Review: My wife and I worked with DR Horton over 2 years evaluating, designing, and planning the perfect home for our family. We had an amazing experience with the sales representation, however, once the sales phase is over and the papers are signed… EVERYTHING changes. The construction process had put our family through an emotional roller coaster that none of us could have ever imagined. Every component was disappointing from the communication from site supervisors, to the lack of control and ability to communicate with sub contractors. I was told two days before my scheduled closing that if I wanted a home that had 100% of all items finished then they wanted another 30 days before I could move in. I had no choice then to move in and wait for DR Horton to finish the items that were left unfinished. After several months and many shifted work schedules working around all of the contractors schedules most of the items have been completed.

My number one concern was that my Bermuda sod was installed over a month prior to closing on the home. The first sever weeks the home site did not have water hooked up due to a construction oversight. They needed to dig up my yard to resolve the problem. The water was connected the week of closing and the trees, shrubs, and sod were all watered by DR Horton for that week. My realtor and I met with the local Area Construction Manager and he agreed the landscaping was one item that DR Horton would agree to stand behind the sod, trees, and shrubs. The agreed upon terms were if they did not come back in the spring then DR Horton would be responsible to replace any dead items. I have attempted to reach out to the regional city manager and now I am being told that DR Horton will not stand behind this promise and that it was my fault that over 10,000 square feet of sod is dead. I was told I did not properly water or maintain the landscaping.

The landscaping is in the condition it is because DR Horton installed the landscaping and sod over a month before closing, a construction problem delayed water to the home site so therefore the landscaping had no chance to survive. I have been covered by a lawn service fertilizing the sod and I have been watering it regularly. DR Horton’s city manager has taken the position that DR Horton will not do anything to resolve the issue that DR Horton created!

I have a very detailed documentation timeline with the number of concerns as well as pictures. This has been an issue for far too long and needs attention and a resolution by DR Horton. 4 homes closed the same week as my home and my landscaping is the only one of those homes having issues. The landscaping and sod on the 3 other homes were installed the week of closing…Desired Settlement: I want DR Horton to resolve the issue they created and replace my dead sod and landscaping.

Response:

DR Horton feels we have met our obligations to Mr. [redacted] regarding his lawn. Attached you will find email correspondence to Mr. [redacted] from our local building/management team and landscaping company instructing him on how to adequately care for his lawn. We had the landscaping company come back to his home after closing to evaluate his lawn and give recommendations and confirmation of the condition of the lawn.

Landscaping is not a warrantable item after closing. It was not on the list of items that were needing attention at the closing(also attached). We have done all of the above as an act of customer goodwill. We will not be taking any additional actions to his landscaping.

Thank you,

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute. For your reference, details of the offer I reviewed appear below.

I

have several emails showing that the landscaping and sod was put down 8 weeks

before closing. The site had a construction issue that water was not hooked up

for the first 6 weeks so the yard and plants were not watered! Emails from our

realtor showing that we agreed this was a DR Horton issue and we would

re-evaluate in the spring because the grass was going dormant. Now I am being made out to be a liar, the

sales people were involved and will not support us. Our home was closed with a long list of items

on a “punch list” this was one item.

BUYER BEWARE! Close on a home at

100% or you will never be satisfied. The

construction process is a NIGHTMARE, we were pulled in with a feeling of safety

and security by the sales team and once the papers are signed you are

forgotten. I have been lied to by so

many people at DR Horton I will never recommend them and would never trust

them. I am very dissatisfied and disappointed.

Review: My home was built by DR Horton homebuilders in 2008 and used Corey Roofing as the roofing company on my home. In only 5 years I am currently dealing with a water leakage issue from my roof not being sealed around the vent to the attic.

I was given the contact information for Corey Roofing from DR Horton to contact them for repairs. I was given the run around by the associate who I spoke with and all he told me was that my warranty expired at 2 years. They were obviously not willing to assess and repair the damages, therefore I had to seek out another company to repair their inadequate work.Desired Settlement: I would like Corey Roofing or DR Horton homes to repay me the $350 it cost to have this repaired, as sealing a roof is something that should have been done to meet building code standards.

Review: I have put in several warranty requests with DR HORTON on their main webpage. We moved in Dec. 28, 2012 and have had issues since moving in. I have not received feedback on all of the warranty issues.

Issues that have not been resolved:

1) Cabinet under the sink is rotting and moldy due to improper install of the sink/garbage disposal.

2) Electrical issues with outside lights.

3) Missing screws in light switches and door handles.

4) Crown Molding was installed in February and has not been sanded or painted.

