Whether or not we end up renting through Marketplace Homes, I appreciate the sincerity of the representative we spoke to on the phone, one Vanier JosephI interrupted our conversation to exclaim about an impressive gathering of bald eagles that swooped into view, and he took the interruption in stride and even shared in the moment while I finished marveling! Issues receiving Payments on time. Marketplace has continued to have problems applying payments as agreed. I have had 2 properties under Marketplace. The first property payment was 2+ weeks late. I ended up driving to the office in Detriot to get a paper check in order to prevent bank issues. My current property 1st payment was late and now the second payment is late as well. Now I feel the CEO Mike *** is responding to my frustration with Bullying tactics via email. I did send emails that suggested higher more educated employee's or offering more company training as this appears to be a long-term problem for Marketplace. I even asked if Marketplace held itself to the same standard as they require of Tenants and if a $50 late fee would also be credited to my account as credit since this is 3rd late payment from them. The CEO took offense and I agree with his frustration. What I do not agree with is the Email Bully Attempt or Scare tactic he tried to utilize. Quote by CEO in Email: "Candidly, your tone doesn't make me wish to rebate back $50 or for that matter continue this relationship." This to me feels as if the CEO is using hidden bully tactic in his words to try to scare me to be quiet and just deal with the issues at hand. I will gladly attach the entire email chain if needed. I understand the agreement between myself and Marketplace and I feel this is a bully attempt assuming I do not know any better. Both parties must agree to end the 6-year agreement. I DO NOT wish to stop the agreement. I just expect Marketplace to adhere to the signed Guaranteed rent agreement and make payments to my account on the date its due. Always fearing my bank account going negative is undue stress to my wife, daughter, and myself.

I was able to have a phone conversation with Mr. CEO of Marketplace. Although continued contact is rough (Getting a call back or reply to an email). He was very generous in discussion with Wife and I and we are all moving forward with best intentions now.

We listed our home for sale with Marketplace for 4 percent at the suggestion of our builder. The agreement was they would sell the house or buy it at 90 percent of the market value. They also had the guaranteed rental program (which I see from the other complaints on this site, that it too is a scam) They started at $282,500 with the 90 percent buy out at $6,400. This would have been fine except they kept lowering the buy out price until it was less than what I owed. They tied up my house for 4 months. We had very few showings, no offers and some of them were not realtors. One of the people they gave the lock box code to was recorded on my Ring doorbell giving the code to her customer. Another forgot the code and broke in the back door, went through our kitchen drawers to find a pen and paper, then left a note insulting our home. I know for a fact now that no local broker is going to show a listing under the going local rate. When I contacted the manager today his response was that it was all my fault. I do not recommend this type of listing, it is less than honest. You would be better off using a local legit broker.

Its a little high based on the comps for the area, but we would expect a sale in 282-284K range.I have attached a commission Net Sheet for you to review to show the estimated net proceeds for the sale of the home. I started at 289K but since we have a short period to sell the home in, I thing we need to be a bit more aggressive with the pricing so we dont sit on the market for too long. As discussed, we would list the home for just 4% total commission.As for my guaranteed lease and buyout program, I dont see that my buyout price would give you enough to cover what you owe. I put the Fair Market Value (value at which the home will sell at within 45 days) would be around $283,000 and with the sale of the home on guaranteed Sale program our cost on that is 10% of the market value. So you will net out about 90% of the market around $4,0, which is less than what you currently owe. My goal is to sell it and sell it quickly so you can net out as much as possible. With a buyout on the hoe, we have to buy it, pay closing costs, hod it for a couple months, then sell it and pay commission, closing costs again and association dues, landscaping, etc. So we have to carry a lot of cost just to turn the property around.The OTHER option if the home does not sell, is our guaranteed lease. IF the home is not sold by the time the new home is done, then we would guarantee to lease the home from you for $1800 per month. With your payment going down to $10 per month, you can clear your cost per month and make a little extra. Plus someone else pays down the mortgage for the next year or two while the value goes up.Again, goal is to sell the home, this would be the back up plan, but we would need to get the home up quickly to give us the best shot to sell the home.Please give me a call to discuss.Thanks

We hired Marketplace Homes to assist with selling our home. The potential buyers sent earnest money, that was never paid to us. The contract terminated April 2018, however, we were never paid the money owed us. We've made several attempts to contact the realtor that were unsuccessful. She advised w contact the attorney which we made several attempts to do as well, to no avail.

This company did not have our best interest in mind and in no way provided quality services.

We agree with this homeowner. They are due the $1,000 Ernest Money Deposit that the past buyer put down. In fact we had been told that the buyer's broker had sent those funds and we will follow up to make sure that happened.

