Review: I purchased a DR Horton home in 8/2012, from the builder. On 1/31/2015 a water leak occurred damaging my walls and flooring. The plumber found the issue to be a finishing nail had punctured the cold water line for the kitchen sink. I notified DR Horton, who handled the restoration and damages. However, despite multiple attempts I made on the phone, they would never comment on the $739 plumber bill I incurred, other than to say it was being looked at. On 3/16/2015 I submitted another warranty request asking for resolution or at least being contacted to explain why the company was not fully reimbursing me for a defect in their construction. I have not had a response as of 3/20/2015.Desired Settlement: I would like to be contacted by DR Horton and offered a resolution. Full repayment of the plumber invoice would be appreciated, but I am open to alternatives.

Mr. [redacted] was provided a list of emergency contact numbers which list the plumber of record, D&M Plumbing. Mr. [redacted] choose to call someone else when the leak occurred and to have it repaired by an outside plumber without contacting DR Horton or D&M Plumbing. By doing so he did not meet the requirements of the RCLA. DR Horton must be given the opportunity to inspect and make repairs before the homeowner uses someone else. DR Horton did make all of the cosmetic repairs that were associated with the leak however, we will not reimburse Mr. Pemberton. At this time as a gesture of customer goodwill, DR Horton will agree to reimburse Mr. [redacted] $739.00 for the cost of the plumber he elected to use instead of the plumber of record. Review: I purchased & closed on my home in 2007. In 2010 I took some detailed pictures of some damages going on with my house and sent them to Residential Warranty Corporation (RWC). RWC contacted me and said that none of the damages seemed to be structural and closed the case. My main concern is the amount of Stucco cracking and falling off of my home. I own a 3275 sqft Cascades model home in the Barrington cove sub-division in Jacksonville FL. There are four other Cascades model home in my sub-division and none of them are having the same problems I'm having with my home (Stucco). Since I mailed those pictures of the cracked Stucco to RWC back in 2010 the cracks have gotten significantly worse and will soon start to cause structural damage. Everyday that goes by the damage gets worse, especially during rain & stormy weather.In March 2015 I hired a Home Inspector to come out and inspect my home. The Home Inspector conducted a detailed home inspection and I've definitely got serious Stucco problems.

Review: In December 2014 we purchased a new home in Wimberley Farms, Easley SC from Crown Communities. We identified two major issues prior to purchasing; the missing siding/flashing and the washout in the rear backyard. We were assured that these issues were corrected. A month after occupancy the back yard started holding large amounts of water, the embankment started to wash-out, the fence poles started eroding down to the seating and both retaining walls started to pull away from the earth. It was identified on the Delano website immediately. The issues were not addressed until the water made it through the roof 3 month later. I reported to the emergency line that large amounts of water and electrical shorting was occurring in the master bedroom. I was told it was not an emergency and to make the complaint on Delano's website. I was also told by the warranty department that I need to contact my insurance and file the claim with them due to the fact it was an ice damn. Crown had their roofer investigate the leak and found that the leak was actually from the missing siding/flashing initially identified. It was also identified the carpets were wet not from the missing flashing/siding but from the back yard retaining so much water it was actually seeping in from the foundation. I have tried for 4 months to get the repairs made to the back yard; making contact with multiple persons who all state different solutions (cutting a creek, dirt filling, retaining wall throughout the back yard, as well as the retaining wall currently there brought up to code, French drains, and dirt movement). Throughout this process I have been cussed out, screamed at and yell at. The HOA contacted and reported to us that prior to us purchasing the home that the house flooded prior to move in and during construction. We than started looking and found numerous areas of water damage. This was not disclosed in the seller/buyer’s agreement.Desired Settlement: We wish for all work to be completed immediately and correctly to include the retaining wall.

This company has lied on the previous complaint stating we have come to an agreement. We have not. We asked for a retaining wall. But were denied after two other estimates state we need one. The manager came to the house and was extremely hostile screaming and yelling.