5) Painters have been scheduled to come out on 6 different occasions and have not shown once. They call and say they are on their way and never show up.

6) Hardwood floors have been replaced, however are still not fixed and are uneven and sink down in areas.

7) Driveway was initially paved while it was raining and then patched very unprofessionally. They are to repair our driveway and front porch however, have not done so.

8) There are nails and staples in the carpet which are coming out and causing harm to my child.

I have sent numerous emails and made many phone calls and this stuff has not been completed. When they do send someone out, I am told that the original contractor did a poor job because the company was too busy. If I would have known we were going to have so many issues, I would not have bought a DR HORTON home. I have not recommended anyone to purchase a home from them.

I am getting to the point where I am about to call a lawyer for legal advise. I'm worried that our warranty will expire and the issues will not be resolved. This is our very first house ever purchased and we cannot enjoy it due to the issues we have encountered. Even contacting the district reps are not helpful. This whole experience has been a nightmare. All I ask is for our issues to be resolved quickly and without hassle. A simple phone call would be nice.Desired Settlement: I would like all issues to be repaired. I would desire to be reimbursed for the income that was lost for having to take off work to be home while waiting for people to come out and inspect and then never show.

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute. For your reference, details of the offer I reviewed appear below.

[To assist us in bringing this matter to a close, we would like to know your view on the matter.]

DR Horton of Mobile fixed the majority of the issues. As stated in the email from Horton, it states the roof leak was to be completed 10/21/13. The roof was fixed early September, however we never signed off on that job and I'm not sure if it is completed. We also have issues with our driveway, front porch, and back yard. These issues have been ongoing and we have been told numerous times they will be fixed but they have not been addressed. We filed the complaint for these three things as soon as we moved in December 2012 and they have yet to be completed. We have been told many times that a retaining wall is needed for the backyard along the fence. This is one of our main concerns since our back yard floods when it rains and our yard washes away each storm. Every time someone comes out here to look at our issues, they state that these issues will be handled but they have yet to be resolved.

Regards,

Review: Our home built by DR Horton was purchased brand new yet has had nothing but plumbing issues for the past 3 years. One of the bedrooms, mine, has been ripped apart multiple times due to these leaks and DR Horton has refused to fix the issue. I am a college student living with my handicapped mother whose any day away from being a paraplegic, yet all she can do is stress because our house fills with water every month and nobody had lifted a finger to help us and now that we are trying to sell this home we can't even show it because of the damages that are continuously caused by the leaks.Desired Settlement: I would like to see my home re piped free of cost. We have had different plumbers tell us that a re plumbing is needed, and I do not feel like we should have to pay for this as we did not build this house nor did we do any modifications, this has been a problem for 3 years now we have paid enough, I would like DR Horton to cover the cost of repiping this home so that we can show this house to potential buyers and move out.

Business

Response:

Yes, we are working with the homeowner to resolve their issues.

Review: The second floor of the home I purchased from dr horton has developed many areas where the floor is uneven. At my insistence dr horton sent the framing contractor, 84 lumber, to my home to check the issue. The contractor stated that the foundation/concrete work had a humo and was not level and this is what caused the issue on the second floor. A flooring contractor called to pull my carpeting but I asked them to hold off until there was a plan in place for the repair.More than a year passed- I made several attempts to contact dr horton, one of the warranty people told me that my issue was with the subcontractor(s) not dr horton, I informed her that the subcontractors work is dr horton's responsibility.Andy [redacted] from dr horton came to my home in July 2014. I showed him the second floor floors, concrete porch settling, and second floor porch floor warping. [redacted] stated that he would take care of these issues, he could not have a crew here in 2 weeks but the problems would be resolved. Note: there is another home constructed by dr horton that had the same floor issue on second floor and this home had to have the second floor reconstructed in my development- the Ponds.I have heard nothing from [redacted]/dr horton since July, I have left several messages on the phone number supplied to me by [redacted] ( [redacted] ) and the number now has been disconnected. I have also sebt email to the email supplied to me by [redacted], but have gotten no response. I contacted 84 lumber and was told that dr horton had signed off on the second floor work/repair on my home- no repair was done- I had believed, in retrospect incorrectly, that the concrete contractor ,84 lumber and dr horton were working to resolve who would be responsible for the repairDesired Settlement: DesiredSettlementID: Replacement

I simply want the residence second floor, porch floor and concrete repaired.