On a secondary note, the property that we had been given was a $60K condo in an HOA that after the fact turned out to be bankrupt. We had multiple buyers back out of purchasing the home after this information was found out. We are incredibly sensitive to the situation for this owner and very sorry that they are stuck in this situation. Our team was never paid a commission but did invest many hours attempting to work through this challenging situation.

This company is a complete scam. They provide you with a "move-in checklist" to complete when you first move in. Don't bother, nothing that I filled out was addressed. Worse yet, they have no issues with charging you for the EXACT things you notify them about up front! I also submitted a request for service form while I rented from them. All they did was tell the owner, who did nothing. The request was to remove mold in the bathroom and to fix the fence in the backyard. Weeks after I had moved out I had to reach out to find out the status of my security deposit. Then in less than a day, they sent me their move out inspection. On top of naming things I had noted at move in and things I had sent requests for repair for, the employee that handled the deposit communications (apparently strictly through email) was rude and dismissive. At one point I was even told that I hadn't noted things at move in that I really had. They honestly don't care about their tenants at all. They have zero empathy. They even refused to give me a phone call or provide their office number - I had to ask 4 times. When they finally gave me the number they made sure to mention "it could have been found with a google search". Unbelievable. I've rented for over 10 years from varying sources (leasing companies and private owners) and this was by far the worst experience from beginning to end that I've ever encountered. Thank goodness I finally bought a home so I don't have to use companies like this.

Please do yourself a favor and find a different way to rent. All the hoops they make you jump through are not worth it, especially in hindsight knowing they won't lift a finger for you.

I am currently using Marketplace Homes to manage to of my rental properties. Marketplace Homes collected the rents for my 4115 S. Cottage Grove Ave, Chicago, IL and 5347 S. Wabash, Unit A, Chicago, IL properties and have not sent the money according to the leasing agreement/contract, which is due in my account the 10th of each month. I have sent numerous e-mails as reminders about depositing the money they have collected into my account. There are always excuses. As of today, I have not received the rental payments for September. I have mortgages on both properties and Marketplace Homes are giving me vague answers. Marketplace homes wants to breach to breach their contract without an exit strategy and leave the burden on me to manage the property without a plan.

Marketplace Homes breached their contracts and I am asking them to return the management fees I paid. I did not sign any documents for them to stop managing my accounts and they ignored my correspondence regarding assistance in finding a tentant.

I have had to call MPH four months in a row to request my rent payment. They receive it from my tenant but do not pay me until I pest.

3 years ago we bought a home from *** before selling our other house because they recommended Marketplace Homes as an option to manage our home and get it rented with no worries to me. I had real-estate agent andI was told that *** could not pay her because they would pay that portion to Marketplace as their fee to manage our home. The contract is for 6 years guaranteed. We decided to do it since it seemed like we didn't have to worry about renters or making sure we received our rent payments. Once we had our first tenants, I asked *** from Marketplace if they could please not allow tenants to use our pool because people don't usually take care of pools especially if they don't know much about them or it belongs to someone else. *** said he could not do that and after going back and forth with him, he finally agreed to at least get a pool service to open the pool properly for that year and close it properly. These tenants had stayed in the house for 2 years, so the following summer they opened and closed the pool themselves. The tenants moved out in January and I asked Marketplace how would we know if they damaged the pool and they basically said we wouldn't be able to know since its winter. Before they found the next tenants I asked them to please add that tenants would not be able to use the pool and I was told that it should not be a problem. Marketplace then contacted us about opening the pool for new tenants and I told them that I thought we had agreed to no pool, I find out that they never told the tenants they could not use the pool nor did they add it on the contract so at this point I have no choice but to abide with the contract and let them open the pool. Pool was opened and was discovered that it had been damaged and at this point I am furious because I knew something like this would happen and I wanted them to pay for the damages and of course Marketplace refused and are now trying to force us to take back our home, and haven't paid us our rent.

It is the home owner responsibility to take care of the pool. It's an amenity with the home. We can make tenants responsible for chlorine but open and close should be done by the HO. We did work with the current tenants and purchased for them a family pass to a water park as the HO didn't want to pay to open the pool. We did this on our own and did not charge the HO that cost. The tenants are now complaining because the unopened pool, that has a ripped liner that the HO knew about, is now green, has frogs and mosquitos. After going back and forth with our VP of Property Management, a resolution couldn't be made and we gave the business back to the HO. They will collect the rent from the tenant, as long as there's one in the home.

Marketplace never listened to our request and now we have a damaged pool they they refused to compromise with us and now they want to dishonor our 6 year contract of them managing our home by making us sign the take back home release and since we are refusing, they have not paid us the rent money due from last month an now I'm sure they will not pay us this month. We still have 3 years left for Marketplace to manage our home and they are refusing.