We didn't have a final walk thru but since we're already almost 4mos over staying and our landlord needs the apartment e were forced to just close without proper walk thru. We couldn't even get in thru the front door when we moved in as it wasn't keyed in yet. The house looked like a foreclosed home with wall switches ripped from the walls, uneven paintings of the wall, chipped and shorter/uneven windows and doors, curved walls,front door cracked and not working properly, sliding door full of dried cement and paint and lock not working, thinner granite counter top,scratched master tub,door locks broken,doors not sanded causing blisters, terrible window caulking,uneven/missing bathroom tiles, cracked tiles,chipped cabinets, leaking kitchen caused by faulty plumbing damaging the under cabinet, parts of stairs not painted and sanded, dry wall screw popping out of the walls, floors squeaking and moving excessively, stair steps squeaking and moving, towel hangers loose, wall switches missing screws, horrible stucco, missing front door bracket, missing fixtures, broken cabinet parts/chipped parts, missing cabinet that seemed to have been intentionally covered,wrong items installed, windows and doors not the same impact resistant PGT windows on the model unit that we were told we'll have that minimizes noise from outside to the point that we won't hear the train passing.[redacted] the sales agent even demonstrated that to us ,backed up by a story about one other buyer that was choosing between a corner unit near the trail ad a unit in the middle, the only thing stopping him from buying the corner unit as the location being so close to the rail, [redacted] said when he demonstrated that when the windows and doors are closed,you don't hear any noise from outside that made him choose and he chose the corner unit near the rail, horrible and uneven baseboards, sprinklers not working, some landscaping issues and many more problems. As I consistently bothered them to do punch outs and correct these things, the workers caused more problems specifically, the painters from All About Painting. First of all, the past year and now already more than a year, all we've been doing is having these issues fixed when they're supposed to have been done correctly in the first place! So not to need any fixing of these stuff as already told [redacted], the superintendent assigned to the development at that time. He wrote some of the stuff down during our preliminary walk thru, he said he knows and will remember the rest and made me sign , I didn't even want to sign but he said that's only to note that we had the preliminary walk thru and promised that they would be done before the final walk thru which we didn't have. As the stuff started being fixed after non stop follow up and everyday calls to their office and ambushing [redacted] and even going straight to his boss, [redacted], our problems got bigger, the painters PAINTED my car, almost all our furniture including the dining set, the decorative plants, the entertainment center,the computer desk, both sets of patio furniture, the antique cigar stand, the dresser in the master's,the end table in the master's, the display cabinet on the walkway on the 2nd floor, the end table in the 2nd bedroom,the shoe rack, and other stuff like bathroom fixtures, even the lights in the bathrooms!!! candle holder, wall switches,grill cover,even a pair of black leather boots, door knobs,both bath tubs, tiles through out the house, window and door screens, window sills, towel holders, toilet paper holder, toilets, bathroom sinks, even our home alarm box. Anything they can possible ruined, they did.The workers were even using our fridge and microwave and plugging their cellphones and playing their radios/music so loud without even asking permission or any regard to us being the owner of the house, but we never even said anything even when I walked in on them several times putting their sodas in the fridge and using the water dispenser in the fridge, we were always nice to them even giving them drinks and food, I was mostly left alone when [redacted] is at work and we were worried on how they would react if I say anything that's why we didn't say anything until the sup was there one day after several times they abandoned the job and went to another job.They were just using our house to store their stuff and then get it the next day to go to another job instead of finishing the job for our house.They even left their trash for us to clean up.They were horrible.We were more than nice.We always made sure we're available for them just so we can fix the issues, when they can come to work but the they won't even show up for appointments without even a notice. The worst that they did was when we had to remove all the stuff in the garage so they can paint and they didn't come nor call.Not even the next day or the next week.It was very difficult to schedule a job and then they don't come. That was all the time.Right now what's left for punch out is the missing cabinet in the kitchen, the paint touch up in the powder room and 2nd bathroom door,and the incorrect window and doors.Ater more than a year of headache hen we should be enjoying our new home, and all the additional damage done by the painters/caused by the repairs. [redacted] the supervisor who told us she will pay the damages and will just back charge AAP, and told us that she can have the windows replaced was let go after Christmas season.She's the one who has seen all these problems about the damages caused by the repairs that's why she said don't worry about it and just send her the receipts and she'll have it paid, but we didn't know she'll be gone after the holidays, I got sick then my husband got sick so we were not in a hurry t send it to her. We even already cleaned the furniture and stuff at home to the best we can especially for the holidays as we didn't want our visitors to see those painted brand new furniture. I have tried to reach the proper authority on this but I have been passed back and forth and ignored so any times.Even the tech [redacted] who knows about the issues told me that if it's just him he would have paid it already but he was just told to deliver the bad news that [redacted] doesn't want to pay any of the damaged