My name is [redacted] and I own Marketplace Homes.  I have spoken with the tenant and am really sorry for the situation.  in this particular home, Marketplace Homes was in a sandwich lease meaning we leased the home from the owner and then subleased to the tenant.  When the tenant...

moved out, there was an $850 security deposit.  The owner claimed there was more then $1,000 in damage.  Pictures and the tenant indivated that at a minmum cleaning was needed.  Marketplace Homes covered the additional $150 that was due tothe owner.  Although we believe it is the owner's responsibility to rebate back additional security deposit (if warrented), we are offering an additional $250 back meaning that our compay will have paid $400 for damages.

I'm showing that you owe around 400 dollars after the security deposit is reduced. I'll cover the excess over the security deposit and we can simply walk away. If that doesn't work, our team will pursue collections. Id like to point out that our team had offered to cover much more, but that didn't work for you. can bring.  I can see how this situation must have been challenging and I'm deeply sorry that is the experience that you had with our company.That said, we are a management company and our job is to collect rent and market a home.  It is true that sometimes things break in a home, we do our best to fix those things when it happens, but it is still the tenants obligation to pay if you chose to stay in the property.As I review the notes on the home it sounds as though a few things happened;1)  You had an application on October 10th that was conditionally denied but later was overridden to approved by our company2)  You had agreed to a lease that would run from October 10th 2013 until October 31st 20143)  You notified our team that you wanted to break the lease on or about May 7th 2014 4)  Our team notified you that in order to break a lease there is a 2 month buy out, you declined to accept this agreement 5)  We received notification that you had located another property to purchase5)  June rent bounced in our system6)  July 7th we found the property vacant and started work to repair the home7)  We have itemized damages of $929.858)  We also had no rent in the month of June for $1,045.00   9)  We also had no rent in the month of July for $1,045.0010)  We also had no rent in the month of August for $1,045 and the home was then rented out11)  This is a total of $4,064.85 minus security deposit of $995 leaves $3,069.85 in damages to Marketplace Homes  We are very open to discuss what you believe would help to settle the outstanding balance above and hope that we can work to find resolution that works for both you and our team as well.  My thoughts would be as follows;1)  We would accept a one time lump sum payment $9002)  We could accept $100/mo for 12 months3)  We will use the court system to arbitrate the full sumAgain, I'm very sorry the experience has gone this direction for for all of us involved. Regards,[redacted]CEO Marketplace Homes

[redacted] and [redacted],I offered the only possible route that our team is willing to offer at this point.1)  We with draw from selling your home (it is likely to go to close)2)  You receive the 1% commission that we agreed to charge at close as we are not representing you (approx. $1,100 back)3)  We no longer have to have contact with each otherWhat has led me to this conclusion;1)  About 4 months ago our team contacted you regarding our renewal process2)  You disagreed with the process and spoke with no less then 3 people on our team including myself3)  You agreed that our agreement was being followed, but where not happy about it.4)  You expressed that you didn't want to lose money monthly on the home and might have to foreclose. 5)  I offered to work to sell the home so you didn't have to at only 1%.  I offered this in an attempt to help you, however I have since regretted this.  6)  As a company we had to cover over $500 in November in lost rent7)  In December we are being asked to pay $850 more to cover a period that clearly the home can not be subleased out8)  While discussing the issue with many levels on our team, including myself you decided to file a Revdex.com complaint online instead of working it out with us9)  It is simply not equitable for our company to continue to do business at a loss while nothing will bring you to a satisfied customer10)  If the home doesn't close in December, our team has concern about what you will feel we owe you next... do we owe you another month's rent?  It feels that we attempted to go above and beyond and help and it backfired and caused us to lose money and you to be dissatisfied.  It seems that we have all lost.If I don't have an acceptance of the proposed agreement by 5pm on the 17th then we will pull this offer and collect the 1% commission at close.Regards,[redacted]

I've already sent my final email last Friday stating we were done going back and forth with a crooked company. I'm not going to be threatened by the Companys Owner.  I stated in the email that I just want our security deposit back. Whatever is owed!   I have all supporting emails, our condition of property checklist and the email with the handwritten list of damages.  Also I'm not paying for carpet cleaning when that carpet was left in deplorable condition when we moved in.    Every room had stains, paint stains and black marks along the molding.   Proof of that is in the Condition of Property checklist. I am willing to send this checklist over to the company owner.  Who knows if he's seen it or not.  Its pretty bad that I looked this company up online and they've done the same thing to previous tenants. I do not recommend this company to anyone.

