Review: We built a new home with DR Horton 6 yrs ago. The lot that we chose sits right on a creek. The slope of the land from the house to the creek was pretty steep. During the building process I asked the builder about a retaining wall because I was a little concerned. He said that I didn't have anything to worry about. Me, being a new homeowner, I took him at his word. Well, a few years into our new home the step off from our patio to our grass was getting deeper and deeper. We called the builder and told them what was happening. They sent out the warranty guy and they said the slope was within the tolerance, but they did send the gutter guys out to put a steeper pitch on them so they would drain better.(Gutters that they installed!) I guess they thought there might be a problem. Anyway, 6 years in and now there is about a 18 inch drop from my patio to my yard. It's washing down into the creek. A few months ago we sat in a meeting with the water district, they said there was an issue with the creek and yards washing away. Nothing else has been said. My biggest fear is that my new home will be worth nothing because it will have slab issues, that I cant afford to fix, or that me or someone in my family will fall off it and hurt themselves. The bottom line is there should have been a retaining wall built during the construction of our house. By the way, there are many more people out here with the same issue. DR Horton has turned me down once already. I really need someone in management to come to my home and see what is going on. I want them to look me in the eye and tell me that there is no problem here. Thank youDesired Settlement: The only thing that I'm wanting *as of today* is that my yard be fixed. I need a retaining wall built so my home doesn't fail... The developer had a proposal done for me and said I should give it to DR Horton. I did, the price to fix was 12500.00. The manager personally inspected Mr. [redacted] property and it was determined that soil concerns are related to a homeowner maintenance issue. Mr. [redacted] home was closed 6 years ago therefore, D R Horton is not responsible for ongoing soil maintenance. Proper watering and maintaining some type of grass or ground cover to hold the moisture and soil in place is a necessary function for the homeowner after closing. D R Horton must deny Mr. [redacted] request for assistance for a retaining wall and yard repairs.

Review: D.R. Horton built our fence with landscape timbers. Landscape timbers are NOT meant to be used as fence posts and will last AT MOST 3-4 years. Estimate to replace our poorly built fence - $5400. It would be double through a retailer like Home Depot or Lowes. I called and spoke to the manager at their warranty department at corporate (completely knowing I'd be blown off). He stood by their work and insisted that this is "industry standard." Totally disappointing and it does NO GOOD for home values! I wish at least they gave us the opportunity to upgrade at the time of the sale. We were appalled when we did our final walk through and saw the fence. I sent 2 email requests, which were ignored, then I called and had to submit another email request which was very slowly responded to.Desired Settlement: I would like D.R. Horton to replace our fence posts with wood or metal posts, like what is required by many surrounding cities now.

I have reviewed the response made by the business in reference to complaint [redacted], and have determined that this does not resolve my dispute. For your reference, details of the offer I reviewed appear below.

D.R. Horton never even came out to inspect my fence. After months of no contact and poor customer service from the warranty department the "Director" of the warranty department called to notified me that the materials used were "industry standard" and what "all builders use." This is NOT the case as my brother-in-law is just now having to replace his fence - 9 years after purchasing his home. A typical wood fence should last 8-10 years. Our fence was built with inferior posts - landscape timbers - not fence posts and the concrete was NOT brought to ground level which caused the timbers to split off at the ground and be easily blown down. So in fact, the materials AND workmanship is sub-par. As you can see in the photos attached - the posts are NOT 4x4 - which they would have been able to see for themselves had they actually come out for an inspection.

Several cities in the area have made metal fence posts mandatory due to this type of situation, and now I can see that it is the only way to protect the consumer.

Ms. [redacted] made a warranty request regarding the fence back in 2011 at which time an inspection was performed. It was then explained to Ms. Hay that the fence is not a “warrantable item” and was considered homeowners maintenance. The fence in 2011 was observed to be installed correctly and only homeowner’s maintenance was required due to storm damage that had occurred.