stuff. I went to [redacted] who's supposed to be higher than [redacted]He came to look at some of the stuff and said he will pay it but after the cleaner clean the other stuff and then later on, said just give them a chance to clean it,so clearly they're playing us and just not want to pay.Even the cleaners told the that they cannot guarantee that the wicker set would be cleaned as the paint is in between each weave.Eve the cleaner [redacted] said he's not gonna sit there an go thru each and every weave and remove each and every dot of paint on each furniture.We already cleaned everything, thee are just some like the wicker set that is impossible to clean and we couldn't clean thoroughly because I'm not a cleaner so I wasn't an expert on that but I know that for what we've been thru with this company and people , and fr how long we've been dealing with this, we deserve so much more than this, we deserve to be paid for the damage stuff. It's been more than a year, of course we already cleaned what e could have cleaned,we live here, we get visitors plus the previous sup [redacted] told us she would reimburse it,that's why and that's why we also already replaced the decorative plants.As it's not possible to clean each and every leaf on the trees. The least, we deserve a new set of patio furniture to replace the 2sets of patio furniture they damaged. They even painted the grill cover which we could not clean at all, it's impossible, that too should be paid/replaced. All our stuff here are brand new,bought as soon as we moved in except for the bedroom set in the 2nd bedroom. And they just destroyed it. Everything they painted and damaged should be replaced/paid, but we were not even asking for them to pay everything as they can't even pay for my car that was damaged the most, we had to have it detailed twice and washed 5times before it took most of the paint.Just like they can't pay for the antique cigar stand that was passed from our great grandfather.I haven't given them all the receipts, as I wasn't even asking the to pay all we were only asking them for a few of the items,the ones that we discovered kinda last and just pushed me to say it's enough.and honestly, DR Horton is still trying to get away not paying it even if they can charge All About Painting fr it if they haven't done it yet..With everything we've had,they're still giving us difficulty . Just like they didn't want to replace the granite and instead gave a back splash, when I told [redacted] that since he doesn't want to replace the counter top then give us the tall/upgraded faucet with so that the focus would be on the faucet and not on the shorter and thinner granite counter top but after more than 4months of calling and sending emails, I even go to [redacted] and [redacted] who were supposed to be the Big Bosses in Orlando handling this region, still I haven't heard from [redacted] or somebody else that can make that happen.Every time I call [redacted] she tells she'll send an email to [redacted] but then we never hear from him and I explained to [redacted] that this is the reason why I am coming to her and [redacted] in the hopes that finally something would be done but still nothing.We had enough, we don't want them cleaning the damaged furniture, we want that paid or replaced. Cleaning should be done for the fixtures, bath tubs,sinks,tiles,door knobs,alarm box,switches, drive way and patio, etc. I don't want them to touch any of our furniture and personal property anymore. The least they can do is replace/pay the damaged properties. Also, the faucet shouldn't even be an issue for them to give since they didn't want to correct the granite problem.And the windows should be replaced by the original brand, PGT just like what they had in the model unit because this one that they put make us hear everything our neighbors are doing, even the faucet running on the backyard, [redacted] the tech even tried to convince me that the sound is from the tubes.We can hear our neighbors as if the windows and doors are open, when we lie in the bedroom ,we can hear our neighbors talking in their backyard and it's quite often and I am a very light sleeper.we can even hear a car passing on the street and not a loud car but just a regular car driving or people walking and talking.And that part of the kitchen cabinet that left a huge space, equivalent to another cabinet drawer should be fixed.Also when we had an inspection it showed that there are some electrical outlets that are not GFCI certified, and that plumbing around the house are faulty causing flooding, the dishwasher backs up on the kitchen sink when it runs , to avoid this, a drain tube has to be connected to the pipe, and the washer hose has a danger of rupturing and should be replaced by a burst proof one and the gaps and holes under the sink cabinet should be sealed.But [redacted] denied that any of these is the builder's problems and told us that it's our responsibility to fix those. Buying and moving to a brand new house should be an enjoyable occasion not a headache and a nightmare just like what we've been through and still going through with this company and with this house. This is more than horrible.Desired Settlement: Replacement of the windows with the real PGT impact resistant windows just like what they had in the model unit that their salesman demonstrated and told us that we will have so we won't hear the train passing, yet right now,we hear even people talking; fix the missing kitchen cabinet,;Pay the damaged properties/replace by a brand new set of patio furniture and upgrade the kitchen faucet to the tall one to draw attention to it instead of the shorter and thinner counter top. Replace non GFCI outlets with GFCI outlets; add a drain tube to the drain connector to prevent water backing up into the sink when using dishwasher; seal all gaps and holes under the sink cabinet.Paint the repaired tile area in the powder room and 2nd bathroom door.Then clean all the paint on the bathroom fixtures, sinks,tubs,wall switches,alarm box,tiles,driveway,patio etc. I don't want the furniture touched by them not even cleaned but paid or replaced ! And do this ASAP , don't wait another year to do these, we want to enjoy our house and we're hoping we would be able to do this soon.