Response:

Mr. [redacted] has gone through multiple channels of communication and personnel at D.R. Horton since he closed on11/30/2011 in an attempt to get somebody to respond differently to this warranty request than he's been told onmultiple occasions already.Mr. [redacted]'s upstairs flooring is "deflecting" as is common in all floor joists used in wood-built construction. Thedeflection seen in Mr. [redacted]'s home is well within both industry standard guidelines as well as the State of SouthCarolina's construction standards of new home construction. D.R. Horton's warranty (also as written in the SCconstruction standards guidebook) states that floors should not be more than Jt,'' out of plane in carpeted areas withinany 32" measurement. Multiple trips among vendors and Horton personnel have been made to Mr. [redacted]'s houseto view his concerns and every time we've noticed and informed Mr. [redacted] that the deflection in his floor is wellbelow this this standard and not a warrantable item to be addressed.I've attached the South Carolina Residential Construction Standards guide to document these measurement as nonwarrantableand meeting state requirements of new construction homebuilding. Mr. [redacted]'s floor is not awarrantable item needing to be addressed but not being accepted by the customer as our final answer to his request. Please let me know should you need any further information at all regarding this topic.

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute.

Please enter your reason(s) for rejecting the business response below.

I have had two DR Horton representatives view the particular raised floor joist located at the top of the staircase, as well as the DR Horton subcontractor (sent by DR Horton) 84 Lumber. I was told by all that the area does need repair/correction, it is well beyond the industry standard quoted. The area is also not just carpeted, this continues into a tiled laundry. The building is constructed using manufactured floor joists; these joists are much less likely to warp than dimensional lumber. Also, no measurements have ever been taken by DR Horton, 84 Lumber used a 4-foot level to view how far the floor in question is off, therefor a claim of the floor being within standard is an outright untruth, however using that method did show the area is off beyond the reported acceptable deviation.

Review: I purchased a home from D.R. Horton in Summerville SC and the floors were damaged from the staging of furniture because they used my home as a model home. D.R. Horton is denying the floors were damaged. There is a large scratch and a gash which was covered by the furniture so I did not see it til the day after I closed and the home was empty. The floors also were poorly installed with seams being less than the recommended 6" spread. Lastly the painters caulked between the 1/4 round and the hardwood which can not be cleaned off. They have agreed to come remove the flooring and the glue underneath the flooring but expect me to pay for all the new 1/4 round and new flooring. They have some of the worst sub contractors Ive ever seen. They are not allowed to do any more work in my home which is why I refuse to have them attempt to repair anything else under my 1 year warranty. I have been doing all the other repairs myself because they cant get it corrected no matter how many times they show up to do so. I have said I am willing to lay the new flooring (I want it done right) but I shouldn't have to pay for it. I have photos of the damaged floors which are dated and I have statements from a former D.R. Horton employee and one from a Realtor who witnessed the damage. I would very much like to keep from pursuing legal action against them but their actions will determine if I need to take it that far. Their reputation is they ignore complaints and give the run around til consumers give up on it.Desired Settlement: I would like them to remove the flooring and glue like they said they would but also want them to provide me with all new 1/4 round (for the base molding and for around the cabinets) and also to provide me with $2500.00 to put towards the new flooring.

Business

Response:

I have personally contacted Mr. [redacted] and we have reached a mutually beneficial solution. He is now a satisfied DR Horton homeowner. Here is the text from an email sent to me on June 17th, 2014 at 4:14 pm.

[redacted],

Thank you for helping me resolve the issue I have with the flooring in my home I purchased from D.R. Horton. The Revdex.com complaint I filed Complaint ID [redacted] is being resolved thanks to you. We came to an agreement pertaining to this issue and I am satisfied with said agreement. I have been compensated $2500.00 in prepaid cards/gift cards. When I am ready to lay my new floor your guys will come in to remove existing floor along with the glue under the flooring and have it 100% prepared for me to lay the new flooring. Once that is completed this issue will be resolved.

Thank you.

Review: My wife and I put in a contract to purchase a home at [redacted] The advertised price of the home was $449,990 with $10,000 in closing cost if using DR Horton's financing (I have a print out of the listing as it is no longer on MLS). These are the terms set by the builder. After the contract was signed; on the following day we received notice that "management" wanted to raise the price of the home to $459,990 with $10,000 closing cost, or take part of our realtor's commission, or we forfeit the closing cost. We were told that there was a mistake in the pricing and that we can take what they put out or leave it. I feel that getting customers to sign a contract and then changing the terms is not very ethical nor is it very good customer service. I do believe that if the terms were the other way around like if the contract said $459,990 and the home was listed at $449,990 my family would have been held to the offer price with no regard to a clerical mistake or not.Desired Settlement: I feel my wife deserve an written apology and a letter stating what policy change is being put in place to further protect future customers.

