned 7 homes in my lifetime, all with between 2 and up to 4 car garages attached so I have experience on what is correct. Rachael was not correct when she stated that the water all "flowed" out of the garage and that the floor is "within specifications". Approximately 1/2" to 3/4" of water puddles on the east slab of concrete. I am bringing in a local and reputable concrete person to give me his opinion of the garage and will report back. This is a well known and reputable concrete person who has been in the business for over 20 years. More to follow.

Review: We bought a new house in september 2011, from DR Horton. We were shocked that we were given the land for free when we purchased, we thought wow, what a sales pitch. Well we soon found out why they had given us the land. Apparently, prior to us purchasing the land/home, it had been brought up by the HOA that the area of the neighborhood, where we were building had a flood issue, which DR Horton failed to address. They built our home and soon built and sold homes on the surrounding lots on our cul de sac, and the same pitch was given to those buyers as well, free land if home was purchased. We all soon found out together, that the area has a huge flooding problem and DR Horton has done nothing to assist us with the issue. It has been brought up again at numerous HOA meetings and still no resolve has been done. Whether it be a normal afternoon shower, and especially a downpour, our yards are inundated with water, to the point, that our house will eventually flood, although according to duval county and FEMA the home is not in a flood zone. We have asked numerous times for assistance and each and everytime they say there is nothing they can do. I could understand if it was my fault or neighbors fault that the yard flooded, like improper guttern runoff,etc, however this problem we have is uncontrollable, where french drains, etc will not work. There is a major problem in the nieghborhood, where they are still building houses and they refuse to address the issue. They built a new house on the other side of me and the house is significantly higher than mine and now my yard floods on the other side as a result. We are all first time home buyers and unfortunately this has been a nightmare for us. We are unable to sleep if its raining, for fear of it flooding, we have to miss work to tend to the house, put out sand bags, etc. It is an emotional nightmare, not to mention our livelihood is at risk. All we are asking is for assistance to make it right, what that option is I am not sure. But they need to address the drainage issue, whether that be digging and installing the ditch correctly, redoing the yard and bulding it up to prevent flooding, etc. Please help us. We are desperate.Desired Settlement: We would like for the flooding to be fixed and for them to stop putting the blame on other people. They say they are not able to fix the ditch because its a JEA easement, however they never did it right in the first place nor have they asked if they can fix the ditch to cure the problem, they just turn their backs on us. We want proper drainage fixed/installed and our yards fixed to where there is no flooding.

Review: Dr Horton refused to hornor their product warranty and said that was the home owner responsibility.

I just recently bought a new Dr Horton home in Cypress Texas and moved in for about 5 months. I found a cracked on the tile in the master bedroom standing shower. I called their warranty department for repair and they said that it was the home owner responsibility. They only fix cracked tile if it was documented on the final walk through. I said to them that I was told that I had one full year for everything under warranty and it was just now cracked. Their response was: Cracked tile is not under warranty. I told their warranty manager that I did not cracked the tile and that it cracked by itself due to poor quality of work but he insisted on the black and white procedures on cracked. I just wanted to get the word out to all potential customers who are about to buy Dr Horton home to be careful at what they told you at the selling stage because they make promises but never deliver them. Basically, they do not hornor their work and there are a lot of issues with their houses from inside out. Their warranty complaint takes very long to respond and absolutelly no follow up on customer complaint. If I have to start all over the process I would choose diffirenet home builder and certainly will not recommend them to any one to buy their new home. Their homes quality is an average or below for the above $ 200000 dollars home.Desired Settlement: Better customer service and product quality and fix my cracked tile

