First off, we want to appoligize for the challenges that we have experienced from our billing department in regards to this proeprty and resident We did accidentally debit this account times incorrectly This was an internal error and both bounced The resident informed us that an NSF fee had been incured and we covered that expernse of $dollars both times We do realize that the hassle of the error must have been really hard to deal with and we truly feel badly and this error has been corrected.At this point, the tenant does owe $2,in back rent to Marketplace Homes This includes; $1,for October, $September, $August In addition, we no longer have an active account to pull the funds from What we recomend;1) Keep debit on the 25th2) Provide Marketplace Homes an account and routing number that is active3) We will waive $of back rent and accept $1,as payment and mark file paid in full We appreciate you working with us and hope that the above offer allows us to move forward in a possitive dirrection.Regards, [redacted] ***CEO Marketplace Homes

Working as a Real Estate agent I have dealt with a lot of management companies and I can say that my experience with Market Place Homes was exceptional. I dealt with Dorothy Gustafson and the customer service I received was 5 star for sure. I was always able to reach her by phone and she was very responsive to my emails. Thank you Dorothy!!!

I found a house in Mcdonough Ga about a month agoI wasn't in the house for a week when I received an email threatening me of an HOA fine because the grass was not cutLet me make this clear the homeowners left the grass as it wasAbout two weeks after that someone came into my house through the garage and once the alarm went off the ran back out the interior garage doorI jumped up because the door slammed so hard that I knew it was actually someone in the residenceI went downstairs and whoever it was at that time was peeking through the door pushing the door to where they can peep insideI ended up contacting the police departmentOnce they came out they advised that I needed to take the battery out of the garage keypad until I was able to change the codeHe also advised that because of the way they got into the residence it must be someone who lived there before me I contacted [redacted] my property Manager for more than days and never received a callbackI have also called

I live in Oregon, purchased a property in FloridaI found Marketplace Homes on a Property Management search with Google Amanda Clunis answered by call, immediately provided me services, set up a contract under my rent, deposit and care requirements to rentI needed to finish rehab that continually got delayedShe moved marketing (including write up and pics) as I kept adjusting time linesI was at the last couple of weeks of the rehab and she was marketing the rental I must of seen 2-people per day over the two week period looking at my rental through their marketing efforts The company miss billed me, they corrected right away and all future Billings were correctAlso, I agreed to one item on the contract that I missed, they allowed me to change (tenant guarantee ) Amanda seems to be on her game all the time, if she is not responsibility for a certain area, she contacts and follows up with the appropriate team member at Marketplace Homes and the task is resolved I have been with them for months and all is working out fine I have already recommended this company to other potential real estate investors I will use them again on a future rental, David

I've been working with Jon Wilson with Marketplace and he is the guy to get things done! His ability to be precise, professional and problem solving skills are a added plus. In all situations he executes a job well done. You can actually contact this guy via email outside of normal business hours with any questions! Mr. Wilson and his team is definitely the go to @ Market Place Homes!!!

we've moved out of our residence which we rented with marketplace homes over days and have not received our security deposit after making numerous calls and inquiries no one has been able to give us an answer as to when you are why we have not received our security deposit back After making numerous phone calls marketplace homes hottest looking at a different address also have not communicated to us iin writing about our inquiry into our security deposit The contract we signed with marketplace Home stated that we would receive work security posit after days

Mike Tand Erica Swere amazing in helping us sell our home in Katy, TX so that we could move into our dream home!! The Marketplace Homes team bought our house so we didn't even have to go through the process of showings, it was the simplest way ever to sell our home....we can't recommend them enough

Great experience working with Erica S and Mike T from the MP Homes team. They are top notch - professional, smart, respectful, and extremely diligent and hardworking. We truly appreciate our partnership with them.

Market place Homes is very dishonest. We recently moved out and thank goodness we took photos and videos. We were given a date and time for an inspection and sat there for no one to show up. We later receive a bill for all kinds of false things. This company has no knowledge of what was even going on with the home. They billed us for things we did not do because they were issues when we moved in and for appliances that we never used. We brought our own in. Work orders were completed poorly and they responded when they wanted to. All the time they lied to us and the owners who live in a completely different state to keep the peace with everyone.

I've experienced discrimination and neglect as a woman due to a male tenant being a government employee at Home Protection company renting my home whom this company obviously found formidable and intimidating leading them to unfair bias decisions. He broke his lease and was given amnesty by MH because, of his job title claiming to be an active military employee and taking false sanctuary under the USERRA act which is 100% false. The house rented swiftly after he left because, it is in a highly desired location and beautiful home for the money. However, it still negatively effected our entire family by creating major shifts in scheduled medical surgeries, plane, hotel reservations and more due to being properly prepared for this occurrance. The discrimination continued after the man moved out. I was adamantly denied payment for drywall damage he left on THREE focal walls in three separate rooms from drilling large metal TV mounts into studs. IE one mess was over the main room fireplace. He glued wide long strips which were left stuck down on the walls starting from the bolting damage to the receptacles (apx 4-5 ft). When trying to scrape off the material/glue negligently left behind it damaged the drywall worse. However, they reached their goal to please him by not deducting for the damage out of his deposit which resided foremost as their most imperative prerogative thus discriminating against me as a woman again. They dismissed all damage by designating it (normal minor wear and tear) since this man swiftly globbed compound in the multiple bolt holes and painted over the mess. It looks horrible and drilling bolts weaken drywall. I am now forced to pay a professional out off my own pocket instead of a FAIR nominal amount being subtracted from his deposit as any other management company or myself would have immediately done. I can't imagine if this damage was left and additional subsequent renters did the same on random walls throughout. There would be random hole patch marks and long glued strips to every wall in the home everywhere! This is NOT NORMAL WEAR AND TEAR BUT, DAMAGE! As their rebuttal read it was (properly repaired) by the tenant. I also am now forced not only to pay the repair bill out of pocket but, also have to enter the home whilst the new tenant is in effect! IN ADDITION I WAS ALSO FORCED TO PAY FOR LAWN MOWING/CARE, AIR FILTER REPLACEMENTS. THESE FEES SHOULD HAVE BEEN DEDUCTED FROM HIS DEPOSIT PERIOD! PROPER LAWN AND AIR FILTER REPLACEMENT IS STATED ON THE RENTAL CONTRACT AS TENANT'S RESPONSIBILITY!

