Renters Warehouse review (Dave D[redacted])

Last year we renovated our home in AZ attempting to sell it. Unfortunately, the market wasn't quite ready yet. I read great things about Renters Warehouse and was not disappointed. Working with their leasing agent Dave D[redacted] was a wonderful experience! How wonderful...well, I had to figure out a way to juggle the leasing contract while living in NY and conducting business in Korea and Taiwan! Dave D[redacted] made the process seamless! I was able to work with Dave through international time zones and jet lag sealing the deal with a very high quality tenant! Dave was EXCEPTIONAL to work with and I couldn't be more pleased with his service!

[redacted] was very efficient and helpful. She found a great tenant for me and I am very happy with my experience.

I was 1st scheduled to meet with [redacted] to look at a rental home on Monday 04/06/15 at 1000. He texted me at 0950 and let me know that he might be 5 minutes late and I thought that was cool. The fact that he reached out and let me know, appreciated the initial courtesy. I showed up at the rental home at 1000 at the exact time [redacted] did, he was right on time. This kicked off our rental relationship, sometimes it is the little things that make a difference. He showed me the rental and was very professional in the process. We talked for a long time in the home and then I made the decision to pursue it. Throughout the process he was very prompt in his responses and finding out information from the owners. When it came down to the walkthrough on the property on Monday 04/20/15 at 1000, he again was on time and let me know that he would be getting help from his mentor [redacted] for the inspection process. I met [redacted] and he was also very professional. I appreciated the teaching process that he displayed and the thoroughness that they both had in making sure everything was documented with the property. I was very pleased and impressed with both of these gentleman and they made this experience very smooth for me and my children. To add to this on the day of the move Tuesday 04/21/15 which happened to be my daughters 15th birthday, [redacted] delivered the washer and dryer. When installing it there was a leak with the valves that [redacted] said I needed to get fixed. I pinged [redacted] later in the day and told him about that and also a small leak that was discovered in the hallway bathroom. He was on it and a handyman named [redacted] showed up later that evening and resolved both issues. Wow, so far so GOOD in my new rental property. Thanks to RENTERS WAREHOUSE for making this process smooth and THANKS to [redacted] and [redacted] for their professionalism and adding the HUMAN factor to the process. [redacted]

I had an amazing experience with [redacted] Salinas at American Renters Warehouse. He always followed through with everything he said and was always available when I had questions. This was by far the best renting experience I've ever had and got my new house within less than a week! [redacted] was always so pleasant and will definitely recommend him and the company to any one looking to rent in the future. Thanks again!!

Renters Warehouse is Excellent!! Everything about them was great and beyond professional. It took less than a week for them to find me a qualified tenant to rent my house. And the great thing about it is I make the terms up and they review every potential tenant with me for a final decision. Honestly the best experience when it comes to having my house rented. Review: We had rented a property from Renters in 2014 and we decided we did not want to renew our lease in 2015. We notified Renters warehouse and set a move out date at the end of August. On August 22, 2015, during a showing of the property to new prospective tenant, the representative from Renters Ware house asked if we could release the house early and in return receive a refund on the rent for the days not used. I took it under advisement and after checking to see if it was possible, called Renters and discussed it with Dave Miners and we agreed that we would do a final walk thru on the morning of Thursday, August 27th. At the walk thru nothing was found to be wrong with the property and the keys were turned over to Dave Miners, thereby terminating the lease. Dave was also given a request for return of the security deposit, excess rent paid in writing at that time, which started a 14 day clock for the refund in accordance with Arizona law.

As of today, we have received n email stating that the owner was doing an electronic transfer and as soon as the funds cleared we would receive our refund, which is now over due by law. In addition we received statement with the wrong refund amount on it and a large charge for repairs, which we were not given any written notice, with no detailed explanation of what was repaired, and no refund of the excess rent monies as agreed to. Upon reading this, I replied to Renters Warehouse explaining the problems and requesting an explanation of the charges.

At this time, I have received no return email, no phone call, and no explanation of the charges and why Renters Warehouse has decided that they will keep a very large portion of our deposit, even after sending an email stating 'We don't want to keep your deposit'.Desired Settlement: Refund of correct amount of monies owed without excess charges for repair of something the contract says is the responsibility of the owner.

[redacted] has been a delight to work with. She is very professional, knowledgable and response to all my inquiries. She is currently working on a situation for me and has gone above and beyond in keeping me in the loop regarding progress, options, etc. I'm relieved to know there are people like [redacted] working behind the scenes to protect my property.

From the first phone call to now having a tenant I have felt confident in this 'adventure.' Philip H[redacted] has been on the email and phone quickly with answers and directions to my questions/observations.