Review: DR Horton has constructed our condo in 2005. Over the years, we had minor water penetration issues into the interior or the home around bedroom door frame. However, my mother residing at this residence attributed these issues to air conditioner condensation discharge. We have three 2 witnesses that observed these issues in 2009 and in 2011. During a severe thunderstorm in August of ‘14, a substantial amount of water was pouring down from the ceiling over a door. We had an AZROC-licensed roof contractor, [redacted], examine the issue and determine that the roof tile was installed incorrectly, specifically cut too short to provide adequate cover of an attic vent. Upon driving rain, this allowed water to enter the attic space. We had the contractor correct it immediately as there was another storm forecasted. We have pictures of the damage, the tile that was not installed properly, showing a gap between the two adjacent tiles that allowed water intrusion. We have incurred expenses for the emergency roof repair, water extraction, mold mediation and interior finish restoration. It it had been few months over nine years after we have purchased this condo from DR Horton, however, being assured by the roofing contractor that the improperly-installed roof tile has neither shrunk over the years nor got bigger and was actually installed incorrectly by DR Horton in 2005, we have contacted in good faith Mr. [redacted] with DR Horton warranty department in November of 2014. We’ve provided pictures of the damage, the gap in tile installation and allowed Mr. [redacted] to tour our condo and review the location of the water leak. We explained to Mr. [redacted] that the tile has not changed its size or shape over the years and the crux of the issue was DR Horton improperly installing it in 2005. A month later, we have received a letter from [redacted] with DR Horton declining DR Horton’s responsibility for the improperly-installed tile due to the time that has elapsed since it was instalDesired Settlement: There is no question that the defect has been there from the time of the roof installation. As we noted earlier, we have witnesses that can testify (statements available upon request) to seeing water droplets over the area where the water leak manifested itself during the summer of 2014 storm, much earlier in 2009 and 2011. At this juncture, we feel that DR Horton is not acting in good faith or ethically, standing behind the unquestionably defective installation of our roof. We would request DR Horton to compensate us for all the expenses associated with this leak, including the emergency roof tile repair, water extraction, mold remediation and interior finish restoration, for the total of $1,350.

Contrary to Mr. [redacted]’s claim that the defect has been there from the time of roof installation, the roofs at [redacted] were designed and installed in compliance with applicable building codes and standards for materials and workmanship. Also, in the 2007-2009 time frame D.R. Horton worked cooperatively with the homeowners association and individual homeowners at the project to address concerns raised by them. Roofs were inspected as part of that process and there were no findings of improper tile length. Furthermore, the subject home closed escrow on April 1, 2005 and is almost 10 years old. A leak at a condominium unit resulting from a severe thunderstorm nine years after completion of construction is not associated with original construction and should be dealt with through homeowners’ insurance. We informed Mr. [redacted] that this is consistent with Arizona law, which provides that “in no event may an action be brought more than nine years after the substantial completion of the improvement.” In summary, D.R. Horton has a history of working cooperatively with the homeowners at the [redacted] project to address concerns that were raised in a timely manner in the past as contemplated by Arizona law. For the above reasons, D.R. Horton informed Mr. [redacted] that we would not take any further action regarding the home. Review: We have repeatedly complained about various issues outside our NEW home. Following are the claims we have filed and failed to get a response on:

1. Crack in the floor of our master bathroom: 2 Weeks ago [redacted] stopped by to take more pictures to see what he could do since the flooring company denied the claim. He suggested he could come back 2 days later to glue the linoleum down, but we still have not heard back, plus when the flooring company came to look at it they made the crack bigger. That was on May 6th.

2. Crack across our entire back patio. We were told on that same visit on May 6th by [redacted] that he was still trying to get an answer for us, again no updates since. This one we had submitted back in February. It has now been 3 months and that's just ridiculous. Two houses down the concrete slab was replaced, we were told it was a different company that did theirs, that shouldn't matter, we have the same EXACT issue.

3. I submitted a complaint about the dead tree in our backyard on 5/11 and have yet to hear back from anyone. The tree is clearly dead (pictures attached) and it needs to be replaced.

4. I'm now submitting a complaint about the dead grass (pictures attached). Very little of it if anything is growing period, no matter what fertilizer or watering we do. As you can see from the attached pictures, all that is growing are weeds. Our 6 year old went to pull a weed and the ENTIRE slab of grass came up with it, showing that not even roots are taking.Desired Settlement: We want the dead sod replaced, the dead tree replaced, the linoleum replaced and the concrete patio repoured.

DR Horton did replace our sod in the affected areas after much nagging on our part. However, part of our complaint was a dead tree that was planted in our backyard AND a cracked patio. Neither of those 2 items have been addressed at all. The cracked patio concrete in fact is now causing a much bigger issue because it's pushing up on our door frame. As I stated to DR Horton, if they don't fix the concrete ASAP they will need to replace the entire door frame, as of now they need to replace the bottom piece of wood that the concrete is pushing up on and pulling out/away from the structure of the house (pictures attached).

Review: Purchased a new DR Horton home in September 2013. DR Horton offers a one year warranty on the home. Since the purchase of the home multiple warranty claims have been made. No repairs have been completed. DR Horton does not return phone calls, emails, or warranty claims that were filled out online. I have a water main that has not been repaired. Exterior weather conditions coming into the house due to lack of insulation or improper installation of siding. Damage to my drywall due to the moisture in the wall. DR Horton's contractor investigated by cutting holes in the drywall. Holes have not been fixed. I have a crack in a shower pan that has been repaired on multiple occasions and the crack still has not been repaired. Fence has fallen, and have not been contacted by DR Horton for repairs.Desired Settlement: I want DR Horton to comply with their warranty agreement and complete the repairs in a timely manner. These issues have not been fixed in 9 months.