Review: DR Horton offers a Warranty for new-build homes but will drop you like a rock if they can't determine why their product is defective. I purchased a new-build home from DR Horton in 2009. Three months after completion (and having moved into the home) I noticed water coming into the home when it rained. I reported the water issue so it could be repaired during the 1-year new home warranty agreement. The company did attempt a few repairs but never resolved the actual issue. So, I continued to contact them to get them to come back an actually truly find the core of the problem and fix the problem. They finally replied saying they would not because they could not figure out where the water was coming from and dropped me. So, same window, several years of leaking since first reported, in the same place, and it was out of their hands. I expected to get a quality product. DR Horton refuses to honor the warranty behind the product they sell, which in this case, was an issue reported three months into the 1-year warranty... which was never resolved. They did make attempts but just gave up. The warranty is good for issues identified during the first year of a new-build home. It's unfortunate that this company is putting profit before customers and not backing up the warranty they offer on their products.

I recently hired a company to come out and do a water test to find out why water was getting from the outside of the home to the inside. Within an hour, the company I hired discovered the source of the problem. DR Horton had improperly installed the window, having drilled directly through the top of the window underneath the top panel of siding. They showed me the issue during the water test and I was taken back as to why DR Horton, who designed and managed the home build, would not admit the error in construction. I caution anyone considering DR Horton. They are not an honest company. As my frustration grew with this issue I reached out to my neighbors to find out that I was not the only one who experienced water leaks from windows. Very unfortunate and will be news worthy for the local news channel here. I am currently working with neighbors to bring this issue to light and prevent future buyers from having to go through this nightmare.

DR Horton - America's Builder!

Customer Service / Warranty Manager

Review: This is my first time purchasing a home with DR Horton. The property is located in [redacted] under the name of “Harmony”.

The following occurred between the 07/26/2013 - 9/30/2013.

During my first and second home walkthrough inspection, I raised several items that had not met the anticipated expectations of a newly developed home to the customer service representatives. The one item which I had numerous discussions with the customer service team was related to the garage slab (concrete floor).

During the walkthrough inspection I notified customer service representative the garage slab (floor) has several areas with stains and markings. Nearly 50% of the garage slab is covered with these stains/markings. I also met with couple of my neighbors and noticed my garage slab is far worse in comparison. The customer services team attempted to pressure wash and apply concrete stain removal chemicals to remove the stains from the garage slab but was unsuccessful. I received a letter from the VP of Quality Control stating that they will discontinue any effort to fix the garage slab and will provide me with a home depot gift certificate of $250.

I had a phone call conversation with the VP of Quality Control, expressed my concerns and dissatisfaction with the garage slab. He made it clear that the “purpose of the garage slab has been met” and stated there is nothing DR Horton will be doing going forward related to this matter. And he also stated no further discussions will be made on this matter.

I feel the garage slab stains/markings should have been addressed by the DR Horton. I paid close to a $1 million for this home. For a property at this value the garage slab should had been addressed.

Note: On 01/17/2014, I accepted the $250 home depot gift card from Home Depot from DR Horton Customer Service Representative. However, I have not used this gift card. I feel this complaint should be addressed by the builder instead of me trying to fix it myself.Desired Settlement: Removal of the stains/marking from the garage slab.

Business

Response:

Dear [redacted]

Please find this e-mail as a response to the customer complaint ID referenced in the above subject line.

The current condition of the garage slab staining is purely cosmetic in nature and in no way diminishes the intended purpose/use of the area in questions; while D.R. Horton takes great pride in delivering the best product we possibly can please understand that the foundation and garage slab are installed on a multi-unit complex such as this well in advance of any framing, grading, landscaping and so on and to protect these areas from ongoing construction and exterior elements is practically impossible.

The concrete surface in question is not damaged in any way other than the staining and this staining is not something that can be observed by others unless the overhead garage door is open; the staining does not impede the [redacted] ability to park their car or store their trash cans, lawnmower and other items which is the intended purpose of the area.

D.R. Horton made an effort to improve the area at the HO’s request by doing some cleaning and were not able to meet the [redacted] expectations so D.R. Horton went to the home improvement store and gathered information and pricing on a product the [redacted] could use to coat the surface of the garage slab and provided the [redacted] with a gift card in that dollar amount.

DR Horton feels it has gone above and beyond the normal service parameters to reach some satisfaction with the [redacted] in this matter but at this point will have to decline any further service to the garage slab staining.