In fact, no claims were made on the fence until this year because this is the first time we have had to repair or replace. If your records show otherwise, I would like to see a copy of my warranty request from 2011. The only warranty request we made in regards to the outside of our home was on the drainage, which was also ignored.

Furthermore, when the claim was made makes absolutely no difference in the fact that D.R. Horton used inferior materials and sub-par workmanship to build the fence on the property.

Review: We put 5K down on purchasing house. They won't give you final cost until you sign and put money down. We told the sales person from the beginning that we want ours to look like the model. [redacted] told us that even if we took every up grade we would not be above $360. We were way above. [redacted] did not put down the right allowance for the hardwood flooring on the first level or the tile in the bathrooms. When we got to the design center we were told that the hardwood in the model was 8K more. The tiling was way off as well. The kitchen counters were also 4K more. Their answer to keeping our cost down was to install laminate and change after the sale, to install standard flooring and then rip out the floors after the sale etc. Really? Yes we took upgrades that we were willing to pay for. They can't even offer to duplicate the model home without our extra upgrades for the $360K. If they could supply the model for what she told us in the beginning we would have been happy.

Review: I am buying a new DR Horton home and have put down deposit on the upgrades.

There are too many issues found along the build and we are very disappointed.

* Two or more major priced errors on the contract that led to incorrect home price the we will be paying.

* The builder has not built by the home by carefully following the blue print, such as the off-centered coffered ceiling and terrible arch shape built by the bricks in the porch. The whole look of the home is messed up because of that.

* Sloppy bricks work, there are uneven or missing mortar between bricks. The arch shape of brick does not look like a arch at all, many bricks installed with the brick company logo showing.

* The builder has failed to carry out the home completion date as it is committed to us. We have no idea how to make moving and other plans.

My strong feeling, that the DR the management and contractor for the new homes don't really seem to care about customer satisfaction in my 5 months of observation.Desired Settlement: Wishing those issues will be fixed at the time of closing.

Review: Builder has failed to properly address issue of standing water around the home and other water related issues, explained below.

After any amount of rainfall, we have standing water in the back yard which floods our covered back porch and has killed the grass due to saturation. We submitted a warranty claim in October and we are still no closer in Mid January to resolving. Builder initially had their main landscaper come out on December 14th. His assessment was that drains needed to be run from home away from home to resolve standing water issue and regrade the area leading to covered porch. He submitted this assessment, but builder decided to disregard his suggestion and not offer to repair as necessary. Additionally, the way the gutter system is set up, the water eats at the corners of the foundation at two corners of the home. [redacted], the builder representative, indicated that this is homeowner responsibility. These two corners need drains as well to move the water away. You can clearly see 4-6 inches of the foundation where water as degraded the area. We have exchanged over 32 emails regarding this issue, to no resolve. Their only resolution is to regrade the area leading to the porch so it moves the water further into backyard, where it will just create another issue. Their mindset is to fix one problem to create another. I explained my frustration and dissatisfaction to the builder rep, he stated all is homeowner responsibility, and he could do no more.Desired Settlement: I am asking that the builder correct the issue properly. My 11 month inspection is coming soon and I feel they are trying to delay so it will no longer be covered and i'll be left out on my own. As a first time homebuyer, I am extremely unsatisfied with the performance and reliability of the DR Horton service. Everything is a struggle to get repaired. Review: I purchased this house ([redacted]) on August 2, 2011. This was a new subdivision with approximately 8 houses completed. Over the next year the builder finished the remainder of the neighborhood. When the houses above me were finished a substantial amount of dirt was removed from the back yard next to me and used as fill dirt for another house. After removing this dirt the builder re-landscaped the dirt creating a swell that causes water from all the houses and the area behind the house to flow through my back yard. A number of us complained last year. We were told this would be fixed but to date nothing has been done. I have filed a complaint with the Water Management division of the county and complained to the builder many times. I have put plants in the back, landscape blocks, tried to re-direct the water but this isn't working. The builder needs to have this fixed because it is problem with the way they landscaped the dirt behind all the houses.Desired Settlement: The water will flow through a swell or drain that does not come through my yard. There is a sewer system in this neighborhood. A drainage pipe should have been installed to fix this problem.