At first all seemed well. We went to look at a home and was told we would receive an email that day about the application. 2 days went past and I reached out. About a day later I received the emails from a man named Charlie and I sent all documents needed along with the $50 application fee. 2 weeks go past and nothing. After countless calls, emails and almost a month later, he reached out to say the home is no longer available. I WILL NOT use this service ever again.

I live in Oregon, purchased a property in Florida. I found Marketplace Homes on a Property Management search with Google.
Amanda Clunis answered by call, immediately provided me services, set up a contract under my rent, deposit and care requirements to rent. I needed to finish rehab that continually got delayed. She moved marketing (including write up and pics) as I kept adjusting time lines. I was at the last couple of weeks of the rehab and she was marketing the rental ... I must of seen 2-3 people per day over the two week period looking at my rental through their marketing efforts.
The company miss billed me, they corrected right away and all future Billings were correct. Also, I agreed to one item on the contract that I missed, they allowed me to change (tenant guarantee ).
Amanda seems to be on her game all the time, if she is not responsibility for a certain area, she contacts and follows up with the appropriate team member at Marketplace Homes and the task is resolved.
I have been with them for 10 months and all is working out fine.
I have already recommended this company to other potential real estate investors.

Me and my husband used this company to manage our townhouse property while we rented it out. We ended our relationship with them last year in October, 2017. They left a lock box on our front entrance railing. We have attempted multiple times to call the company and have this removed. Every time we call we cannot talk with anyone but a receptionist who states she will take a message and have someone that can help us get back to us. No one calls back. The lock box, which we cannot remove on our own, remains attached to the railing. They don't respond at all to our requests after many months of calling their office. They should have removed the lock box when our contract ended 9 months ago. This is extremely poor customer service. It is now affecting us financially as we want to sell the townhouse and will have to pay someone to remove it before the sale. We want the company to return our messages and remove their property, the lock box, from our townhouse property promptly. I do not recommend working with this company as it ignores important client issues- we were a client of Marketplace for 6 years.

This company is absolutely HORRENDOUS when it comes to selling your property! Had I not been locked into a contract with them where they had rights to selling my home for 30 days, I would have cut ties and ran as fast as I could in the opposite direction!

To start, I was assigned a realtor, who I never once met! Let me repeat... NEVER MET! My listing went live on a Friday, and I never heard a word fr4om her until my first offer cam in, the following Wednesday! She did an absolute ***-poor job of negotiating my home with the buyers agent. Although, how could I expect her to go to bat for me, when she's never even seen my home?! That's right, she never even once stepped foot on the property that she was listing!!

This was the first time I've sold a home, so I was unaware of many of the costs associated with selling. I only knew of the realtor commission's. She failed to tell me about the roughly 2% in additional closing costs that I will need to pay! Had I known of the additional costs, I would have never settled for the price I did!

To top it all off, she never even showed up to the closing! Like I said, still to this day, I have never even met her! She did a terrible job of communicating with me during the negotiations... she was texting me the whole time, instead of meeting with me, or at least speaking to me on the phone! Because of this, several very expensive pieces of furniture that were only supposed to be in my FIRST counter offer, ended up on the purchase contract. Also, of which, she never even discussed with me!

All in all, run from this company! Sell it with someone else. Or, sell it on your own! I will never use another realtor again! I'm closing on a house as we speak, and neither the seller, nor myself used a realtor. It's super easy! All the documents you need are online, and then the title company and your lender take care of the rest!

As far as the Star Rating, I feel like they owe ME a star!! Too bad I can't give a negative star review!

Especially because of the thousands they cost me on my home!

Good day. I had reached Market Place Homes online on 1/4/18. Had an agreement with them to manage my rental property at ***, Parkville, MD 21234. We agreed and I paid them $250.00 and then they would charge $90.00/month as a fee for making a collection of $1500.00 a month for rent. It took them several months to get the renter to set up their account for the bank to make collection. They then started collecting money for $1900.00 a month for th wrong date and amount. After a few discussions they ended the agreement on4/30/18.
They (Marketplace Homes) then made 2 more collections from the renter for $1500.00 and $455.41 for a water bill from the account of the renter after the date of cancellation. Marketplace Homes never got my information on my banking account to snd any money to. I want to make sure that they have returned all the monies to our renter and would like to get back our initial payment of $250.00; because I feel that they did not fulfill our contract, they cancelled the contract and did not earn any monies paid to them.
Plus I want to make sure that they may be holding any other monies from the money collected for rent and the water bill. They did not even get any banking information from us to deposit any rent money received.