Respectfully,

Vice President Customer Service/Quality Control

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute.

Review: I have many issues with DR Horton. I have taken the proper steps of submitting a warranty request for repairs on a property that I have purchased "New" from this company. I get the run around from everyone from the "manager" of construction in Mcallen, TX to the so called repair guy here in Brownsville,TX. I have had water damage in garage which [redacted] told me he would have someone come take a look at this situation. I have yet to have the stucco on my home one solid color as they promised would be done right after I moved in the home. I have had issues with water leaks already and entered a warranty to have the repairs done both inside and out. My appliances had water damage to them and don't want to use them since they are electric. My cabinets have since started to fail apart and have moisture sitting in them. I have asked many time for an exterminator to come and spray for spiders, which they promise would be done and yet to have anyone here to address this concern.Submitted another warranty for cracks in my ceiling to be repaired. I have asked for the ground wire for my house to be buried since I have been living here, moved into a dirty brand new house on the last day of the May. The issues with DR Horton are getting old and tiresome for someone to try and keep up with their ignorance and lack of concern for their customer. They take the money and run kind of company.Desired Settlement: Want DR Horton to hire someone that can get these jobs done right the first time and not have me waiting around for people to call me and not show up to do the work properly.

From incorrect lot selection (he offered us one that was already sold and then would not admit to making the mistake after we found out about this) to not including a refrigerator that was part of the incentive package (he added a credit that we never were told about to deco price). We ended up getting one and PAYING $1350 for the refrigerator that was supposed to be included free as an incentive. We requested a different lot and was told that our price would change. We asked for them to include the patio as a settlement that we keep the lot we were stuck with. They said it couldn't be done. We asked if we could get ceiling fans in all the rooms and was told that it would cost us more money to do it and we should just go to Lowes. We requested a second A/C unit then two weeks later we see that there is only one and we were told that he doesn't remember the conversation but then told my Realtor that he remembers telling us that it was an upgrade option. This has gone on for 8 months. Not once has he offered to make any of his mistakes right. I look at the home progress more than he does and he doesn't ever update us on the progress. Whatever you do, steer clear of this sales agent. I am not the only customer that has been done wrong by this person.

I received an email telling me that my closing was delayed due to an inspection that the City of Cibolo won't do. I spoke with the inspectors and they said that there was no call in to do this inspection. This is putting us in a bind now. They pressed me to get a renter in my home so I could close in 2 weeks so now we are showing the home and ready to rent it out Now I am being held up for something that probably could have been avoided. The City is not delaying the inspection.

They also promised to landscape the green electrical box in front of the house on the lot we did not select and that was not done as of today (Oct 22, 2013).

I have all of the emails that I can send to provide proof of these issues if needed.Desired Settlement: The entire process has been stressful and we feel that the company could have done more to make it less stressful for us. They could have offered more than landscaping a green electrical box for our troubles since we did not select the lot they put us on. They could have give us ceiling fans since they stated that changing our patio was not able to be done due to the permit being already submitted.

Re:

Response to Complaint ID [redacted]

Dear Ms. [redacted]

Please accept

this correspondence as D R Horton, Inc.’s (“Horton”) reply to the RevDex.com (Revdex.com) with regard to the above reference complaint.

Mr. [redacted]’s

complaint was received by the San Antonio Division of Horton.

The Sales Manager reported that there were a few misunderstandings between

the Sales Representative and Mr. [redacted] which were resolved. He did

receive credit for a refrigerator because the refrigerator he wanted was not

offered during this special. Extra landscaping was added around the green box

in the front yard.

Mr. [redacted]

closed on his new home on 10.30.13.

Thank you for

the opportunity to respond to Mr. [redacted]’s complaint.

Sincerely,

D.R. Horton, Inc.

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted] and have determined that this does not resolve my dispute. For your reference, details of the offer I reviewed appear below.