[redacted] complaint was received by the Customer Loyalty Manager of the Atlanta Division of Horton. After an inspection of the area there appeared to be a low spot on the outside of the fence. A Landscaper will be retained to build up that area, the work will be performed within 10 business days weather permitting. Ms. [redacted] will be notified of the date prior to the actual work being performed. All water cannot be prevented from running through the swells and underneath the fence into the yard. D R Horton’s Atlanta Warranty Manual states, water cannot stand within 10 ‘ for your home for more than 24 hours in the yard or 48 hours in a swell for the first year of homeownership.

Review: In February of 2010, we signed a contract to have a new home built by DR Horton Inc. for us in a new DR Horton development in Murrells Inlet SC. We picked out specific designs and materials that DR Horton offered to complete our new home. One upgrade we asked for was to have a stacked stone design to the front of our home. This was also an additional option that cost extra to have on our new home. In February of 2014 a large area (2.5ft. x 3.5ft.) of stacked stone fell off from the upper front of our home into the driveway. The stone fell from an area that is more than nine feet high and the stones shattered when hitting the driveway. Luckily, nobody was in that area when the stone fell. How much more stone is going to fall from our house? We have had no earth quakes or hurricanes since the building of our home to cause this to happen. I followed up by going to DR Horton's sales office that told me this flaw was not covered under our contract and to contact the installer of the stacked stone. After contacting the installer, they told me that they do not put in stacked stone on homes anymore (quite understandable), and to go back to DR Horton. I am now getting a "run around" for DR Horton's shabby work. With the stone falling from the second floor onto the driveway area, this is a very hazardous situation.Desired Settlement: We just wish to have the stacked stone repaired and installed properly. We paid extra for this design that they offered and would not have asked for it if we knew this type of poor work came with the stack stone design.

We cannot guarantee that the stones will be a perfect match to the surrounding stones as the original install date was more than four years ago. A field supervisor assessed on 9/29/14 and called owner on the same date leaving a voicemail stating that we would replace the missing stones. Once it arrives they will schedule for a mason to install. Their goal is to have this completed by Wednesday January 21st weather permitting. Review: During recent rains, I discovered multiple leaks in my roof. I had a roofer respond to my house and inspect the roof. The roofer determined that none of the tiles were broken and that the roof leaked due to failure of the underlayment, probably due to poor installation by the builder that over time resulted in a leak. I requested service from DR Horton and explained the situation to them. DR Horton refused to do anything, including inspect the roof, which I requested so that they could at least verify what the roofer had told me.Desired Settlement: I would like DR Horton to have a roofer inspect the roof to determine if the leaks were the result of a tear that was created during the installation of the roof. If so, as I was told, then I would like DR Horton to repair the roof and any subsequent damage caused by the leaks.

A claim for a violation of the Residential Performance Standards of SB800 is untimely ifit is not filed within 1 0 years after substantial completion of the home.California Civil Code § 941 states that "no action may be brought to recover under thistitle more than 1 0 years after substantial completion but not later than the date ofrecordation of a valid notice of completion". The substantial completion of the homeoccurred no later than the close of escrow, which was 7/30/04. The service request wassubmitted on 12/22/14, more than 10 years after the close of escrow. Therefore, theclaim is denied and D.R. Horton cannot be held liable.2. Review: on 2/12/14 I was sent a specific e-mail by [redacted] stating that I did NOT NEED HOA approval for an artificial turf install in my backyard.

I then contracted with Lowes, and paid $5,000 for an install.