I had an outstanding experience working with Darline. She is personable and easy to work with. She kept me informed and returned my calls and answered my questions in a prompt, professional, knowledgeable manner. Darline has excellent communication skills. She stayed calm and encouraging when situations arose. Darline has a natural friendly personality and I felt like I was working with a close friend. Thank you Darline!!!

I have moved and rented many times since 2008, almost every year. This is the first move I've ever had where I actually wasn't completely stressed out. Every detail I needed was taken care of for me by [redacted] of Renters Warehouse, even down to the move in inspection. I'm quite meticulous to detail and he didn't miss a thing. He even noticed a few things I had actually missed like mismatched locks. [redacted] had everything taken care of for me within 24hours. I wasn't satisfied with how the home had been cleaned neither was [redacted], he had it recleaned before the big move in day. [redacted] checked it after and still wasn't satisfied. [redacted] went as far as cleaning the floors personally himself and even took care of the landscaping. Again taken care of before my move in day. I have never been more satisfied or pleased with the service I received from [redacted] of Renters Warehouse and I've rented from many well known rental companies before. By far [redacted] of Renters Warehouse went above and beyond for my move in and I wouldn't want to use any other company after seeing the standard and amazing customer service I was shown.

Working with Curtis J[redacted] of Renter's Warehouse was one of the easiest things we ever did. Super friendly yet very professional and extremely efficient... cannot beat that! We highly recommend Curtis and Renter's Warehouse to everyone!

Review: Good morning [redacted]

I didn't hear from you yesterday and im wondering if you spoke to the owners yet regarding my lease, security system, and dog. Since the break in I'm very uncomfortable here as I explained that to you already. I feel that nothing has really been done from your company to help assure my safety. When the officer came to take the report he stated that 1) having a lock box on the property still is dangerous and attracts criminals. 2) The windows in my dining area are very easy for a criminal to break into being single pane windows and they crank open. Being a single mother with 3 young children you can imagine how I'm feeling. Yesterday morning I had my curtains open and I have strangers of the street staring and looking in. Very uncomfortable. Are they wondering if its vacant because of the lock box? As I'm sending this email gun shots went of sounding from my alley. I just called the police. I can't relax in my own home. I've been here 3 weeks and all of this. I'm tired or I should say exhausted, nervous constantly, and can't sleep. I feel like I have to be up and alert at all times. I have to protect my family. Also since my break in on Monday no one has contacted me from the glass company to replace my broken windows yet. On Monday when I contacted you regarding my break in which was around 4 it took until midnight to board up my window and I had to make numerous calls, emails to your company before that even happened. I feel like I don't know what I got myself into renting from your company. When will my lock box be removed? When will someone be out to replace my windows? I feel these issues should of already been resolved by now.Desired Settlement: I would like out of my lease, my windows replaced, and the lock box removed at once.

This issue has been resolved. The owner has decided to place an alarm system in the property. The monthly service will be the responsibility of the tenant. The window was boarded up within a reasonable timeframe and at the time of this message the glass has already been replaced a week ago. As for the lockbox, this was not ours. The owners original realtor that sold them the property left the lockbox on. The original realtor was contacted and informed us that he would go to the property and remove it. There is no further action that needs to be addressed. As far as we are concerned this issue has been handled. Thank you.

For your reference, details of the offer I reviewed appear below.Not true. I was never informed that the owners approved a security system. I was told that they were going to look into it and I never heard back from anyone. Regarding the window, I was broken into Monday March 9th which at that time I informed Renters Warehouse of the broken window. It was finally replaced Friday March 13th after numerous complaints to Renters Warehouse, Revdex.com, and the VP of Renters Warehouse. Renters Warehouse was trying to hold me liable for the broken window. On the day of the break in I was informed by a representative of their company that they would take care of everything, but when it came time to replace it on Thursday March 12th I was told I was responsible for everything and If I wanted it fixed I'd have to pay for it myself. That's when I filed my first complaint with the Revdex.com and emailed the VP of Renters Warehouse who then finally authorized the replacement and it was fixed the next day. This has been a nightmare for me. On March 10th the next day after the break in I realized my front door bottom lock wasn't working. When in the locked position you can push the door open. I reported this as well to Renters Warehouse and they refuse to fix it. Unbelievable! Really? I was just broken into. This company doesn't want to take care of anything. Before leasing this home I noticed that the dining room ceiling was being worked on. In my lease agreement it states that by February 15, 2015 that my dining room ceiling would be repaired. Hasn't happened. It also states for the first two months of my lease lawn work would be included. This hasn't happened either. I thought by renting from a company that I would have no worries and that any issues that might arise would get resolved in a timely matter. Well I guess I was wrong. Again this has been nothing but a nightmare for me. I am miserable!

