Good Morning, my name is [redacted] I am accounts manager for Marketplace HomesI spoke to [redacted] around the end of February beginning of March [redacted] explained that she had received mail from Marketplace Homes in reference to an eviction notice.I had checked her file prior to calling and could not find any reason why we would have sent this notice to her, she had left in good standingI asked [redacted] if she could send me a copy of the notice she received, she indicated she no longer had it, I also inquired as to any additional notifications or emails that had been received, [redacted] indicated that the notice that had arrived in early February was the only correspondence that she had received from Marketplace HomesAs the conversation progressed I assured [redacted] that this had been an error or our part and if any additional notices were received please contact me immediatelyI have not heard from [redacted] since our initial conversationI am not aware of any reporting that has been done to any of the credit agencies, I believe that the paperwork that was sent by Marketplace Homes was a day notice to vacate not an actual you are being evicted notification, in other words a internal document that was sent by Marketplace Homes not something that was sent by the courts.If [redacted] has any additional attempted communication from Marketplace Homes in reference to this issue I will be more than happy to further research and resolve as quickly as I can

My name is [redacted] and I own Marketplace Homes I have spoken with the tenant and am really sorry for the situation in this particular home, Marketplace Homes was in a sandwich lease meaning we leased the home from the owner and then subleased to the tenant When the tenant moved out, there was an $security deposit The owner claimed there was more then $1,in damage Pictures and the tenant indivated that at a minmum cleaning was needed Marketplace Homes covered the additional $that was due tothe owner Although we believe it is the owner's responsibility to rebate back additional security deposit (if warrented), we are offering an additional $back meaning that our compay will have paid $for damages

Sent following email to the Owner of the company on 11/15/19 and have not had a response. This company over promises and under delivers. Once they get you their customer satisfaction drops below acceptable standards. Here is the email:

Hello Mike Kalis,

The following email is to let you know the sub-standard level of customer service I received from your company. As a consumer, I expect to receive the minimum I am offered when I engage in a business transaction. As much as I tried working with your various departments, the experience seems to be the same. Totally unacceptable...

First, let me addressed the most recent issue. Are these repairs completed? If so, why have I not received a communication indicating so? If not, why have I not been informed of the reason why the repairs are not complete or when will the repairs are expected to be completed?

This is exactly the issue I've had with your communication and business practices. It appears that once I signed up for the service, everything went down-hill. Your customer service is way below standard but then yet, I am supposed to have confidence in your services. After selecting the tenant, the business relationship has been a problem and the only apparent thing your company has managed to do well is to collect the rent, take your management fee and deposit the difference. I must admit that you found me a good tenant but:

Failed to provide moving in details before tenant moved in. This was important to me because I communicated, numerous times, that the appliances were not in. The result, the tenant could not move in the property, you promised them credit without discussing it with me and I had to be the one paying for this credit (3-days). These were all avoidable circumstances if your company had listen to and communicated with me.

I was promised a welcome call once the lease was signed. Well, I never received it even thought I was told twice it was scheduled. Instead, I had to be the one making the call and asking the questions that should have been addressed during this welcome call. I am still not confident that I was communicated everything because the call was a monolog by me asking questions.

I had to ask for owner portal information which should have been provided to me as a default. I am not telling you how to run your business but this should be a normal part of your process for new accounts.

Your billing statements do not provide accurate information even though your billing VP says it does. The reports are confusing and the statements do not show credit for paid repair services. At one point I was told that you do not use the report section of the owners portal and your system does not have a way to account for credit card payments so you issue two statements. Really? Seems like it is time to update...

Your super sam repair automation process is broken because here I am asking if the repair was completed from over a week ago since I approved the charges.

I know I am not your only customer but I am a customer that not used to doing business with a company that provides such below standard customer service. I expect to receive prompt communications and accurate information from your company.

Good Afternoon,

Our Finance Manager at Marketplace Homes has made attempts to try and clarify and resolve for ***. In our opinion, *** is refusing to accept any help and support provided. Her criticisms stem in our opinion from a lack of understanding, or refusal to acknowledge how the Accounting works in our PM Agreement with Marketplace. After multiple emails with a Manager on our Finance Team, as well as a 30 min phone call to review the Ledger, she was still upset and not satisfied. It was advised that *** seek outside help from her tax accountant / bookkeeper to validate if she still felt we were incorrect.

In our opinion, Marketplace has not altered or done anything to justify the claim that we underspromise and overdeliver.

This matter is Closed on Marketplace's end.