On 2/16/14 [redacted] sent an e-mail saying that the HOA had to approve any landscaping.Desired Settlement: Horton should pay any difference between the contracted work, and any modification necessary to my planned installation. She specifically stated that I did not need HOA approval.

Review: I bought a brand new home from DR Horton - A spec home last year in May of 2013. Our home has been plagued with quality issues from the slab to the grade and flooding and sheetrock problems, etc. etc. My wife and I have been trying to have all of the repairs completed for over a year now and they have not been taken care of. Now, we are out of "warranty" and DR Horton is still giving me the same run around that they have been given us since the beginning. We submitted a long list of repairs that needed to be made per the DR Horton SOP and they agreed to take care of all of them. This was back in April. Time and time again their trades were supposed to show up for repairs and most of the time they were a no-show. I have taken 5 days off of work to have SCHEDULED repairs completed and they have only showed up once and didn't even make the necessary repairs. I have used up most of my vacation to have my home repairs completed and I am no closer than when we started all of this over a year ago. The ceiling in my kitchen is starting to sag now and I suspect bigger problems. I've asked DR Horton to come out with a "qualified person" to look at everything and they have denied my request multiple times. I have personally dealt with 4 different people (Customer Service & Superintendant types) over the last year and none of them have taken charge or helped me in any fashion. A sheetrock crew showed up to "put a bandaid" on my kitchen ceiling (all they did was slap some mud on the ceiling and leave); and now I have a mess from sheetrock mud on my porch, un-textered, un-painted and un-finished sheetrock repairs, and the rest of the long list of repairs that were already supposed to be completed. I feel trapped and helpless. Should I contact a lawyer? Please advise...Desired Settlement: I WANT MY HOME INSPECTED BY A THIRD PARTY INSPECTOR

In lieu of the follow up statement from DR Horton last week I have the following response to make. On September 12th, I spoke with the DR Horton area superintendent [redacted] who came out to our house to look at all of the repairs that needed to be made. He agreed to repair everything on the list that we discussed & submitted to DR Horton per their SOP (including several items that I turned in that DR Horton said they WOULD NOT fix to include my drainage problems, grass repair, tile repairs, paint repairs, etc. ß per Pat) I have an audio recording of the entire conversation with [redacted]. He told me that I could plan on having trades at my house the following Friday, the 19th. I took off of work to be there (day 5) and no trades showed up. I called [redacted] @ 5:00P and left a message, no call back Friday or through the rest of the weekend!

Last week I get a call from [redacted] (5th DR Horton employee I have been deferred to in a year) wanting to schedule the trades to show up at my house on Friday the 26th. He informed me that the following trades would be at my house to WORK on the 19th of September (day 6):

-Window Repair Tech – Showed up/started repairs, repairs unfinished…

-PGS lawn company – 1 guy showed up/walked property (3rd time)/no work started, repairs unfinished…

-Drywall company - 1 guy showed up/walked property (5th time)/no work started, repairs unfinished…

-Tile company – No call/no show, repairs unfinished…

We’ve had to cancel our travel plans for Thanksgiving and Christmas because of all of this! My house has been a wreck for over 2 months now when the drywall guys started but didn’t finish the job. I go to work every day in a bad mood and come home in a bad mood having to look at my 280K home in constant disrepair. For two months, my wife and I haven’t had any company over because of the way our house looks!!! See attached…

We have begged and pleaded with DR Horton just to do the right thing for almost a year and a half now. Starting today, we plan to contact the local media and other networks to inform perspective home buyers and warn them about the quality and integrity of the employees and other affiliates of DR Horton and their brand. Review: My hardwood floor started having gaps. I meant many times with [redacted] of DR Horton and was told lets wait 6 months to see if the gaps closed up. ^ month went by and the gaps are still there. He had the floor company replace 6 boards but this floor has many more boards needing replaced. A worker from Advanced flooring even said the whole floor should be replaced. [redacted] and his superiors basically told me NO they will not do anything else for me because it is out of warranty but he told me to wait 6 months so he knew exactly what his plans were.Desired Settlement: I would like my WHOLE floor replaced.