The Complaint makes numerous allegations of inappropriate behavior and actions on the part of Horton which we deny. We have responded properly and in full compliance with the terms and provisions of the Purchase Contract with the Complainant and when making any required post-closing repairs and touch-ups. Any work that was done by a subcontractor who did not take the appropriate care has been or will be repaired by Horton and said subcontractor was removed by Horton from performing any further work in this Community. In sum, we have acted properly, with proper respect towards the Complainant and in full compliance with the provisions of the Purchase Contract as well as when making any required post-closing repairs and touch-ups.

We have also reached an agreement with the Complainant wherein we have agreed to the following:

1. We will replace patio furniture that has paint splatters on it and will install new kitchen faucet.

2. An Electrician will inspect outlets to be sure GFI outlets are sufficient in home as per Building Code and City requirements.

3. Final paint touch up and final clean will be done once final repair work has been completed.

We did not agree to replace the existing Impact Resistant Windows in the home. Additionally, there was no missing cabinet, so there was nothing to replace.

Review: Property address: [redacted] I bought a D.R. Horton new house December 16, 2013. The Builder put some dead Sod on the right side of my yard. Six month passed, there is no grass on the right side of my yard. I have complained to D. H. Horton Warranty department, and Builder staff [redacted] repeatedly. Every time I got the answer: "we are waiting for the sod. I started complain this issue at the beginning of April. Three month later, D.H. Horton did nothing. The customer service is so bad. The Builder does not care buyer's complaints after closing. But it is still under warranty coverage.Desired Settlement: I ask D. H. Horton put new sod in my yard anywhere there is no green.

Review: I purchased a new home from DR Horton. There have been dozens of problems with the house that are covered by the warranty, but I cannot get them to fix the problems. They have made attempts to fix some of the problems on my house but not all. The items that have been addressed have not been fixed properly. I sent an email to the warranty department on September 15, 2014 and have received no response. I sent another email on October 15, 2014, and again have not received a response.

There is missing siding under the front porch.

The front porch was painted without being cleaned or primed and the paint is peeling off,

The trim on the porch columns is warping and peeling away from the base.

Carpet on the stairs is coming loose.

The 1/4 round trim in the master bathroom was replaced but has not been painted.

There are several other issues that need to be addressed at the one year mark of the warranty such as cracked plaster and nail pops in the walls.Desired Settlement: I want the repairs done properly.

They scheduled the flooring company for November 13 to fix a small carpet issue. The carpet on a stair they had previously repaired was coming loose. Unfortunately, the flooring company didn't show up for the appointment. I sent an email to the warranty department that day to inform them, but I haven't heard back from them since. They still aren't communicating with me and the work has not been done.

Update, The flooring vendor go back out to Mr. [redacted] home, and was in the process of being scheduled on 11.21.14 A different avenue is being discussed with Mr. [redacted] to ascertain if he will accept replacing the trim on his columns. He would like a different material to be used rather than the material we generally use. If Mr. [redacted] does not accept the material we use, the only thing that can be done is to install wood trim on the columns instead of the vinyl trim . The problem with that is that it is going to rot if he does not take care of it. Thanks [redacted]

I really don't know what to do with their response. I asked that they replace the wood railing on my porch because it wasn't painted properly and the paint is bubbling. They did not clean the wood or use primer before painting. Both of those are contraindicated by the paint manufacturer. The instructions on the paint can clearly state that the product should be applied to a clean surface and that primer is to be used on unpainted surfaces. I also asked that the columns be replaced with a new material that is appropriate for the color and location. As is required by my warranty, I asked for mediation on this issue if they are unwilling to comply with my request. I have not heard back from DR Horton regarding my repair request or request for arbitration. Their answer is vague and does not describe how they plan on fixing my issues. I want to know if they will fix the problem the way I have requested or when the arbitration will be scheduled.