I do not agree with the statement by the sales agent nor the business. There were no misunderstandings. There communications issues or lack of communication by the agent. There were more than just a refrigerator issue. I in fact paid for the refrigerator. There was a credit added in to the deco price that was never communicated to us. The DR Horton paperwork that we received January 6 shows that a stainless steel refrigerator was included not as a credit. We did a change order that was done to add the refrigerator to the price of our home ($1350 increase). Additionally, the sales agent said that we picked a lot that we know we did not. So, instead of just saying he made a mistake, he said that he had never had any issues like that before. We specifically asked to not have a lot with an electrical box or power line behind us. With more than 5 lots available to us, why would we choose the lot that had both of the things we requested not to have? That was issue #1 with this process. I attempted to get them to fix the issue by contacting [redacted] who was going to allow us to choose a different lot with a higher premium but the lot was sold (spec home) and the next available lot already had our floor plan on it and we would have to change everything. I asked if they could add on the Texas Lenai to compensate us for accepting a lot that we had not chosen. They told me that it was not possible at that time to change anything structural because the permit was already approved. So with that said I asked the sales agent what is considered not structural that we could add? He named off a few things and my wife requested to have fans put in all the rooms. He said they could do it but it would cost us more to get them to do it than getting it from Lowes. So his compensation for us was "landscape the electrical box" which happened just today. We closed on the home Oct 29. I do not agree that this was handled satisfactorily and I will not recommend DR Horton to anyone that I know in this area. Thank you for your time.

Review: Since buying a DR Horton home a little over 90 days ago, our family has been displaced from using portions of the home due to poor craftsmanship. after minor flooding of a sup pump the closet has to be tore out and rebuilt (carpet, drywall, doors, trim, paint etc). While these issues were not completed the house then has more flooding due to the sup pump. This resulted in extensive restoration being necessary. The final cause was determined to be above ground plumbing being routed to the below ground sup pump which was also not alarmed. While making repairs the proper precautions weren't taken resulting in a think layer of drywall dust spewing throughout the house. This has resulted in numerous days being needed to be taken off work due to needing to be available for workers to perform repairs resulting in loss of income.Desired Settlement: I would like a written additional 1 year warranty due to additional unforeseen issues or shortcuts not yet discovered considering what has occurred in the first 90 days. Also some form of restitution for displacement and loss of income. Even in the form of additional house upgrades (fencing or landscape)

Response:

DR Horton is aware of the complaint by Mr. [redacted] and has been working with him to make allnecessary repairs and resolve any issues. On February 6th a manufacturer fitting failed on asewer ejector pump (SEP), in Mr. [redacted]s home. D.R. Horton immediately responded with arestoration company to correct the problem. The repairs were complete one week from date ofleak. On February 26th the SEP leaked again. Again DR Horton responded immediately anddetermined that the plumber made a mistake, which caused the issue. The restorationcompany was engaged to repair the damage. During the drywall finishing process dust got intothe furnace, so DR Horton had the HVAC system fully cleaned on March 6th, 2015. On thatsame day our V. P. of Construction [redacted], met with Mr. [redacted] at the home to ensure thecleanup was complete and apologize for the inconvenience. The entire job was completed onMarch 13th 2015. We believe that we have promptly and thoroughly addressed each concernraised by Mr. Mastin; and we are declining his request for additional compensation. Please let us know if you have any questions or concerns.Sincerely,[redacted]V.P. of Construction[redacted]

Review: We have owned a home built by DR Horton for 1 year. We are trying to get all of our one year warranty work done. The builder is denying responsibility for some of the repairs and the repairs that were done were done very poorly. I filed a complaint with the builder over a week ago as well as calling the local office and the construction manager. I still have not heard from anyone within the company.

Review: I am in the process of completing the 1-year warranty work on my DR Horton home. The painting contractors failed to finish the punch-out work in the initial scheduled timeframe. A second scheduled appointment was established, and the contractors did not show up or return phone calls. On a third date, the contractors showed up unannounced and still did not finish the work. Finally, on the fourth appointment, the painters were over two hours late in arriving after I called them directly, but they did get the job done... finally. Further, a piece of siding was removed from above my backdoor while fixing a leak with that door. This piece of siding was scheduled to be replaced multiple times over the last month, and it has yet to be completed. Throughout the entire process, DR Horton's warranty office has failed to return follow-up phone calls and voicemails. I would be told that I would get a call back with a status update, and then two days later I would have to call back because they would never call me. I still have a missing piece of siding over my back door, and it has been that way for a month now.Desired Settlement: I would like to get this piece of siding replace immediately.

Response:

[A default letter is provided here which indicates your acceptance of the business's response. If you wish, you may update it before sending it.]I have reviewed the response made by the business in reference to complaint ID [redacted] and find that this resolution is satisfactory to me. I would like to add that it took them 2 weeks from the time the initial complaint was made until the problem was fixed. The contractor installed some new form of flashing over the back door, which was not in place before the piece of siding was removed. It took multiple emails back and forth with the warranty center and the contractor before the job was completed properly. While the job is now complete, I am not at all satisfied with how long the job took to complete. Regards, [redacted]

We moved to a new community and built a house with DR Horton. We were previously in a DR Horton home and had issues with the sales lady. The sales man for the new home was better, but not great. The builder Jackie Jayroe has been nothing but terrible. Little to no communication and what we do get from him is rude and negative. We have been in our house for 14 months and still have problems that were never fixed. It also took 3 months longer to get in the house than what we signed on our contract. It was excuse after excuse as to why it wasn't ready.