The response is totally bogus as the lack of understanding comes from the lack of customer services on the business part. I also contacted the CEO who has not acknowledge my email which is the reason why I am submitting this complaint which is not only about their account but their customer service. My question regarding the last repair to my property remains unanswered which at this point remains a mute point. So overall, I regret selecting this company as property management and will not be renewing services with them nor will recommend them to anyone else in hopes to save people from the lack of customer service. It is my opinion that the company misrepresent their services and do over promises and under delivers.

I have delt with a horrible property manager for the past years I’ve been renting from Marketplace Homes named [redacted] who lied about us not paying a security deposit to move inShe didn’t look at my lease & gave me misinformation when clearly I know I paid a depositShe said it was non-refundable & was never paid so I wouldn’t receive any money for move outMarketplace homes overcharged for damages which some didn’t even exist with no proof rhyme or reason[redacted] was rude & unapologetic in her dealings with the nature of my concernShe has be extremely Unresponsive & unprofessionalI have not been able to get her on the phone in the years since I’ve been rentingI’m still dealing with reconciling this misinformation & misunderstanding as we speak but I can’t let [redacted] or Marketplaces homes get away with FRAUDThis isn’t the only thing I’ve dealt withThey send shady plumbers to break things so my water bill was $one month after their plumb

I'm showing that you owe around dollars after the security deposit is reducedI'll cover the excess over the security deposit and we can simply walk awayIf that doesn't work, our team will pursue collectionsId like to point out that our team had offered to cover much more, but that didn't work for youIt's the path you chose that has led to this outcomeRegards, [redacted] ***

I began this nightmare with Marketplace homes back in MayI found a condo listed “rent with the option to buy” and looked at it twice before making my decision to move forward with the process First thing I found odd is nothing is done in person, it is all done via email/phoneEven when viewing the property, I was given the access code to the key box and left to view it on my own After the decision was made to move ahead with the unit I filled out all necessary paperwork, paid a prorated rent for ½ the first month I was there, a security deposit, admin fee and a pet fee (yes, a pet fee) I emailed NUMEROUS times to get a copy of the HOA’s as the unit I was viewing was a condo and didn’t hear back for over a weekOnce the documentation was received I had to call the building manager ON MY OWN and find out all these additional forms needed to be filled out (days before move in)Within minutes of me filling out the paperwork I get an email saying “One MAJOR problemThere is a strict no pet policy at this buildingNot a weight limit but NO pets at allThere is a lot of miscommunication going on and I am sorry that you are in the middle of itYou need to contact Market Place AND/OR the owner as soon as possible!” I have a dog, paid a pet fee and went back and looked on all the sites listed and it stated pets were allowedI sent numerous emails and demanded phone calls for over hours to only keep being told “we’re in meetings.” At one point I got an email from the leasing agent saying “We can have you moving in, do you have another home for your pet?” Why would I find a home for my dog because of this error? I was then asked by the VP of Operations, “Have you looked at any other units?” Why would I be looking for somewhere to live when I am set to move in DAYSI was also asked if I could move in for a few months until I found something else again, without my dog So now I am set to move in days, don’t have a place to go, no one calling me back and a ton of money just floating around out there The VP of operations called and couldn’t offer me anything but $for my inconvenience and my first initial payment backThank you for leaving me homeless days before I am set to move, great customer service

We will expedite the property management termination, which all documents were distributed to Ms [redacted] and the tenant yesterday for signatureEffective yesterday we terminated the October 25th EFT rent pull for November paymentWe will refund Ms [redacted] the October management fee, which will be paid via EFT today

Used them to sell our old house while we were building a new one They were recommended by the builder since we were given a guaranteed offer for our old house I never met the people in person - all of the work was done over e-mail and the phone I even offered to come to their office to meet them The sign and lock box were sent to me via FedEx and I had to put them out During the selling process, they would call me up demanding that we lowered the asking price for my house They were really into trying to intimidate me to let them have full control of the process When my house did sell, they didn't even show up for the closing The buyer's agent and the title company were there and they both commented that Marketplace Homes never shows up We had occupancy for a month after the closing, and even when we transferred the keys to the buyers we were told that the buyer's agent will do all the work If you are looking for a company that will help you with selling your house, I cannot recommend Marketplace We did all of the work while they sat somewhere I still to this day do not know what my realtor looks like in real life

WORST PROPERTY MANAGEMENT COMPANY I HAVE EVER DEALT WITH. UNPROFESSIONAL, CHILDISH, AND THIEVING CEO AND VP. I hired Marketplace Homes to manage one of my rental properties. I planned to hire them to manage additional properties if they performed well with the first. Marketplace Homes failed miserably. They wrongfully withheld from me earned funds, stealing my rental property income. After a submitted complaint and arbitration with the Revdex.com, the Revdex.com agreed with me that Marketplace Homes wrongfully withheld my funds and owes me money. As of today, I have not received my stolen funds, despite the judgement from the Revdex.com. Throughout the course of events, I received numerous belligerent, unprofessional, and childish emails from the Marketplace Homes CEO (Mike Kalis) and VP (Jon Wilson). STAY FAR AWAY FROM THIS COMPANY.