Tell us whyI would also like to provide some information on this situation. My name is [redacted], VP of Renters Warehouse and I was in communication with Ms. [redacted] after the break in incident. Unfortunately, one of my team members provided some wrong information to the tenant regarding the repair of the windows. Once this was discovered, I was in touch with Ms. [redacted] and immediately had the windows repaired and which we covered the cost, as the Property Management Company, considering the run around that she received upfront. I have attached the lease for your review and you will notice that on page 5 section m. It states that glass breakage is the responsibility of the tenant unless caused by landlord or nature. However, since Ms. [redacted] did receive some run around, we chose not to make her responsible for the glass repair. Ms. [redacted] also asked that the owners install a security alarm or allow her to have a dog on the premises. I contacted the owners and they were going to get some quotes on a security alarm and let me know. They contacted myself and [redacted] one of our maintenance coordinators, and informed us that they found an alarm system. At that time I called Ms. [redacted] and left a voice mail informing her that the owners had decided to go with an alarm system and requested that she call me back. I have not heard back from Ms. [redacted] regarding that phone call as of today. The owner is waiting to hear when a good time would be for the alarm system company to come out to look at the property to assess the system necessities. This is also the case for the landscaping, there has been two separate attempts to get the landscaping set up but no response from Ms. [redacted]. We understand that Ms. [redacted] does not want to leave the gates unlocked due to the recent break-in, so this needs to be coordinated to when she will be home. With coordination, both of these services can be handled promptly. As for the locks, I have included some notes that were taken by our maintenance coordinator regarding maintenance requests. They are copied below.Owner declined request. The deadbolt locks and the security gate locks so the tenant is fully capable of securing the home. Owner is working until 7pm.by [redacted] Mar 17 02:16 PM sdby [redacted] Mar 17 10:44 AM Spoke to owner today about the security issues...I will follow up with owner tomorrow and again ask about the door. The tenant can secure the home with the other lock and security screen door locks.by [redacted] Mar 16 05:06 PM Called and let tenant know that we are waiting on Owner at this point.by [redacted] Mar 13 03:22 PM Talked to owner about the door, he will have his locksmith go out and align the door because they have already had the whole house rekeyed. Owner will call me and let me know when they are going out. Also, landscaper will be going out this Saturday to evaluate what needs to be done, owner will call to give me a window of when he will be out there.by [redacted] Mar 11 10:45 AM As for the dining room, the work has been completed. Prior to this work, the ceiling was wide open due to a roof leak. Due to the timeframe of the work being completed and the tenant moving in, the owner had the repairs completed as you can see in the pictures that Ms. [redacted] provided you. I understand that the only issue that Ms. [redacted] has with the dining area is that it is cosmetically unpleasing. However the repairs are made and Ms. [redacted] doesn't have to deal with an open ceiling. Attached as well is the move in checklist and you will see that the tenant does not make note of the dining room ceiling being an issue.With all of that being said, Renters Warehouse and the owner have been very responsive to Ms. [redacted]'s requests. Review: I employed Renters Warehouse (R.W.) to aid in locating an appropriate tenant for my property and an agent successfully did that in a reasonable time frame. However, the terms of this tenant's renewal lease were not drafted appropriately as I had asked R.W. to with sufficient notice. As a result the tenant has not payed the requested amount since, and the monies have not been refunded to me either by R.W. The new conditions involve the tenant paying an additional $25.00 per month -- as we were splitting the costs for continuing the alarm services that I had given free of charge previously to honor a three year contract I made before leasing the property. I have been ignored. When I inquired about and reported this error (on MULTIPLE occasions) I am met with disbelief, no action, and I am made to feel like the Rep. in charge just wants me vent as much as I need to ... and then "Shut the F&$% up." I am tired of being made to feel like I am being a pest when R.W. continuously bends over backwards for its tenants and then basically makes the property owners feel like it would be best if they would just cough up their $79.00 per month service fees, pay their $1000 lease contract fee, with a subsequent $299.00 lease renewal fee and then ... "Just Go take a hike!" At this point, I AM REQUIRING THAT R.W. PAY ME $300.00 FOR UNPAID ALARM SERVICE FEES OVER THE COURSE OF 12 MONTHS ($25.00 X's 12 mo.) ... PLUS, THEY ARE TO IMMEDIATELY REFUND MY LEASE RENEWAL FEE OF $299.00 because of a complete lack of appropriate services including poor draft of contract, giving out my number instead of handling tenant issues, not sending out inspectors regularly as advertised, poor communication with property owners, lack of availability (for such a large property management company), and above all ignoring their loyally paying customer when restitution has been requested numerous times to no avail! The lease renewal terms are per Mrs. [redacted]'s request, and began March 1, 2013. The tenants have been billed the $25/month each month since March. Our collections dept is attempting to collect. A lease renewal was performed, the tenants are locked into an additional year, services were rendered and no refund is due.As for the $25/month alarm fee for the last 12 months, Mrs. [redacted] herself states that she gave this to the tenants for free to honor her 3 year contract with the alarm company. Renters Warehouse, nor anyone, is under any obligation to refund or reimburse that expense that she willing allowed the tenants to have.We will collect the Alarm fees from March, April, May, June & July from the tenants as required per their lease agreement, and forward to Mrs. [redacted] as soon as they are received.