Review: We bought the new house from DR Horton in 2012. Last year, the Air condition for the lower two levels didn't run very well (can't keep cold), we report to DR Horton, the AC guy came by to check and he said the liquid line service valve cap was loose. So he tightened cap, recharged, tested, and the AC working normal in last summer. This summer, the same problem happened again, as I know the one year warranty for HVAC has expired, so I called another HVAC company (Mr. [redacted]) to come by my house to check the unit. After Mr. [redacted] checked the whole unit then he told me that the problem is the connection joining between AC with liquid line it's leaking and the refrigerant almost gone. Mr. [redacted] recharged the refrigerant ($160). The liquid line wasn't solder property during time of installation. He said I need call the builder to redo the connection joining. Because the problem is the AC guy didn't install the AC correct. But after I contact with DR Horton customer service Mr. [redacted], he said my house HVAC has expired and D.R. Horton cannot assist it.Desired Settlement: 1. redo the connection joining between Air Condition with liquid line

.. Pay the bill ($160) that we paid to Mr. R[redacted].

Customer Service / Warranty Manager

Review: Dr. Horton has not met its oblication of repairing server home issues at my property after closing. The warranty period has not expired and they refuse to communicate when and how they will take care of the issues pending.

There are 4 key items that still need to be address:

1. HVAC continues to provide inefficient cooling/heating for the house and there is a marked heat spot in the master bedroom of the house. They have sent technicians several times but no resolution as of yet. They need to re-size or re-engineer the cooling for the Chayanne model as several of the existing home owners with the same floor plan are having the issue I'm having.

2. There is a significant draining issue on the north side of the house (and all DR Horton homes on my side of the street are having the same issues SE corner of Salt Grass Drive).

3. There are several doors not aligned or leaking cold air into the house. They have tried to resolve with weather stripping but this repair needs more than that.

4. Several plants continue to die.

5. Drive way is starting to chip easily around the garage doors.Desired Settlement: These all need to be repaired asap.

Response:

The Customer Service Manager have met with Mr. [redacted]. Most of the problems have been addressed however, a few items are still being worked on. As soon as the yard to dries up work will start on the drainage issue.

Response:

"most" issues have not been resolved.

1. As you explain, drainage issue still persists

2. The AC resolution is in progress, however the company visiting to assess the problem, has determined that the entire HVAC system was installed wrong and there are flow issues, and missing return vents. They will be providing all the issues they determined in writing and I will present them via this complaint.

3. The sprinkler issue has not been resolved. A company called and claimed they came but I don't see where they fixed anything.

4. The outside doors were fixed but the internal doors the company that came said they don't work on those.

So as you can see this is a long way from being resolved.

THanks [redacted]

I have reviewed the response made by the business in reference to complaint [redacted], and have determined that this does not resolve my dispute. For your reference, details of the offer I reviewed appear below.

Review: 1. The way the roof is designed there are places where the rain flow off the roof like a rapid water fall. This cause the washing away of the ground on the front. The small gutter that was placed near the front door can not control the heavy flow of water, the bottom is to short and need to be extended farther into the flower bed and it leaks where it is jointed at. The rain water on very heavy rainy days just flow right over the gutter. There are other places on the front of the house other than near the front door where they place that one small gutter where the rain water is washing away the ground and landscape. The flow of rain on the back of the house soaks over half of the lanai and most of the things on it. The lanai roof is short. It do not expand out over the lanai. 2. The collapsible door in the gathering room do not have a screen door and is put in backwards. I am unable to put a security lock on it. 3. There isn't a light switch in the gathering room near the master bedroom door. When leaving out of the master bedroom I have to walk through the large dark gathering room to the kitchen in order to turn on a light. This is not hazardous. 4. The house is stucco. There is a wall on the lanai that isn't done with stucco. I requested several time to have that wall stucco like the rest of the house. to no avail. 5. The two lanai doors do not open (swing) into the house like most entrance or exit doors. 6. I paid a fee for design changes and never got a copy of the blue print. I was often referred to see my blue print about the design question. I asked for a copy several times again no avail. I had to make warranty service request more than one time for the same problem and some request was never answered or done.Desired Settlement: I want The things that is incorrect to be corrected and receive a copy of my blue print. 1. I want the correct size of gutters put on the house everywhere it is needed and the bottom of it extended into the flower bed. I also want the lanai roof to be extended to cover the lanai. 2. The collapsible door rearranged so I can put a security lock on it and a screen door for it. 3. I want a light switch placed out side of the master bedroom door for the gathering room. 4. The lanai wall that isn't stucco stuccoed. 5. The two lanai doors to open inward into the house. 6. A copy of My home blue print.