Review: D.R. Horton began building in my neighborhood recently. Their employees have failed to clean up the construction materials properly. I have seen many nails in the streets and picked them up. I have now ran over two in one tire this now caused me to need to spend money to replace my tire simply because their employees do not properly clean nor do they maintain control of their materials. I hve contacted the business via telephone and was told that they will not replace my tire and that they will not address the issue of nails in the neighborhood. I have now contacted police regarding littering and failing to clean up dangerous objects. Not only is it dangerous and expensive to the adult residents driving in this area, but there are also many children who can get hurt on these objects. There is no reason a good company can not keep track of their materials.Desired Settlement: I expect D.R. Horton to pay for my tire replacement as well as contact their company in Jacksonville, FL to provide training on proper cleaning of a workplace.

Our builders keep the streets clean of debris as possible. Professional street sweeping machines are used on a regular basis to clean any debris that may be found. Much of the cleaning is done due to environmental regulations and must be performed on a regular basis. Due to the amount of building in our city it is unknown where the nails were picked up and punctured the tire. DR Horton Co. cannot reimburse Mr. [redacted] for his tire replacement and consider the matter closed.

It saddens me that a company of such magnitude can so easily brush aside responsibility. It is very obvious these nails came from the construction in my neighborhood. One can walk the street at any given moment and find matching nails to the ones found in my tire. Based on D.R. Horton's representative's response, they do the bare minimum required by law as far as cleaning goes. A good company would see that logic shows that the nails in my tire had a high probability of coming from their worksite. That good company would take responsibility and apologize instead of nonchalantly caring blame aside. I would warn others that course to do business with this company, for they may pass blame when a mistake is made and leave you to clean up the mess.

Review: It took my wife and I over a year to have warranty issues address in our brand new home built by Dr. Horton. We have had a terrible time trying to communicate with them and have wasted endless hours chasing them around to complete repairs. I'm floored by there lack of concern for the consumer after the purchase of the home. I have acquired over a 180 pages of emails trying to get things handled. It finally came down to a warranty supervisor coming to our home to discuss the issues we are having. At that time we were told that they would work on compensating my wife and I for there missed appointments and the lack of scheduling the proper people to complete the repairs timely! It has been several months since this has happend. I recieved one phone call from them but have not heard back from them at all. Also I have not had them return my emails! Very furstrating building a home should be fun and a mile marker in a young families life, this has been nothing but a headache and us chasing people around. What is worse is this is not an isolated case and we have several neighbors that are having warranty issues with them as well! SAD Dr. Horton!!!! Take care of your customers, and they will come back. If you notice most of your home builders are younger in the late 20 to early 30's and you continue to treat people this way you will loose all of us!!!Desired Settlement: Would like to compensated for the week of work my wife and I missed for scheduling errors on dr hortons part!!! I make on average 1300.00 a week. My wife makes about 950.00 a week.

No one has offered me any kind of settlement or contacted about this. I'm still waiting on emails from dr Horton. So no nothing has been done about the settlement portion

Review: DR Horton built a house @ [redacted] next to my residence. They destroyed my landscape on the side of my house facing [redacted] When [redacted] Way was built next to my house, the landscrape crew cut into my property line and destroyed the sod and underground on the side of my house.

I've spoken to [redacted] and [redacted] from DR Horton numerous times and [redacted] has even come on site to inspect and confirm the damage himself. He promised he would repair the sod and property on my side of the property line that his crew damaged. The repair has never happened.

[redacted] has assured me it will be repaired as well with no results.

I've followed up with both numerous times and I either get lip service that repair will be done by a certain date (to no avail) or I get their voicemail with no return call.Desired Settlement: I want my lawn (sod) and underground that was removed on my side of the property line to be repaired to the original state prior to the new DR Horton home @ [redacted] being built.

Review: We purchased our home 7/2008. Since the purchase of our home we have had 3 water leaks. The first two DR Horton would not fix and repair damages or take any responsibility. When I asked them for help they told me my warranty had already ran out. Although, they did help my neighbor. With the third leak I immediately called my insurance company and filed a claim and had a plumber come out the next day since the leak was notice late in the evening. I did call DR Horton to let them know and they said why didn't you call us first it is the protocol. I said you didn't help me the first two times why would you help me on the third. Since the piping that is in our home is under a civil lawsuit DR Horton is helping the owners. They did pay for my flooring but are refusing the pay for the plumber; said it was a third party invoice but so is the flooring. I have called and left several messages and can't get a call back. Their customer service is bad and I didn't know what else to do. The plumbing invoice is for $450.00.