[redacted] proposed. He stated the floor gaps dissipated this is false the

Michael [redacted]; regarding hardwood flooring concerns, D.R. Horton has inspected

this issue previously, noting that the hardwood had minor “gapping” between the

boards. During this inspection Mr. [redacted] requested that “all” his

hardwood be replaced due to a “neighbors” home which had hardwood

replaced. This inspection was originally performed during the Winter

months, with no relative humidity, which causes hardwood to contract and

without a humidifier in the home. At the time of our inspection, some

gapping was noticeable, but not in excess of the industry standards, nor the

provisions of his warranty, and was agreed upon by both Mr. [redacted] and myself to

re-inspect this Summer. Upon our inspection this Summer, all gapping had

dissipated, and there were approximately 5-6 boards that D.R. Horton agreed to

replace in keeping with good customer relations with Mr. [redacted]; which has been

completed.

Mr. [redacted] then requested a

second opinion from our initial and 2nd inspection, at which time

D.R. Horton had Mr. [redacted], our Construction Area Manager meet with Mr. [redacted]

to inspect his concerns as well. Mr. [redacted] findings were the same, in

that the hardwood was performing as intended and no further action was required

on behalf of D.R. Horton.

Mr. [redacted] then contacted our

Corporate office with his complaint, which was forwarded to our Division

President, Mr. [redacted]. Mr. [redacted] reviewed all pertinent

information to include photos submitted by Mr. [redacted], and again, the decision

was made that this was not a defect under the provisions of the warranty nor

Building industry standards. (Have attached photos for your review)

In short, D.R. Horton has

inspected and addressed Mr. [redacted]’s issues within the warranty period as well

as past the warranty. D.R. Horton’s denial has no bearing on the warranty

having expired, but rather, that Mr. [redacted]’s issues does not meet the criteria

under the provisions of the Limited Warranty nor the Building Industry

standards which would necessitate any further replacements.

Review: I had a Home Purchase Agreement with the Breland Homes in Sep 2014 to build a single home in the Bakers Farm Subdivision, Lot 16, 127 Bakers Farm Way, Madison, AL. I had to cancel the agreement to avoid stress causing to family in dealing with the Breland on the house. The following are few of the problems:

- The house were built in very cheap materials.

- Works performed on the house were bad and suspected during extremely cold weather days. Future maintenance is likely high.

- Some of works were corrected more than once, difficulty to correct, or Breland refused to correct.

- Breland tried to push the walk thru inspections closed to the closing date in order to avoid correction defects.

- The Bakers Farm is now having 2nd builder (Stoneridge), who will build houses with different models, restrictions, and higher floor, which may cause the lost values of homes already built by Breland in the Bakers farm Subdivision.

- I am not sure if the Breland will honor the home warranty (2 years/10 years). They refused to correct problem during building, how they will fix problems after the house closing.

I peacefully gave up and agreed the lost of Earnest Money and the deposited option cost as stated in the Purchase Agreement, but the following is issue concerned:

- The Home Purchase Agreement Line 4.c. "Option Money" states "If the total cost of all non-structural options chosen by Purchaser exceeds $5000, then Purchase shall pay Seller, at the time of execution of the contract, the 33% of that excess (the "Option money")”. My total option cost was $5,880, and the deposit supposed to be $290.40 (33% of $880 (5,800-$5,000)), but due to misreading of the Breland Sale Agent, who wrote the agreement, the deposit was $1,940 (33% of $5,880), which was $1,650 over-collection. I did not commit any more amount after that. No more option amount was committed after that.