It was unfortunate that the microwave and A/C Services were not able to be completed sooner.   The A/C repairman ran over on a job and did not make it out.   Marketplace Homes called the contractor first thing am the following day, expressed our displeasure and set the service up for that...

afternoon.   The owner then decided to call a trade of their own and pay.   When [redacted] spoke to the homeowner, he ([redacted])  mentioned speaking to one of our Sales People who said that we (Marketplace) would pay for the microwave service.   [redacted] actually agreed to that.   [redacted] then suggested that Marketplace pay for the A/C service as well, to which [redacted] said no, with the reason being that the A/C is the owner's responsibly as a mechanical in his home.   Marketplace Homes does not own the home and does not pay for needed home repairs that are a homeowner's responsibility.    Marketplace Homes agrees that we wish that the services would have been handled in a more timely fashion, but in no way were any of our employees disrespectful in speaking to the owners. Below are a copy and paste of an email correspondence between [redacted] and [redacted]<[redacted]@marketplacehomes.com>May 3 (2 days ago)[redacted]

This company is a complete scam. After a month of negotiation on my property and having a bound contract, this company decided, with no advance warning, to not fund the purchase on the morning of closing. This after they had 4 different inspectioñs and me agreeing to thousands in reair costs. This company promises you the world and then if they feel like it they just lie and destroy your dreams without a care in the world.

This particular home was a unique situation. We agreed to purchase a home, but upon inspections found that the home was not in the condition that we traditionally purchase properties and we decided that we could not move forward. Paint in certain rooms was incomplete. Bathrooms appeared to be under construction. Wallpaper partially removed in certain rooms. We do feel really bad for the owner that the closing did not happen. I have no doubt that he invested a lot of time into his thoughts and words. I can respect his views, although we do disagree about who attempted to "scam' whom. Any buyer has a right to a final walk through and if the home is not in proper condition, they can request updates or back out of a purchase. The purchase is not final until it is signed and funded. This seller stopped our final inspection from happening. This set off alarm bells with our underwriting team as we were shocked that a seller would not let us have a final walk through. These actions by the seller created a situation where we felt extremely uncomfortable as a buyer to move forward. We eventually did gain access to the home, but the thought that a seller wouldn't allow our team to view a home we were purchasing. This led our underwriting to mistrust on the entire deal. If his home is in excellent condition, it should be really simple to get an offer for the amount that we offered. Simply put the home up and it will sell and you will be made whole. First off, we want to appoligize for the challenges that we have experienced from our billing department in regards to this proeprty and resident.  We did accidentally debit this account 2 times incorrectly.  This was an internal error and both bounced.  The resident informed us that...

an NSF fee had been incured and we covered that expernse of $29 dollars both times.  We do realize that the hassle of the error must have been really hard to deal with and we truly feel badly and this error has been corrected.At this point, the tenant does owe $2,025 in back rent to Marketplace Homes.  This includes; $1,350 for October, $250 September, $475 August.  In addition, we no longer have an active account to pull the funds from.  What we recomend;1)  Keep debit on the 25th2)  Provide Marketplace Homes an account and routing number that is active3)  We will waive $400 of back rent and accept $1,675 as payment and mark file paid in full We appreciate you working with us and hope that the above offer allows us to move forward in a possitive dirrection.Regards,[redacted]CEO Marketplace Homes

What a pleasant phone conversation! Whether or not we end up renting through Marketplace Homes, I appreciate the sincerity of the representative we spoke to on the phone, one Vanier Joseph. I interrupted our conversation to exclaim about an impressive gathering of bald eagles that swooped into view, and he took the interruption in stride and even shared in the moment while I finished marveling! Affable and professional.

We welcome the opportunity to address this issue again.  We had offered to cover some of the costs in dispute, dispite having no obligation to do so.   This was including the painting and carpet cleaning. The client did not seems to feel that would help so we decided to retract that offer....

 The tenant has moved out and will recieve a breakdown of the items within 30 days of moveout.  At that point they may move on or pursue what ever action they deem as neccessary.  If they feel they are being threatened I would recomend contacting the police immediatly and filing a report.  If they are simply not happy over a few hondred dollars in dispute on a security deposit, I would recomend they follow the neccessary chanels to dispute it. Regards, [redacted]CEOMarketplace Homes

our team answers calls in 60 Seconds 90 percent of the time.  I'm not sure how you had a different experience and I'll certainly review call logs with service management. I must say when I first encountered with Marketplace homes; it has almost seemed too good to be true. I had to do some research on the company myself just to see if it were. I am pleased to report they're are just that good and it's true. I am a very busy woman and I needed exactly what Marketplaced provided. Excellent customer service, prompt, efficient, reliable, and most importantly fluent; I have really been amazed! My customer service representative that I dealt with, her name is Lacy. She is truly a pleasure to deal with. She handled her business so well, I was not left with many questions. Even when things don't always go as planned, when a person is moving; she was able to direct me and make me be calm in the process, and that is rare! I absolutely love my new home! I am confident and secure in the process that Marketplace Homes has provided me. I am even more thankful for the stressless experience I have just encountered! People who have moved before understands that the moving process is not always a stress free process. Yet, with Marketplace homes; it is!! Thank you

I have been working as a General Contractor/ Inspector with Marketplace Homes, Amber Benak is the person in charge of the territory I work in and we have a very good working relationship, she always responds quickly to calls and questions I have. She gets everything needed for the houses together in a way that I typically do not need to follow up with her and it makes it very easy to do my job. I would definitely suggest this company to people, not just to work through as a trade, but to work with as a rental/real estate company. I work with many their homeowners and tenants directly, and despite typical issues they may have with their home, Amber is always the one to make sure the process with them and the company goes very smoothly.