I am approaching the end of my 1 year warranty period and will be sending my final list of problems that need to be addressed. I hope they will be more direct when answering me as this process goes foreward.Please enter your reason(s) for rejecting the business response below.Regards,[redacted]

Review: When we purchase the home in March we were told that we would have internet connection with in 2 to 3 weeks from the builder. We waited 3 months. 3 months ago we were told that the internet cables would be ready within 4 weeks (that was in July). We are now in October and we still don't have internet or internet cables ran to our side of the subdivision. We also reached out to the builder and now we have no eta on the cables to be run to our side of the subdivision. Review: 60 day close should have given Dr. Horton plenty of time for septic approval but Dr. Horton has failed to supply it so the loan can be finalized and is causing delays which will cause us to miss closing date. The representative [redacted] has previously answered our calls but does not give us answers therefore this transaction has remained stagnant. I see why this home has not sold in the past. The builder new there was a problem with erosion but had I not visited the home when it rained he probably would have never fixed it. Today I am 4 business days from closing and the septic approval still has not been submitted, the repairs and French drain to redirect the water has not been completed, and All day Thursday [redacted] did not respond to any of my emails, calls, or text. My rate lock expires 5/4/2014 and if charges incur due to DR Horton negligence Dr. Horton should be held liable for the expense as well as storage and hotels fees that we will incur. Originally, we were advised that we had to close in 45 days however I’m glad I chose 60 because these issues would have put my family of 5 at a major disadvantage. I am using the marketplace homes option DR Horton advised us to which does not provide me the opportunity to have a realtor so I am trying to get things moving but DR Horton is non-responsive. Also, we asked that we be notified when the French drain is installed but we have yet to be advised. I have previously told [redacted] that if we are not present to see the installation of the French Drain then we will not buy this house. Review: I need help with the developers of my community, DR Horton, since they fraudulently misrepresented their construction plans. What they told my neighbors and I they were building was false and now we might face 4 more years of construction in our backyards.

My husband and I moved there in February of this year just days before our first child was born. We signed a contract in October after we visited the site a number of times and spoke with the DR Horton Representative [redacted]. We were told not once but twice by Mr. [redacted] that our home site was a “premium” lot since the land behind us was not going to be developed. (Mr. [redacted] used that word premium specifically when describing our lot). Mr. [redacted] further explained that there was protected land behind our house since there was a historic site on the property (There is an old tree and former governor’s outhouse, the only remaining part of the governor’s house that wasn't burned in a fire). And when we asked more specifically about Phase 2, Mr. [redacted] stated it was located behind the trees by Woodmore Town Center and Wegman’s where they have already excavated and flattened the land.

Mr. [redacted] said the land behind our home was going to remain undeveloped, however, we learned a different story in August when the developers held a HOA meeting. DR Horton plans to build another 163 more homes and townhomes behind our houses. After the August meeting, I asked my neighbors what they were told when they bought the property and they too were told the area behind our homes were not going to be developed. At November’s HOA meeting, another neighbor I hadn't met before said the same thing. I can’t be making this up, they negligently defrauded us.

Now the trees behind our homes are gone, the have demolished the forestry, and we’ll be having construction behind our home for 4+ years. All things they said was not going to happen.

I have already reached out to our elected officials, they said DR Horton had these plans in place for years. YEARS! If that was so, why weren't we told about the CORRECT plans, instead of being lied to. If I wasn't filing a complaint, someone in my same situation would be doing the same, because the lead sales representative lied to everyone on my block to make a sale.

I would not have bought this property if I knew they were lying about the construction they were going to pursue. There are other places to buy, but because of what I was told, I bought this home.