- The Home Purchase Agreement Line 18.a. "Purchaser 's Default" states "If Purchaser defaults on any of its obligations hereunder prior to Closing, Seller's sole and exclusive remedy shall be terminate this Agreement by written notice to Purchaser; whereupon , Seller shall retain all Earnest Money and Option Money (if any" paid by Purchaser to Seller) as liquidated damages...".

- I tried to make it easy to cancel the Agreement and agreed the Breland to retain the Earnest Money ($1,000) and the Option Money ($290.40), and the Breland shall refund me $1,650 (over collection of option money). The Breland refused to refund.

REQUEST THAT I AM REFUNDED IN AN AMOUNT OF $1,650.Desired Settlement: It is expected that the Breland Homes to refund me the amount of $1,650, which was over-collected of option amount due to Breland Sale Agent misreading the Purchase Agreement.

Review: I purchased are home in March 2010, and it was brand new from D R Horton. We didn't initially experience any issues, but we have now had 4 plumbing pipes crack in the wall. The plumbing company has come out and repaired the piping but it doesn't cover the repairs of fixing the drywall and paint. In addition, it appears the piping utilized throughout the house is defective and don't feel we should have to continue to experience pipes cracking.Desired Settlement: I would like to have the piping replaced throughout the house and all the repairs involved covered.

Review: I purchased a home from D R Horton in January 2014 in the Hemlock subdivision in Williamston, SC and the company has a 1 year warranty on their new homes. We have filed multiple warranty requests over the course of the past 8 months, many of which have had to be continuously reintroduced as they go unattended for months. Two warranty requests in particular remain unresolved despite being the subject of multiple warranty requests, identified during the 4 month walk-thru that occurred in June with D R Horton warranty manager "[redacted]", being the subject of a warranty requests submitted Auguest 12th and then identified again in a walk-thru with [redacted] August 20th. Currently I have not been made aware of any plan to resolve either issue aside from [redacted] telling me August 20th that he would speak to his boss "[redacted]" and get back to me, the same response that was provided in June!

At issue are the following:

Gutter work - During the 4 month walk thru inspection (in June) there were also two areas pointed out that the gutter person needed to attend to. The back right downspout makes a loud audible whine anytime there's a decent wind and needs a bracket attached and the front has some flashing (not the proper term I'm sure) that was knocked loose by the guys fixing the roof after March 27th's warranty request or a leaky roof. The gutter downspout became an issue once again last night as it was a windy night and the noise emanating from the downspout was loud enough to prevent sleep causing me to stick a folded up magazine between the downspout and the house to reduce the vibration to a point where it was no longer audible.

Drainage in the backyard - Water from the neighborhood, in particular my neighbors back yard drains into my backyard and then pools in the back left corner of my property where it often sits for a day and a half after a rain. Additionally, the soil continues to wash away on the swale because the whole neighborhoods water runs down through my backyard. When we were looking to purchase, D R Horton sales agent [redacted] ensured us that the developer was going to address the drainage issue by digging a ditch between the lots to direct the runoff. After talking to other DR Horton employees this was either a complete misunderstanding on her part or a downright lie. Both options seem equally as likely.Desired Settlement: Gutters - As indicated in all prior communications with D R Horton warranty manager [redacted] I believe a bracket needs to be installed to tighten the gutter to the house so that it no longer vibrates creating the disturbing noise. The front "flashing" also needs to be reattached which seems like it'd be an easy fix. As indicated in my August 12th email I feel both should be fixed immediately, at this point no later than October 1st.

Drainage - At my last meeting with [redacted] he indicated that he believed the drainage issue could be resolved with a two step solution 1.) sodding the remaining area with Bermuda (matching what has previously been installed by D R Horton) from where my sod terminates to the beginning of the swale (approximately a 10 ft strip that runs the width of my back yard). He indicated his belief that this would slow the water and aid in the absorption which should reduce pooling and runoff. 2.) adding a berm in the back right corner before the swale to direct the water running off from my neighbors property into the spillway leading water away from my property and to the street. I believe this should be accomplished prior to October 1st so that the new sod would have an opportunity to set roots before the onset of fall dormancy.