No furtheractions will be taken.5. The wall area for the collapsible sliding door does not come with a stucco finish per the plans and is not ableto accommodate one. My complaint ID number is # [redacted] I disagree will D.R. Horton respond. Just to mention a few things I complained about and why I expect Horton to fix them. 1.) During a conference call to discuss the blue print plans . I requested that the house entrance and rooms would have light switches at every entrance so I wouldn't have to walk through the house in the dark to turn a light on. Pete the supervisor agreed. When coming in my home I have to come into a dark house and go into the formal dinning room to turn a light on in the entrance of my home. When coming out of my master bed room I have to walk through a dark gathering room and go into the kitchen in order to turn a light on in the gathering room or to go to the other side of the dark gathering room to turn a light on. 2.) The collapsible sliding glass door in the gathering is in backwards. I can not put a security bar on it to secure my home. He is putting the collapsible glass sliding doors on his other new home correctly. There were other things that need to be taken care that I listed in my complaint. I just wanted to reiterate on 2 of my complaints to show D. R. Horton negligence.

I feel that the things that was done incorrectly and was not corrected show negligent on the behalf of D. R. Horton. I want and expect D.R. Horton to make the changes that is needed and resolve my complaint.

Response:

In response to Mr. [redacted] reply to our response dated October 8, 2013, please accept the followingas our final position on this matter:1. As stated in our previous response, buyers have the opportunity at the time of purchase to addany additional electrical switches, lights or receptacles and designate their location. This mustbe done at the time of contract and must be paid for by the buyer in the contract. Regardless ofwhether the conversation took place between the buyer and the superintendent, these couldnot have been added unless purchased and paid for in advance. The home was built per thecontract agreement and the plans.2. The pocket sliding door was an option that is no longer available. It is installed correctly but dueto the nature of its purpose, it does not allow a burglar bar to be installed. Instead, security pinscan be installed at the top between two doors to prevent opening until removal of the pin.Again, this is per the contract and the plan.3. As for the other issues on the original complaint, we have been over these and they are eit hercorrect per the contract and plans or they are an option that must be purchased by the buyer atcontract or during their design studio appointment. We consider that all of our obligations per the contract and plans have been met and no further actionswill be taken. Please let me know if you need any further information or if you need a hard copy.**

Review: In our contract for the purchase of our Hampton on Aug 30, 2013 there is a plat of our home’s lot and the lots around us. We are on Lot 23. Lot 27, according to the plat in our contract, has a build line that is supposed to be 25 feet from our property on the side where our driveway comes in to the garage. DR Horton was granted a variance in July of 2012 that gave you permission to build within 10 feet of our property, which essentially runs along our driveway. This home that is built on Lot 27 is entirely to close to our newly purchased home. You have started a new home on Lot 27 that I believe is the largest floor plan, a Lenox, in the community. This homes' backyard will be virtually nonexistent and will reduce the value of that home and mine because of the closeness in proximity. The real estate agent in the community states that he is building the home that he says he will be able to sell. Prior to buying the home we, me and my agent, asked the agent what kind of home would go on that lot and if the plat we were shown were correct. His answer was that Lot 27 was a small Lot and that it would have a small home on it. The home that is being built is one of the largest homes you offer in this neighborhood. I don’t like being misled and I don’t know if this was on purpose. However, I think you will agree that a lack of information, or failure to investigate our question about the lot and the home going next to us, is not an excuse for giving us incorrect information.

In summary, my argument for your company and for our future home values for the entire neighborhood is this:

1. You will diminish the value and desirability of this lot and thus the home that you are building on Lot 27

2. You will diminish the value and desirability of my home, and create one very upset homeowner

3. You and I signed a contract that did not show this variance, thus I believe you and your company presented a contract and plat to me that was incorrect. I don’t think this was done on purpose and I’m not sure of the legal recourse I will have, but at the very least it was misleading and improperly stated in our contract.Desired Settlement: DR Horton to adhere to the plat that is in my contract and build a home that has a build line that is 25 feet from my property line.