The alarm fee of $25/mo. began with the next contract lease agreement. That is all I am reiterating. This is totally daft at this point. I have stated this point repeatedly without results. So as far as I know, this dispute will continue all year long! Hence, the 12 month refund x $25/mo = $300. If you truly are working on this, you certainly have not kept me updated until now (you need to work on that communication thing). As for the lease renewal fee... Gosh I'm over it. Either refund it, reduce it or something because I have been rather unhappy having to dedicate so much of my time to such silliness. I am aggravated AND I NEVER GET IMPATIENT. IT TAKES A LOT, so that is saying a lot (for me). You need to learn how to handle your customers better and this should be a learning experience for you. Take that and move on. You will be all the better for it in this economy!

Thank you for your candid advice.Your tenants have scheduled to pay all past due alarm fees with their August rent. You will see those on your August statement and receive them moving forward.As for compensation for your experience, I have authorized a credit of 2 months management fees on your account. Again, beginning in August 2013.

Darline M[redacted] with RW was unhelpful to say the least. She exaggerated about showing my house over 30 times(back peddled from 50) and constantly changed numbers. She only submitted 2 rental applicants, one who does not pay their bills, and 1 with drug and open container convictions. This was after turning down 4 potential renters for not having rental experience and being "kids". I would rather give the opportunity to young people trying to make a future then someone with a record of poor choices. She also said I was wasting both our time. She said I would have to lower my rent because of minor cosmetic issues, which I was willing to do twice. When I agreed to 900 a month with tenants doing minor maintenance, Darline said she thought it wouldn't be a good idea and didnt want to do it. She wasn't accurate in her estimates despite reassuring me the price was right.Take Darline's advice and don't waste your time or money. There are more things to complain about, but the above are the most egregious.

VERY UNPROFESSIONAL, RENTAL HOME WAS NOT CLEAN WHEN I MOVED IN, ACTUAL FECAL MATTER LEFT IN THE TOILETS. HOLES IN WALLS, NOTHING PATCHED.CARPETS DIRTY. PROMISES TO SEND CLEANERS NEVER CAME. I HAD TO CALL MULTIPLE TIMES FOR HOUSE REPAIRS.CEILING LEAK 3X, GATE AT SIDE OF HOUSE FELL OFF 3X. WASHING MACHINE LEAKED, DISHWASHER WAS BROKEN WHEN I MOVED IN.GARAGE DOOR NEVER CAME WITH OPENER, AND WAS CLOSE TO FALLING OFF, WAS NOT SAFE TO USE. ALL THIS FOR $1280 A MONTH RENT. ON MY MOVE OUT INSPECTION, MY PAPERWORK STATED THE HOUSE WAS GIVEN BACK WITH MY GOING TO RECEIVE FULL REFUND OF DEPOSIT. THE LAW STATES 14 BUSINESS DAYS, IT HAS NOW BEEN OVER A MONTH AND NO REFUND. I HAVE CALLED MULIPLE TIMES AND IT TAKES DAYS TO GET A RETURN CALL. BROKER SAID OWNER HAS MY MONEY. I PAID THE PROPERTY MANAGEMENT WHEN I MOVED IN, THEY NEED TO REFUND ME ASAP. THE WORST MOVING EXPERIENCE I HAVE EVER HAD

[redacted] was wonderful we told him what we wanted and needed and he didn't waste our time showing us houses that didn't fit our criteria. It took us less than 4 hours to find our house and sign contracts.

[redacted] made my moving experience painless and she worked diligently to get my paperwork processed quickly. She kept in contact with me every step of the way. If you are looking for a home I highly recommend working with [redacted]. She’s friendly, prompt and very knowledgeable.