Review: Prior to selecting a home and filling out the loan application, I told the sale lady, [redacted]t at Brunswick Place, that I had applied with Saratoga and Lennar and I had difficulties to get approve because my debt-to-income ratio was high, and I had a collection from my business (propriety) showing in my credit report. I had a good credit over 700 points and I made good money. I came straight forward about my financial situation with her as I did with both Saratoga and Lennar.

Mrs. [redacted] encouraged me to try with D. R. Horton; she encouraged me to get into the process by selecting a home and applying for loan. She said she knew D. R. Horton approved many people who had less prefect credit and they made less money. I took her advice and applied for a loan. At the time filling out my loan application in her office, she explained to me everything about what written in the contract page by page. Like all other home buyers, I had no time to sit there and read the entire the contract word-by-word while she had other customers waiting for her in office, and like all other home buyers, I trusted her. Unfortunately, she left out the section ‘$250 administration fee’. In fact, I did not have my initial by that section to acknowledge my awareness and agreement about $250 administration fee. The home I planned to purchase was an inventory home, I would buy it ‘AS IS’, I did not understand why I had to pay $250 administration fee when I was turned down by D. R. Horton.Desired Settlement: I am seeking DR Horton refund full $500 earnest deposit.

Review: We purchased a home in SilverOak neighborhood in [redacted] at the end of October last year. We had a problematic experience and are down to a few issues to be repaired. I've made numerous requests for management to meet with me and waited weeks for responses after their representative promised to get a meeting scheduled numerous times. When their warranty representative came to visit he just smiled and said there is nothing wrong, and we never received a review of our 4 month items after being promised that 4 times from the warranty representative. After we closed they fired our general contractor and a new one took over the building of the remaining homes.

Getting our items fixed after closing was only accomplished by constantly emailing and calling on a weekly basis and took over 6 months to get even basic work done. Our last issue we want to resolve is our front yard grass, back yard drainage and issues with our sprinkler system. The front yard is dying off, they improperly handled drainage from the 2 properties that border ours (it will cause erosion of our land, and that's showing sings of happening already), and sprinklers are missing from a whole section of yard (we paid for full sprinklers front and back). Several of our homes in our neighborhood are having the same issues with grass dying and they are refusing to fix it. It wasn't installed right, or not watered, etc., and is either dying off or never returned when the fall arrived.Desired Settlement: Replace the grass in the front yard, add the missing sprinkler zone, and address the drainage in the back yard by adding a french drain and handling the large amount of water flow appropriately.

Company builds homes and doesn't stand by their product or warranty.
Home purchased in 2009 from original owner had home built in 2006. This home is fairly new. I own homes made in the early 1900 and are better built than this Dr Horton home. The garage leaks water through the rear wall, The bathroom
shower leaks on the kitchen, the several windows allow water into the home, the stucco is cracking every where on the exterior. This builder does not stand by his product and has mickey mouse warranty. They refuse to acknowledge
any responsibility for their product. I request for warranty repairs and their response was I should speak to my home insurance, Home not under warranty. In 10 years I
expect the home to fall apart.
STAY AWAY FROM THIS BUILDER OR ANY HOMES THEY HAVE BUILT.

Fence at home not built as promised
as part of our contract a fence would be built according to the HOA guidelines within a week after closing on the home. It took a month and the fence is the wrong height, wrong material, the gate leads into the neighbors yard, crooked in some areas, and not completely on our property line (some sprinkler heads are outside the fence) we have been promised this would be fixed as it does not follow the hoa guidelines and is not what we were promised. it has been 3 months of phone calls and emails. [redacted] only say they are working on it. I have provided all info needed to secure HOA appproval and new permit. old fence was to be torn down and new fence installed as discussed. 3 months! I still cannot get a straight answer or a fence as stated in the contract.