Marketplace Homes started working with this homeowner in January. Our assumptions team reached out to the tenant numerous times between then and May 23rd, when we terminated our relationship together. Our assumptions team reached out via email, phone and letter. Our team also made themselves available when the tenant and the homeowner had a meet up at ***, to discuss the tenant on-boarding with Marketplace Homes. The homeowner then provided us with the tenant's General Manger's information, since the tenant runs a Senior Citizens home out of this house. Again, our Assumptions team reached out to the General Manager who did respond, and our team went back and forth with her as well. Multiple times our team suggested that we evict, but the homeowner would not. During this time, Marketplace Homes was not collecting a management fee, while still reaching out to the tenant and trying to make this work for the homeowner. We took a discounted rate of our assumptions fee upfront ($250 instead of $500), since the tenant owed the homeowner $10,000+. Marketplace Homes has hundreds of emails with the homeowner, which show all of our correspondence with the homeowner, updating on the tenant's situation and everything that we had done. We also have had multiple phone calls, which were all recorded, where we kept the homeowner informed along the way. This homeowner never responded to us terminating the relationship until now, and we are deeply offended that all of our once appreciated efforts are now being ignored.

We are a Heating & AC Company located in Summerville SC and deal with numerous property management companies local and statewide. Marketplace Homes, LLC uses our company frequently. Today I received a call from Tracey Sheetz with Marketplace and she was setting an appointment for one of their properties. I've talked to many agents for them and must say this was the most prepared agent we've ever talked with. Very professional. Good job Tracey! 7/13/18

I had an absolutely horrible experience with Marketplace Homes. I did not have a realtor so the builder directed me to Marketplace Homes. The Marketplace Homes representative was all chummy with me prior to receiving his commission check. Once the deal was completed, I never heard from him again. I was given erroneous information which left me with an expectation that was absolutely misleading. Because of his unprofessional demeanor, I had to take a four hundred dollar loss in my finances. Please get the agreement in writing. The company definitely did live up to its portrayed status stated on their website. There was absolutely nothing NUDE about the process that I endured. I definitely didn't win and Elegance?? Where was that? I was totally insulted by the representative. The whole process was a great farce!!!!
"Totally Disappointed”

I began this nightmare with Marketplace homes back in May. I found a condo listed “rent with the option to buy” and looked at it twice before making my decision to move forward with the process.
First thing I found odd is nothing is done in person, it is all done via email/phone. Even when viewing the property, I was given the access code to the key box and left to view it on my own.
After the decision was made to move ahead with the unit I filled out all necessary paperwork, paid a prorated rent for ½ the first month I was there, a security deposit, admin fee and a pet fee (yes, a pet fee).
I emailed NUMEROUS times to get a copy of the HOA’s as the unit I was viewing was a condo and didn’t hear back for over a week. Once the documentation was received I had to call the building manager ON MY OWN and find out all these additional forms needed to be filled out (5 days before move in). Within 5 minutes of me filling out the paperwork I get an email saying “One MAJOR problem. There is a strict no pet policy at this building. Not a weight limit but NO pets at all. There is a lot of miscommunication going on and I am sorry that you are in the middle of it. You need to contact Market Place AND/OR the owner as soon as possible!”
I have a dog, paid a pet fee and went back and looked on all the sites listed and it stated pets were allowed. I sent numerous emails and demanded phone calls for over 5 hours to only keep being told “we’re in meetings.” At one point I got an email from the leasing agent saying “We can have you moving in, do you have another home for your pet?” Why would I find a home for my dog because of this error? I was then asked by the VP of Operations, “Have you looked at any other units?” Why would I be looking for somewhere to live when I am set to move in 5 DAYS. I was also asked if I could move in for a few months until I found something else…again, without my dog.
So now I am set to move in 5 days, don’t have a place to go, no one calling me back and a ton of money just floating around out there.
The VP of operations called and couldn’t offer me anything but $500 for my inconvenience and my first initial payment back. Thank you for leaving me homeless 5 days before I am set to move, great customer service.

Used them to sell our old house while we were building a new one. They were recommended by the builder since we were given a guaranteed offer for our old house. I never met the people in person - all of the work was done over e-mail and the phone. I even offered to come to their office to meet them. The sign and lock box were sent to me via FedEx and I had to put them out.

During the selling process, they would call me up demanding that we lowered the asking price for my house. They were really into trying to intimidate me to let them have full control of the process. When my house did sell, they didn't even show up for the closing. The buyer's agent and the title company were there and they both commented that Marketplace Homes never shows up. We had occupancy for a month after the closing, and even when we transferred the keys to the buyers we were told that the buyer's agent will do all the work.

If you are looking for a company that will help you with selling your house, I cannot recommend Marketplace. We did all of the work while they sat somewhere. I still to this day do not know what my realtor looks like in real life.
