Revdex.com, Meritage Homes is a home builder, not the lender and therefore we are not directly in charge of the complainants ability to qualify for a home loanThe purchase agreement entered into by the buyers allowed a certain amount of time, usually less than weeks to cancel with a full refund of the earnest monies, if the buyer could not obtain financing within the specified timeThe buyers were pre-qualified by their lender; therefore Meritage moved forward and began the necessary administrative work involved to begin construction of their new homeThe time period to cancel expiredLater in the process Meritage was notified by the buyers lender that the buyers financial circumstances changed and the buyer no longer qualified; the buyer then cancelled the contract, again well after the expiration periodThe earnest money provided at time of contracted was liquidated in accordance with the purchase agreement Meritage is not at liberty to share the purchase agreement; we recommend the complaints review their contract in regards to liquidation of earnest monies for non-performance We wish the complainants well and do hereby consider this matter resolved Meritage Homes Corporation

BBB. Under the Meritage Homes warranty guidelines, driveway concrete is a non warrantable issue. While we understand his concerns, this homeowner is a subsequent buyer and we shared with him that we have no way of determining how the previous homeowner maintained the driveway. ... Certain chemicals, and ice can cause flaking and cracking to concrete. Our team referred him to our warranty manual section 20.4 and 20.9.We respectfully ask for this BBB complaint to be closed. The response is nothing more but lies As you can see by the attached photo of the city minutes, it clearly states that the city would not be issuing permits due to the problem That shot is a week before we signed our contract All the city minutes are available online and the problem goes back to March of In addition, we were told that it was a water pump and not a sewage pump To this date, Meritage does not have a solution for the problem It is absolutely fraud How can you not disclose an issue that exists and you have no solution in sight Meritage also gave us dates that had no basis since they could not get a permit Their response is total consistent with everything we have experienced with them so far Dishonesty and incompetent There is a reason why the response sounds like it is written by a legal department rather than a customer service person Bottom line, they allowed us to sell our home knowing that the promise date was not realistic Rather than being apologetic or trying to accommodate us in some way, they have chosen to ignore us Why don't they respond with a completion date? Why don't they state why the house is taking over months to build That's not normalIf they are not lying, then why not say that the home will be ready on March (the latest promise date, after postponements) and if not ready, they will be accountable? The reason is they don't care about the people they affect with their negligence Yes we had a contingency to sell our home, but we did not know about these issues until after we had our home sold We had removed the contingency on selling our home so we could not stop the sell or risk being sued Rather stupid to try to cloud the facts with this nonsense

BBB, As noted by the complainant, [redacted] Homes did not build their home. We also do not oversee the warranty of their home. [redacted] acquired Legendary, but is not is not legally responsible for their warranty. We suggest they consult the Legendary warranty company... for guidance regarding their concerns. They should have the contact information within their closing documents. We certainly understand their frustration and trust Legendary will handle their concerns. Tell us why here...BBB,Meritage Homes takes great pride in the homes we build. We select materials and products that meet our quality standards and are recognized within the industry as being great service providers. [redacted] is one of many we contract with to provide quality energy efficient... appliances to our homeowners.All manufactures warranties are transferred to the homeowner at the time they close escrow. [redacted] also administers their warranty, thereby directly working with the homeowners. In fact, their warranty is such that if we were to modify or address appliance concerns outside their protocol, we could negatively affect the homeowners warranty coverage. In most cases this has not been an issue for our homeowners. Unfortunately, In this case, [redacted] failed to provide timely service. Meritage has reached out to [redacted] directly on this matter and it is our understanding that they have resolved the issues. As I explained in my original complaint, these are problems that have not been fixed over the course of four years Meritage has been out to our home several times in an attempt to fix this problem and have been unsuccessful in doing soWe were told that they will add an interior floating ceiling They have been unsuccessful in explaining to me how this will actually repair the damage and prevent it from further shifting It will cover the cracks to us visually, but actually FIXING the problem is what we are interested in When Meritage is able to present us with an actual repair that will stop the back of our house from basically falling, we will be satisfied with leaving our home in their care for over a weekMeritage has failed to explain to me how their proposed, "fix" will prevent further cracks and all the constant shifting, resulting in our doors sticking and not properly closing and our ceiling and walls having severe cracks We are not interested in a cover up and going through extreme means to cover a problem without an actual fix It was explained to us about a year ago, by a Meritage Employee that the last major "repair" of adding "strong backs" to our attic trusses was an attempt to help relieve stress from the girder because they were aware of a "design flaw" in this particular model Now, the problem has reappeared and the "strong backs" are obviously not successful in adding support, so how is it that adding a ceiling will address any structural issues? We want an engineer or building inspector to look at our specific problems before just covering up the problem

[I had sent photos of installed granite from my home and my neighbor's home to Meritage Homes' representative which they attached with their responseEven they did not try to visit and see the difference between our granite productsIt is well known fact that granite is a natural product and some variations can be possible, but how can one claim a completely different product to a correct one, for example replace level by level Meritage Homes' Design center still offers level to level granite products to their clients for upgradesI and my colleague selected level product as an upgradeWhat all I wanted to install same quality of granite the one that Meritage Homes installed to my colleague' (neighbor) homeI doubt that Meritage Homes is trying to resolve the issueWith this response, Meritage Homes is trying to give message to the clients that it does not matter what level and types of granite they choose at the design center, but they have to accept any colors, patterns, textures, qualities of granite because ultimately it is a natural productI hope Meritage Home will take this issue at upper management level

This was an issue identified before closing on the house and during the yr warranty and after.The reason Meritage continue to come out was due the initial issue as witnessed by my realtor (who has videos and pictures), my pictures grade and landscape professionalsEvery the issue was addressed, it was done by *** *** who told me that they should have never been called out to fix the issue, yet they were and were continued to be called out and make the issue worseI have numerous emails to and home Meritage representatives, videos, photos and documentation indicating that there is a problem, has been a problem and continues to be a problem which is why Tom A*** came out and looked at the property, at which point he said it was done incorrectly and he would work on it.
