Revdex.com, Our team has met with the complainant on many occasions and most recently on January 22, to review their concernsIt rained just days prior to our visit. There was no standing water or any indication of a drainage problem. We offered to send a camera
down the existing drain line already installed to verify there is no break or blockage in the lines. There was no evidence of this. The backyard was a little soft, but nothing out of the ordinary. The backyards in Apopka are installed with Bahai grass per the City requirements. We did observe during our inspection that the Coleman's have installed gutters on their house. In the backyard they have downspouts on the rear lanai. The downspouts collect water from the lanai roof and the main house roof. The downspouts are not tied into drains and simply discharge the water into the evident horseshoe swale. It is our professional opinion that the extra water run off from the gutters may be contributing the issues they complain of We advised them to tie the spouts to a drain that ensure the rain water is guided away from the yardAt this time their are no warrantable events that require Meritage to make any alterationsDrainage and grading after close of escrow are the responsibility of the homeowner to maintain Meritage does consider this matter resolved Best regards, Meritage Homes Corporation

Their response states they met with the homeowner (me)This is falseAs of right now (Thursday night, 04-23-15) I have not met with anyone from Meritage in several weeksNo one has come to our house and met with us in person to discuss any of these issues To state that they met with us is simply not true I received phone calls from their warranty manager and a warranty representative during the week and they pledged to take care of the issues, just as previous Meritage representatives have done in the past but have failed to resolve the issuesAnd as with previous appointments, a Meritage vendor/representative failed to show up for a scheduled appointment today (4-23-15)A morning appointment (8am-12pm) was scheduled with one of their vendors and they failed to show up during the hour window This is now the 4th straight appointment for which they have failed to show upMy wife waited all morning for them and we were once again stood upMy wife works and has many other things to do and has wasted countless hours waiting for Meritage to no availOnly after I told the meritage representative that they failed to show up did the vendor even come, but by this time my wife had left the house to do other things When I spoke to the vendor on the phone and told him she was not going to be home until later in the afternoon and questioned why they were not able to come on time, he got agitated and said they would have to reschedule and abruptly hung up the phone on me.Other vendors are scheduled for tomorrow morning (04-24-15) I asked the Meritage representative if she would also be coming so I can discuss the issues with her in person and she said she probably would not get to our house until late morning I am disappointed to hear that she will most likely not be here when the vendors show upIt would seem prudent for the meritage representative to be here when the vendors first arrive to discuss with the homeowner the issues and properly direct the vendors

Meritage has refused to acknowledge the fact that the landscapers assigned by them dug up the front area of my yardWhile I asked them to check with the landscaping company, they have refused to do so and complete ignored my requests. I do not need the door replaced or frostedHowever, please be aware of their approach and attitudeTheir VP told me that the door would be looked into by Lee, their man on the ground and he has informed himAfter weeks without a response, when I asked Lee he had no clue of what I was talking aboutit was obvious that the VP did not even bother to inform LeeThat's Meritage for you

I'm happy to do soYour company failed to deliver a completed product on the promised dateWe have asked for help and escalation and all fell on deft earsI will be posting my horrible experience dealing with Meritage Homes on as many websites as I canI will make sure everyone knows to stay away from this company

We are still awaiting final repairs from our complaint The company considered the matter resolved however, we were told that the seals/repairs would be tested both inside the home and out The tests have not occurred We were also told that the painting on the outside where the repairs were made would be done and it has not Part of the repair that was made on the inside of the home (upstairs interior wall by the faulty window seal) is still soft which tells me the repairs were not made up to par and that the water damage that was caused should have been reason enough to COMPLETELY repair sheetrock/drywall We do not consider this matter resolved until the repairs that were promised are completed in their entirety

For your reference, details of the offer I reviewed appear below.Meritage Homes 100% accepted all builders warranties that Legendary Homes provided at time of purchase of neighborhood/companyThere is a year builders warranty that Legendary provided when we signed our contractMeritage assumed those responsibilities and we as home owners are looking for them to honor that agreementThere is a 2/warranty but that is after the first year warranty items are fixedLegendary provided a year year builders warranty to fix cosmetic and physical builder issues (i.eplumbing, electrical, screw pops, paint, flooring issues, etc.) Meritage Homes has been very uncooperative in even attempting to fix our problem not to mention the other people with issues in my neighborhoodI would like my home back to the way I purchased itTheir contractors left my house half done, and I would like it back to the day I purchased it
