Revdex.com, Meritage Homes has met with the homeowner and thoroughly reviewed his concerns As noted in our initial response, we have not had any contact with the homeowner in over a yearUpon inspection of the window by both a Meritage warranty representative and our window contractor it was determined that the windows weep holes were blockedThis caused water to build within the sill and resulted in the visible moldOur team cleared the weep holes, tested the windows and noted the issue was resolvedWe are checking the interior frame around the window to ensure it is dry and will reassemble the sill as well as caulk and paint the sillAll of this is being performed as a courtesyMaking sure window weep holes are clear and free of debris is a homeowner maintenance responsibilityMeritage bears no responsibility to perform the testing or repair of the window in questionOur team did recommend to the homeowner that he clean and test all of his remaining windows in the home and review his homeowner manual for recommended routine maintenance Other than the courtesy repair noted above, Meritage does consider this matter resolved Best regards, Meritage Homes Corporation

Revdex.com, Meritage Homes met with the customer and listened to his concernsThe countertop he claims was damaged at the time he purchased the home was in fact not damaged at allOur team explained that this item was not covered under our warranty. The countertop is made of Marlana; a
man-made “marble like” that is fairly easy to repair. As a good-will gesture, Meritage did offer to repair the countertopUnfortunately the customer refused, insisting that the countertop be replaced and claimed the top was part of his original walkHe demanded we provide him copies of all documentation as it related to his closingMeritage again met with the customer and provided him a copy of his walk list (very specific) along with a copy of the homeowner’s manual which clearly explained this item is not a warrantable repairAt the end of the meeting the customer became very angry and therefore our team removed themselves from the situation. Revdex.com, Meritage Homes performed an inspection of this home last month and found that the windows and trim throughout the exterior were not maintained since the home closed in leading to water infiltration and rotting wood trim. This home is located in Colorado, an area known
to have long periods of inclement weather Homeowner maintenance to the exterior structure is an important part of caring for your home.Our team did explain this in detail to the complainant. Revdex.com, We understand and empathize with our customers desire to make changes to the contract and the home under constructionHowever, the changes are significant and although they may appear easy to the customer, their are costs and delays associated with the changes. For example, changing the stove would require additional electric circuits and possibly an additional panels well as potential modification of the gas lines, etcWe build production homes with pre-negotiated pricing that allows us to deliver an energy efficient, quality built home at a fair cost to our customers. This is why we inform our customers to make their décor selections within a certain time frame to minimize the need to re-bid, redraw plans and re-submit for permits. I couldn't accept the solution from the Meritage as the issues are still pending to get resolvedApart from the sewage which was a horrible nightmare for a new home buyers with kids especially with the newborn, again had problems with AC, Master bath, replacing showes and the funny part the glass company did half and asked us to wait for a week to days to get the remaining glass hook and the master bath Mirror ?AC was not working which we couldn't realized at firstIt took days to get it repaired in this hot days after complaining, which was supposed to be an emergencyIt was again a big trouble for the new born, who got the heat rashes all over his body, which we are feeling painful for all this for himThe technician guy reported that the connection was missing, which was very awful reason and they replaced it with night by pulling unclosed homes connectionI am not against any one here either with builder or Meritage , the problem that we were facing was so distributing and my wife n my self had to argue for these mess n discomforts by MeritageShe insisted me not to take Meritage initially by reading other reviews , it was me insisted that Meritage have good brand value n make good homes It all came in opposite directions Also on the master Clauset there is pipe that comes and is covered , this is not at all in the plan We definetely need a bigger compensation for these in excusinle issues .Again, after days of closing they aren't still working on the mistakes which they madeWe couldn't use the Master bath sinceI counn't understand what's going on with my homeAfter all for these issue being known, they made us to close the house so early promising they will fix everything in a week or I could upload the photos if the things how they left half done

Revdex.com, Meritage Homes has completed the inspection we agreed toWe have camera shot the drain lines and discovered a belly in the line that most likely has not had any effect on their yards drainage, nevertheless we will be clearing that and tying in the gutters they installed as a courtesy. We will also bring the drain lines to a curb cut so all water is placed into the street that flows from the roof of their homeThe complainants have agreed and scheduled the work to take place next week

they have not spoken to me and all the calls have not been answered a repair business was sent to check the problem and he stated he could repair it as soon as Mertiage gave the go ahead but he felt they would not since that was the way did did businessThey would have him check the home and then never call him back

We feel strongly that it was Mertiage Homes responsibility, as a developer of this community, to inform buyers that telephone, internet, and cable connectivity was an ongoing issue. I was informed by *** *** *** Vice President of Meritage Homes on Thursday, September 18, via a phone call, that Meritage had been trying to obtain service in their model home offices at *** ** *** since April 2014. Since this was an obvious problem for Meritage's on-site sales office, it would obvisiously be a problem for homeownersSince Meritage knew of this problem and did not disclose this issue to us or any other homeowners (or potential homebuyers) we feel that this was a breach of good faith and poor business.
We understand that convincing *** to connect the development will be difficult for Meritage, however, it will be even more difficult for us as a single home owner to provide the needed pressure to ***Therefore, as Meritage failed in their duty to inform homeowners it is now their responsibility, as the developer of this community, to bring to bear all pressure that a National Builder and Community Developer can to persuade *** to fix this problem in a timely manner
To sum it up, why would anyone buy a new home in this community when their is no telephone, internet or cable? All we are asking is for Meritage to follow through as a land developer/homebuilder and provide it's homeowners with the option of ***, as promised when signing a contract and paying for a new home. We are asking for weekly written updates to show the progress

community located at Cosmopolitan Circle and Vienna Street in Parker, ColoradoThe project
includes a mix of one, two, and three bedroom apartment homes
The *** *** Apartments is not a Section Project-Based Rental Assistance propertyIn addition to the residential buildings, the project will include a fully furnished clubhouse (leasing
offices, resident lounge, business center, game room, and fitness center), heated outdoor saltwater
swimming pool, playground, and approximately garages and carports (in addition to
open parking spaces on site)

Our team reviewed the complainants concerns and has determined their request that we extend their structural warranty is outside the parameters of their New Home Warranty provided to all Meritage homeowners Their homesite soils called for additional
lot preperation Our warranty can be summarized as follows; one year workmanship and materials, two years functionality of major mechanicals, ten years structural from your close of escrow date. Our robust warranty is transferable to subsequent ownersNo additional warranties were implied or grantedWe did meet with and review their concerns prior to their closing escrow on this home and therefore, consider this matter resolved
Meritage empathizes with the complainants concern for their elder relatives who will reside with them and utilize their basement bathroomThe bathroom was constructed per plan with a bathtub; however as a gesture of goodwill, we have offered to remodel their bathroom based on a mutual understanding of the warranty set forth aboveUpon their acknowledgment of the warranty provided, we will remove the existing bathtub and install a shower that will better suit their needsThe remodel will, of course, be warranted as noted above

Revdex.com, Meritage Homes agreed to make the necessary repairs to the complainants home on January 18, 2017. At no time have we ever declined to perform these repairs or proposed a "Band-Aid" repairIn fact, the repair process is extensive, costly and can take several days, for this
reason we requested access for a full week The complainant was responsive and asked for time to consult with his wife to determine when they could make their home accessible to us. We advised him we needed a three week notice to coordinate our trade partners and begin repairsThe start date he requested was unavailable, our warranty team provided him with a few alternate datesAt no time was Mr*** led to believe that we would not make repairs, we only require his cooperation to coordinate the repairsWe stand behind our offer and will continue to reach out to him in hopes that we will come to an agreement soon Best regards, Meritage Homes Corporation