Review: We built a new home in June 2014. Our lot was not properly graded and drainage systems added; we have a river of water about 10 feet wide in some places, completely surrounding our home when it rains. We complained about the grading and drainage before the home was built as the lot flooded then, but the builder said it was done properly. The builder is clearing the property directly behind our home on a hill into a mountain of brown mud, 30 feet high; when it rains, the mud travels down the hill onto our property and surrounds the home. We have repeatedly asked the builder to fix the drainage issues on our property; they have refused. Eventually all the water is going to reach the foundation of the house and cause more problems if not resolved now. In addition, the sod included in our landscaping package was dead when it was installed; we complained about the sod right after it was installed and they refused to replace it. Finally, we had a manager agree to replace a few spots of sod in October 2014; we accepted that because we knew DR Horton would not agree do anything else, as they had refused to replace the sod initially, saying that it was not covered under warranty. We stressed that we complained about the sod on June 2 2014 prior to closing and right after it was installed, but they simply ignored this information. We have continuously complained about the drainage, not only prior to closing on our home but also continue to complain as of today, and DR Horton has not done anything; they said those issues could not prevent closing, so we had to close and have continuously asked them to repair the drainage to no avail, with the latest complaint being the week of December 19 2014 to two DR Horton superintendents who said they would "stop by" and take a look; we have heard nothing from them. is standing water after rainfalls which surround the house on three sides and

flows across the sidewalk and into the street (see attached pictures). In some places, the standing water is 10-15

feet wide. We also have a video

of the water coming down the hill from the new phase and over the then existing

black silk fence before our existing wood fence was installed on July 7,

2014. We will be happy to provide the video.

While they acknowledge the presence of a "huge volume

of water coming from the new phase that runs directly across our

property", we do not accept their statement that "they will be

addressing this with our engineer for the new phase" nor their statement

"that they may come up with a grading plan that will divert a good portion

DR Horton continues to delay the repairs. They will not follow up with me, I am having to contact them for status updates. Their warranty representative Kirk is very unprofessional and does not care about his customers. He suggested that the problems I am having is "my opinion" and is unwilling to to expedite any of the work. Today is 4/24 and I took the day off from work so the carpet men can come and re-install carpet on the entire second floor. They were willing to help me move 3 pieces of furniture as they were too heavy to move alone but needed the OK from DR Horton. Unfortunately, DR Horton customer service manager [redacted] said no resulting in the carpet men leaving, mind you no one gave me a call to advise me of that decision.

Review: Fireplace issue. Upon our first walk through we made sure all utilities were in proper working order, including the gas fireplace. We flipped the switch and it ignited. We turned it off and continued with the inspection. It wasn't until the following fall that we turned the fireplace on. We noticed immediately that a yellow flame was not visible. The amber filaments were glowing orange, but no flame was present. The fireplace was burning, and warming but the only flame visible is a faint blue flame. We complained several times and had multiple visits by DR Horton and the installers. Logs were rearranged; embers were replaced yet we still do not see any flame. This is dangerous because some mornings we turn it on to heat the living room and don't turn it off before leaving for the day because there is no visible indication that it is burning. The same holds true during evening and night. I'm sure it was no less than 6 visits were made to our house for this purpose and we never saw the results we wanted. The manufacturer visited and stated that it is working within the specs. We have complained many many times to DR Horton during our warranty period but were never able to find acceptable results.Desired Settlement: At this point, I desire to have the fireplace replaced. I am absolutely convinced that this fireplace was designed with the intent of only showing faint blue flame. An inexpensive portable space heater would accomplish better results. Our complaint has gone unresolved for over a year now. I cannot continue to take more time off from work to have another tech say that it is working correctly. Some have said it is the manufacturer's problem. So far, This has been MY problem as we do not have a fireplace. From what I understand, the house was constructed by DR Horton, advertised as a home with a Fire Place by DR Horton, purchased by me as a home with a fire place. What we have is a gas heater (our furnace at least warms the whole house. I would like to see immediate action taken to replace our fire place with one in good working order.

Our neighbors have beautiful fireplaces wtih a beautiful fame. I'm tired of explaining to people why ours does not show flame.

