On February 1, [redacted] sold my mortgage to Specialized Loan Serving LLC My loan is a HAMP loan with increasing interest rates until March 1, 2017; at which time it went from 4% to 5% I got the information from both Wells Fargo and SLS about the change in services for my loan right around February 1, I made my February payment to Wells Fargo as I had not yet received any paper work from SLS I made the last payment for the 4% interest at this time The actual date of the interest change was 2/1/2017, but the first payment at the 5% interest rate was not due until March 1, When I received my first statement from SLS they showed the February and March payments at the 5% interest rate This is incorrect The February interest rate was at 4% and the 5% rate was begun at the March payment They overcharged me $which was the interest at the 5% rate for the February payment and this amount is incorrect I do not owe them any money They have gone

I am trying to sell my home located in [redacted] and Specialized Loan Servicing needs to issue a Deed of Reconveyance to remove their zero balance loan from my title report This loan was forgiven in and I have a 1099C form from this company which is a Cancellation of Debt, but they never removed the loan from the title report I have called and written to them since March 21, 2017; [redacted] has called and faxed in requests for something in writing that shows there is a zero balance on this loan; I have even had an attorney write a letter to SLS requesting something in writing from them, but they have not responded to any of my requests I cannot sell this home until I receive something in writing from SLS and the current buyer just terminated the sales contract due to lack of clear title of this home

I asked this lender to review my account for a modification and they took five months to complete the processThey are now asking me to go from an year mortgage to a year mortgage with no change in the percentage rate I have left several messages to speak with a supervisor and no response

My mortgage was transferred from WELLS FARGO near the end of to Specialized Loan ServicingAs of today August 17, this business website has been a nightmare to make the mortgage payment and additional principalI love to paid my mortgage to days before the due dateI have been told by several representatives I can call to make payments over the telephone prior to the due date without any chargesIt has been no problems before until today August 21, when I called to make my mortgage payment and an additional principal payment which is not listed on their websiteI wanted my payment to be today's date 08-21-for due date 09-01-.A representative wanted to charge me $I requested to speak to a supervisor and he asked me why I want to speak to a supervisorI said let me speak to a supervisor and he said hold onHis supervisor Ms [redacted] id# [redacted] came to telephone and instructed me to go to the websiteI told her the website doesn't accept additional principal paymentShe told me the website will be fixed the next couple monthsThis company is a nightmare from to August 21, does not have a decent websiteShe wanted me to believe that my additional principal will be creditedWhy a company has a supervisor that cannot accept early mortgage payment from a customerWhat a shame!

I October my mortgage { [redacted] } turned my account to Specialized Load Servicing [SLS}, I was not notified of this change until February when I received a foreclosure notice, the said I was behind months but I was not, the payments in question were November which I paid to [redacted] and I am not sure what other payment they were referring to so my son sent then a money order in the amount of this should have taken care of this but......and guess what it the monet was not applied to my account and now again they are trying to foreclose on meIn addition they have charged me outrageous fees shcu sending someone to take pictures of my houseI have lived in this house for years and never had a problem like this, I have read several accounts from people, it seems to be their thingI would like my mortgage, credit report and my reputation so that I can find another mortgage holderAnd I want compensation for all the trouble and stress this has caused me and my family

In I obtained a loan for my home from a mortgage lenderSeveral months later I received a letter from Specialized Loan Servicing (SLS)Highland Ranch, Colorado that they would be servicing the loan for the lenderIn I was offered a Loan Modification Agreement by SLS, that went into effect July 14, Nine months later I received a call and letter from SLS offering me a new Modification Agreement that would replace the Modification Agreement I already hadI asked why I would want a new Modification Agreement when the first one dated July 14, added $30,to my loan balance owingSLS stated that the new Modification Agreement was “better for me” and their selling point was that it would lower my interest rate from 6.75% to 4% for the term of the loanAfter many discussions with the SLS Vice-President of Cash Operations, and her assurance that the terms and amounts specified in the new modification were accurate, a New Modification was put in place on August 8,

This company bought my 2nd mortgageSince then they have attempted to change the terms of the loanIt is supposed to be a fixed rate loan and they have changed it in their system to a daily simple interest loanI called and they asked for a week to investigateThey said they would call back but did not within the agreed upon time frameI gave them extra time then called them backThey stated they had investigated it and that they are correctThey did not even ask for a copy of the loan information from meAfter this happened I also looked at how they have been applying interest and principal to the loan on a monthly basis and it does not appear to have been applied correctly

My loan originally was with Ocwen Mortgage Company and my mortgage loan was transferred to SLS Mortgage on or about December and was assigned On or about Novmber I filed Chapter Bankruptcy of which mnthly payments were made related to the mortgage related to loan by the Bankruptcy Trustee, and myself; however SLS has repeatedly reported to all credi bureaus that I was days late I have not ever been days late on the payment of this loan and I have paid the loan accordingly to keep my payment history up to date and current I wrote a letter to SLS requesting that my payment history be corrected and the inaccurate reporting to the credit bureaus be removed and corrected on 6/23/and the correspondence was faxed to [redacted] in accordance with your procedures to resolve issues I contacted your company by telephone on 7/15/along with a Credit Advantage Representative to discuss my payment history and the SLS Representative confirmed the receipt of my