We are sorry for any inconvenience you have had.This is what we have in our records on the property.On February 22nd a No heat service ticket was called in and the owner elected to resolve the ticketThe owner sent out a trade and they diagnosed the unit needed to be replacedThe owner offered space heaters for the time being but this resolution did not suffice for the tenant and she called in stating she wanted to terminate her leaseWe allowed her to do so without penalty but in return canceling the owner's rent outHer move out was scheduled for 3/and she requested additional time in which we gave her and still did not charge herShe ended up vacating on 4/The home overall was left in good condition but it needed to be cleanedMy contractor quoted $to do so but she disputedWe then emailed back and forth trying to come to a fair resolution but she felt nothing except for $cleaning charge would be fairI brought the charges from $to $and a request to reimburse the $has been submittedHer dispute is that the home was not left in good condition when she first moved in however, her move in checklist was never returnedShe feels that because she chose to vacate due to the no heat issue that her responsibilities as the tenant should be waived and she should not be held accountable for anything

Me and my husband used this company to manage our townhouse property while we rented it out. We ended our relationship with them last year in October, 2017. They left a lock box on our front entrance railing. We have attempted multiple times to call the company and have this removed. Every time we call we cannot talk with anyone but a receptionist who states she will take a message and have someone that can help us get back to us. No one calls back. The lock box, which we cannot remove on our own, remains attached to the railing. They don't respond at all to our requests after many months of calling their office. They should have removed the lock box when our contract ended 9 months ago. This is extremely poor customer service. It is now affecting us financially as we want to sell the townhouse and will have to pay someone to remove it before the sale. We want the company to return our messages and remove their property, the lock box, from our townhouse property promptly. I do not reco

[redacted] and [redacted] ,I want to apologize as obviously your experience has not gone well in your home It sounds like many things happened with the property and it was difficult I personally just had a baby this past week and I can relate to having a child and the stresses that can bring I can see how this situation must have been challenging and I'm deeply sorry that is the experience that you had with our company.That said, we are a management company and our job is to collect rent and market a home It is true that sometimes things break in a home, we do our best to fix those things when it happens, but it is still the tenants obligation to pay if you chose to stay in the property.As I review the notes on the home it sounds as though a few things happened;1) You had an application on October 10th that was conditionally denied but later was overridden to approved by our company2) You had agreed to a lease that would run from October 10th until October 31st 20143) You notified our team that you wanted to break the lease on or about May 7th 4) Our team notified you that in order to break a lease there is a month buy out, you declined to accept this agreement 5) We received notification that you had located another property to purchase5) June rent bounced in our system6) July 7th we found the property vacant and started work to repair the home7) We have itemized damages of $929.858) We also had no rent in the month of June for $1, 9) We also had no rent in the month of July for $1,045.0010) We also had no rent in the month of August for $1,and the home was then rented out11) This is a total of $4,minus security deposit of $leaves $3,in damages to Marketplace Homes We are very open to discuss what you believe would help to settle the outstanding balance above and hope that we can work to find resolution that works for both you and our team as well My thoughts would be as follows;1) We would accept a one time lump sum payment $9002) We could accept $100/mo for months3) We will use the court system to arbitrate the full sumAgain, I'm very sorry the experience has gone this direction for for all of us involvedRegards, [redacted] ***CEO Marketplace Homes

Everyone falls on hard times at times and sometimes I needed to adjust my rent date always and I repeat always receive their money & late fees included but that wasn't good enough! they will still withdraw from your account make it over drawn & file eviction notices on you! David Duncan is a smart [redacted] mouthed individual on the phone and email but I bet he's a punk in real life and in the court room!

I had applied for a new place with Marketplace Homes and the situation did not work outMy agent's name was [redacted] and we both decided it was best to not go through with the rest of the renting processShe specifically said through email that I would be refunded my $application fee the week we had decided to go separate waysIt has been about a month and a half since and we have yet to be issued the refund promisedI have called several times and received no call back after leaving a message everytimeI was very polite each message and then last week was able to get a hold of [redacted] and she was extremely rude and said she did not have to give us anything back even though she had said that would happenI tried explaining that to her and she said she was done talking and hung up the phone on me abruptlyI am extremely disappointed with this agent and company in general and think it shows bad business practices to have this issue and to have someone like that representin

Company helped me rent 8 investment properties that I own and has done a great job filling them fast. Really surprisingly great photos and stagging for rental homes. Supper sharp team.