Review: We purchased a home in [redacted], in September 2006. This was new construction. We have tenants in the property and a property manager who manages and maintains the property. In July 2013, we were informed that the home was leaking from multiple locations. We notified DR Horton on 7/30/2013 of this. DR Horton representative [redacted] sent a contractor out who drilled a hole at the base of a column (see attachment #1) and who noted that there was no drain pan for the deck. DR Horton contractor was to return to correct this issue but never returned (see attached #2). After much back and forth with DR Horton and their warranty company, Residential Warranty Company (RWC), RWC sent an engineer out who upon visual inspection, postulated that there was a failure of the porch deck drainage system and recommended that an investigation of the porch deck drainage system, including downspouts in the columns, be conducted (see attached #3). RWC has denied any responsibility for this issue. Investigation of the deck drainage system has determined that DR Horton constructed the deck in such a way that the gutters drained into the structural columns, with no exit points at the base of the columns (see attachment #4). As a result, the columns could not drain, resulting in backup and leakage back into the house, damage to walls, window frames, and door frames. This is clearly a case of faulty design and construction. DR Hortons warranty company, RWC, has attempted to imply that there was lack of maintenance of the drainage system. However, there is no way to maintain a drainage system that was built without an exit point and where holes have to be drilled after the fact to drain trapped water. Furthermore, DR Horton has refused to provide us with building plans for the house so that we could properly evaluate the deck drainage system. We believe that DR Horton is aware that their original deck drainage system was faulty in design and construction and have discontinued it.Desired Settlement: We need to replace the deck and column drainage as it affects the deck, structural columns, attached walls, doors, and windows, therefore affecting the safety of the deck and health and safety of the occupants. The cost to repair the deck and column drainage system and affected walls/doors/windows is estimated to be approximately $8,000. We have contracted a contractor to perform the repairs.

Review: I purchased my home from DR Horton in July of 2009. Two issues first prior to closing on home I had asked to have tree removed from back yard that was obviously dead. [redacted] the builder supervisor stated the tree was not dead and made up some excuse about it was fine and refused to remove it. After purchasing home I had tree company come to evaluate trimming tree they said tree was dead and safety issue and needed to be removed. I paid $500 to have tree removed. Also back fence that is adjacent to common area was installed incorrectly and using materials that were not be used outdoors as result fence posts rotted and I had to pay $600 to have fence repaired [redacted] the supervisor DR Horton told me at time walk through that HOA was responsible for replacing and repairing fence. Now numerous other neighbors in Redbird Ledge were told same thing and have also had issues with fences falling over and needing repair due to issues such as rotted posts. Again posts used were for Indoor use only. I along with other neighbors submitted warranty and issues as required online with no response. Phone calls to DR Horton go unanswered and people who do answer transfer calls to someone else. It is a never ending cycle of voicemail and messages that are never returned. I called the HOA and again had issues getting messages returned finally after month was told to contact DR Horton the HOA was not responsible. Spoke with [redacted] from DR Horton who stated yes purchasers of homes were told that HOA was responsible but this was not true and they refused to pay. I had three estimates of fence repair who stated fence was not installed correctly and proper materials were not used.Desired Settlement: I would like a refund of the $600 I had to pay to repair this fence and $500 refund I had to pay to have tree removed. This company has been deceitful and refused to honor warranties that were promised. I would like to say again I am not the only person in this community that has had these issues, especially with the fence.

Review: Had a house built by D R Horton which I closed on April 11, 2014. Upon closing many items in the home were not complete. A hole in the master bath wall where the medicine cabinet should have been, kitchen cabinets incorrect, stucco chipping at front, speakers installed not working, master bath shower does not completely drain, bowed out wall in living room, shoddy paint throughout, holes in grout throughout, and the house was dirty upon move in.

The largest issue is that the AC unit is leaking and the floor and carpet along with baseboards in the front bedroom are soaked. I told the superintendent about this and nothing has been done. This is potentially a major health hazard if mold prevails. I do not believe that this house was built with one iota of craftsmanship.Desired Settlement: All of these issues need to be repaired immediately excuse free.

She was suppose to have the installers come out and replace the tree. When I asked about when the tree installers would come out and replace my tree she sent me the below email.

At this time we were not aware but the installing vendor had decided to replace your tree and coincidentally replaced it on November 7, 2014, a picture of the replaced tree is the third attachment to this email.

Because the tree has been replaced, as a customer service effort on behalf of the installing vendor, your remedy has already been accomplished and therefore because the issue is moot our offer is no longer available.

She sent me a picture of a house that is not mine and since customer service going out to the wrong house to replace my tree should be as easy as send the resending the customer services reps to my house at the corrected address. I mentioned this to her and she no longer responds to my emails. Also any contact with customer service sends me to her.Desired Settlement: Please come out and replace the tree in front of my house. Not the tree in front of someone else's house.

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute.

