Revdex.com, Meritage Homes understands that out of pocket expenses related to home repairs can be a difficult experienceOur homes are backed by a two year major mechanical warranty which is pretty common within the industryAll mechanical components of a home require routine maintenanceWhile we are not implying that the complainants unit was not maintained, it is often the reason one unit requires repair earlier than anotherChanging air filters on a monthly and yearly basis for Merv filters and seasonal inspections are also homeowner responsibilities that are often overlooked or delayed due to our busy lifestyles that greatly reduce the units performance and lifeThe complainants unit does have a manufacturer warranty that covers many parts, however labor and top off of Freon is usually not coveredOur team did advise the complainant to review his manufacturer warranty and consult a licensed HVAC professional to inspect his unit as it had surpassed its two year builder functionality warrantyAgain, we empathize with his disappointment that his unit required service, but this is not a defect of the unit or lack of performance on the part of Meritage HomesThe homes remaining warranty is structural in nature and expires on the ten year anniversary of the original close of escrow dateBest regards, Meritage Homes corporation

Revdex.com, Meritage Homes does not warrant grading or drainage of lots after close of escrowAs a trusted advisor, our team does meet with our homeowners and assist them by either advising or even performing services above and beyond the guidelines of their new home warranty as a courtesy Over the last few years we have on many occasions met with the complainant and made adjustments to assist him in the care and maintenance of his yardThose adjustments beyond the scope of his warranty were performed to reestablish drainage patterns as neededOur work did improve his concerns however, all work performed by Meritage as a courtesy was maintenance work that he as a homeowner should perform on an as needed basis to maintain swales and drainage patternsRain, erosion, grass cuttings, water run off from adjacent yards, lack of or limited sun exposure and many other organic conditions can have an affect on your yards grading and drainage over the yearsDuring our most recent meeting at his home, the complainant presented our customer service manager a quote from a third party landscaper to install drains along his yardOur team explained this is not a part of his home warranty and politely declined his demand that we install themHe as a homeowner has every right to make any adjustments or additions to his yard as he pleasesWe are disappointed that he remains unsatisfied with our service and overall his yardwe do believe we have gone above and beyond in this matterUnfortunately, the complainant wants Meritage to perform maintenance work and install after market additions that are not a part of his home warrantyWe recommend he review his homeowner manual for helpful tips and ideas to properly maintain his home and yard We do consider this matter resolved and no further action will be taken by Meritage Homes in regards to his yard Best regards, Meritage Homes Corporation

This is not a warranty issueHowever with regard to Meritage's position that they do not warranty the oven we purchased from them, we made multiple contacts with Whirlpool starting on 4/19/and culminating on 5/24/in which we spoke to "Chad" and his supervisorThey confirmed Whirlpool cannot issue a refund under the warranty because the builder (Meritage) purchased the oven either directly or through a whole sale supplier and therefore Meritage, as the builder, is the only one who can replace or issue a refundAgain, this per Whirlpool whom we worked with by Meritage's direction.We still maintain that the oven we have is an unacceptable product and that we would have not selected it- regardless it operating within any accepted standard as claimed by Meritage - were we allowed to inspect that model at the time of product selectionWe had no reasonable opportunity to inspect or evaluation the ovenWe appreciate Meritage to continue to work in good faith with us and their understanding that we are unhappy

Enclosed is a picture of the debris that was uncovered by the lawn people after raking the grass in the back yard After the walk through on the house that took place prior to closing in 2014, we were told that the back yard would have sod installed by Chris Watt.The Meritage workers did not complete the original promise so that the back yard would be presentable.This is an example of the quality and the dedication to customer satisfaction that Meritage Homes exhibits.If Meritage Homes does not honor the original promise then we will accept the seed and straw installation so that we may enjoy our "new" home finallyWe were not able to have back yard parties during the summer because this was not resolved and now we are approaching the middle of another monthAs I stated before, we purchased a new home so we would have less items to followup on but that was not the case with this Meritage Home.On a different note, the basement was leaking after the heavy rains , even though the floor was sealedI took pictures of that ,if needed .Mrs [redacted]

unfortunately, the "Meritage will address all warrantable items" does not give us a end date We've been living in our home for approximately weeks and have crews coming and going every day Our work has been suffering as we need to be present and deal with constant interruptions The issue will not be resolved until Meritage Homes completes our new home (as it should have been delivered a month ago) Frankly, I'm appalled a business is allowed to deliver a product that is unfinished, force customers to pay (does not stop mortgage interest), and take their time with repairsYou wouldn't buy a new car if it was missing a windshield? Only because it's drivable doesn't make it right! Same scenario!We are forced to live in a home with large holes in ceilings, construction dust everywhere, and unable to furnish it due to the higher risk of damage by trades coming and going So far, Meritage has been trying to fix issues but have not made it right

Revdex.com, Meritage Homes has no record of ever being contacted by this homeowner in regards to any concern regarding his roofHis home closed escrow on 11/20/His homes remaining warranty is structural onlyHe did contact us by submitting a warranty request on April 1, regarding electrical issues related to his breaker box and again on May 6, regarding a window concern; neither of these items are covered under his homes remaining structural warrantyBoth times he was advised in writing to review his homeowners manual and consult his homeowners insurance for guidanceIf roof shingles are missing, he certainly needs to address this matter as soon as possible to alleviate the potential for further damageA licensed contracted roofer should be consulted and/or his homeowners insuranceShingles are not structural and therefore are not warranted by Meritage HomesBest regards, Meritage Homes Corporation