Review: On 3 separate incidents in the last week and a half, subcontractors working for D.R. Horton in my neighborhood, Hemlock, have trespassed, damaged, and changed our property without permission. There is a new builder supervisor, and the sales agent and subcontractors refuse to give us his telephone number to contact to directly address this problem. We have since involved the local police department. We have been the owners and resident of the property since September 2013, however, the workers continue to view it as an "open property" for use.

Incident 1: Workers were found in our yard removing and replacing bushes. (We did not request or authorize this, and we were never asked for permission).

Incident 2: Workers for an unknown reason dug a hole in the front yard and made changes to an irrigation pipe. The sod was thrown back in the hole upside down, mud was left everywhere as well as pieces of plastic and trash. We had not reported any problems with our irrigation, were not informed of any problems with our irrigation, and once again, were never asked for permission to make changes to our property.

Incident 3: A worker doing drywall on a house being built 4 lots down was caught on our property using our water to wash his buckets. When asked by myself and police, he admitted that he has done this multiple times. Which means we are essentially paying for water we are not using.

Our goal was to address this privately with the contractor in charge. However, since no one in the company will cooperate and let me speak to him, we have had to involve the police and now the Revdex.com. As we cannot file a trespass notice since these same workers will have to fix warranty problems in our house, we were advised to take this route.Desired Settlement: I want to be contacted by the person in charge at the Hemlock Subdivision in Williamston, SC.

This letter is in reference to complaint ID

resolution for the issues listed. Item number one was the result of a policy

for side entry garages having larger plants than the front load garages.

Smaller plants were initially installed on the property. This was recognized

and communicated to field management to have the larger plants installed. The

homeowners were not communicated with prior to install. This has been addressed

internally, and will not happen again in the future. Item number two, the contractor responsible

had the wrong address listed. We have since communicated with vendor and

internally to keep this from presenting itself again.Item number three, the

responsible party has been terminated from their contract with D R Horton. The

customer service department has communicated our “occupied home” policy to all

trades and will see this does not happen again.We hope that

communication and steps taken has resolved any concerns or issues that were

presented.

Review: Complaint on Dr. Horton builder.

We have looked at the community to purchase a house. We started off with one and the house had structural issues with it. So we had asked to see one of the houses acrossed the street that was available. We looked at it and wanted to start the process of buying. The sales rep [redacted] had informed us that we would be able to get the basement finished with a wet bar prior to settlement of March 31st. When our current house goes to settlement. Then he comes back and says that they cannot do the basement and would need at least 20 – 30 thousand dollars up front to do it. We turned him down. Then he tells our realtor that there is a house that just came available so I rushed to the property on Tuesday 2/25/15. The following day I dropped off a check to [redacted] for the deposit of 1,000 that was agreed upon. It was told to us and our realtor that they would write up the contract and overnight it to us and have an addendum that there would be no kick out because we already have our buyer for our house and all inspections have passed. I also made sure that when I handed over our check I asked [redacted] to make sure that no one could kick us out and that was our house and he said yes and matter of fact there was people looking at it right now and to go let them know you just bought the house. [redacted] over knighted the contract to us and we had completed the contract and hand delivered it to the office. [redacted] assured us that the contract was going to be ratified that day and would send us copies and to our realtor. Never got it. My realtor has made numerous calls and emails from Thursday when we dropped off the contract to Monday evening and no one has returned our calls or emails. we have even gone to the office on Sunday and they never opened. We get an email on Monday late in the evening saying that they have accepted a contract for the house from another person. We will now be homeless a family of 4 with a baby & 7 yr oldDesired Settlement: I would like to see that they have a formal appology and the complaint noted on the books. They have put a family out on the streets due to their actions. I do not want to see it happen to another family.