My loan was sold, or is at least managed by SLS and I had no say in the matter unfortunately I've had a a number of home loans over the years and have dealt with probably around 8-different mortgage companies who've managed my loansSLS is, by far, the absolute worst, most disorganized, most inept, most mistake-making and most time-out-of-my-life company I've ever dealt withI've made a ton of extra principal payments and sent them to the exact address they told me to send extra principal payments to Time after time, they applied my extra payments as regular mortgage payments, which of course, if I wasn't paying attention, would cause the payoff date of my loan to be stretched out for years longer than it should be I was assured time and time again that a "note" was put in my account so it wouldn't happen and it kept happening, then, after months of errors, someone finally told me that any extra payment that is higher than the amount of a regular payment will NOT be applied to principal and "their system" will treat it as a regular payment...even though I made repeated calls and they put that "note" in the system Their "system" is so inept and their company is so disorganized that they simply do not have the ability to take an extra principal payment that is more than the regular payment and apply it to principal even if the monthly payment has already been made for that month So, I just decided to send them more, smaller amounts of $so their inept company would stop screwing me on my extra payments The conspiracy theorist in me feels like it's a scam by them to draw out people's loans and to rack in more money I'm sure some people don't watch the allocation of funds as closely as I do and SLS can get away with it...and furthermore, I have forced SLS to give me back all my escrow money and am no managing my escrow on my own because SLS said they need basically a slush fund of around $1,in case escrow payments are over the minimum from my payments When I found that out, I decided that SLS will not have the luxury of holding hostage $1,of my money so they can sleep at night and not worry about my escrow account being underfunded by $at the end of the year Getting them to actually close the escrow and refund my money was a huge, painful ordeal as well, but I won't get into thatLastly, and this should be a red flag to anyone dealing with this company, just logging into my freaking account often takes two attempts to actually log in I log in with id and pw and it takes me right back to the log in screen and sometimes asks me security questions before logging in Even their stupid web site isn't run/managed professionallyThis company is HORRIBLY run and it wouldn't surprise me if some of the stuff their doing is grounds for a class action lawsuit From looking over all these reviews on this site, I think it'd be great to get everyone together and file a class action lawsuit against SLS and to ether shut them down or force them to do their job with some degree of professionalism Anyone interested in suing them, just contact me at [redacted] I normally wouldn't waste my time with something like that, but these guys are terrible and it appears, by far, I'm not the only person who feels this way

Negative review say they never go paperwork then send you paperwork to work things out after they day policy to string you along till it's to late to save your homeThey never plan to help or do anything but forclose on your home.!!!! GET A LAWYER ASAP!!!!!!??? Don't deal with them your self!

My loan company Specialized Loan Servicing took if upon themselves to pay my property taxes and in doing so mistakenly paid my stepson's taxes He has his own loan from a different company and has a separate partial which is in my wife's name and his I have called their customer service line and sent a letter to their CEO MrToby W [redacted] in Highlands Ranch, Colorado We pay our own taxes every year and did not request to be put on escrow and do not wish to be put on escrow and have express this to them in writing and over the phone They insist that my stepson's property is the same partial number as ours His number is [redacted]  and ours is [redacted]   as you can see there is clearly two different numbers With this mistake he can not pay his taxes and nether can we We owned the property that the house sets own free and clear before we took out the loan for the house, the loan was for the house only and the property was never part of the

This is the very worst company I have ever had to deal with. They continually request the same forms from me. They call. I answer and it's a recording saying that I need to call them. I call them. No one is available to talk so I'm to set up a call back time. I do that. No one has ever called me back. This has happened numerous times. They send me letters all the time saying my representative has changed. I've been with them a year and have had 6 different people that supposedly are handling my case. They just keep stalling on approving a short sale. We have had a contract for a year!!

I have dealt with at least 4 different loan companies that have managed my home mortgages and this one is by far the worst. They do not allow you to manage your own payment modifications online and each time I have called to try to add principal to my payment, they have messed something up. The first time, it just didn't go through and they sent me a notification of changes to my account showing that it remained exactly the same. So I called again and she added the principal but said it would take effect the following month and that the payment coming up (I have had autopay set up since the beginning) would not reflect the changes. However, she completely changed my autopay to restart one month later so the current payment never went through which caused me to incur a late charge. So I had to call again. They are saying that they will refund my late charge after my payment processes but that means I have to call back again. All I wanted to do was simply add principal to my payment...this is something so easy and fundamental and they can't figure it out and won't let their customers do it themselves online.

I did filled for bankruptcy #2:11-bk-26017-ER Chapter and SLS was listed as Discharged of DebtorThis letter that I recently received from SLS, SLS is in violation of the Fair Debt Collection Practices Act ( including but not limited to Section 807-8)
If I was discharged of this debt, am I still obligated to pay on this loan, can I request for a full refund of all payments made since 8-5-to present

SLS does not communicate with it's customersSeveral attempts to to resolve issues consistently go unansweredI have sent registered mail only to get an email response that an message is on the website, however after login no message is retrievableThey incorrectly added fees to my escrow account for insurance that was in place and never lapsedVERY POOR COMUNICATION

for over two years we have been writting SLS to resolve a error in our mortage and they NEVER respond, had a attorney contact , no responce, there is a big error created by the mortage company and the y need to correct it, and remove this BS fee and and charges, I am a deaf woman and have requested them to communicate with me to resolve this and nothing ever, they have my email, fax and cell for text

I have a loan with SLS My loan was transferred to them When my husband filed for bankruptcy SLS stopped sending statements to my home When I called customer service indicated that they stop sending statements when a person files bankruptcy In the mean time my home equity loan amount was increased without notification When I paid the original loan and home equity loan amount I never received notice so I assumed it would remain the same In the interim they reported a late payment to the credit bureau and the money I sent was put on hold because it was not the correct amount This has a caused a problem for me to refinance with another company