[redacted] Has ignored 13 emails in request of a replacement of my tree, DR Horton has ignored 12 other email request, also has ignored 5 phone calls to replace the tree in my front yard. Even in their response they still have not committed to a date nor have made any attempt to reach out to myself to replace the tree. Their response proves that they have no desire to close out this issue. DR horton Customer service has never been in contact with me in regards to the tree and all of my request have been completely ignored or in the response that I do have from [redacted], they have flat out lied and made up a response saying that that they have replaced the tree and sent me a picture of someone else's house. This is now over 9 months of trying to get this issue resolved and still in all of their responses they never commit to a date nor have contacted me in any aspect of replacing the tree. Other then saying even though they agreed to replace it, through a hand written agreement from [redacted]. They have responded that the day after the agreement that they replaced the tree sent me a picture of someone else's house and that our agreement was moot. They also are fully aware of the extension that the association gave me is about to end and that I am about to get fined over this. So this issue is not closed, continuing to lie and say that customer service is being responsive is not working for me.

Review: torrey homes build my home in 1992 with bad foundation on right side of homes. serious foundation problems exist that need to be looked at by DRHORTON

Foundation on right side of house is failing with large wall and floor cracks. These foundation problem have been on going for over 12 years with contractors that specialize in basement repairs and foundation support and having spend large sums of money to try and fix these problems. Torrey Homes build this homes in 1992. we would like for some to take a look at this.Desired Settlement: to build a good foundation to support the right side wall will cost from $25,000 to $40.000

dollars. we are seeking some compensation from Torrey Homes to settle this matter

I have spoken with Mr. [redacted] already regarding his home. He closed on his [redacted] Home in 1992. I explained to him that he was outside of his one year builders warranty and his 10 year structural warranty as well. He asked me what he was really trying to find out is who was the owner of [redacted] Homes, what was the owners name, I informed him that I did not know. He said that he would find out from public records. He asked me if D.R. Horton purchased [redacted] Homes, I told him yes they did. I again explained to him that he was outside of his one year builders warranty which was offered to him by [redacted], and outside the 2/10 Structural Warranty through RWC.

Review: This has been the worst experience of our lives. My husband, myself, and our three children are relocating to Greenville, South Carolina. We wanted a new home but could not wait the full 6-7 months for one to be built. The Hemlock subdivision by DR Horton had a home we were interested in but we needed a few changes. They agreed to them and we signed a contract. However, I was in PA at the time and we did not fully initial or date it. The seller's rep, [redacted] Massone, sent it to be ratified any way. I was feeling like something was not right so I scheduled my husband to meet with [redacted] and the Site manager, [redacted] to do a walk through to confirm the changes. At that meeting she stated that just because it was in the contract doesn't mean you are going to get it. What? That's what I thought contracts were for. At that point we decided to terminate the contract. I spoke with [redacted]no last names were given to me but she is the regional manager) and she agreed that it was a misscommunication and that they should have never agreed to the changes since that is against company policy. She stated that she would begin the tremination of the contract.

My realtor called to check the progress of the refund and [redacted] said it was up to Sean(her boss). Sean was called and he said it was up to [redacted]. She called [redacted] the agent for DR Horton and she said no.Now they won't give our earnest money back and we may have to hire an attorney.Desired Settlement: We would like our earnest money returned in the amount of $1500.00.

Review: On February 21, 2014 I had a leak in the roof that caused rain water to damage the garage ceiling; garage door opener and electrical fixtures in the ceiling. I took pictures and submitted them alone with the complaint. I was contacted by DR Horton staff and was advised that all repairs would be made by March 19, 2014. The leak was fixed; the electrician came out to ensure there was no electrical damage; and the ceiling crack was repaired and re-painted. Although most of the repairs were made, NO one has come out to my home to even access the damage to my garage door opener. I have made numerous follow-up calls, texts and written warranty (follow-up) request about the garage door opener since February 21, 2014. As of today’s date (almost 3 months after the initial request) nothing has been done to repair or replace the garage door opener. I feel as if DR Horton is waiting to allow my warranty to expire as I am scheduled for the 11th month walk through on June 3, 2014.Desired Settlement: I would like for DR Horton to Repair or Replace the garage door opener. There was damage caused by a leaking roof of a brand new home that caused damage to my garage door opener and I just want to be made whole as I was when I purchased the home.