Review: An advertising price the seller will not honor:

On May 17 2013, I entered into a contract to purchase a house In [redacted] I originally selected the Hunter floor plan, which was priced at $166,990. This is a 4/2.5 with both formal living room and dining rooms with a large master sitting area. I had been pre-approved by the builder's preferred lender, Academy Mortgage. During this time, I was told this would be a pre-sale since these had not yet been released. I was also willing to accept any standing homes in their inventory that I qualified for, but they had no inventory available. For this reason, I was forced to select a lot and build from the ground. I was under the impression the purpose of doing a pre-sale was to lock in the price of the home to ensure I get the home I desired. However, in June 2013, I was contacted by the onsite agent and asked to bring the earnest money into the office within 48 hours. Upon arriving at the onsite office on June 24, 2013, I was told that I no longer qualified for the home I anticipated purchasing because interest rates had jumped from 3.25% to 4.75% and the builder had a price increase from $166,990.00 to $180,990.00. I was terribly disappointed that now I could not purchase the home that I had anticipated and plan to purchase. It is not my fault that they had no standing inventory. I was not my fault that their preferred lender could not lock my interest rate until 45 days from closing. I was committed as a buyer to purchase this home from DR Horton, but DR Horton obviously was not committed to me as a seller. I feel they should buy the interest rate back down to 3.25% and sell me the home at the price agreed upon prior to interest rates increasing and their own price increase. I could have taken my business elsewhere, but I did not because I was committed to them.

Secondly, in an effort to resolve this matter amicably, I agreed to select another home that was less expensive. This time, I selected a Benton floor plan which was priced at $159,990. This time, their preferred lender, Academy Mortgage, was able to offer me an interest lock for 4 months to ensure I did not lose this home too. I had to select a different lot as well. Issue: DR Horton advertises this home online with both a formal living room and dining room and a large master room without a sitting area. However, onsite this is not the same plan they display. The Benton shown onsite does not have both a formal living room and dining room. It has only one formal room which can be used as either one and the master is smaller. Once again, I was disappointed by DR Horton.

The failure to respond to phone calls or written requests for assistance or support:

I have called the corporate office several times since July 22, 2013. I have left several messages for a Regional or District Manager by the name of [redacted] and [redacted]. As of today, August 4, 2013, I have not heard from anyone. I assume they have no interest in resolving these issues with me.Desired Settlement: 1. I feel they should buy the interest rate back down to 3.25% and sell me the home (Hunter) at the price agreed upon ($166,990.00)prior to interest rates increasing and their own price increase. I could have taken my business elsewhere, but I did not because I was committed to them

2. Build the Benton floorplan priced at $159,990.00 they initially had advertised online wiith 4 bedrooms, 2.5 baths, formal living room and formal dining room with a large master bedroom.

Review: Waiting for parcel # to be corrected since Feb 2013 on my property at [redacted].

I purchased my property at [redacted] in October 2011. At that point my property's should have been given its own parcel # and was not. I contacted [redacted] the closing manager on 2/26/2013 to let her know that my parcel was rolled up into the parent parcel and that my legal description is not correct. Since that date I have heard from her 1 time in late march to let me know the paperwork was sent to the city/state for approval. Since 1 April 2013 I have attempted to contact [redacted] numerous times via Email and voice mail asking for an update and she has not contacted me back.Desired Settlement: I want to by contacted by DR Horton with my new parcel # and my new legal description filed.

Ms. [redacted] complaints was received by the closing Manager of the Orlando Division of Horton. A new parcel ID was released by Osceola County and DHI Title worked and prepared the Corrective Warranty Deed reflecting the new parcel ID. The process took some time however, Ms. [redacted] was kept updated via email correspondence each time a change occurs with this matter. She is now in receipt of a new parcel ID number and a certified copy of the Corrective Warranty Deed, this matter is now closed.

Review: I purchased my home in September 2013 and there were issues with the flooring. Concerns were brought to the attention of the field manager. Specifically, parts of the floor were not installed correctly (too short), areas that have large gaps and are continuing to widen, planks that are chipping causing splinters. My children and I have suffered splinters due to the hardwood floor splitting within 60 days of moving in. A flooring representative came in Feb 2014 and took pictures and said most of the issues can be re-done and said many of the wood planks may be defective and suggested possibly going to the manufacturer to see if they would replace the entire floor if material is defective. After 3 visits, a third party investigator came and saw the floors. I received no response from the flooring company nor DR Horton regarding the issue until December when I was told that the floor manufacturer said it was a combination of incorrect installation/poor subfloors and was then re-directed back to DR Horton for resolution on my floors as they were responsible for paying for replacement of my defective floors. I was told on Feb 27th that since the manufacturer said that it was not defective material, they would not replace it. But, this does not negate the fact that there are issues with incorrect installation, poor workmanship (that may have attributed to the wood splintering) that was brought up prior to move in and was going to be fixed. Now all of the sudden, they said "no." I have made multiple attempts to seek resolution on fixing my floors which are now a year old. To have issues with floors that were less than 3 months old when we moved in is unacceptable and shows poor business practice.Desired Settlement: Replacement of entire wood floor in an expeditious manner.