There was a tenant that works for the department of Homeland security. He provided 60 day notice of a relocation that the government gave him paperwork for stating his rights as active duty military to terminate a lease without penalty. He was cooperative and kind. The homeowner decided (in his mind) that the department of Homeland security is not military and therefore our company should keep a two month break fee.

We support our military. We support the department of Homeland security and we are not going to work for someone that doesn't. This homeowner is free yonorovide government paperwork backing up his pissition, but he can not.

We suggest that we all part ways and move on.

1. When we arrived in our rental home, it was filthy and after weeks of tickets, they sent a handyman who did 13 hours worth of work on broken things in the house. Terrible way to move in.
2. The previous tenant left HUGE pieces of trash and furniture in the garage, and it took them nearly two months to agree to getting a service to dump it.
3. They double charged us our last month's rent, and it took them 26 days to return our money and hours of e-mails and phone conversations.
4. They are charging us $1,000 to repaint one wall that was trashed when we moved in AND WE HAVE PICTURES AND DOCUMENTATION.
5. I saw that they listed our rental house on Zillow 1031 N Twyckenham Drive, South Bend IN 46617- with FALSELY EDITED pictures of the house including fake lighting, furniture, touch ups and false advertising.

I am a former tenet of a property managed by Marketplace Homes, and I caution consumers agains renting a property managed by this company. During the first three months at the property I incurred nearly $3,000 in electricity bills because of a faulty component in the HVAC, which caused the heat to kick on throughout the day. I contacted marketplace homes within the first two weeks of moving-in about the heat inside the home and the excessive electricity bills. It took three months for them to finally send out a technician who could solve this problem. Marketplace Homes did not offer to compensate for the extreme costs I incurred nor for the suffering from the insufferable heat inside the home.

After I finally moved from the property, Marketplace Homes Property Manager, Amber Benak, informed me that my entire security deposit of approximately $1400 was spent on replacing light bulbs, batteries and other maintenance services inside the home. I left the home in good condition ( cleaned the bathrooms and counters, and vacuumed the floors) and not a single light bulb was dead when I moved out (batteries in 3 smoke detectors died my last 2 months at the residence). I explained to Amber that aging light bulbs and batteries are inevitable with use, just like an HVAC system, my lease agreement has an exception for wear/tear.
Amber was defiant and committed to nickel and dime me for my entire security deposit.

Since Amber was unconcerned about doing what is correct under the lease agreement and correct for the customer, I sent an email to Amber’s supervisor, Jon Wilson, about this issue. Jon didn’t even have the courtesy to reply to my email.

I am now forced to take marketplace homes to court for unlawfully withholding my security deposit. Marketplace homes does not listen to the voice of the customer, does not follow the terms of their lease agreement and does not care to do the right thing.

I applied for a home in Country Club Hills IL, received a email that my application is being processed and will receive a decision in 24hours but 4 hours later I received a email that the home was no longer available and my card would not be charged for the application fee. A week later I go to the website to see if the home was still on the site, which it was and you are able to view for scheduling to view the home. I called them back to ask if the home was back available and the lady advised me yes. Then I told her I actually filled out an application already and was told the home was no longer available. She placed me on hold and came back to the phone and said sorry the home is not available the agent was playing on the website and that’s why the home is still on the site. That was a week ago, today I look back on the website and the home is still on the site to schedule a viewing. This has to be the worst ever!

Sorry about the experience. In the fast moving rental market, it is possible for a tenant to out money down and reserve a home and then it falls through. It's also possible that our marketing team may not mark it as sold immediately. Our call center that you spoke to did the right thing, checked with the team and gave you status of the home. I'm sorry you missed out on this one, we would be happy to have you as a resident.

Property Manager Emily Bell and CEO Mike Kalis are EXTREMELY rude and disrespectful to customers. I was threatened with eviction due to a billing issue on THEIR end which caused the December 2018 payment to be late. I tried calling several times to find out why the payment hadn’t been auto drafted like the prior months, at which point Emily Bell abruptly told me that I was being evicted. She was rude and yelled at me. I had to BEG her to review the notes on the account at which point she was able to see that I called about 10 times to find out why the payment wasn’t taken out on time, and even offered to submit payment a different method. She offered no remorse and was extremely nasty with an attitude.

So I decided to notify the CEO, Mike Kalis, of her actions. He was equally as rude, nasty, and refused to speak with me, a paying consumer who patronized HIS company. He offered no remedy after repeatedly explaining my frustration regarding the way his employee treated me. He took a defensive toward her, instead of chastising her for her behavior.

This company is TRASH. Mike Kalis is a horrible CEO. Emily Bell should be fired.
